Lund Garden Apartments

I should’ve written this review much sooner, but with the stress of moving I didn’t have enough time. I would give this place zero stars if I could.
Crystal (the manager) is a scam artist. She knew we were desperate to find a place because our lease was up at our current residence. She took advantage of us by producing inaccurate credit/​background checks and told us that in order for us to move in, we’d have to pay her over $ 2000 under the table. Thank God we weren’t so desperate that we took that deal and had faith that we’d find another place.
I wonder how many other people she has done this to and I wonder if the owner is in on it. She scheduled a meeting to talk «the deal» over and insisted that my phone be turned off. She was obviously concerned about being recorded so I’m sure she’s done this before.
It’s a shame that we had to deal with such a horrible person because the apartment complex was pretty nice.
Renter beware and please report her if she tries to do this to you!

Hayward is really ‘The Heart of the Bay’. Although there isn’t much to do in Hayward, living in Hayward is convenient to travel in all directions to all neighboring cities.
Here’s a break down of what to expect if you live at Lund Garden Apartments to help with your move within the bay area. Deposit is cheap, ranging between $ 600 to $ 900. They accepted dogs and other pets (check on their website for update– current post is at capacity for dogs). Pet deposit is $ 300 for the first pet and $ 200 for the second pet. There is a pet rent of $ 50 per month for 1 – 2 pets. You are assigned 1 covered parking space, with an additional $ 35/​month you can get another reserved parking space (uncovered). I highly recommend purchasing the additional parking space if you do have a second car due to the strict monitoring of the parking lot via camera, and the contracted tow companies that will tow your car anytime of the day. In addition, there is street cleaning every other Fridays 7am to 11am, which will make you vulnerable to park in the complex and result in a tow or street cleaning ticket. As usual, PG&E and TV/​Internet services are your own expense; however, water/​trash/​sewage is not part of the rent. Water/​trash/​sewage is a set price dependent on how many persons reside in the unit. 1 person is $ 60/​month and every additional persons is +$ 15/​month.
Other tips: keep your own record (hard copies) of all communications and transactions. They often do not keep good records. The cameras installed on the office is for parking lot purposes only. Email is the best communication between the manager. They often post notes onto your door, regardless the sensitivity of the note (ex: returned checks if rent is paid late and request for late fee of $ 100). There are train tracks parallel to the complex, it’ll make your living spaces shake, people will enter and exit through the train tracks, and occasionally guns being fired along the tracks. The complex’s location makes a cul de sac, many cars will make burn-​outs and popular as a hangout place (yes, I mean drug users and dealers its true to what others reviews are saying.
In conclusion, expect to pay for everything. It can become expensive.

I am so blessed to have found Lund Garden Apartments. My apartment was recently upgraded with all new appliances, as if being spacious wasn’t already enough. Management is always very accessible. Parking is NOT an issue unlike my previous place. The property is very quiet and well kept. I always feel valued as a resident at Lund.

I recently moved to the Lund garden apartments and so far so good. The neighborhood is quiet and the management is friendly and helpful. My two bedroom is really spacious and I love the patio. So far the best apartments I’ve lived at in the east bay.

I absolutely love these apartments! They’re very quiet very secure. I live right in front of the pool so even during summer time the noise level is really quiet. The green areas are awesome for my kids to play. The rooms are a really good size as well. My master bedroom fits my queen size bed and my kids crib, since I’m still so attached to sleep with them. The second room also has a really good size. it fits another queen size bed and all of my kids toys. which they have a lot of toys and there’s still a lot of room in both rooms. I love that the rooms have its own heaters. The living room and the kitchen also have their own heater. It makes it really easy to control the temperature in the apartment in the winter. And I could save a lot of PG&E money. I love the bathroom size. I have two bathrooms in my apartment. And because of the size it makes it so easy to decorate with great ideas. As a woman having mirrors for closet doors is the best thing ever! building manager crystal has been great in fixing all of our problems in the apartment the same day! Even when she’s on vacation she’s always had a solution for any of my problem. The neighbors are great they’re always very quiet I’ve even become really good friends with a lot of the neighbors. It’s a very diverse community which makes it really fun to learn about new cultures and new lifestyles. And everybody always says hi or good night or good afternoon when they see you. I would 100% recommend anybody to live here!

Crystal, the Manager, has been nothing but pleasant, helpful, professional, and supportive. From our first meeting inquiring about renting, to the responsiveness we received while exchanging phone calls and emails during the application process, right through to the actual move, her high-​touch service has been top-​notch. I have been in and around property management and real estate businesses for 9 years, so I am familiar with the inner workings. It is no easy job, but hands down, Crystal is one of the best I have experienced. Most importantly, my family and I, as residents, are lucky to have her managing and watching over things; she takes her job seriously and goes above and beyond the call of duty to respond to tenants’ needs.
Our apartment is big and a good price. How many 2 bedroom apartments have 2 full bathrooms and an actual separate dining area these days? Well, ours does and we need every inch of it for our family. The appliances and some other finishes could be a little newer, but they were clean at move in and they worked. My wife especially appreciated that we were encouraged to check everything in the unit during the move in to make certain everything worked. The one thing that needed attention –a broken blind slat– was immediately handled by maintenance staff.
One of the special things about Lund is its commitment to weeding out the bad seeds, so to speak, so a healthy community can continue to grow. The neighbors are mostly respectful and considerate; however, there are some who are not. Like all communities, there are some who refuse to follow the rules and who attempt to slander management, complain about small things, make up lies to discourage new people from applying, or go out of their way to annoy their neighbors. Fortunately, Lund has gotten rid of most of the bad seeds (the chronic weed and cigarette smokers, the music blasters, the errant car parkers and others who refuse to live in a cooperative way). It also no longer rents to Section 8.
I, for one, am grateful to find decent, affordable housing with caring management in one of the most expensive housing markets in the country.
Crystal, keep up the good work. Lund, keep up the improvements. And good riddance to the complaining bad seeds.

So i have been here for two years and it’s time for me to get out.
even that i was an excellent renter NEVER EVER have missed or late payment i still didn’t get to keep the place simple because the management trying to overcharge the rent for the apartments in the building!!!
the other negative reviews are correct and telling the truth. there is SPIDERS A LOT i used product to kill them weekly but still have to find a spider sharing my bed at least once a week!
DRUGS. just go near any of the apartment doors there is a 50% you can smile them. some people are even selling them!
the storage door was suppose to get replace within few weeks after i get the apartment. it get WRONGLY Installed after 4 months and i can’t lock it and had to put piece of wood under the door for a complete year. after asking a multiple times it get fixed like a month ago (that’s nearly two years since i moved here!) and they didn’t paint it YET (they said after the rain stop now i am new in the area but i think it’s NOT Seattle)
the paint used within the apartment is the cheapest and worse paint you can ever find. for example if you put a cup on the kitchen cabinets it will leave a mark. if you put a paper on the kitchen cabinets it will stick on it. some doors can’t be open because it is stick by the paint!
they replace the carpet when i rented the apartment. the negative thing is floor under the carpet is all broken and when ever i step it make sound and you can feel it move under your feet.
the heating devices installed in the apartment is VERY OLD. the negative thing about it is when it’s summer and i didn’t use it i pay $ 20 dollar for electricity when it’s winter and i used it a LITTLE (since i live alone and outside 12hr/​day) it get up to $ 150!!!
the management will try to convince you that they are charging a normal rent. THAT is NOT correct. check the other building in the same street it’s $ 350-​$ 600 LESS especially for ¹⁄₁ apartment!
yes Crystal is very nice (at least she is with me) always pretty smile on her face, but that doesn’t mean everything else is okay!
Finally i don’t think the people who gave 5 stars is real i think it’s fake profile because i don’t know them or meet them and what they wrote is not correct!!!

I will highly recommend living here. I lived at lund myself and out of all the other places I have actually lived at I loved it here alot. It is such a quiet place to live in no one bothers you are highly secured and the property manager is quick to respond if there is any issues in which it is rare to here any complaints the neighbors are quiet and nice. If your looking for peace and a good quiet enviornment especially if you have little ones like I do to live in I highly recommend Lund Garden. I am also in the process of actually moving back because of the peace I actually get there I have tried different apartment complex and it is nothing alike.

DO NOT MOVE HERE! You’d wish you lived in a cardboard box before you spend your hard earned money here. I’m not joking.

All of the above is the LEAST of the issues at this place. Don’t expect to have anything repaired in your home, not even the MOLD. Don’t expect for them to care about your health as you watch the mold grow on your living wall.
The spider infestation is something I can’t even begin to explain. It’s insane!!!
Oh, what did it for me? The fact that the root of the tree outside of my bedroom window began to grow thru the carpet seams around my window. No joke.

Where do I start? I really cant tell you how disappoining our stay was here. Ill start with me. Things happen, I was late on rent maybe 3 times I believe. But, I always pay. Its not an excuse but I try. I think that was my problem because of many personal family matters. Now, lets move to Crystal. Lies, Bribery, Lies, Lies and Lies again. Promising to replace things, cheap ass things that could easily be replaced BUT NEVER GOT REPLACEd. Im suppose to go home and relax but most of the time it felt like prison. We get a notice from her and Im thinking this woman does not know how to be discreet because she will tape it on our door where everyone can read it. Doesnt even bother to \flip it or atleast put it in an envelope. When we first moved in she was SUPER NICE and even asked if we smoked weed. I said I dont but my husband does and she says she will put us in the back where they dont mind. Tell me why we got a notice saying something like illegal substance this and that and we shouldnt be smoking back there. ok fine. The we tried to move in a roommate and she wanted $ 900 under the table. WTF? we never paid for that but I know for a FACT she has been doing that to some residents there. Using their bad credit history and their records (Misdemeanors, felonies) to abuse her power and make people pay under the table so they have a home. Trust me bi*** if I didnt learn to love my neighbors I would report your ass. 5 witnesses OR SHOULD i SAY victims. Even one of them recorded you lol. GOOD LUCK! I hope you dont piss him off because I heard your voice clearly on that recording. Im assuming that money you collect from them helped you get into that ugly ass orange corolla. Our rent went up in November and when december came around we got a letter of a lease terminaion. Why? She says corporate this and that so basically they kicked us out for no reason. We looked online and the rent is even higher. Everyhing was cheap and every answer you are going to get is corporate this and that. I encourage you not to rent here. The quality of everything in the apartments is shit. Things get painted over (includinG hair), cheap carpets, Small expensive washers and dryers, counter tops that peal off, drawers that you have to fight to open, and a sliding door that will wake up the whole neighborhood. No gym!!! For $ 2200 – 2300???. Save your money and stay far away! I could go for days but I got more important things to do.

Apartment manager Chrystal is not friendly. High rents for un-​kept building, never late on rent and keep to myself. I wouldn’t recommend this community. The units are spacious, cheap flooring and paint over s*it. Is what it is. 0 stars.

Good neighbors, friendly area, and no street noise. Some disrespectful folk, but has been much improved over the last 2ish years.

I’m not really sure where to start… and at the risk of writing a novel about how horrible my experience living here was I’ll just say, don’t. The allure when I moved in was that it was a relatively cheap, pet friendly apartment, and now I can’t say either of those things. Rent went up, but no improvements were made to our space. Everything was old, many things were broken, and a lot of areas were moldy from leaks and flood damage. I will say that the maintenance worker Enrique is a very nice and under-​appreciated man who did his best, but there was just too much that needed fixing. Pets are no longer allowed which isn’t surprising to me because the property manager seems to have a disdain for all living things. I never felt welcome or comfortable in my own home, there was just such a negative vibe. Customer service is non-​existent.

I have lived here for 8 years. I like the newer management. Maria and her husband do a very good job. The apartments are very family friendly and I enjoy greeting my neighbors in the morning. We should have a neighbor bbq so we can get to know our neighbors better. We are racially diversified families and I think it would be fun to learn about each other’s cultures and traditions.

Years has passed and pool is still broken, and parking lot still looking rundown. But the outside is painted finally… Smh

Actually, this place deserves no stars but, unfortunately, Unilocal doesn’t have that option. Seriously, I moved in there more than a year ago with the most positive attitude towards the complex & our apartment. However, it wasn’t long before my enthusiasm was crushed.
Just walking into our apartment, you could smell that a smoker had lived there previously. A few weeks into our tenancy, it became obvious that the previous tenant was either a chain smoker, or had lived there for decades. The walls & cupboards had the black streaks coming thru the paint. I washed them, only to have it bleed through over & over.
The stove was a fire hazard. Some of the burners worked, some of the time. I ended up using the microwave & electric frying pan most of the time.
The workmanship in our apartment was horrible. It became very evident how very cheap the owner is. Nothing was ever replaced at the owners expense. Most of the electric outlets didn’t work (cords wouldn’t stay plugged in). The paint job was horrible. It was all blotchy & there were areas that they completely missed when painting. I found hundreds of human hairs, pieces of dirt, splintered wood & even wire, that had simply been painted over. Several of the door hinges appeared to have mold, which had simply been painted over.
The insulation is non-​existent. Not only is it freezing in the winter (our PG&E was over $ 150 in the winter, & that’s with my Medical Baseline discount), but it is extremely noisy. Not only is it right next to the train track, but there are loud people coming & going at all hours of the day & night, constantly… not to mention the groups of unsupervised kids that are screaming all day long.
As we were preparing to move out, one of the other tenants & I were talking. She told me that a few days prior, the maintenance man unlocked & came into her apartment while she was home. When he saw her, he said something to the effect of ‘sorry, wrong apartment’. SCARY! What would have happened if she hadn’t been home?!
The complex is infested with termites, as well as many other bugs. But fogging the apartment multiple times doesn’t do any good, because the walls don’t hold it in the apartment. In fact, my next door neighbors were heavy smokers & there were times that we could smell the smoke through the walls.
My husband, who had never had allergies in his life, developed severe asthma, which had landed him in the ER several times, while we were living there.
Before moving in, we were literally promised that the pool would be opened all summer. The previous manager had even told me the months that it would be open. The pool was opened for a few days, but then shut down again. I was told several times that they were ‘working on’ getting it reopened. From what I understand, the city shut it down because the owner is too cheap to fix it correctly.
The laundry room is a joke. There are only 6 washers & dryers & something was always out of order. Before we moved in, we were also told that they were working on having it locked & issuing keys to residents, but that still hasn’t happened. The door is left unlocked all the time. There was even one time where someone had peed in one of the dryers.
I know that I’m not covering even half of what’s wrong with that place. When we moved in, we were coming from out of town, with very little knowledge of the area. This place was about $ 300 less a month than any of our other options & honestly doesn’t look too bad in the daylight, from a distance. But the owner truly is a ‘slumlord’. If you are even thinking about this place, RUN. Trust me, you will end up paying a lot less in the long run, even if your rent is $ 500 more somewhere else!
