These apartments are not to bad but there are people that will rob your car
— may want to check the sex offender app before moving in
— there is mold in there bathrooms
— there are no windows in the bathroom so the mold grows faster
— there is black mold in the bathtub /​shower
— kitchen drawers break easily
— in little time like a couple hours the sink will get rusted
— there are couple roaches that come from outside

I am a current tenant and have lived at the shadow canyon apartments for 2 ½ years. While there are a few issues such as squeaky drawers, little storage space and old carpet (at least in my unit), the overall experience has been very pleasant. Maintenance issues have always been fixed promptly (thanks to Tony and the team) and the office staff are friendly and helpful. Liz enforces the rules of the tenant contract unilaterally helping to maintain a respectful environment for all. I appreciate the quiet policy after 10pm which is enforced and tenants are evicted for excessive noise and partying. While apartment life has it’s issues in general anywhere, I have enjoyed living here and recommend it to those looking to rent in Hemet.

Under no circumstances should you move in to Shadow Canyon Apartments. The management is god-​aweful. My children came to visit and were yelled at by one of the managers for being on scooters, even though they didn’t know the rules and had no prior warning. There are thieves running around who steal anything of value from the patios. Their handyman was unable to fix a leak under my sink, yet he told management he fixed it and they stand behind him 100%. I swear on my life he couldn’t even figure out where the leak was coming from. Five months later when I moved out, there was water damage caused by the leak he failed to fix and I got robbed out of my security deposit. If he fixed it, how did it go bad again in such a short time?
Oh yeah, and the drawers break.

Absolutely horrendous management; avoid at all costs! Find another apartment complex, move back in with family, hell, pitch a tent somewhere and your quality of life will be far superior to moving into this awful place. The management is terrible to the point of being unprofessional; I could skim through thesaurus entries for synonyms of the following for days on end, but there is no better (nor a more tasteful) combination of words than «HORRIBLE BITCH FROM HELL» to describe property manager Liz Bell. She is absolutely the most unpleasant person I have ever had to encounter, especially at a place I tried to call home. I’m not sure how you end up on this woman’s bad side — maybe she hates everyone equally, maybe she just decides on a whim — but for the sake of all that is holy, do not sign a lease with Shadow Canyon.
The construction of these units is frighteningly terrible. The drawers all break. The toilets break. The closet doors break. The insulation is awful. The porch collects enough water to be a mosquito nursery all year around. The ceilings have water leaks and the ventilation fans work so poorly that you can expect cascades of black mold all down the bathroom walls and shower. The air conditioners conveniently stop working on hot days. The dishwashers spill water all over the floor. There are bees that live in the walls and the air vents. There are wasp nests covering every porch, front and back, so don’t count on escaping from your awful paid prison for some fresh air. (Though it could be argued that being stung to death would be preferable to ever encountering Liz.)
And don’t expect your kids to be able to have any fun, either. Children cannot play anywhere on the premises, except the tennis court. They want to ride their bikes? Skateboards? Play outside? Sorry, not allowed.
Need to change your tire? Work on your car? That’s not allowed either, even in the containment of your own parking space.
Lastly, they can’t afford security either, so you can fully expect any items of worth to go missing right off your own porch.
Please, save yourself from the suffering you will endure at this place and find ANYWHERE ELSE to live.
