Avalon At Seven Hills

One word: Crooks! We lived here for one year. The majority of the time spent there was horrific but, we were locked into a lease. Between the awful property management, Pinnacle and the HOA, Community Management Group they could care less about their residents and their safety. Children running around at all hours screaming, police constantly being called on our next door neighbor, coroners notices on neighbor’s car, exposed electrical wires in common areas where people could get electrocuted, constant water shutoffs without notice, broken lampposts, entrance gate code changes without notice to tenants, pool area a disaster (gate constantly left open), overflowing dumpsters attracting vermin, cigarette butts everywhere, the list goes on. It’s in a nice area if you like being by schools but, don’t depend on the staff to be competent in any arena; especially your safety. To top it all off, if you complain about true valid safety concerns, they will illegally evict you for «no reason». They’ll take your money and that’s about it. 1 star because I liked a few of our neighbors; the rest of the tenants changed every 3 months.

I’ve been living in this apartment complex for over five years. I’ve been through a myriad of management groups within this community. I must say now that Pinnacle Group has taken over, work gets done and customer service is superb. Everything is taken care of in a timely fashion and they already remember me by name. Great job to this new team in place. Thank you Evelyn and Fatima.

I’m very excited to be moving here the beginning of this month. From the first moment I stepped into the office I felt like I was at a friends house. The staff is absolutely excellent, Feti help me with my move in process from start to finish she was awesome! The apartments are absolutely stunning. The amenities are amazing and not to mention the location is beautiful. I just relocated from Miami Florida and I was originally paying 2000 for a two bedroom, Now I pay a fraction of that I and I didn’t have to sacrifice my way of living.

This is an amazing place to live! Let’s face it. Even before I decided to move to this apartment complex, I found out that «Location and Management was running on optimum function» Management put my apartment off the market for over three weeks before I moved in, since my traveling schedule is always on the way. Amenities are the best, for those who does not have a convenient day work schedule, this features are 24 hours. Maintenance service is also diligent and careful when something in the property needs attention. I would also like to express my gratitude to the management team (Evelyn & Fatima) they have done an incredible job, compare with other apartment management, here in Henderson.

One name: FATIMA BAILEY
This woman has made living at this complex absolutely wonderful. My boyfriend and I came to town for three days to find an apartment and after two and a half days and 15+ places we almost gave up but walking into Avalon immediately Fatima turned it around.
She was very kind, very helpful, very funny, and went out of her way to help get us what we want.
I must also add the apartment is beautiful too, tons of Windows, and since they were condos before they were bought and rented out they have a much more «homey» feel than other apartments in the area.
Fatima followed up with a very kind email, and the best part was she did not pressure in any kind of uncomfortable way.
Since moving in, we have had a problem here or there but Fatima has always responded right away scheduling for people to be here to fix it ASAP.
What I would say the best thing about Fatima is she is 100 percent genuine and you can just feel it handling business with her. She keeps her word, and has made moving here and living a complete joy!!!

This property was on a very terrible path under the management of Stout; its saving grace was being purchased by Pinnacle. Pinnacle left the property in the care of Property Manager Fatima Bailey and among her staff is Alex Ortega in maintenance, all together with Evelyn and Ken, they have turned this property around. Customer service is definitely 5 stars now. I have always loved this location and was on the verge of moving until they showed up changing my whole experience. Everything from property care, to maintenance to leasing info is all 100% on point now.

I lived at Avalon for just over a year after I had sold my house and had not purchased a new one before closing. I had viewed many different complexes in the area and chose Avalon because I really enjoyed the ambience. My apartment felt very homey with granite countertops, crown molding and neutral painted walls (no white walls!). I really liked that the units are all different and never felt like cookie cutter, box like apartments like some of the other complexes I viewed. The landscaping was very park like with many green areas to offset the parking lots. There were also many pet cleanup stations scattered throughout making it easy for pet owners to quickly dispose of their pet’s waste so it wasn’t a nuisance for residents. The front pool was always sparkling clean. It was regularly maintained. The gym is small but very adequate. It has a variety of cardio equipment as well as free weights and machines. I used it on a regular basis and it was always clean and well maintained. The front office staff is wonderful! They were always friendly and responded quickly to my concerns. When my new house was not ready by my move out date Fatima and Evelyn worked with me to find a solution that would allow me to remain in my apartment for a few extra days which I greatly appreciated. I only had a couple of maintenance issues and those were resolved in a timely manner.
I would easily recommend Avalon to anyone looking for an apartment in the area. The rent was very reasonable compared to a lot of other places and the staff is very professional and nice and responsive to resident needs.

This review is partly in response to some of the other reviews I have read, but is also purely based on my experience living at Avalon for the past 3 weeks. First and foremost, I was in a huge rush to get moved and the office manager moved mountains for me to be able to move in by the first of August. After I moved in, it was clear that something was wrong with the AC. I have to say that the women that run the office and the maintenance crew were working insanely hard trying to diagnose and fix the problem. Two different HVAC company’s were even called out to work on it. It took a couple of weeks to fully fix the AC in the apartment (I now have a brand new AC unit for the apartment) but everyone here took my complaints seriously and worked to make sure that everything was fixed and that my pups and I had a safe and comfortable place to live. I am very happy to call this community «home».

This condominium complex recently underwent new management and I can thoroughly say that they have driven this place downhill. The amenities (pool, fitness room, etc.) are never maintained and much of the equipment is dirty or damaged, and there is constantly an aroma of weed smoke that permeates through the vents. Not to mention the ladies running the office are completely incompetent and clueless. These condos/​apartments are in a good location but don’t be fooled. I would strongly recommend renting elsewhere!

I’ve lived here at Avalon for just under a year and I have absolutely loved it! Allison and Angie in the management office have been so wonderful and helpful. Everything I have ever needed help with, they have been on it! The apartments are clean and freshly painted and the landscaping is always well maintained. It’s a quiet neighborhood and the view is great! These are definitely worth a look if you are looking for a place to rent in Henderson.

Great place to call home, I absolutely love living here. Office Manager Allison and her assistant Angie are truly a good team and always have a smile. I have had a few minor issues that were resolved within a day. I couldn’t ask for a better place to live.

We moved to Avalon at Seven Hills and have lived here since 2010. We moved from Los Angeles and were amazed by the reasonably priced Rent here in Henderson /​Las Vegas. It soon became apparent though that the (old) Avalon at Seven Hills Management was somewhat lacking in the resource department. We lived with it, the manager Rachel was pleasant and it was not the end of the world. Earlier this year STOUT Management Co became the property Management Co. On the day of the switch from «old management to STOUT, our water heater gave out. Now according to Mike D’s review, Avalon used to be the best place to Live, I call BS. had our water heater broke a week before it would have been a nightmare trying to get someone to even come out and assess the situation let alone get them to pay for a new water heater, which i don’t blame on the manager but her company, anyhow… I called up to the office and Heidi assured me that even though they were in the middle of switching she would send someone ASAP, she did and by end of day we had a new water heater. Since Stout management and site manager Allison arrived no issue has been ignored. once it has been brought to the managers (Allison) attention. So I directly Refute the review of 5÷31÷13 1. I would not have called Avalon under «old management «the best place to live. 2 I don’t personally Know Debra Stout or The DM Heidi but I would like to thank them for the 7 times we have called and 7 times their staff resolved the problem, with quality materials not the used sub standard parts we used to get. 3 the place looks great and is well kept, beautiful landscape 4. Allison the Property manager is Professional, courteous and as stated in another review passionate about her job. She cares about the tenants and is respectful to any concerns we have had, Also the maintenance engineer Chris is professional courteous and shows dedication to resolving whatever our issue has been in a expeditious manner. He seems to enjoy his work and take pride in it. Avalon At Seven Hills is a Safe, Clean, quiet and well managed and maintained community. And it is NOW exactly what we expect from Anthem Adjacent.

I have lived at Avalon for 4 months and I absolutely love it. If you want to live in a safe neighborhood, have great property management and maintenance, all at an affordable rate this is the place! Angie was our salesperson and she was phenomenal. Allison is the manager and she is great to work with, very nice, and is passionate about her job. Ive had a couple issues with things in my apartment but they were all addressed and fixed with 1 day. Highly recommend these guys!

I am absolutely please with living here. If I are kind to them they will bend over backwards for you! My faucet in my sink was too shallow to do dishes and bam two days later I had a brand new faucet paid by them. Dryer wasn’t up to par. Boom that day brand new dryer. Allergic to bees. Same day they had an extinguisher.
Not to mention my 1 bedroom rent was the absurd cheapest in the 5 mile radius.
Quiet too!!!

I’m changing my review because Allison, Maintenance staff, and new management company have been on top of their game after taking over about a year ago. We moved in 3 years ago and the previous person told it was an older property but Luxury. That was certainly not the case and we moved in with a ton of problems that never got fixed. However, the new company and people working for them are AMAZING. They want to hear about the problems and get them fixed in a timely manner. They are even willing to upgrade our apartment for not much more than we pay now! I think the complex now since getting rid of the riff raff, cleaning up the area, and upgrading our much needed apartments is such a blessing.

Don’t rent from here under any circumstances. The leasing manager, Ms Long, is a very racist/​homophobic/​bigoted woman whom I’ve had to report to her superiors on multiple occasions for using racial/​sexuality slurs against both potential customers, and people like myself who live in owned units. (They’re trying to sell the units, and were supposed to stop leasing and have all the leasing tenants out as of September last year, a major selling point to a lot of people, who are now finding out they’ve been lied to.)
The declarant, formerly known as DNO groups, has lied for almost 2 years about having a guarded gate community. The gates are closed now after a lot of complaining, but no guard. Some residents don’t have access to the gates, so they’ve been forced to drive their vehicle into the closed gate and force their way in. The declarants do not wish to pay for anything that would actually benefit the property, such as having the pool and spa fixed, making sure all amenities work as advertised, etc.
Leasing tenants often cause problems and damage on the property. It’s sad, because Seven Hills/​Anthem is supposed to be a much nicer place, and away from the ghetto, but since the leasing staff do not properly screen prospective applicants, the place has gone downhill, and fast. Ms Long does nothing to enforce the CC&R on this property with her tenants, and allows them to run amok causing property damage and disturbing actual owner residents on a regular basis. They rent to by far some of the most ghetto trailer trash I’ve ever seen in my life.
View this property at your own risk. It’ll be great once the leasing tenants are off the property and we’re rid of the leasing manager and her cronies.
Better yet, just stay away. It’s not worth the money if you’re looking for a nice place to live.

Edit — Kendra, the leasing manager quit, but the new manager Monique is just as bad, if not worse (She was only appointed manager because Kendra quit without giving proper notice)… this place has gotten even worse since I initially wrote the review here. Honestly if I could give negative stars, I would. I thank god I’m in a privately owned unit, because that’s the only real redeeming quality of this place.
The leasing office canceled the pest control contract without notifying anyone as well, so the property became really roach infested, sadly. The Homeowner’s Association here has started up the contract again, but it will take a few months to undo the damage from the leasing office’s idiocy.
Looking to get out asap. Do not move here, even though the cheap rent may be enticing.
