Friendly, fast, efficient and we were in our new home within a week… Just as she promised. My agent was Lynn Miller and she was so friendly and showed me the home the day I inquired. She is quick to respond to any of my questions (stupid or not) and I would recommend them to anyone who likes to keep things simple. Thanks Lynn!

Extremely Happy with invitation homes, our rental property was delivered to us in a excellent condition 22 months ago. Since then we had only one issue, our water heater went bad, I made a call and the water heater was replaced within 4 hours.
We truly enjoy our home and are grateful for the great team over at Invitation Homes !

Everything was great with this property mgmt when I first moved in 3 yrs ago. Since then, the management has gone completely downhill and the employee turn around is ridiculous. We’ve gone 2 years without a dishwasher and we have a leak in the roof from the last bad rain storm. In addition to the maintenance issues, we had an issue back in October 2015 when they claimed they never received my rent payment. Never notified me to say the least, but they managed to get my Nov 2015 rent, posted it and that is when they placed an eviction notice on my door for the October 2015 rent that they claimed they never recieved. Showed them proof of the Oct 2015 rent that was mailed, eviction was closed and now this whole mess is haunting me. My lease is up and I can’t get approved because they are the ones that messed up and are refusing to give me something in writing stating that the eviction did not take place and that I am still currently living in the property. The communication and staff is a joke. As one day you will have point of contact and then the very next day, you will have someone else. They will point fingers and put blame on staff that has left the company or got fired. Which they seem to fire their employees left and right. I would stay away from Invitation Homes.

Update: they «didn’t receive» my rent check for the second time in a year. I’ve never had mail lost before, but twice in a year by the asme company? Hmmm. Fishy. Both incidents resulted in an enormous penalty ($ 200) on my part.
Update: I was told that after 2 years, I can renew my lease on a 6-​month basis, and that if I chose to renew for an additional 6 months, my rent would stay the same. Here we are, 6 months later, and they’re increasing my rent.
Done. In 6 months I will be moving and be rid of the fucking company for good.

The move out process with this company is horrific. Every single vendor that I had to deal with overcharged me, worked only for Invitation Homes, and swindled me at every single move. I had a mostly-​broken AC from the time I moved in to the time I moved out. A fact that they blamed me for when I moved out. If you have pets PLEASE beware that Invitation Homes will use their existence to get as much money out of you as they can. Very deceptive in their practices, especially since I tried to communicate with them. I was an upstanding resident during my time renting from this company, and I was severely taken advantage of upon move out. Save yourself and make sure that you take lots of pictures and have proper documentation of everything THEIR VENDORS say. I could have saved myself time and money.

Invitation Homes in Las Vegas is professional and easy to communicate with. Any maintenance problems they were on top of it. We weren’t sure what to expect when we transferred from Invitation Homes in southern California because they were horrible, however, the Las Vegas group were wonderful and reasonable. All the staff were friendly. We would recommend them to renters looking to rent in the Las Vegas area.

My husband and I moved to Henderson for a new job from Southern California where we owned our own home. I was not very excited about renting, but was pleasantly suprised by Invitation Homes.
Before we owned, we had rented in the Los Angeles area, mostly from smaller private landlords which were always a crap shoot.
When we first came to town, I gave my husband a list of places from Zillow and Craig’s List to get started. One of the homes he checked was managed by Invitation Homes and the realtor was able to provide lots of other suggestions. We ended up in a great property in Henderson with a huge backyard and pool with spa.
The rental and leasing process was straightforward and automated. We used their maintenance line mostly for issues with the pool and air conditioner. They were always responsive and got a service provider out as soon as possible.
We did have to vacate early due to another job transfer. The lease terms are very clear and while they wouldn’t let us break the lease, they did advise that if they can lease it during the period we’ve vacated and paid for, they will refund the prorated difference to us. We’re just vacating next week so can’t say how this will go yet, but the relo support we are getting covers the rental cost so we’re cost neutral on that issue.
They’ve been very professional and friendly dealing with our notice to vacate and followed up with us ahead of the move out date to coordinate keys and garage remote returns.
If they had properties in our new location, I would rent from them again in a second. I worked in commercial real estate for 13 years and found them to be easy to deal with and responsive. Their staff is friendly and always helpful to me.
I see some of the other reviews with negative experiences, but have to say you reap what you sow. Whenever I called them I always kept it friendly and received the same in return.

My wife and I recently moved into one of their properties this month. I have to say that the are nicely renovated and well maintained and make the moving in process very smooth and friendly. We had a few minor issues with things that need fixed, called their resident services hotline and they were there that day or within 24 hours to fix it! (JOHNNY ON THE SPOT) After renting in the past from private owners that don’t care and either don’t fix things when they break or do it when they feel like it… we are VERY impressed and glad to call this our home.

I was living in a home that was purchased by Invitation Homes. When they took over they tried to increase my rent by $ 500/​month!!! I contacted a lawyer who then said that they have to honor my current lease by law. Everytime I tried to get them to fix something in the home they refused. They kept coming out and taking pictures of my «trip hazard» in my kitchen but then never fixed it. Instead they informed me that the owner was not making any changes until after the first tenants moved out. When it came time for my lease to come up for renewal I called the office multiple times and they kept dodging my phone calls and then I received a letter informing me that they were not renewing my lease!!! They couldn’t even give me a heads up on the phone the VERY SAME DAY!!! I would never do business with this company after the way I was treated. HORRIBLE!!!
