This is the WORST COMPANY! The ladies are RUDE, DISRESPECTFUL garbage. This company treats me like I’m trash on the street, instead of a respectful AF military member. BTW. If you’re military DO NOT RENT FROM OR LIST YOUR HOME W/​THEM!!! They don’t give a crap about those who serve!
1. My dishwasher has been broke since day 1. (I’ve been here a year a half)
2. My account bounced ONCE in the past year and a half. Instead of acknowledging that I’ve never paid late, they discontinued my direct deposit and have charged me $ 500 in fees.
I wouldn’t recommend them to my worst enemy!

Love the ease of their online system for payment especially versus my last landlords! Excellent communication even during holiday time which really impressed me.

This company is full of lying dishonest trash. Dishonest! They Sneak extra clauses into the lease to try and make the tenant responsible for things that are not customary. Tenant is responsible for all repairs to the property. Tons of extra BS charges and clauses to totally protect to the landlord and screw the tenant. They do not serve both parties in a honest and fair manner, they fail to disclose all known facts. They are dishonest and set the landlords up for possible litigation with their dishonesty.

When this new management company took over we were leery in big part to the reviews. We gave them the benefit of the doubt. I’ve called and e-​mailed to get no calls back, an out of the office reply, or a very snippy response. No assistant? I questioned Jamie on the reviews and she denied them, saying it was another company. Really? That’s the picture from your office. I’ve attended two board meetings. From my experience with past property management companies, we’ve had in our community, I find Jamie to not be very unprofessional and rather condescending. I pay my dues every month. I don’t trust this company and know from experience there are much better companies in Las Vegas that do much better jobs.

I do not give five stars lightly but I never lost sleep over how my house was being managed. They kept in contact with me regarding lease renewals and issues with the house. The best thing was when I took the house back, my property manager Cathy, helped me get the house situated and has a valuable Rolodex on businesses I can contact. Even after I stopped renting, Cathy was there every step of the way helping me get the house in order. That is what I call Customer Service!

I’m a landlord who asked them to rent 2 properties for almost 4 years.
In the end, they paid me back by charging me 1% of selling commission for doing nothing (not listing agent or buyer agent — the tenant didn’t ask them as buyer agent), even though they had days of time to inform me that they would change me if I sold to tenant. And they do know many landlords didn’t pay attention to the selling commission clause. Immediately after we got into contract of selling to tenant, they informed me the charge, before that they said they forgot to remind me. How ironically. :)
Property management is all about trust, ethics and save landlord’s time, they had days of time to inform me the charge, but they didn’t. If they did, I have days of time to reject tenant’s offer. I agreed to pay them 6 months of extra management fee, but they used the trap I was in contract to sell and can’t back out, to force me to pay 1%(reduced from contracted 3%). I can manage to pay 0 cents if they informed me earlier. And they knew many landlord didn’t pay attention to this selling commission and didn’t inform, it’s not ethical. That’s the reason of this one star.
Property management (like Shelter Realty) think that they found the tenants, but they didn’t think who paid then to look for the tenants, who paid the ADV and renewal fees, who paid them 8% management fees. The tenant is landlord’s ultimately, isn’t it. how could they ask for selling commission when they hadn’t played any role in selling? isn’t their duty to use the 8% to take good care of the property? isn’t their duty to inform the coming charges?
To all the new landlord, look for property management who will think of your benefit and who think of taking their fair share according to their contribution.

Total disaster of a company. Depends on when you call who you see or speak to you’ll get a different story EVERY time.

Do not use these people. They will drag you along and tell you different story’s from one day to the next. Only to find out that the house you were looking at has been off the market for over a week.

These people are not trustworthy. They charged me credit check fee, told me I was approved and before I had a chance to go over to pay deposit in two days, they told me they rented the property to someone else. They didn’t even give me a curtesy call.
I find them highly unethical.

Worst property management company I have ever dealt with. Lying, flakes staff, and now charging me for things on move out that weren’t even there on move in! Do not use these people!

This is my third property management company in 4 years, and I so wish that I had found them first.
The last company nickel and dimed me to death with repairs. Since I am an out of town owner, I couldn’t be sure if the tenant had a real problem, or the management company was making work for their bottom line. I did not get a full check in the year that I was with them. They also were very unresponsive and didn’t understand the concept of a two year lease.
It has been three months now that I have been with Shelter, and I have received three full months of rent, hallelujah. I know that things can go wrong in a unit, but not so often as with the previous company.
Shelter has resigned two of my tenants, one with a two year lease, OMG.
The property management business is a thankless job with a majority being bottom feeders, but Shelter is different. If you own property you owe it to yourself to give them a try.

Once again and still not repaired… They are not put trash and sewer on when they should then charging double because they forgot to put on the last time. I have been dealing with a leaking freezer for months and it is still not fixed. Took almost a year to have the AC leak fixed. Last inspection was in May and I must say no one think of that list has been fixed. I have taken time and money out of my own pocket to be at appointments for the repair guys to not do anything and things not be fixed and now they want to charge me double for trash and sewer.

The broker here is an exceptional business man and has the best interest of his clients always looking to save you money wherever he can! I highly recommend this professional real estate company for managing your property or even renting or purchasing a property!

This is my first Unilocal review. I felt compelled to write it as the one other review here for Shelter Realty is so much different than my own experience with them.
I have always found Shelter Realty to be very responsive to any questions I had through the phone, email, or text. I have even composed emails in the evening and have been surprised to receive a reply as late as 11 p.m. for a non-​emergency inquiry.
I am an out-​of-​state Las Vegas property owner. My wife and I own only one property and we intend on retiring to it one day. I did a lot of research on many property management companies before finally settling on Shelter Realty in March 2013. Being an out-​of-​state landlord, there were a few things that I was looking for in a property management outfit.
I wanted the tenants to have the ability to make rental payments from their smartphones, and I wanted the ability to check on the status of the account at anytime from anywhere. Shelter Realty offered me online account access.
The pricing structure can vary quite a bit between property management firms. While an 8% to 10% monthly management fee was fairly typical, there were frequently little ‘small print’ fees that could potentially add up. I found Shelter Realty’s pricing to be the most ‘up front’ and competitive of any property management group in Las Vegas.
Las Vegas is something of a transient town. I not only wanted to see a potential tenant’s credit check, but I wanted to see a criminal background check too. Much to my amazement, Shelter Realty was the only property management company I found that performed criminal background checks. That sealed the deal for me and I don’t regret the decision. I am very happy with the tenants that Shelter Realty selected for my rental property.
Shelter Realty came to the property twice before renting it. The first time we did a walk through and took photographs of everything in preparation of marketing it for rent. The photos were all done with a digital SLR camera and were all very professional looking. The second visit was more of a home inspection to make sure that everything was operating properly.
Lastly, I want to maintain the property. A well maintained home is also easier to rent and appreciates more. Smaller repairs are less expensive overall than the accumulated cost of deferred maintenance. Shelter Realty has been very responsive to any repair issues that have arisen and has always taken care of them promptly.
So what do I have in Las Vegas? Thanks to Shelter Realty, a nice looking home with good tenants who pay the rent on time and no worries.
There seems to be hundreds of property management companies in and around Las Vegas. It can be a mind-​numbing experience collecting recommendations, reading reviews, and interviewing agents. Do yourself a favor, call whoever you want first, and then call Shelter Realty. They are also members of that select group of Las Vegas property managers accredited by the Better Business Bureau.

As a first-​time hands-​on real estate investor-​prospect in late 2010, I was very careful in choosing someone to guide me through the process of deciding whether to buy, and then determining what to buy, in the Las Vegas market. Dale Jones was my initial contact with the company that would become Shelter Realty. My initial and lasting impressions: ethical and honest. Since then, I have acquired properties, and have had them managed by Shelter. Have there been any mistakes or oversights? Sure (and Tony Sena and Dale have always admitted to them). Must I keep myself informed of what is going on? I believe that is only prudent. Do they manage my properties competently and honestly? Yes. It appears that they take care of my property as they would if it were their own. The system of fees is fair and the incentives are sensible (e.g. management fees paid only while rent is being paid). Necessary repairs are done by independent vendors, who are chosen (with as much or as little input from me as I desire) based on quality, cost, and availability. Tony Sena has always been willing to answer questions and give reasoned advice. He knows and adheres to applicable laws and regulations. Shelter handles all tenant contacts, as any manager should, and my observations have indicated that they treat tenants fairly. Staff have always answered my inquiries promptly and made appropriate efforts to deal with problems.

Tony and his team have been managing my property for about 2 years. I am very happy with their service and professionalism.
