Latitudes at the Moors

Latitudes at the Moors is a great community. People really do complain for petty things, it is ridiculous. It is an awesome and affordable community to live in. I would recommend it to just about anyone. The management team and leasing agents are extremely polite and knowledgeable. I am not going to lie, the parking can get tough but it isn’t impossible to find a spot. The spaces are narrow but if people were to park correctly, it would not be an issue. People need to bare in mind that we are living in an overpopulated city. Parking seems to be an issue anywhere nowadays. Other than that, Latitudes is perfect thanks to their awesome staff!

My fiancé and I have been tenants here for 4 years and I really wish that I could not even rate this property one star. The last few months to a year, have been horrendous mainly attributing our experience to the new management and staff over seeing the property. We are anxiously awaiting for our lease to end so that we can move elsewhere.
Our dishwasher machine has broken four times along with the washing machine which has caused extensive water damage to the property and was over looked for sometime until management finally decided to change the damaged carpet to one that does not match the rest of our apartment. The apartment upstairs has leaked water onto our walls as well, and management has yet to do anything about this. Recently our mailbox lock seemed to have been tampered with and we had to have the lock replaced. Not once, not twice but for a total of three times. Management has been completely unapologetic.
Months ago, my rent check was lost by the leasing office and as a result I was threatened with having to pay with a money order. I complained relentlessly because my fiancé’s check was cashed and mine which was in the same envelope was misplaced. I had to place a stop payment on the check, incurred a fine from my bank and was harassed by the management in this property. Months ago, we also received a notice from the Water and Sewer department warning us that management was not paying the water bill and that our water may be cut off! Quickly we contacted the leasing office which ensured us it would be taken care. What are they doing with the money we pay every single month???
Today, my fiancé logged into his bank account and found out that his check was not cashed by the bank due to the fact that the bank made an error and did not move the funds from his savings account. We notified the leasing office as proactive tenants and explained the situation and were willing to provide a 2^nd check since they are not willing to honor what the bank is suggesting of running the same check twice. The leasing office management has refused to accept a new check and is now demanding $ 100 late fee and that we must pay rent using money order payments.
This is a compete insult to our intelligence! The bank is admitting they are at fault but the manager of this property is unwilling to speak to my fiancé in person concerning the issue and is now punishing us over an error that was out of our control and an error that we ourselves pointed out (the leasing office never notified us that the check was not accepted) not in writing or verbally. Ruth the manager, was unwilling to speak with us neither was another manager and instead we had to speak to Nathan and Eliot both who were completely unhelpful in determining a logical solution to this issue.
As a young professional I am highly dissatisfied with this property and its apathetic management. We have been loyal tenants for four years and counting, always paying our rent on time and dealing with the inadequacies of this property. Good luck to the leasing office being able to replace such loyalty because my neighbors never pay their rent on time as is evident by the eviction threatening notices on their door.
Our lease will be up in a few months. Can’t wait to move! Will definitely spread the word to others warning them of your injustice here.

To say that this is the worst security system ever is not enough. I’ve been living here for less that a MONTH and I’m already disappointed on the whole experience. I have not been able to get my car bar-​code yet because of the inconvenient office hours they have, so we are being forced to use the second gate and make a line as a guest!!! But that is not the worst part. The worst part is that to enter, the minimum waiting time is around 30 MINUTES!!! YESS 30 MINUTES to get in so you can finally rest at home… really funny and ridiculous!!! The lines go all the way to 67 and block the traffic causing a really really big headache. I honestly did not know the security and rules were like this if i did i wouldn’t be leaving here. I know you would say… Well just get the sweet bar-​code and stop complaining!!! But what about our visitors??? what is going to happen if we have a party or a get together at home? Oh and did i mentioned they do not have a guest list for the rental apartments… Its just chaotic! The other honest complain i have is the really bad service they provide. We were supposed to register our name and phone number so they can call us when a visitor is at the gate. That’s fine… nothing wrong with that. So we called and this stupid and unprofessional lady just told us that they can not register 954 numbers just because it was long distance. That we had to change our phone number to a 305 or 786!!! WTF??? is that the only solution this ‘professional people” have? to change my freaking number that we have had for yearssss??? that is just ridiculous to call it the least! Bottom Line: IF YOU ARE LOOKING FOR THE BEST COMMUNITY TO LIVE, THIS IS NOT IT!!! it hasn’t been a month and I’m regretting moving here! i wish i can put zero starts!!! security Systems sucks, hope somebody do something about it!

I am staying here with my cousin during my vaca in Miami and I like it so far. They’re fairly quiet and security is awesome. I love the balcony view too. Maintenance was a little slow in coming to fix the ac but they fixed it pretty quickly.

I have seen many comments and ratings on here that might be correct in some instances or unique cases. People cannot expect a 5-​star community but then again it is not by any means a poor community or bad. Rude neighbors, loud dogs, other peoples trash is usually the about the people in the community and not the complex itself or the reflection of management. People will be nasty, loud and rude mostly anywhere on earth.
With that said I am very happy at Latitudes. I have noticed many changes in the management since I have moved and it is clear they are listening to residents and improving their program.
They are ran by Lincoln Property Management out of Texas so local management doesn’t have full control which at times can reflect as poor management locally and it is not. Corporations have a lot of red tape and you can see instances of that in their management so you cant blame them directly for everything.
Latitudes is quiet, cozy and I recommend it to young professionals, singles and couples. I do not highly recommend this for a family, not suitable or built for a family so don’t expect family amenities.
The pool is nice and the gym is good. They are working on adding a BBQ kitchen which would be super. The grounds are kept clean and pretty throughout. The sunset is beautiful by the lake, very calming. Latitudes definitely has a quirky glow to it and I like it.
The only issue which is pretty big and they should find a way to provide some kind of solution through enforcement or additional parking. There is very little parking. Some people have 3 cars and it’s not fair for people who own one vehicle. Some people double park on purpose so they don’t get scratched which worsens the issue. Parking spaces are so small you will most likely get a scuff within a year. Already happened to me. Main problem is that there is no enforcement.
My advice: Voice to management about parking as this is the only and main problem in this community. Everything else has either been solved or highly improved.

I will just review the Moors in general because I lived there from 1999 until recently, although I didn’t live in the Latitudes section so I can’t really say much about that. There doesn’t seem to be a place to review the Moors in general on Unilocal so I’ll simply put my review here.
Anyway, the Moors itself isn’t a bad place to live depending on whether you rent or own and who your neighbors are.
From my observations they seem to have stepped their game up with a few things compared to a few years ago… security is a bit tighter now because some pretty unsavory people used to come through the gate and harass those that actually lived in the Moors, if memory serves me right. I remember a few incidents when I was walking through the neighborhood and guys who didn’t even live there would follow me in cars and say some offensive, threatening things that made me feel unsafe.
I was lucky in that most of my neighbors were nice and we all pretty much looked out for one another. It was a relatively safe neighborhood despite the few bad apples who tried to ruin it. Jackie who worked at the Club Center was always very nice to me and my family; she helped me out of a difficult situation once.
The Moors is a somewhat older community and I assume that most people moving in are aware of this. Many of the homes/​apartments were constructed in the 1980’s-90’s. Depending on where you live in the Moors, you might have certain issues with your neighbors or loud music or whatever, but I personally didn’t have those problems.
I knew a few people who lived in the Latitudes but they didn’t really share their experiences with me.
I lived in one of the «cluster» homes on a nice quiet street. What was also refreshing about the Moors is that it was pretty safe for kids to play outside… in many neighborhoods today, that is rare.
I didn’t always appreciate the Moors for what it was but looking back, it was actually a decent place to live.
I remember walking to and from school when I lived there as a young girl. Everyone has different experiences, though.

Despite the reviews I’m still moving here. Sometimes when we are displeased with services we voice our gripes but when we are satisfied we rarely speak on it.
With that being sd, I’m already feeling some type of way with this Ruth chick. She confirmed something on the phone with me and now that I’m here, everything is different and she doesn’t want to come out the office to address it. That’s a coward move and I see early on she ain’t bout what she be talkin bout.
I will say this, give me anything less that Heaven and you will receive HELL!

The fact that they have 1 large trash dispenser for all the apartments & none of the tenants know how to use the trash compactor makes a disgusting, foul sight during the weekends. Not to mention, smell. There is garbage piled up all weekend because no one throws it away properly. It’s disgusting. Not until Monday morning when maintenance comes & cleans it up. It’s a really gross problem.
My stay in the apartment was ok. The upgrades are cheap with low grade «stainless steel» appliances & fake granite counter tops. The carpet is quite cheap too.
A month after moving in I had an ant problem. I called to get it fixed & nothing worked. I finally had to buy Terro from Lowes which is an amazing ant killer. I fixed the problem myself. I was honestly glad when my lease expired & I was able to move out.
Oh! Their on property gym is disgusting. Small & stinky. Not worth it.

DON’T MOVE HERE! STAY AWAY! We moved here in May 2012 and will be leaving as soon as our lease is up in July. Upon our arrival everything seemed great. Our leasing agent painted a perfect picture and unfortunately it worked. It wasn’t until a couple weeks after when I noticed the huge cockroaches, multitude of ants, and mosquitos (more than likely from all the standing water in the stairwells) that also resided in the apartment. The pest control they send out is a joke. And the office staff is rude and not helpful. The toilet in the master bath runs non stop despite several maintenance request. I am forced to manually turn it off to avoid a high water bill. We’ve had several other maintenance issues that have either been ignored or it took weeks to get a response. This place has a lot of parking, however half of the spaces are so small a compact car can barely fit in the space. Not to mention if your car is on the line they will slap a huge hard to remove parking sticker on your window! I would rant more but if this doesn’t convince you to stay away, nothing will…

I use to live here during highschool, and it was a mess! Dealing with property management was a mission the pool was usually a mess and there were cats everywhere. I recently, went to visit a friend and the place looked like the same issues were present. Some things dont change.

It I could give no stars I would. Had the worse experience here trying to lease an apartment. Staff is clueless as to how to get things done in an efficient way. They make promises that they can never deliver on — this includes the manager. I told friends about my wanting to rent here and they told me to stay away. They warned me that the place was not what it used to be. Because of my experience I decided not to rent here. If my experience just to get through the application process was this bad, I can only imagine how it would have been living here. Be very careful trying to rent here and the assurances they will give you. They are quick to take your app fee and «administrative» fee but slow in providing even adequate customer service. Renter beware!!!
