Ms. Terri Rodrigues has been outstanding as my property manager. She has promptly, efficiently handled any issue at my property. She immedately responds to me and to my
tenants. She engages services and buys appliances which have a very reasonable cost.
I first engaged Ms. Terri Rodrigues when I was living on the West and East coasts
and she was always available. When I moved back to Hawaii, I still retained her because
she is a professional in her field and I would not have been able to do what she does.
My tenants are happy and I am happy. Thank you, Terri.

We’ve been very happy with Hon Property Mgt, and specifically Ms. Teri Rodrigues. A Professional, with quick responses, a pleasure to work with. Teri know her stuff, having worked in the business for 20 years. Can’t beat someone with experience! Quickly responds to both tenant and landlord issues. Automated monthlies, files our excise taxes, year end aggregates. Advertises in various media, including online sites. Gets good well vetted tenants. What more do u need?

We did our homework before choosing Honolulu Property Management (HPM) to manage our house. We interviewed several companies before deciding on HPM. We have been very pleased with the results. We entrusted HPM with a lot of work on the property. We had some tight deadlines for when we had to leave Honolulu to move to the mainland while getting the house onto the market in time for peak renting season (spring). Our house needed significant work before it would be ready to rent. We interviewed several contractors, picked one and left town leaving the remodeling work to be managed by HPM. I should note that we did end up choosing a contractor that was recommended by HPM and that they had worked with before. While this has its risks, it worked out fine. The contractor had 4 weeks to get the house ready to show and 6 weeks to get the work done in time for the tenants to move in. Mission accomplished.
Our agent is TJ Wong and he’s been a pleasure to work with. Per above, he managed the remodel and then rented out the house. Even though the rate we chose was on the high end, he had it rented immediately. I’d say don’t be afraid to start high, but listen to the pros they have a good idea of what your house is worth and so be prepared to lower the price as necessary and don’t be unrealistic. Going high worked for us.
Since the tenants moved in there have been a variety of issues that have come up: roof leak, swimming pool pump giving out, etc. We think that TJ has done a good job of keeping us informed and getting the work done in a timely manner.
As with most agencies today they use an online system for billing and reporting which works well.
Responsive, friendly and reliable. What’s not to like?

I’ve been using Honolulu Property Management to manage several properties in Waikiki, and I have only good things to say about them. They are professional and have made my life as an owner much easier. Our manager has dealt promptly and cost-​effectively with several repairs, and we don’t have to deal with anything except enjoying the income that appears in our bank account each month!
I have heard from a friend who also uses HPM for her rental properties that they can be a bit hard-​a** about making tenants leave the place in perfect condition, but that’s what I would want as an owner.

As a contractor I deal with many property management companies so having said that I wish I could give more than 5 stars. Professional, honest, and dependable. What more could you ask for?

Let me start off that CD Management, now Honolulu Property Management LLC was the best property management I’ve had and I would go back to them anytime. I would welcome anyone who’s looking for a place to rent in Hawaii, which I have. I’ve recommended many of military friends and they are completely happy with their decisions.
I disagree with the comments made with CD Management/​Hnl Property Management. As a rule of thumb for any decisions we make in life esp when investing your own money is to do your homework and ask lots of questions before moving in. I did, and I was successful with my decisions. My property manager gave her quality service, and was able to answer my questions before I moved in.
Before I moved in, I was able to explore the place while making my decision. The questions I asked were things pertained to what I am about to sign. Rule of thumb, fine prints. There are statements there that could make my head spin, and some lingo that my manager was able to explain to me. When I moved in, I was given my keys, change the setting to the entrance door with my name, and the manager even lend me a hand moving my things.
With the 2 years I lived there, I’ve had issues with plumbing, old curtain, and shower bar. The property manager was able to assists me with all these while maintaining a busy life with the military and the hospital. When I moved out, given that I have a few months, as I understood my contract that I signed I knew there are going to be fees. Those fees as I understood it, were reasonable.
It is unfortunate to what happen on the bad comment. I had asked other tenants regarding this company and the property manager prior to moving. I have nothing but great comments about them, about my property manager.
Hawaii is very expensive and nothing comes for free. The free stuff are the memories I’ve had with my apartment. I had friends over my place almost every weekend and they loved it. The view, the pool, the security of the building was impeccable.

I can sometimes be an idealist, believing that people should go about their lives with a strong set of ethical principles. This carries into how I believe a business should treat its customers, with respect and honestly. Unfortunately, I have oft been told to pull my head out of the clouds and realize that it can be a harsh world out there and that there are unethical people and businesses that do not hold the same principles as I do.
Honolulu Property Management, LLC acquired C D Management Ltd in the latter part of 2013 (see my review on CDM.) As a result, the property manager that oversaw the house we were renting followed, as did the problems we had dealing with her. We have been fortunate enough to have only signed a one year lease and promptly moved out at the end of such lease in December. However, we were required to still deal with Marybel, as we needed our deposit back. Despite being told that we were going to be receiving monthly utilities bills, we had not gotten one since May. That’s seven months worth of bills… not exactly convenient for those of us who aren’t ballers. (May’s bill was also five months worth.) I requested a discount for the breach of agreement and the inconvenience. Upon receiving our deposit back we discovered several deductions. $ 209 for carpet cleaning? Hmm, ok, I guess cause we had dogs in the apt it was ok. $ 200 for touch up cleaning and trash disposal? Errr, ok, I guess I’m not gonna complain even though we cleaned the apt before we left. $ 937.62 for utilities. Dayumm! $ 1850 deposit, with $ 503.38 back, now that’s just crazy talk. According to the Hawaii State Landlord-​Tenant handbook, renters should be furnished with all receipts for deductions taken out of their deposit. We were given copies of the cleaning receipts, but suspiciously invoices for the utility deductions were missing. We were told that they were going to use the average of our previous usage and apply a discount, resulting in a $ 40 per person monthly utility charge. Both my other roommates have significant others and were not home very often, I traveled one month, and hardly anyone was in the apartment in December. $ 120 a month did not sound right to me. So I request the HECO invoices, it’s only fair if they are going to deduct this ambiguous $ 120/​month from our deposit right? That’s when we get the runaround. Oh the office move, lots of papers everywhere, blahblahblah. A few weeks after move-​out and several emails later it takes the threat of filing a complaint with the DCCA and a letter stating that I will file a complaint with the Regulated Industries Complaints Office (RICO) we finally get word that supporting documents and an additional deposit refund will be sent to us. Of course this ends up taking another week and a half. One month after move out we get a second check and the HECO bills. Turns out solar was installed on the house and monthly bills were $ 17. So they were not going to tell us and charge us $ 120, a serious $ 103 discrepancy per month. Annoyance is an understatement. It took constant prodding and threats of DCCA and RICO complaints for the truth to come out… that we were going to get ripped off.
Please don’t get me wrong. I am an angry customer, yes, but this is not merely a review of my lashing out. I am disappointed to have done business with such an unethical company/​property manager. I know not how this all came about, but I do hope that future tenants that end up working with this company’s property manager do not face the same difficulties that my roommates and I did. Be sure to educate yourself on the laws of conduct and always keep documentation of your interactions, should you happen to find yourself in a similar situation. Good luck.
