I love living here, coming from someone who grew up in Huntington Beach most their life. I would recommend anyone to live here based on the service I get from both Chris and Diana.

Been here a month, and I must say… The staff (Office, Maintenance etc.) have been so helpful in terms of making our experience here as comfortable as possible. Immediately, after we moved in… Chris and Jose (Maintenance) have gone above and beyond to be helpful with any maintenance issues that we have had. Not only do they respond to our service orders almost on the spot, but they have also treated us like family. And that’s very rare when it comes to apartment living. Believe me… I know it all too well haha. The place has amazing amenities as well. We’re talking Pet friendly location minutes from the sand, 80 degree saltwater pool all year round, gym that puts 24 hour fitness to shame (which I ended up cancelling due to the amenities here btw), Unbelievable sun deck overlooking all the local beach cities with outdoor TV’s, BBQ’s, Pool Table, Complimentary Starbucks setup in the Ocean Club etc… The list goes on and on. I frequent Las Vegas quite often (Hard Rock LV, Cosmopolitan LV inparticular)…and no joke, living here is as close to staying at the Cosmo without being in Vegas as you could get without all the hassles of Vegas. It is a smaller community, which I also enjoy very much. Very friendly neighbors. It is mostly professionals which also makes a HUGE difference! Coming from an apartment community where that wasn’t so much the case, it’s like a breath of fresh air!
Last but not least, I’d like to discuss the office staff… Suzanne is awesome! She has been so helpful in our transition, and also treats us like family. We love her! Haven’t gotten to know Diana or Tony that well yet, but In the short time that We have been here… I’ve gotten to like them very much. They are very kind and helpful. Due to past experiences with apartment living, I’ll be honest… I was hesitant to write a review… but after being here, and noticing all the kind efforts the entire staff have made to make our living experience as comfortable as possible… I had to say something. I’m glad we chose this location for the new place. Sure, it’s pricey… but hey, you get what you pay for. Well worth it:)

I think it depends on your surrounding residents, but our side of the building is very peaceful. The community is great and extremely active. People are constantly posting events, gatherings, etc. just to show face and make introductions. If the residents aren’t planning something, management is. They offer work-​out classes, brunch, wine and painting nights, holiday parties, etc. Everyone is always open to helping each other. The complex is very diverse, made up of families, single professionals, and young couples. The complex is a bit pricier but with price brings you better quality residents, location, amenities and service.
Management deserves a lot of brownie points. They are extremely easy to get a hold of. Diana and Ruben are the best and very personable and welcoming. Chris, the maintenance guy is always available and goes above and beyond. He can literally take on any job. The complex is also very clean, everything is always in it’s place, you don’t have to worry about after messes from parties. They also offer onsite security at night, but I do wish they had cameras in the garage and entrances.
The complex is located on Adams and Beach, close enough to the PCH and beach and far enough to be away from high traffic.

Chris in Maintenance is awesome. He always has a smile on his face and is always there to help. There are so many people living here, but remembers your name and always asks how things are going. If you need anything he is right there! Thank you, Chris!

This review is for the AMAZING maintenance men Chris and Jose! I just moved in and first had some minor things that needed fixed they came and fixed everything I needed that same day! They are both friendly and so very helpful! They came again to fix something else minor which was my fault and then offered to help me hang something in the apartment that I couldn’t lift myself. They went out of their way and I really appreciate it. Thank you Chris and Jose!

We have been living at B&O since it opened a year ago and it is an awesome place with fantastic amenities and superb location. It is always clean and any maintenance issues get taken care of right away. Chris in Maintenance is professional and quick. The rooftop has amazing views, a pool table and fire pit. Along with 3 TVs, 2 BBQs and plenty of seating with a relaxing water fountain. The décor is very modern and stylish. The pool is heated and saltwater with a jacuzzi and 2 grills and fire pit. The office staff is always on top of everything. Ruben is approachable and available, keeps his word and is always professional. Diana is great, she’s always willing to help. We love that this complex is pet friendly as well. B&O is the best!

Let me first say this, I have witnessed several people who have already signed apartment leases elsewhere who have canceled that contract (even with penalty) to move here after touring Beach and Ocean– it truly is that amazing.
Small community feeling, with luxury amenities for the most discerning, with five star service staff who will remember your name and truly go above and beyond to ensure residents are happy.
What makes Beach and Ocean the best is not just the amenities, building, luxury (those speak for themselves)…it’s the staff. They are over and beyond amazing and care about the residents, remember our names, and are genuine. Even down to the maintanence staff, security, and cleaning ladies– who are always the same familiar kind people. Makes living here more amazing. The amazing service, attention, relationship continues even after you sign the lease, they really are interested in resident retention and care about you.
I always say, you get what you pay for. I can’t stand the reviews that say «Oh, its overpriced.» Then go live in Santa Ana. Spend what you can afford. The less the rent, you will be around demographics of those who are spending less money on rent. I prefer paying more to be around people who are professionals, make enough money to live here, etc. Be careful of any reviews that are not five stars– go and see what else they have reviewed, probably a five star review for Del Taco. Drive around the parking garage and you will see luxury vehicles mostly. Lol. Loves it.
Apartments are awesome and speak for themselves, take a tour. I have been here for six months and still love coming home every day. You will too. USB ports in outlets, modern and all new, wood floors, quartz countertops, framless showers, backsplashes, keyless fob entry (THE COOLEST FEATURE EVER LOL), full size washer dryer (nice ones) in unit, canned lighting, the list goes on and on.
The rooftop deck is ocean view, has big screen TV’s, a touch screen panel to control music, BBQ, even fridges with icemaker– bathroom and granite islands to host the most epic party ever. The rooftop deck alone is worth it.
I don’t review too often, but Beach and Ocean truly deserve to know how amazing it is to l live here and how happy the residents are.
OH, and btw, I have never heard any noise from neighbors. This new building is solid and insulated with no expense spared. Your noise complaints can be waved goodbye!

I just moved into this amazing luxurious apartment complex. I couldn’t be more pleased with my apartment and the super amenities provided here. Reuben, the Apartment Community Director, and Diana, the Marketing Associate, both act in a very professional manner, are friendly, and genuinely interested in helping with any questions or concerns I might have. Also, Chris, the facilities maintenance man, is a cool guy who expertly and quickly takes care of any problems that have popped up. Great place!

These apartments may be overpriced but so is everything else. For example $ 3000 for a 2 bedroom apartment. Totally ridiculous. Nonetheless I’ve been happy with my experience here, besides the price of course. I have to say that compared to the Irvine Company, I find the staff here to be exceptionally friendly and courteous. There was one lady who was rude but I think she was having a bad day and I haven’t seen her since.
These apartments do have a lot of amenities, comparable to the Irvine Company. Maybe a bit more. They have a pool but I don’t use it, although it is heated. I don’t like swimming in public pools but it looks nice. The kitchen in my apartment is a lot nicer than my previous apartment, my previous apartment had a nice kitchen too but it was cramped. This kitchen is much bigger. I like the «Skydeck Lounge», it’s nice to go up there at night. And there is a gym that’s open 24 hours and it’s free to use for tenants, which is good because my gym closes at 7pm. Also they even have a rec room with pool tables, although I haven’t played yet.
It’s a lot quieter than my previous apartment, I think because the walls here are not paper thin like my previous apartments. I like that its not too crowded and the streets are not too busy nearby. I can’t hear any traffic noise. There is a lot of shopping, especially because it is close to Main Street. The parking is fine because there is a private parking garage so random people can’t steal your space.
Would I say it’s worth $ 3,000 a month to live here? Of course not, really I think it’s worth $ 800 or maybe $ 1000 a month, for a 2 bedroom. But given the area with ultra overpriced housing, there is not much you can do about that.

I’m not a big « Unilocaler» but I have to give a shout out to one of the coolest apartment complexes I’ve lived in the past six years. I’ve moved all across the country for my job and never felt more welcome than I did at beach and ocean. From the moment I walked in the staff was great happy friendly honest and that’s all you can ask for when you’re renting out a place. The apartment was great the kitchen is beautiful immaculate very spacious. My highlights were the definitely the shower as well as all the little knickknacks that come with the apartment the USB inside each socket is great. Anything that was ever wrong with the apartment they fix that day! If I were ever to move back to orange county beach and ocean would definitely be the first place I would go!

I may be nitpicking, the apartment deserves 5 stars for quality, staff friendliness, willingness to help tenants and amenities. The reason it gets a 4 from me is because we lived under a very loud tenant who would stomp around from about midnight to 7 AM and despite the numerous complaints from us as well as other tenants, very little was ever done. Plus we found that we paid for a 2^nd Parking for 3 months while many tenants were parking for free. But If I were to ever move back to the OC I would absolutely rent from B&O

I’m a current resident at beach and ocean and I’m very happy with living here. Moving from Phoenix where I own a home, to apartment living in Huntington Beach has been quite an adjustment. Although, Diana and Maryjo are great with handling the needs of my family. We do utilize amentities such as the view deck on property multiple times a week. Multiple TV’s, BBQ’s, Outdoor Fire Pit, and a pool table allow us to enjoy the sunset over looking the ocean with only having to take a ride on the elevator to the roof. Also our community has events that are set up by Diana, and you can tell each event has substantial amount of planning that goes into them. For instance, this past weekend we had a pool party with a dj and a taco bar. Being new to the area these type of events allows my wife and I to meet new people. Of course there has been ups and downs, but as I said before Maryjo and Diana are great with handling everything and keeping my family happy.

It’s currently 3am and the fire alarms are going off, AGAIN. I’ve been living here since December 2014, and this is probably the 4−5^th time the fire alarms have gone off. It has happened in the middle of the night and during the day. None have been actual fires. If I had a child, I would be even more upset! It has been going off for about 10 min. now… no signs of the fire dept, so I’m guessing this is another false alarm. I can’t wait until October, when my lease is up! We have a parking garage and «24hr security.» My roommates car was broken into in the parking garage! Also, the fire alarms are so sensitive in the apartments that they will go off if you cook an egg or toast!
We received an email from the office stating that our cooking had a strong odor and we need to close the windows when we cook…1. They didn’t even investigate to ensure it was actually coming from our apartment 2. The fire alarms will go off if you don’t open the windows when you cook 3. Our roommates and I travel a lot for work and are rarely home, therefore we do not cook often. So, most likely not from our place, since we weren’t even home that week. It was pretty offensive!
There are a few neighbors that like to throw parties and their apartments face the pool, so it echoes throughout the entire complex. Nothing usually gets done about it, but we get a knock on our door by security saying that we need to close our windows when we are talking in the living room bc apparently it’s too noisy. Btw, it was only 3 of us sitting on the couch talking with our «indoor voices» lol.
The gym is nice, but pretty small. It’s gets a little tight in there at times. We had to suggest that they put disinfecting towels in the gym… bc that’s just unsanitary. They eventually did, but it will get empty and stay empty for a few days before they decide to refill it.
We have a 2 bedroom and only have 1 parking spot on our floor. Our roommates parking spot is 2 floors down! In the basement! After having her car broken into, she’s pretty terrified to even walk to and from her car!
Another weird thing… there are no lights in the bedrooms and living room! It’s really strange! I’ve never seen an apartment where you have to have your own bedroom and living room lights installed! I’m not going to pay an electrician to install lights in a place that I probably won’t stay for long… so floor lamps will have to do for now. I’ve looked at other very nice apartments around HB and Irvine, and have not run into this problem. I’m already getting a head start on looking for a new place! Haha also, the bedroom doors do not have locks on them. Which isn’t a deal breaker, but still annoying.
I would not recommend this complex to anyone. It’s brand new and looks very nice, but for the price, I have found much nicer places with even better amenities.

Going on 8 months living here now. Haven’t had any of the same issues since my first review. Management has been pretty receptive to tenant feedback. 4 stars for the onsite maintenance guy (can’t think of his name). He’s gone above and beyond to make repairs and maintain the grounds.

I am a new resident and I couldn’t be any happier! Everyone is super friendly and the staff is amazing! I am particularly happy Diana Guido and all the help she has provided me with. From the move in process to any help I need with getting my apartment to where I want it to be. She is always so happy and helpful. It’s really nice to know she is always there to help me with whatever it is I need. Thank you to all the Beach and Ocean staff! And thank you Diana for all your help. You make it such a pleasure to live here.

My husband and I love this property and UDR! This is the second UDR property that we have occupied, both B&O and Bella Terra and we love both properties. Bella Terra is much larger than B&O so we like the smaller venue more, and that is why we are now here. B&O grounds are kept so clean all the time, the property isn’t noisy at all, much smaller community. The viewing deck is so beautiful during the day but @ night, you can catch the sunset and it is gorgeous. The VD has two bbq, refrigerators, sink and t.v., stereo/​music, waterfall and a fire pit w/​several lounge chairs. There is another area on the property that also has a bbq w/​waterfalls surrounding the area w/​chairs as well. The gym is really nice, however it’s a bit small, but I don’t find that it’s ever congested.
We live in a one bedroom, one bath and the floor plan is laid out quite well considering the size of the unit. The kitchen appliances are nice and the bathroom is quite large, with a HUGE walk in shower. This is a very quiet unit, however we face beach blvd so you can surely hear the traffic, but you can’t hear the neighbors at all. The Beach Blvd traffic doesn’t bother us in the least, but just know that if you choose one that faces Beach, you will surely hear the traffic.
As far as the parking goes, we do live on the 4^th floor and my parking space is on the 3^rd floor. I don’t mind walking up a flight or two of stairs, it’s exercise right? I am grateful that I have a parking space being so close to the beach :-)
The staff is amazing, Maryjo and Diana are the only two that I have ever worked w/​@ this location, and they go above and beyond for us. They are so accomodating and get back to us whenever we have questions or concerns.
We would absolutely recommend either Beach & Ocean or Bella Terra to anyone, both properties are goregous and the staff @ both locations are great!

Fantastic amenities… you’ll feel like you’re living in a new resort. Top-​of-​the-​line fitness center, large saltwater pool, huge roof top sky deck with 360 ocean/​mountain views (complete with fire pit, a ton of sleek, modern seating, pool table, professional grills). The entire property is maintained/​cleaned 24 – 7 as well. Immaculately clean at all times… again, you feel like you’re living in a hotel.
The staff here is great, too. Maryjo, Elaine, Diana in the leasing office have been so accommodating and helpful. They made the process simple and are so incredibly friendly. Concierge-​level service at all times is a nice perk.
You are only a short bike ride from the beach so the location is ideal. Sure, it’s right on Beach Blvd but the builders did an exceptional job at landscaping so it’s better than you expect. Plus, being able to walk across the street to a shopping center is convenient (Mother’s, Albertson’s, banks, postal service, etc etc).
Chris in maintenance has been so helpful as well. If you ever have a maintenance issue, it’s treated like a 911 and they take care of it right away with a smile. Again, resort style living.
Yes, it’s expensive. But so is just about everywhere in coastal OC. You get what you pay for though… literally brand new, close to the beach, concierge services, community events, secured parking and lots of convenient amenities.
Just FYI… NON smoking community. Not everyone respects that fact here though.

I love this place!
I took a job in SoCal and moved out here in 3weeks time. Needless to say, I didn’t have time to check out the place before moving in, but the staff (S/​O to Elaine) was super accommodating and went through all the leasing details with me over a number of phone calls. They even sent me photos of the apts I was interested in — TY TY TY!
I’ve been living here for several weeks now. The community is clean and neighbours are all very nice. The amenities are awesome, especially the roof top deck. There are several dogs around here that won’t stop barking… we’ll see how that plays out. Other than that, I have no complaints! I’m so glad I moved to B&O :) !!!

Just moved in and it may be a little early to review but I had to say I have been very happy with living here. Great size studio with all the amenities I wanted & more — w/​d in the unit, secure assigned garage space, great fitness room, resort style pool area w/​BBQs, and a huge top floor view deck with more BBQ’s flat screen TVs & firepit. Friendly management and staff — Diana is great and helpful in the leasing office and they addressed any concerns or issues with the move in condition of the apt promptly — Chris in maintenance is also great & friendly and handled my concerns promptly and professionally. So, yeah, B&O is a great place to live so far!

I would have given this place 4 stars a day ago, but… I just got my parking permit & assigned parking spot today. My spot is on the first floor and my apartment is on the second floor wtf?! I was told before I moved in that my parking spot might be on the 3^rd floor if my apartment was on the 4^th floor, because half of the parking on the 4^th floor was uncovered. When I asked them why my parking spot was 1 floor down, they explained to me since they «promise» everyone a covered parking spot, they’re moving everyone 1 floor down. Well I was «promise» my parking spot would be on the same floor as my apartment! How about instead of screwing everyone, just have the ppl on the 4^th floor park on the first floor? (nothing against you guys but you’ll have to use the elevator anyway) if it weren’t such a pain in the behind (not sure if you can say ass on Unilocal) to move again, I might just move out of here. & the whole time I was complaining, the manager had a stone cold bitch face on her face. She obviously didn’t give a dime about it.
I have to admit though everything else is great. The only other thing that I didn’t like was how thin the floor & ceiling are. You can clearly hear your upstairs neighbor walk. As to the other complaints, the shower does leak but it’s not that bad. I take long shower too. I’ve never heard the fire alarm goes off and I’ve been here for over a week. And when I complained about not having hot water in the apartment, they fixed it the next day. It really is a beautiful apartment, I hope they can figure out the parking situation.
