If there is a ZERO I wouldn’t hesitate to give, my sister was looking for an apartment in this location she spoke to someone regarding 1BD for rent she was told there is one will be avaliable by july 2^nd for $ 1525 I went to the leasing office on her behalf to enquire about the apt I was met by «Ivan Steel» supposedly he is the assistant director as I was talking to him about the apartment he didn’t bother to look up from his computer screen it felt as if I was talking to myself, then I told him I am here for that specific apartment he kept denying that he has that apartment I even had the lady from the call center on speaker to confirm what Iam talking about «Ivan» insisted there is no such thing aside from his ignorance pf dealing with people he was extremely rude and has ZERO customer service knowlwege, he kept his eyes on the computer not paying attention to me or to the call center lady on the line with me, people like «Ivan“need to take courses in how to treat people politely and how to work with people, I wasted my time and gas to drive to this «Pacific Shady» apartments, they need to communicate better and update their info since I got two different answers, I hope management see this review and invest on Ivan classes how to deal with people and better yet tell the truth,
I Will never recommend this apartment to my worst enemy no wonder their reviews are bad. Stay away people

I was able to view the property Sunday June 12^th with my boyfriend, and it was very clean and well kept. The one bedroom apartments have a great layout, and the newly remodeled ones look spectacular. After having our credit checked, we found out we had been approved to move forward with a lease. We left that day to consider the proposed lease agreement, and sadly later that week we received upsetting news about a family member that has greatly delayed our ability to move. Unfortunately I haven’t had a chance to call the property back until today June 20^th to notify them that we won’t be able to sign a lease any time soon. I believe I’ve had voice mails from both Stefanie and Joanna if I’m not mistaken. I wanted to say they were both very professional with their follow up and customer service, and that this property is absolutely worth checking out!

Great value and amenities. Our musts in an apartment were washer/​dryer and a kitchen that I would want to be in.
We looked at over 30 apartments in LA and OC and have decided to go with Pacific Shores. Pet deposit is only $ 99. And it is biking distance from the beach.

I lived here for a year. My car was broken into and my laptop, GPS, iPod, and other things were stolen. I know it was not smart to leave those things in there but they were in the trunk. The reason for the break in is that the parking gate was CONSTANTLY broken even though I complained about it several times before the break in. They did nothing about the situation and were completely unapologetic about the break in.
A month later, I went on vacation for a weekend and maintenance went in to paint my apartment, leaving my balcony door open and front door unlocked. Not surprisingly, my apartment was burglarized. They stole a bunch of my jewelry, including heirlooms my grandmother had given me, my DVD player, silverware, and new laptop I had bought to replace the one that was stolen only a month before due to their negligence. Again, management took no responsibility for this.
Finally, my small dog was attacked by a pit bull that they allowed to live on the property, even though pit bulls are supposed to be banned. I had complained about this dog before the attack and nothing was ever done. The dog was allowed to live on the property even after the attack.
When I moved out, they kept my deposit and also sent me to collections because they did not send my final utility bill to the forwarding address I had given them. It’s funny that they gave the collection agency my new address.
Overall, horrible experience. The apartments were dark and dirty as well.
I ended up moving to the Renaissance at Uptown Orange which had beautiful and new units for $ 200 a month less than I was paying at this gross hellhole.

I moved in Jan. 2014 and moved out March 2015. I wish I would have done more research, it would have saved me a lot of hassle and stress.
Pros:
The maintenance staff are very friendly and prompt.
The pool and hot tub are nice and well maintained.
Even though I don’t have a dog, I thought the dog area is nicely done.
All of the maintenance staff are very nice, and seem genuinely willing to help. I enjoyed that they always waved, said hello, and even stopped to chat for a minute or two during the day as they made their rounds about the complex. I think they’re the real heroes at Pacific Shores. If management reads this review, please give those guys a raise, they do a great job!
Cons:
I seriously don’t know where to start. I’m the kind of person that would rather write a good review, but I just can’t do that about Pacific Shores.
Rent here is high, I moved in anyway, because I thought I was paying for a «Luxury» apartment. I experienced what I’d describe as «rent jacking». Specifically, in the lease it states Pacific Shores can’t raise the rent more than 10% unless they provide 60 days notice.
When I logged into their web-​site to pay rent in Feb 2015, it said my rent had gone up from $ 1,748 per month, to $ 2,858 per month. I contacted the office thinking there was some kind of mistake. But, Ivan sent me an email stating «I did confirm with our corporate office that the renewal letter was mailed out on January 26, 2015. In addition, a copy was also sent via email which I see you viewed yesterday. You can verify the dates on the email received. Since your month to month rate is more than 10% we will go ahead and honor your current rate of $ 1748.00 until March 27^th, which will be the full 60-​day notice. Starting March 28^th, your monthly rate will be $ 2858.00. As a reminder, we will require a full 30-​day notice if you choose to terminate your residency here at Pacific Shores. The adjustments will be made to your account shortly. Please let me know if you have any further questions.»
The tactics employed by Pacific Shores seem like gestapo tactics to me. Where they bully tenants with crooked policies and corporate attorneys. They operate more like the mob than a law abiding business. If they attempt to collect for the higher rent, it’s my understanding they would be violating two state laws
When I moved in, the unit had been recently renovated, but poorly done. The contact paper on the cabinets was peeling off after a month of residency.
The air conditioner looks like it’s 20+ years old. During the summer it was running non-​stop and the internal temperature didn’t drop below 90 (I’m not exaggerating, I use an electronic thermometer to verify). When maintenance looked at the unit, they used a thermal temperature gauge to measure the temperature of the air coming out of the unit. Every time they told me it’s as good as it’s gonna get, and it’s just because of the heat wave. They tried to convince me that even a brand new unit wouldn’t do any better.
So, I bought a much smaller new unit at Home Depot for two hundred dollars. I installed it in the bedroom window. That tiny little unit cools the entire apartment with the help of a room fan. Bottom line, the apartment’s air conditioner is ancient and needs to be replaced. Perhaps Pacific Shores considers 90 degree temperatures to be luxurious. It’s curious the A/​C in Pacific Shores office keeps it a nice 74 degrees, even during the heat wave.
The manager (Susan I think?) comes across to me as fake, like she’s doesn’t care and just wants you out of her office. But, she sits there and smiles the whole time. She comes across as very disingenuous. I say that because I pleaded with her to have a new air conditioner installed, because I have a newborn daughter and need to keep her cool. She just smiled and told me maintenance will look at it, again (for the 4^th time). Evidently, heat stroke of a 2 month old infant isn’t a concern of the management here. Or maybe that’s their idea of «Luxury»?
They tow at the drop of a hat. They give no warnings, they simply tow immediately. I wouldn’t be surprised if the towing company is connected to the property management company.
The windows are single pane glass, and are at least 20 – 30 years old. They rattle, don’t keep heat in during winter, nor cold in during the summer.
To summarize, if enjoying a nice pool, hot tub, and pet area is more important than being rent jacked, having visitors’ cars towed, enjoying 90 degree heat inside, you might be very happy here.

I moved to California from Illinois in September. I had a weekend to house hunt and Pacific Shores was my third appt. on my first day. They showed me the model and of course it was nice. They had a vacant one bedroom, so they showed that as well. Both units were nice and the price is right, but I needed to go to my other appointments that weekend before making my decision. I saw more than 30 places that weekend. As time was running out I was feeling like I was going to be homeless because nothing felt right, the reviews for every place were terrible, and I was running out of time. Pacific Shores was the top place in my mind, but the reviews were terrible. I did notice that they were dated, so I decided I wanted to go back to Pacific Shores to tour one more time and to ask them about the terrible reviews. It was at that second visit that I decided to sign. I moved in about a month later and I promised myself that I would write a review (whether good or bad) after living here for a few months. I am happy to say that I love living here and I could not be happier with my choice. The community is clean and quiet. The office staff is friendly and always very helpful. I had a toilet leak about a month after moving in and they fixed in right away. I travel a lot for work and I always feel safe leaving my place. The parking passes for guests are easy and convenient. My place is spacious (and I have A LOT of stuff). The convenience of having the washer and dryer in unit has been amazing. I can walk to restaurants, CVS, and Target. It’s only 10 minutes to the beach. It’s convenient to get to the 22 and 405 freeways. It’s so close to Bella Terra and the Westminster Mall. I highly recommend living here and I have raved about the complex to anyone who has asked me. This was the best decision I could have made and I am extremely happy here.

The worst place ever!!! They only care about making money and do not care if the tenants health is a risk. They rented us a apartment that was damaged from cigarette smoke. the damage was so bad after being inside the apartment a few hours your eyes start to burn and you feel like you can’t breathe. They didn’t clean the vents or the walls they only painted them. the carpet had cigarette burns. we demanded a lease cancel due to uninhabitable living conditions. They didn’t care to hear the story about the apartment the manager said in order to break the lease we had to pay a month and a half worths rent. We only spent one night in the apartment and had to leave because of how bad the musty smell was. we threatened to sue and left. The manager called ten minutes later and said they would break our lease with no charge. this was my worst apartment renting experience ever!!! This place is a Dump! And should be shut down!

It makes me very uncomfortable that the restrooms next to the gym do not have an inside lock on them. Multiple times when I have been using the restroom people have opened it and came in because they had a key and that’s not okay at all. The gym is a 24 hour gym so what if I’m working out at 3 am and go to use the bathroom, ANY one with a key can follow me in after. Makes me feel very unsafe. It’s the same key for the male and females bathroom so anyone in the complex can come in at any time. But what I don’t understand is that there are showers! What if I’m showering and someone comes in? There is absolutely no privacy or safety precautions being taken with it. Paying as much as we do it’s crazy there’s no locks or privacy for the restrooms. This is the worst place to live, I wouldn’t recommend it to anyone, if you have an issue and go to the office The ladies are the biggest bitches, (news flash you work for an apartment complex get your nose out of the air) basically none of your issues will get resolved. Counting down the days until I’m out of my lease!!!

I’m really unhappy that I have to leave this review, because I actually really enjoyed my time living at Pacific Shores. I’ll start with the good…
My husband and I lived here for a year and had a pretty pleasant experience. We first toured with Ivan and he was so helpful, which he continued to be throughout our entire time here. Like living in any apartment complex, issues obviously arose (I.e. Cars getting towed that shouldn’t have been, broken appliances, etc.), but the leasing office always handled the situations to our satisfaction. Our neighbors were lovely people, and as I said before we had a good experience.
However, this review is actually for UDR and their unethical and almost criminal business practices. When we moved in, our deposit was only $ 250, and since it was such a small amount, we anticipated having to pay something extra since $ 250 doesn’t even cover cleaning costs, painting, and carpet.
Six days after we moved out, we received a FINAL accounting statement stating that we owed a sum of approximately $ 200, which we were more than willing to pay. I even spoke to the woman, Tina, in the UDR billing department about this specific bill and she indicated the methods of payment they accept. I was going to wait until the following Friday (when I got paid) to pay this. Unfortunately, that was a mistake.
Five days after they sent the first FINAL accounting statement (11 days after we had moved out of the complex), UDR proceed to send me a second FINAL accounting statement stating that we now owed almost $ 800. They had tacked on another $ 600 in charges and decided to pillage us for more money AFTER they had already sent a FINAL accounting statement!
I promptly called Tina in the billing department and told her that I wanted to dispute the charges because they had already sent a final accounting statement. In response to this, she told me that they reserve the right to make changes and that she would be more than happy to send me information on disputing the extra charge.
The actual law states that landlord have 21 days after the tenant moves out to send a final accounting statement, and if they cannot reasonably in GOOD FAITH determine the extent of those charges within the 21 days time frame, they may send an estimate of charges and make changes at a later date.
Nothing to me indicates that UDR acted in good faith because they sent me a final statement six (6) days after I moved out, and then sent an updated «final» statement five (5) days later. All of this transpired within 11 days when UDR still had time to review the «damage» done to our apartment. Further, they did not indicate that the first statement was an estimate of charges leading my husband and I to believe that it was a final statement.
To make matters worse, I emailed Tina last week to let her know that I was more than happy to pay the original amount and that I wanted information on dispute the extra charges. I sent her a long email stating my reasons for disputing the charge and she responded saying that she was «going to note my concerns on my account.» I never heard back from Tina, and no one else from UDR has attempted to contact me. I sent a check for the original amount and marked it paid in full, which they have apparently sent back to me and I have not received. According to an email I received on Nov 2, payment was due as of Nov 12. The check I sent was received by Tina on Nov 10. If the check was unacceptable, she could have contacted me and let me know that it was unacceptable, but she is the worst communicator ever!
Today I got a call from a DEBT COLLECTOR stating that UDR had sent my account to collections. I informed them that I would be calling UDR to discuss this with them. When I called Tina after this, she was rude and dismissive and told me that my payment is way past due and that they sent me to collections. I attempted to ask her questions and inform her that according to the statement and her email, i actually wasn’t past due when they received the check, but she just talked over me until she hung up on me.
Tina is the most rude, and unprofessional person I have ever had the displeasure of speaking with. Further, she made legal claims on behalf of the company when she clearly doesn’t know what the law actually is. DO NOT live in ANY UDR community!!! They are con artists who will attempt to take advantage of you. If you choose to live here, please make sure you understand the law and your rights as a tenant so they don’t do this to you too!

Just had Albert from Maintenance at the apartment for a couple of things and I have to say he was incredible. He worked on what needed to be done and did an Amazing job.
So professional and knowledgeable.
I hope I wont need him but If I do, I know hes Awesome.

I’m not sure why people post such negative reviews about Pacific Shores because my husband and I have been very happy here. We moved here in July and have had nothing but positive experiences. The office staff has never been rude to us but rather are friendly and accommodating. The pool/​spa and gym are very nice and are always kept clean. The large majority of the neighbors are super cool and considerate. I have only seen dog poo left without being picked up once, but most people are great about picking it up and the office constantly reminds people about picking up after their pets. Yes, you will get towed if you park without a pass, but that’s great as far as I’m concerned otherwise everyone’s guest would be illegally parking and residents would not be able to park (i.e. big problem at my last apartment complex). They also have Food Truck Tuesday’s which is a weekly treat. The location is also awesome – minutes from the Beach and Bella Terra and the Regency Theater is right across the street.

Absolutely terrible service, rude office staff and not to mention my vehicle was towed not once but twice because of poor communications on their behalf. It’s my hope that this place goes out of business. I’m clearly not the only one who feels this way either. Read the reviews. Save yourself.

Just take my advice and go somewhere else to live. It seems great on the outside, but take it from someone who spent a year on the inside just waiting to move out since the week she moved in.
I don’t even know how or where to begin with this place.
I moved here a year ago with high hopes which were destroyed within less than a month of living here. They say apartment complexes change with the season of tenants in and tenants out, but based on what I have read this one has never changed. It is just as awful as all the other reviews state.
Don’t plan on having visitors or guests here unless they don’t drive. The security company that watches the complex in the evenings will tow their car even if you have a guest pass and if you have them park across Warner Ave, you can expect them to be broken into. If you happened to get towed, the towing yard is all the way Los Alamitos by the horse track. So if you have to take a cab there, say good bye to your pocketbook.
This is a dog friendly place, so you can expect to see dog poop everywhere. The tenants don’t pick up their dog’s poo, and the grounds people only clean it up once every two weeks.
They don’t include water, trash, gas or sewage in your rent price it is all separate which is fine, however the water bill is ridiculously high! I paid three times more than my parents do and they live in 4 bedroom house with an actively running pool! Outrageous!
The only internet service that is available is Time Warner so don’t believe them when they tell you that Fios is readily available. Also all the cables for Time Warner are so old even if you get the highest speed internet, you can expect it to be slow.
The team that runs the front are about the rudest people you will ever meet in a leasing office. They are extremely unhelpful and couldn’t care less if you are experiencing issues. The more issues you have, the happier they are.
If you plan on getting out of this place without having to pay any excess fees, you’re wrong. We were charged with $ 500 of cleaning fees after they took the security deposit money. Please believe me when I say this, I have OCD and I clean… A LOT. I vacuumed 2 – 3 times a week, and hand scrubbed the floors, wiped the baseboards, cleaned the sinks (including the drains), cleaned the toilet, cleaned the shower weekly. I even cleaned those damn vertical blinds. I should mention that we did NOT have pets.
God rest your soul if you should rent from this place I guarantee you will not be renewing the lease as the price increases by a minimum of $ 200. You cannot go month-​to-​month unless you want to pay $ 1000 more. For example, we paid $ 1600 and if we wanted month-​to-​month $ 2600/​month. If I am paying that money, I am going somewhere else.
This place is as ghetto as the ladies running the front office.

Wow. So I haven’t even been out to see the place but I did call. After speaking with them and reading reviews here on and in other places I realized this wasn’t the type of place I wanted to live.
But get this. They just called me back in order to get me to try to rent an apartment. When I asked about the poor reviews I was told that «people say things when they are upset that aren’t true». So not only do you provide a poor experience for your tenants but when I ask about it you blame the poor experience on them. Of course all 26 negative reviews are liars who in the heat of the moment decided to make things up about this property. Well that definitely made my choice clear, if there was even a glimmer of hope that I would rent from Pacific Shores that is now gone.

Don’t get me wrong. Other than the infestation of cockroaches inside the unit, it is a very comfortable place to relax after a long hard day at work. It is nice that they permit dogs on the property, although sadly the absentee management does not enforce the «leash» rule. There are constantly large dogs running rampant off leash– the breed, boxers, to be specific. They claim to have 24 hour security on site, yet somehow my wife’s car managed to get both her windsheild, and two driver side windows shattered sometime during the night. Oh, the trunk of her car was keyed as well. Interesting considering this community is advertised as a «secure gated community.» When we brought this to the attention of the manager, Miss Bagby, (in writing) we received no response whatsoever. We were not seeking compensation, nor directing fault at the community, rather simply attempting to alert the person in charge of what really goes on around here in the hopes that security would be increased. But Apparantly, if it doesn’t affect her bottom line, she doesn’t care. After all this happened, we were notified that our rent would be increased upwards up $ 300 per month. (Both of my neighbors were recently informed of a similar increase in rent) Needless to say, we will be moving out of this dump ASAP. As will my neighbors. The management obviously does not appreciate on time rent payments, and constructive criticism. The icing on the cake is that my vehicle was towed early on a safurday morning, WITH A PASS HANGING IN THE WINDOW. The reason behind this is the date on the pass had been modified– let me clarify, I requested a guest pass for 72 hours given I had in my company vehicle, Miss Bagby wrote the pass for 48 hours, I immediately caught the math error on her part, brought it to her attention, and after a short debate, she got a calculator out and realized she was in the wrong. She modified the expiration date of the pass and initialed it «SB» with a circle around it. Yet, mysteriously I still got towed. Coincidence? Bottom line– if you want absurd rent increases, if you don’t mind stepping in dog feces in your front yard, if you’re ok with 100 pound unleashed dogs running freely, or having your vehicle vandalized and/​or towed due to a personal vendetta from the «management» (I use the term loosely) then by all means– MOVE ON IN! Your red flag should be the huge rental rates, and the nearly 20% vacant units on the property. Do yourself a favor. Run. Run run run.

Just wanted to leave a note on here in case anyone else makes this mistake. If you have two carports and one of them is an open spot and the other a covered spot make sure you don’t switch those not even for a few hours. Even though you are paying for two spots monthly, they will tow you in a matter of hours and you’ll get stuck paying 200 dollars to get your car back. BEWARE of this racket because as we all know there is no difference in the covered or open spots, they’re both spots. And in case you were wondering no they didn’t tow both cars they towed one of them. I guess that’s good? Or do they just pick and choose what policies are convenient for them to enforce. Very very disappointed in Pacific Shores on this one, take care everyone, don’t make this mistake, be warned.

This is most likely going to flagged and deleted by someone but this is my honest experience with Pacific Shores.
I moved into PS in November 2012, great location and cheap move in deposit. This would be a choice I would regret immediately.
The gentleman who signed the lease assured me that parking passes are limited but that they would be available online ²⁴⁄₇. This was very important to me because I work the same hours the offices are open and if you have a visitor you don’t always know by 5pm. Three days after signing my lease they put a note on my door that parking passes are only available through the office during business hours. I spoke to management and they let me know that they couldn’t control the passes so they decided to change the policy, I explained my situation but they didn’t care at all.
The apartment was «newly renovated», but poorly executed. Moldings falling off, paint over paint, over paint. Cheap end appliances and poor workmanship. (I didn’t get to see my place until after I signed the lease)
Water, you can here your neighbor use their toilet and shower clearly in your bedroom each morning and night.
Smell, on a summer day you can smell the garbage dump trucks down the street.
Dogs, Barking some 24 hours a day. No regard by management. (Poop is around, not terrible but watch your step).
Parking, My car and my girlfriends car were both towed by PS. They don’t even make an attempt to notify me. My car was towed when I parked in a guest spot while trying to get a car removed from my spot. (They don’t even keep residents license plates on file, they just tow and go) No remorse. $ 300 each time.
Move out, Bill contained very little detail. Didn’t show my deposit or utilities paid. Called 3 times received no response, contacted by a collection agency a month later. Had to pay them just to get them to go away. Contacted PS again, they gave me a different phone number, the number I should have received immediately. PS told me too bad, just pay the collection agency.
This place is the cost of a high end apartment complex without the high end luxuries.
Management, This is the kicker and why I moved out ASAP. They changed employees 6 times while I lived there for one year. That is embarrassing, the customer is always wrong. If they don’t have to do something they won’t.
Maintenance. Fast response, friendly capable team (Too bad my water and electricity was out 5 times in a year)

I’ve been living here almost 2 years and we are moving once our lease is up in a few months because they keep raising our rent. I have lived in both a one-​bed and a two-​bed here.
Pros:
–Your own washer and dryer. No matter how long the dryer takes, it’s always better than stuffing quarters into a public machine.
–Appliances are average and work well.
–The pool is very nice and they are usually cool about people staying there after «curfew» (about 11 pm) as long as you aren’t noisy.
–VERY pet friendly
–Repairs are speedy and convenient about 85% of the time
–The grounds are nice and so are the people. We have a music show once a week and all of our neighbors have been very nice about the noise we make (until about 8 pm once a week)
Cons:
–You have to pay rent for your pets. We pay $ 50/​month EACH for our two cats.
–Parking can be a pain if you’re having guests over on short notice.
–This may be unique to our building but the main water pipe underneath us has burst TWICE in the time we’ve been here and both times we had people in our house all day, tearing up carpet and drilling into the concrete. It burst in two different spots, and the last time this happened they told us they were only fixing the symptoms and not the actual cause of the leak. That’s when we decided to get out!
–If you don’t like children, this isn’t the place for you. They can make quite a bit of noise with their scooters and bikes, but every kid I’ve interacted with has been polite and respectful. There is more noise if you are closer to the pool area, but it’s always reasonable.
