Action Property Management

Action Property Management is a disgrace and an insult to the intelligence of homeowners.
Zero star quality for professionalism, customer service, and attention to homeowner requirements. Five stars for arrogance, incompetence, rudeness. Having said this, if I was not capable of working for a better company; I’d be in a bad mood too!
Fingers crossed that my board rids us of this poor excuse of a property management company.

Terrible. Like others have said, wish I could give them zero stars. They accomplish nothing. What a waste of my hard earned money.

I don’t know where to start with a company that masquerades as property management. I have been living in one of their «managed» condo communities in Orange Co and they are not only the worst property management company I have ever encountered but consistently over years with different managers has horrible customer service. You can call leave a message, if you are lucky you might receive a response in several days half the time. Most of the employees need attitude adjustments and training in basic customer service I mean these people don’t give a s**t! The sad part is the board at the condos have heard similar complaints for years and continue to use them when there are plenty of property management companies to choose from. You have been warned if you move into one of their communities. I feel they have brought down the market value of my community which they & the board are responsible for. The only thing left for me to do is move.

It is NO wonder this company has such a LOW rating!
There are so many issues. I’m not even sure where my HOA money is going! Parking sucks and when I ask to get a permit, I get short responses. What the heck? There’s no issue towing someone but, when I ask for help and options. I get nothing.
There are just so many things… but, I’m at work and do not have that kind of time!

I live in Rancho Vista Wildomar. Action Property sent me a letter saying I had to remove my Halloween decorations (water jugs that lit up on Halloween night) and were taken down on the morning of November 1^st. These people are bullies and have nothing better to do but harass the people of Rancho Vista. They are unprofessional and I would never be a part of a community that has anything to do with this «company»!

Located next to the Marriott in Irvine. Parking is a pain, you can only park in the structure or risk getting towed in the guest spots in front of the Marriott Hotel. For this property management company they don’t validate your parking ticket, you get 15 minutes free, then they start to charge you. Poor planning on my community to change property management companies where they make it nearly impossible or convenient to physically drop off your payment.

I think this company is horrible in relation to parking procedures. We have abided by all the rules when guests visit us. Several of our friends have been given tickets after we put them on our safe life. My girlfriends car even got towed and has been called in multiple times. Overall I think this company is garbage.
I even formally requested for a reimbursement for the tow and proved they were wrong. I am appalled that this is their procedure and how they deal with their clients. It is an embarrassment. My room mate and I are moving because of how annoyed we are. They are garbage and have no sympathy. Good luck with your horrible lives whoever you are board members.

Worst company to deal with ever. Quick to fine and quick to go after you if your dues, are late, but if you want anything done don”t hold your breath. Incompetent is the best way to describe working with action!

Wish I could choose 0 Stars. If you are a member of an HOA board of directors and choose a property management firm with 37 reviews and a star average i guess you get what you pay for. Most recently my wife, 2 year old and I were charged $ 608 dollars to use the elevators to move out of the Madrone in San Francisco. They even locked the elevators part way through and told us we had to pay more to allow our movers to continue or they would force them to come back another day. Everything about the experience with Action has been atrocious, especially their management team.

I’ve been living my Fullerton property since 2003 and APM has been my property management since day 1. In my prior residence, I had to deal with a different HOA and Property Management company, and pretty much they are all the same.
They are quick to jump on you if you are a day late in your HOA fees, or if you do something which violates an HOA rule, yet you really have to work your tail off to get a response from your «dedicated» HOA /​PM account rep.
Each time I make a complaint, I am told to bring it up at the meeting. I told the person I can’t make meetings and was told to email my rep. I have, and have yet to see any difference when I voice my concern.
According to Sabrina D (who seems to be an employee, since she has 14 check in) this may be a «thank less» job but you know what? Paying $ 400 a month on HOA fees is not peanuts. If homeowners have a complaint, we should be heard individually, not lumped as a problem to be dealt with an a future HOA meeting.
This property management company is no better than any other HOA/​PM place, and trust me, most of them are wolves who pretend to be helpful.

I guess this company is like most property management companies; it hard to get any help when you need them, but you better paid your dues no matter what. HOAs are just one of those nuisances in life when you’re buying a brand new house now a day, just can’t avoid it. What irks me about these people (Action Property Management) is that they have no regard for the home owners who they work for. During one meeting the HOA rep (Laura Skidmore) made a remark to the Builder rep «it’s funny we’re doing this because we would never buy into an HOA.» I and the other homeowners were flabbergasted by what we’d heard, but we can’t question them during their session. They just ignored us and went on about their personal conversation. If there is a new development out there in the OC area that doesn’t have HOA I would be buying there. HOA is a scam between the builders and the property management companies to keep on making money off of homeowners.

HORRIBLE HORRIBLE!
Their customer service is not great at all and they are very rude, it’s like they can’t wait to get you off the phone. they have no turn around time for anything, and i’m lucky if i even get a call back. I emailed the property manager, but she has not responded. They need to be retrained on their customer service skills.

0 stars are earned. High prop manager turnover, calls not returned, emails not addressed, but violation letters are sent immediately (bullying). However, errors on their part takes months/​years to correct. APM is responsible for educating board members, but that is not happening either. Our association has some scrupulous things going on. No accountability! One plus is community care group. They take care of the emergency and even follow up. If i had a choice i would not have continued with apm, that is my final answer.

Had a terrible experience with APM living in the SeaCliffs condos of Oceanside. Things weren’t taken care of in a timely manner, and my guests were very quickly towed while having dinner with us, while other guests were left with a note. Very expensive, and disrespectful while within our parking garage. Not happy with the management

I moved to a community managed by this company. This is a good neighborhood thanks to our HOA. But action property barely do their job right and on time. Takes months to get a respond. I hope the HOA change the management company.

I own a property in Orange Tree, Irvine. Like the other people said here. I never get any notice for about our NEW management company. I had Auto Pay with the previous management company.

I got a mail two weeks ago, which says I owe the NEW management company HOA fee for 6 months. «» Recordation fee + Late fee + interest fee””“
I called them for help. They told me that I have to pay it off before discussing my case. And the only way for discussion is to email the manager. BUT I never get any response. The worst service ever. They refuse to help me. And where’s the service?
«No Notice for new management service.» «No Cancellation Notice about my auto payment w/​last company.» «No Customer Service.»

Action PM has been our property management company at Orangetree in Irvine for 21 days and they have already failed. There was an electrical fire last Wednesday (⁷⁄₁₆), which left half of our building without power. On Wednesday, I spoke with Kristie who said (word for word) that the lack of power «shouldn’t put you out.» It is now day 5 without power and I continue to be put out.
During all of this, my husband and I have had to call Action repeatedly every day for updates since they stopped communicating on Thursday. The only way we really know what is going on is by talking to the electrical company doing repairs. The repairs were done Thursday night with the assumption that they would pass inspection on Friday morning and power would be restored — but it didn’t pass inspection and we were without power for the whole weekend. When we called Action at lunch time on Friday, they had no update for us — they weren’t even working it and they had no idea what was going on. I understand there is a lot of coordination going on, but as a property management company I want to know that your company knows what is going on and is ready to inform the homeowners.
Action said they were going to look into getting a generator for the affected units and then, presumably because they are too cheap, decided they weren’t getting one. I asked if they would compensate for us staying in a hotel and they had no idea and said we could try to submit our receipts to the board. (In the end, after we brought it up several times, they did offer to compensate us $ 200/​night.) This whole thing has been a nightmare. Add to all of this that I have a 1 year old who has been miserable in the house because it’s been 80 degrees every day/​all day. (Note: Kristie told me that there was no way the temp would be above 73 degrees as it wasn’t too hot out. Right.) It has been a nightmare and Action has done anything but take action.
I have already contacted a board member to express my disgust of Action’s lack of service. I thought our old property management company was bad until we moved to Action.
Tip for Action: Hire some people who are interested in doing their job, know how to communicate, and want to work with people. It disgusts me that your staff sits in their air conditioned offices while my family has had to deal with sweltering heat and no power for 5 days.

This is our «new» property management. So far one of the worst companies I’ve dealt with. We were on auto payments with the last company and we’re not informed of the switch in companies. We never received ANYTHING in the mail regarding a bill for 5 months. After 5 months we finally get one with late charges and interest fees. We called to discuss the situation and no biggie, they said send us a check minus the fees. Needless to say, the fees are still on my acct and I get May’s bill 5÷2÷14 due May 1^st, really? I called to pay May’s bill and get «we don’t take payments over the phone, you can pay online» go online to pay and it’s a $ 5 fee to pay my bill? Ridiculous!!! They also don’t return emails and have no idea what’s going on. ZERO STARS if I could.

Dont move to Seabridge Community in Huntington Beach!
Replaced the old friendly security staff with a bunch of punk kids.
Lock our pool every night at 10pm while music blares out of the guys truck and again at 7am in the morning. Blocks residents drive ways and gives residents filthy looks while doing it.
Steps are loose on our stairs and delivery guy almost killed himself when it finally broke and he fell down the stairs!
Asked them to replace it for months with no response.
