This place is ok to live if not for the very loud neighbors stomping by my door and slamming their door at all hours of day and night. They don“t do ANY cleaning of exterior areas, the stairs are dirty, trash is left for weeks by stairs and on landings. Also after 3 years of living here, they are raising my rent $ 140, no break for the good tenants. Another thing it takes 10 mins to get hot water for the shower when my water heater is on the patio.

3 nights in a row now I have come home from work and have had to park in the Target parking lot across the street… so frustrating. Luckily I was able to break my lease and I’m out here in two weeks. So happy to be leaving this place!

I tend to have a lot of patience with things and give management a chance to address property issues like this. In this case management has failed tremendously despite the two occasions I’ve made them aware of all the dog feces/​urine within the common hall ways and stairs. Here’s a perfect example of how dirty anacapa is and their response was «Oh sorry we can clean the feces due to our water restrictions and will be fined if we use water».
Seriously it’s so disgusting to walk up the stairs especially if ur unit is one the second or third floor. Then u can’t leave ur shoes outside (against apartment rules) and have to bring them inside. This has been going on since we moved in. Nothings changed. Its like someones dog has diarrhea with every step they take and then steps in it and drags it up the stairs. Id think twice about moving here especially if u have a little one. Waiting for our lease to be up to leave.

My husband and I just relocated from Miami to Irvine for work about a week ago. We were thinking of either leasing in Irvine or Laguna Hills, but fell in love with the Plan C apartment in Anacapa. We signed the lease on a Thursday, and on Saturday we were able to pick up our keys.
As soon as we walked in to our new apartment, we could tell it had recently been painted and the carpet had been professionally cleaned. Everything was spotless! Our apartment is very quiet, has central AC, and a garage for our car. I must say I am very happy.
Particularly, I am very much impressed by the amazing customer service we received. Since we are in the process of moving, I ran into DIEGO V. and asked him if he could help me bring up a glass table. He was incredibly kind and brought it all the way up to the third floor for me! He was very friendly and we had a great conversation while he helped me set it up on the dining room. He gave me a lot of information about the neighborhood and shops.
Seriously, if you ever need anything contact Diego V! Everytime I run into him he waves hello and has a bright smile on his face.

Pros: My husband and I have been living in Anacapa for about 6 months and overall it has been a great experience. The resident customer service is amazing; they are very friendly and always willing to help solve any issues. The maintenance workers are prompt and work quickly! Occasionally Anacapa throws a mixer which allows residents to get to know one another which is nice. Most of the residents are friendly which I enjoy. I also really enjoy the overall look of Anacapa it is very well maintained which is a major plus. The location of Anacapa is wonderful we are right across the street from the Marketplace which is very convenient.
Cons: There are a few reasons why I’ve only given Anacapa a 4 star rating, these are issues which management probably can’t control. First, residents constantly slam their doors. The doors to the apartments are very heavy and make the whole apartment shake if slammed, they need to be closed softly. We live across a family of five and they are constantly slamming their door. Second, residents drive through the streets of Anacapa as if they’re on a speedway and drive carelessly. Although, this may just be an issue throughout Irvine and not an isolated Anacapa issue. Lastly, I do not think all of the residents understand how apartment structures work. If you decide to live below someone you will likely hear sounds from time to time… it’s a part of apartment living. We’ve received several complaints about a fan (regular quite fan) at 11:00 pm from a resident who has a huge A/​C unit outside of their window. Again, I don’t think this resident understands the structure of the apartment. If you decide to live in an apartment that has a huge loud A/​C unit outside your bedroom window… then you’re going to hear a loud fan at night!
Overall, I really enjoy living here and would recommend it to anyone looking for a new home!

PEDRO SOSA has always been my maintenance man since I moved in 1÷1÷13 and he is always willing to do whatever is needed in a timely, professional, courteous, friendly manner!

Pedro Sosa was our maintenance guy. He was on time so we didn’t have to wait! Big plus! He was courteous and offered to fix a couple of things that were not on our immediate list. He was very professional and he came prepared. Awesome experience! We really appreciate the staff and maintenance crew at Anacapa. We are happy residents!

been living here for four months so far. Pedro, the maintenance technician was very helpful and thoughtful throughout our say here. We made a maintenance request and Pedro came to the rescue very quickly and solved the problem. He has made our stay at Anacapa awesome.

Anacapa was wonderful when we moved in but with time, it has been getting worse. Beside the steep increases in the $ 100s per month at renewal, we are now dealing with a crazy amount of noise due to construction in the building in front of us. No notice was given to the residents and both my husband and I work from home. We have been dealing with the noise for more that 3 months now and it is expected to last for 2 years! We pay over $ 2,000 per month to live in a noise hell!!! So frustrated!!!

Up until my move-​out experience, I would have considered living in an Irvine Company apartment community again, at some point in the future. But after my move-​out experience, I will not.
I lived in Anacapa for over 6 years, which, if you do the math, equates to about $ 120,000 of rent that I paid them, never missing a payment, never causing any problems.
But, the way I was treated upon moving out was unprofessional and disappointing for several reasons:
–Multiple «final rent due» amounts were quoted, which I was forced to call to the office to clear up on more than one occasion
–Conflicting messages as to whether I could break my final rent (which was for about 1.5 months) into 1 payment for 1 month and a 2nd payment for the final half-​month, or whether I was expected to pay the entire 1.5 months in a lump sum
–An initial «refund» of my security deposit, which was followed by a subsequent «do not cash that check we sent you, because actually you OWE us money» letter accompanied by threatening legalese. Essentially, they were asserting that my dog had caused some damage to the apartment which they had not initially noticed when they did the first inspection after I had vacated. Mind you, this came as a surprise to me, as I HAVE NEVER OWNED A DOG in my life, certainly not during my time at Anacapa.
Anyway, after several calls to try to clear this up, and after receiving several threatening letters hinting that they would take me to collections if I didn’t pay up, I caved and paid. My credit score is over 800 and I just didn’t feel like it was worth it to let the matter drag out.
However, I am saddened that they chose to quibble over such a small amount (less than $ 200), after I gave them over $ 120,000 of rent over the years. You would think they would value such a customer and not quibble over such a small amount, in the hope of obtaining my business again sometime in the future. It’s a small amount, but the principle is important. How you treat a good customer says a lot about you. I guess there is no such thing as customer loyalty when the almighty dollar is concerned… at least not at Anacapa.

I enjoyed living there for 3 years. Great Location, clean apt and Friendly staff. There was only two problems for me. Every time your lease ends, rent goes up $ 150-​$ 200 a month. So I guess it’s better to sign up for longer-​term lease and also walls are very thin specially when you live downstairs.
I could hear every foot step and even flushing toilet.
That’s way it’s 4 stars. Hahaha!
When you leave a message to management, they will call you right away and solve the problem.

We’ve been here since April and I can honestly say that we’ve had an Greta experience here. No complaints one bit. The staff is exceptional here, always working to improve the property, very prompt to fix anything and very friendly. We were at Serrano prior to and I was hesitant to move to another irvine company property since we had a less than acceptable experience there but now knowing how Anacapa is I wouldn’t hesitate to live here based on our time living here. Morag is always on top of things and super friendly. I would highly recommend Anacapa. Good for family and pets alike. Garages are slightly larger as well. We were considering moving to a larger home next year but we’re pretty happy here. Super convenient and great location.

I just recently moved here about 3 and half months ago. I fell in love with this complex. I love with I live. When I have a concern, issue or feedback I always love to speak to Morag. Morag is a sweetheart, awesome attitude, and with great respect. Thank you Morag for always being here for us. Your many reasons why I wouldn’t want to leave where I live, because a person like you puts a smile on my face when helping us out.

We lived here for a year and were overall very happy with the experience. Our apartment was on the 3rd floor with no elevator which was a drag but the apartment itself was great. Nice size kitchen, granite counters throughout, and decent layout.
Our neighbors were all pretty nice and quiet. Everybody was friendly and courteous.
The office staff were always friendly and very quick to resolve any issues. Morag made sure to help us out and went above and beyond. Maintenance was always quick and efficient.
I would definitely recommend living at anacapa!
The location is also great, I would walk to target often which was located right across the street. Lots of food selection as well located in walking distance or short drive.

I absolutely love living here. We moved in February of 2012 and will be here until at least October 2014. Anacapa is a beautiful community with a fantastic location (we use our chevro-​legs to do basically everything). The layout of the place is great and very bright. We had a hard time finding anything nice because EVERY place we looked at felt like walking into a dark dungeon. The light coming in the multiple windows was a big selling point for us.
Leasing office staff is always SO friendly and helpful (shout out to Kalie and Robert here!). When we moved in, we had a mold issue and it was handled very quickly/​professionally. They even paid to replace my husband’s suit after it was ruined and we threw it away without having allowed them to try to have it cleaned (which is apparently the protocol there. Sorry but mold on my clothes = in the trash quickly!). Maintenance is fast and polite. Pool is beautiful and quiet, neighbors are great for the most part (There’s bound to be a weirdo here and there. It IS apartment living after all.), beautiful trail behind the complex for walking/​jogging. All in all a great place.
The only thing keeping this from being a full five star are #1 — We were told the apartments were more soundproofed than they actually are. Our upstairs neighbors apparently like to rave or something… every night. #2 — The carpet is not the nicest. It is very thin, stains easily, and I can feel the ground through the padding. I have been in a friend’s place at The Village who pays similar rent and he has very thick and nice carpet. I think it would help to upgrade. If not the carpet then at least the padding.
Other than that, I am definitely a fan!
