I worked with Marcus Dowling and Riz Cruz to refinance and both of them made the entire process so easy for me. It was hard when I decided to become a home-​owner and I was even more nervous when refinancing. Marcus went over all the options available to me in such an easy way that I would understand everything. Riz helped in closing everything out very smoothly. HUGE KUDOS to Marcus because he held my throughout the entire process, I couldn’t have done without them so easily! Thank you both!!!

I gave this company two stars because up until it was time to fund my loan and wire the money I borrowed into my account everything went well. Almost seamless. Until they sent out a brainless notary that forgot to have us sign two forms and delayed everything. Then the title company wanted me to fill out a form for the wire that I had already filled out! Now I’m being told they need more info for the wire because I have a credit union. I have had money wired to that account before without any problems. The people in charge of getting me my money are morons! I still haven’t received the money I borrowed but I’m sure they are charging me interest on it! I will not use green light again because of this. I am beyond angry about this. I need that money! Now I may get it in a week when they mail a check. Maybe! Who knows?

I’ve just emerged from five months of Hell dealing with Greenlight Loans. DO NOT DO BUSINESS WITH GREENLIGHT LOANS — YOU WILL REGRET IT.
It started when I responded to one of the pieces of junk mail I received from them each month about how I could reduce the interest rate on our condo mortgage. It is now about 6.75%; they promised to bring it under 4%. This was in late May.
First call was promising. Joseph was helpful, sharp, took my information efficiently, and assured me that given my income and credit score a refi should go smoothly, with minimal documentation and hassle. Boy was that inaccurate. From that point forward, dealing with Greenlight was a nightmare. The demands for more documentation were constant. The lack of communication from them was exasperating. One roadblock after another presented itself. We had to nag them via email at least once a week to find out where our loan was. Each time, we got a response (two days later) that the «underwriter needs more documentation.»
We wanted to take some cash out. They asked us how we intended to spend the money. (I was tempted to tell them to sod off, but I didn’t.) The underwriter then insisted that we use the cashout to pay down some existing credit debt. We said, fine. That’s mostly why we wanted it anyway. They said they would send our cashout as a series of checks made out to our creditors. We said, OK fine. That was in July.
Weeks go by. I contact Greenlight again. Now I discover that the underwriter is waiting on a report from our HOA. Has been waiting for it for two months. WHY DID NO ONE TELL US? I asked. No answer. We said, fine. We paid our HOA $ 200 to rush out this report.
Weeks go by. We contact Greenlight again. Now the underwriter wants to see copies of our business licenses. Because having all our tax records, pay stubs, W2s, bank records, lease agreements, and credit reports just isn’t enough for them.
Find out our loan is «with the underwriter» who is still trying to decide whether to approve it. Just sitting on her desk, apparently. Every week we inquire. Same answer. Then Greenlight says «the underwriter turned it down, so we are trying to restructure your debt.» OK, we say. What the hell does that mean?
Two weeks later I contact them again. Now it’s September. And they say no, they can’t do our loan because our condo «is in a commercially zoned district.» Something they apparently just discovered NOW, four months after my initial contact? Like it just occurred to them to check? Personally, I think this answer is bullshit. They turned us down because a) their underwriter is pathologically insane, and b) they got tired of hearing from us.
I feel like I’ve been scammed out of all my personal information — not to mention the $ 500 appraisal fee and the money we had to pay our HOA.
These guys are pathological.

I write this note in thanks to the Greenlight team — — especially Crystal Hale. While the entire process to refinance my home took over seven months due primarily the reporting from one credit provider, Crystal made this process almost seem effortless. I can’t thank her enough. I am so pleased and excited that the process is over and I’m saving more than spending. Thanks also to Randy Tabor from Nationstar for staying engaged throughout the entire process from start-​to-​finish! You guys are the best!

Be Afraid — — Be VERY Afraid!
ABSOLUTELY TERRIBLE!!! I have been a licensed Realtor for 38 yeas and have never seen a mortgage company so incredibly incompetent. I have seen plenty of deceit and dishonesty in the mortgage business but in this category Greenlight also ranks among the worst. I contacted Greenlight in February with plans to refinance my person residence as well as roll up 6 investments loans into three new loans. There was enough equity in all six properties that paying off 3 of them and rolling the balances into new loans on the other three would still leave a 55% LTV ratio for the three new loans. Adam Cox made many ‘flowery’ promises about how easy and streamlined the process would be since Greenlight’s parent company (NationStar) already held all of the mortgages. Adam Cox also initially offered excellent terms which began to change which he then stated he was unable to fulfill. Eventually they resorted to ‘fumbling the ball’ repeatedly allowing locks to expire multiple times. Finally early this month (July) they notified me that I did not qualify for the refinances. Having been a successful Realtor for 38 years I KNOW that I qualify. The primary reason they finally refused to make the loans is because I refused to agree to the ‘new’ terms offered after their played ‘bait and switch’ few times.
I cannot emphasize enough — — DO NOT (UNDER ANY CIRCUMSTANCES) attempt to do business with Greenlight!!!

HORRIBLE!!! Do not trust them they are a bunch of liars. I was just calling in to ask a couple questions, I didn’t authorize a credit check and an hour later my credit tracking company calls and says I just had a hard inquiry. Total BS I would never use them.

Wish, I read the reviews on Green light loans before starting refinancing process. I agree with many reviewers here GLand Nationstar Mortgage associated with it are terribly slow and utterly incompetent with poorly trained loan processors who lack motivation to do anything on time. On top of that, they get stick o you like leeches to stop you from approaching other lenders by keeping false hopes alive. After three months of delays and incompetent handling they made me lose my best chance to reduce interest rate on my mortgage My strong advise is not to go anywhere near them. If there was a no star rating I would have selected it, because it is insult to give even a single star.

Our closing date on a home in TX was set for Thursday, May 28, 2015. We did not take possession of our new home until Wednesday evening, June 3! Deadlines mean nothing to Greenlight Loans.
Everything seemed to be fine until the week before Memorial Day. I attempted to reach the loan processor several times May 16 – 20 by phone and email. Late afternoon, Wednesday May 20, I receive an email asking for three documents and letting me know that she will be on vacation Thursday through next Monday and will get in touch with me on Tuesday, May 27! I called her manager, and the manager assured me that everything would be fine. She even sent us a reassuring email (the subject contained the address of our property, but the numbers were wrong! We pointed this out to the manager – just a type-​o in her email, she said, no big deal).
Wednesday, May 26 – the day before scheduled close date – our loan processor was still calling and asking for documents and copies of checks and deposits from our accounts.
Thursday, May 28 – our supposed closing date – the computer system went down that afternoon, we were told in a 4:30 email. Close scheduled for next Monday provided that documents were sent to the title company in a timely manner.
Friday, May 29 – the loan processor said documents would be ready by the end of her work day in California. Title reminded her that their office was in TEXAS and seven o’clock central time would be too late for a Monday close. At 6:30 that evening the loan processor’s manager contacts all parties to let us know that our loan had been chosen for a random quality control audit! Title would receive the loan as soon as it was released.
Fast-​forward to Wednesday morning at the appointment when we would finally sign documents and take possession of our home – Half-​way through signing, we realized that several documents CONTAINED THE WRONG ADDRESS! We immediately called Greenlight Loans – the escrow officer, my husband, and I called because no one was answering the phone – and when we finally reached the loan officer she told us the address correction would take another 24 hours! My husband contacted a different manager this time, and we waited another five hours for corrected documents to be sent over. We signed the final papers between 6 and 7 p.m. If it had been up to Greenlight Loans, we would have spent yet another night in a hotel.
If you do go with this loan company, be prepared to call them once or twice a day to make sure that 1) they have all the documents they need from you, and 2) all their paperwork is in order so that the appointment for closing will happen at the specified date and time, If you would like to work with people in a company who follow deadlines, answer calls and emails in a timely manner, and behave as professionals, then look elsewhere.

TOO DAMN SLOW ! ! ! ! What took so long in the process??? There is no excuse for dragging your feet. I am very disappointed you wasted my time! I will start the process over with another company. I wish I would have read these reviews first. What a disservice you provide to many unsatisfied customers. Pathetic.

Nationstar was our current mortgage lender and we were looking to refinance our current fha loan to lower our monthly payments and get a better rate. Marcus Wong our loan specialist from green light loans was very helpful and upfront about everything. I was sold when he told me the rate and that the appraisal would be free. Other places wanted $ 450 up front to pay for the appraisal. Once we started the process our loan application was transferred over to Jenny Vo who prepared our loan for underwriting. She was very efficient and promptly let us know what documentation we needed, which was not very much (another selling point). From start to finish our loan took about 3 weeks to complete and was not too stressful at all due to constant communication from Marcus and Jenny. Thank you so much Marcus, Jenny and green light.

Greenlight Loans, the lender from hell. I’m not even a borrower! I pity the buyers who refinanced from me. The disaster began with the first unprofessional, semi-​literate attempt to communicate with me, which forwarded a form to be filled out and returned; the address on the form turned out to be fictitious, since it was never apparently discovered by any Greenlight employee. Then there was the refusal to reveal the name of the alleged escrow company supposedly handling the transaction. Eventually, I hired a lawyer to deal with the underqualified staff at Greenlight and the imaginary escrow company. After 3 months I have yet to receive a closing statement. If you enjoy doing business via unsolicited messages from Nigeria, this is the company for you (although the level of professional communication at Greenlight compares unfavorably). Otherwise, not.

Wish I had just read and listened to all the reviews. I chose Nationstar because I’m a first-​time homebuyer, and I bought a semi-​risky foreclosure at auction, and they said they were the only lender that could offer full protection/​insurance against the escrow deposit I had to make for the auction because they are affiliated with the bank that owned the property. They said if I used any other lender, I wouldn’t get this money ($ 6k) back if the loan fell through. In hindsight, this was the first major red flag.
It took 100 days to close on my loan, and what’s worse, the communication was abysmal and there is no excuse whatsoever for it taking so long. Just like many others before me (based on the other reviews) the process was humiliating and ridiculous.
The people there are obviously completely overworked and poorly trained. At first, I was told I didn’t make enough money to be the primary lender on my loan, and that my co-​signer had to be the primary, and then they took me off the loan altogether and tried to put the house under my co-​signer and cut me out completely, when my co-​signer didn’t even want that and with no prior communication with me (my co-​signer called me and said they sent her a contract with just her name on it). Then, after tons more paperwork and phone calls, suddenly that was a huge mistake and I didn’t even need a co-​signer. Then weeks later, I did need a co-​signer again. I had to jump though hoops to get them to lower the interest rate to an average percentage, and every week or two had to completely re-​sign and re-​submit every single document (paystubs, tax forms, employment history) and every week very little to no progress was made and I was asked to explain my financial history again and again and again and again.
They also insisted on fixing safety issues with the house, which took them months, when I could have done the things they had done in 2 or 3 days.
It was the most painful, stressful, needlessly horrible ordeal I have ever been through. The incompetence was astounding. Do not, if you value your health, use this company.

I recently went with Greenlight Loans to refinance my primary home and the experience was fantastic! My Loan Office, Danh Bui and Closing Coordinator, Steve Brooker made the process very easy. They kept me informed throughout the process and even followed up with me after closing. I plan on using them again on my investment homes. I highly recommend Greenlight Loans.

DO NOT DO ANY BUSINESS WITH THIS COMPANY !!! They will string you along, waste your time and eventually humiliate you ! Total bait & switch operation.
Scam Scam Scam… Worst experience of my life.

Greenlight seems to be really just a paper processing arm of Nationstar. Unfortunately, Greenlight personnel appear unable to process much information beyond pushing paper around. In working with the closing coordinator at Greenlight, it became abundantly clear that she was an ill-​informed cubicle dweller I was dealing with. Don’t trust what Greenlight people tell you – they are wrong on many issues. From my having to pester them constantly to move things along, to the constant feeling of «that’s not my job» coming from her, to declining me for a refinance, this was an excercise in futility. Or a battle of wits with an unarmed opponent. Not sure which.
So I went back to Nationstar (who has held my first mortgage for going on 15 years with no late payment) to complain about the Greenlight service, and they reviewed the situation and they agreed the loan should definitely have been refiananced, and that Greenlight management had interpreted things incorrectly. Good. Saved me a law consultation. All I wanted was to keep my business with someone I trust, and I had a lot of effort, hours, and paperwork already invested in this deal. I didn’t want to start from scratch with someone else.
I would recommend getting a Nationstar rep involved if Greenlight tells you anything that doesn’t sound right. And be ready to email and call them often to get anything moving along. 30 day close? Good luck with Greenlight asleep at the switch.

My complaint is with the entire Greenlight process. I had credit scores above 800 and was asking for less than a 50% loan on a very competitively priced golf course home in a very stable and highly marketable Del Webb community. All told a low risk loan for any lender.
With very little risk to the lender, I was put through what can only be described as an intrusive, invasive, rude, and very aggravating process. When I provided requested information, it wasn’t in the format they wanted. On 3 occasions, information they asked for was not available online in the format they wanted. I had to go to a local bank branch to obtain specially bank-​generated documents. And Greenlight rejected one of those because it had 4 words of «bank eyes only» employment info blacked out in the margin of the statement.
On yet other occasions, they asked me for info, which when provided, they decided that they really needed something different that was readily available on a several websites but wanted me to get my realtor to provide it. In addition, they repeatedly insisted on info that had nothing to do with my creditworthiness or the property.
In our area, it is common to have a financing contingency in your P&S contract that can be released 2 weeks after contract signing because financing has been committed by the lender. Without providing me any notice that their process doesn’t allow for this, they dragged out their commitment to 3 days before closing causing great angst for everyone involved. The entire transaction nearly fell through as a result and we closed 4 days late.
Every time I balked at providing what I considered unnecessary and intrusive data, I was told, in so many words, «if you want a loan with us, you MUST comply with our every request.» When I talked to Management repeatedly, they offered only platitudes and rationale as to how this process was to THEIR advantage with total disregard for their customers.
I would NEVER do business with them again and would NEVER recommend them to anybody. I am MOST STRONGLY requesting that Lending Tree take them off your list of participating lenders.

Don’t waste your time with these guys. They are terrible with customer service, and getting things done. I worked with several of their reps and some managers. Some of their emails I couldn’t even read they were so jarbled. At times the rep would harass and threaten me. Sometimes it would take a week to get a call back or email from them. Buyers beware! This company is horrible. Find another that is more highly rated folks, don’t waste your time with these guys.

I really like working with Greenlight as a lender! I got a loan from them in early 2013 and Kim Hutchings was the loan officer I worked with. She is very upfront, professional extremely friendly and she will work with you and stays ahead of issues or concerns as they come.
She took the time to break down a competitive lender’s GFE with me and compare it to theirs. I had a problem with getting my place appraised and the first appraisal came in very low due to the appraiser not knowing what they were doing. Greenlight sprung for a second appraisal on their dime, which ended up coming in exactly what we expected at. I ended up going with Greenlight because they were honest, up front and the loan process went extremely smoothly and just as advertised was 0 fees.
I cant say enough good things about them, in my experience they’ve always been up front, honest and extremely responsive to any questions or issues that come up.
They were the first and only place I called for another loan on my new house! I highly recommend giving them a call if youre shopping for a loan.

I worked with Mortgage consultant Shawn Wyns and Loan Processor Tina Nguyen to refinance my condo. I was very pleased with my experience as they both are professional, knowledgeable, and easy to work with!
I wanted to get out of the FHA loan I was in and quit paying PMI, and Shawn offered me several options that he thought would be best for me based on my needs.
Once I agreed on the loan, the process was nothing less than exceptional… they communicated with me throughout the entire process, answered any questions I had along the way, and in 3 weeks, my loan funded!

The loan agent Omar was very unprofessional during my loan inquiry. He belittled me. I would never recommend this place. «…Sir, your have no idea how this business works, call me when your other loan falls through»
