We rented a house from Dave Sackett for 2.5 years. He was very easy going and was fine for the duration of our lease. My husband and I just bought a house and had to break our lease with Dave. We helped him find new renters and everything was fine up until we learned a little bit about the new tenants and the SHADY and ILLEGAL actions Dave Sackett began to perform.
We had a high security deposit $ 3k and $ 1k for pet. Our last day at the house Dave told the new tenants how GREAT the house looked and how it has «never looked better». We heard the new tenants talking to Dave about how they stupidly volunteered to upgrade the house free of charge but would like new carpet in return. There was nothing wrong with the carpet it was only 2.5 years old and we took VERY good care of it. This is where all the lies started occurring with Dave. He said the new tenants had an asthma attack due to an «odor» from the carpet (when no one was around) AFTER we had the carpets professionally cleaned and handed the keys over to the new tenants. Due to this complaint he blamed our dog of peeing on the carpets throughout our stay (which I’m sorry but our dog is house trained) and said he would need to replace the carpet and keep our entire $ 4,000 deposit. The new tenant that complained of the asthma attack was in the house once before the carpets were cleaned and then again afterwards (even sitting on the carpet for some time) with NO problems! Dave slipped and told my husband that «I have to keep my new tenants happy and since they are doing all of this work on the house, the least I can do is hand over the $ 4,000 to them.»
Furthermore, after stealing our deposit, he then said we owe him an additional $ 725 for late fees dating back from when we first moved in. The one time we were going to be late, we notified him and he said, «Don’t worry about it, you guys always make your payments so I’m not worried about it.» We never received one late fee request from him until 2.5 years later. Dave is a liar and a crook. Do yourself a favor and rent from ANYONE else.

We rented a house from Dave Sackett at Irvine Newport for over five years in Laguna Niguel. The rent was really cheap for the area and size of the house, and only went up small amounts per month every year ($ 25-​$ 50). Dave has always been very flexible and willing to work with us whenever we needed it. Being a Realtor himself, he also advised us on our recent purchase. He has always been fair, open and honest.
The only negative thing I can think of is that the contractors Irvine Newport hires to do any repairs you need do really shoddy work. Do yourself a favor, and get quotes yourself, then submit them to Irvine Newport for approval.
I would definitely recommend Irvine Newport if you are looking to rent a house, and Dave Sackett if you are looking for a Real Estate Agent.
