PowerStone Property Management

I work with Agricultural Pest Control Services. I am in Business Development so I interact with several of the managers at Powerstone. We love Powerstone. Although we do not work with all the managers there, everyone on staff are always so nice and friendly. We specifically work with Nancy Blasco and Kristin Lewis. These two are amazing to work with. Easy to work with. They are very knowledgeable on managing large communities. We appreciate the «team work» attitude they have with us. It’s refreshing when you have a company like Powerstone working together for the greater good of the HOA’s they manage. They get an A++ from us!

We are home owners of a townhome within Andalusia in Trabuco Canyon in Orange County.
We have now been here for a little over a year and we are very impressed with Christina Mercer at PowerStone Property Mgmt!!!
I have waited til now to post on Unilocal,because my past experience with property managements have been great in the beginning and then they fall to pieces after we have lived there for a while. Not the case with PowerStone and Christina. Christina returns calls right away and gets issues (if any) resolved ASAP.
Thank you Powerstone and especially Christina for taking such great care of your clients and caring about their homes as if they were your own.

This place is the perfect example of how bad HOA can be.
They charge the most, service they provide is worst I ever experienced.
Forget about contacting them, they won’t respond to you anyway until you keep trying for at least 3 times and when they do, they treat you like criminal or garbage.
I don’t know how the hell they think they can act like president of the world…
They must drink some special cool-​aid or received special cult brainwash seminar or something.
Unfortunately I’m stuck with them since my condo is still upside down on price but when I move, I definitely will make sure that I won’t get stuck with this cult group to avoid getting my life ruined.

This is a fabulous property management company. Staff are very friendly and helpful, management is on the ball! They get things done and are extremely pleasant to work with! Thank you power stone!

Great Company they are always on top of violations in my tract. Previous companies never cared about the walk thru’s and the appearance of the homes. This company hires true professionals.

PowerStone Management H.O.A. has been managing our property for a few months. what a difference from our last management company. Marti Mello is always so helpful with our concerns. she is doing a excellent job working with our board. She is always on time and very professional. Hope to keep her as our manager for years to come.

I can’t say I have had any issues with my association, but anytime I had something come up I call or email the manager who responds quickly. I paid my bill late because I made a mistake, which was an honest mistake, they were kind enough to waive my late fee. I drove to their office to make a payment and they have a nice clean office with a very nice receptionist. It is close to my association so it is conveniently located for me. I also had my mom stay to help me after I had the baby and they were able to extend her vehicle safelist beyond the allowed limit because of my situation. My dealings with this company have been a pleasant experience for me, especially when I hear the other horrible stories from other reviewers. I also have to give them props because they are a big contributor to PCRF (pediatric cancer research foundation) which I am one of the researchers for this organization helping children who have cancer live better and longer lives. When I see how much they donate to this cause it is such an amazing feeling! My job is tough because so little is known about childhood cancer and this company helps spread awareness and helps to fund more research which improves the lives of theses children and their families.

Wow. After reading the reviews sounds like a bunch of people came together and said lets slam this company. I don’t think I’ve ever dealt with a more professional property management group in the 22 years I’ve been living in managed associations. They are always courteous and quick to respond to even questions that I think are silly. I guess I’m just someone that follows the guidelines and rules of the association. I think their job is to keep our neighborhoods looking good and that everyone is adhering to the rules set down in our CC&R’s, and to that end, I’m very happy to have them looking out for my property value and valued property.

I have been on the Board for my association for 10+ years. It is a thankless job. I do it because I care about how my money is being spent and the value of my property. We have had 3 management companies since I have been on the board. The first two we worked with were horrible and shall remain nameless out of professional courtesy. We switched to PowerStone Property Management a little over two years ago and our entire association has changed — FOR THE BETTER! With the help of our amazing manager, Amanda Porter, we have been able to complete a landscape project that not only beautified our community, but is saving us 42% in water consumption. In addition, Amanda and Michelle Burge (PowerStone’s CFO, CPA) have helped us resolve a lot of financial issues and our reserves have increased from 38% to 62% in less than 2 short years! I am SO thankful for Amanda, Michelle and PowerStone! Thank you for helping our community and for making my neighbors happy!
On a side note… if you are looking to switch management companies, there are a million reasons to switch to PowerStone. However, one of the most important reasons that many boards are unaware of is that PowerStone is one of the only, if not the only, management company that has a licensed CPA on staff. They are miracle workers!

I’ve been so impressed with power stone property management since the took over our account! I’ve had nothing but great customer service! Our property manager Marti Mello has answered all of my calls even in the weekends! So impressed with the level of professionalism they have provided, I would recommend them to anyone who is in search of a new management company & needs one on one treatment! I own 2 units at Valencia & the amount of work that has been completed since power stone has taken over is above & beyond what I could’ve imagined! Please keep up the good work & thank you so much!

don’t normally take the time to review a business, but the customer service that I have received from PowerStone Property Management is beyond superior. I want to thank Belinda and Karen for always going above the call of duty and helping our community in every way possible. In addition, Kendrah Kay has helped our association resolve two separate lawsuits that have spanned over a 4-​year period, and as such, saved the association hundreds of thousands of dollars and resulted in hundreds of happy homeowners.
Lastly, I would just like to comment on some of the reviews posted below as they are extremely inaccurate. It sounds like many homeowners are uneducated and do not properly understand how associations are governed. Rather than taking to social media to post negative responses about people you have never met, I would recommend that homeowners truly learn about their association’s governance and who actually calls the shots for your community — BOARD OF DIRECTORS. If you don’t like the way things are being run, please volunteer your time for the Board.
Please find some compassion for these people as they deal with cranky homeowners every day!

This company has been managing our property. They are dedicated, faithful and trustworthy. Any time I have a concern, there is good communication and things get taken care of promptly. They are great to work with. Recommended.

This company is unreal they will never ever return phone calls. I have made several calls to billing Sylvia and amber. Email and phone doesn’t matter this company does not believe in responding! I am so angry right now on the professionalism this company has not shown. Btw if you read this you can call or email me just check your message for once.
Homeowner at Brittanywoods!

This is an overdue review on my part.
Woodbridge Laurels is one of the properties Powerstone manages; of which, Amanda McGinley is our direct contact.
I have been residing in Woodbridge since 2005; have seen previous Prop Management (i.e. AMS Prop Mgt) and I sincerely see the difference with Powerstone, specifically via Amanda’s work-​ethic.
There have been numerous concerns/​issues that I have addressed, either as it relates to the community as a whole, or specific to our unit; in either case, Amanda got the ball rolling with little to no delay and has ultimately helped resolved a number of issues that occur regularly in the upkeep/​maintenance of our community.
Some of the issues Amanda has helped resolve includes:
— improving vendor services & contacts (i.e DCAP Construction, Newport Exterminating, Andres Landscaping)
— sending letters promptly (i.e. violation letters re quiet enjoyment)
— maintaining transparency re financial statements
— directly assisting home owners for monthly board meetings (i.e. keeping us in the loop)
— furnishing documents timely for home refinancing; home insurance requests; CCRs etc.
Also, for any major repairs (i.e. AC; water pipes) Amanda has consistently coordinated appointments with the proper vendors and follows up upon request to help expedite when need be. Recently, she has helped safeguard our unit for termite control and is currently helping us with our neighboring guava tree to be properly attended to. Her response time is no more than 24 hours. Bottom line, it means a lot to have a real working relationship with someone who is professional, attentive, and efficient– especially when it comes to Property Management, where real help is hard to find.

They continue to raise dues but disregard our plea to change landscape people. Our greens have gone from new and pristine to dead and full of weeds. The gardeners come and just mow the grass but ignore the weeds, trash and the basics. Calls and emails are not returned and our property values suffer because of this. In addition they insist on having the majority of the meetings at their offices and force us to travel distances just to attend our own HOA meetings rather than holding the meetings on site like our old HOA. Old old HOA stole money from us but at least they were attentive.

Powerstone Property Management is the prime example of an HOA that only cares about how much money they can get from people. They don’t care about actually taking into consideration resident’s concerns. Melissa Pease has been our «property manager» for almost 3 years and she has done nothing to help us.
Numerous calls with concerns regarding a variety of things and she has pretty much left us to figure it out. Given attitude along the way as well.
I am appalled at the lack of professionalism from Powerstone as well as their contracted «parking authority». When I voiced my concerns about them and their lack of patrolling, giving violations to people who are parked legally, and allowing residents to park in guest parking and told her to check their reviews, her response was, «Of course there are going to be bad reviews. No one likes the parking authority.» When I tried to explain to her that it’s not «people don’t like parking authority» it’s how Nordic Security Services DOES NOT DO THEIR JOB. She didn’t care, didn’t even want to hear what I had to say.
So anyone who has Powerstone Property Management as their HOA, good luck because you’re going to need it. If you have Nordic Security Services as your «parking authority» you’re going to need more then luck. Neither company cares to do their job.

Powerstone is not aggressive in helping homeowners. We email them for issues and do not get a response. I wonder what these people do all day in their office? They are very disorganized, forget requests, the right hand does not seem to know what the left hand is doing. This just adds insult to injury with our CORRUPT Board of the complex.

To add to the complaints from other frustrated 1-​Star reviewers, Powerstone PM is so unprofessional – or cheap?? – their office phones are UNATTENDED all day long, from 8:00 — 5:00, Monday through Friday. Entry gates broken? Too bad! For months Waste Management has ignored multiple requests from five residents for its «large-​objects pickup» (blocking the trash bins) because Powerstone PM hasn’t set up an account to pay for it. Tough luck!
You’ll never reach an employee live in the corporate office calling their phone numbers! No, they want you to make a written request online instead. Good luck if you’re not computer/​email literate or you might have difficulty navigating their dopey Service Request web page. Customer service? Not from this company. More like Customer NO Service! There are a few reliable property management services in Orange Count – if you look hard. So perform due diligence and don’t make the mistake of hiring this one!!!

This is the most unprofessional management group I’ve ever seen. They don’t know the laws and when you bring it to their attention they break them.
When it comes to rude they should get an award.
They should rename it from powerstone to hell-​zone
their webpage consist of vendors that have donated to them. That tells me if you want to work for them you’re going to pay up front.
I just sold my condo because they would not fix the roof since October 31 when it flooded on my bedroom, and I lost over 200,000 but I just found them so disgusting I can’t stand to be with, LIES, GREED, and SMALL MINDED PEOPLE, needing a power trip to make themselves feel alive.
If I could load pictures, of the damage, you would run screaming if you seen their name on any property you thought about Living in.
I want to say how insane there, they would not fix my roof they said nothing was wrong with it, just because it rained in it all night and you could splash yourself through the bedroom in the mold was insane. Mine was one flat roof did just needed to be fixed .they went and did a whole building with tile that didn’t have anything near my damage, One resident that is a friend of the boardmember had a small wet circle on the ceiling so they did the whole building I got this information from one of the other members of the H O A .

Unfortunately PowerStone is just as bad as all of the other HOAs we’ve had the misfortune of being governed by over the past 10 years. Just like the last one, we received threats for issues that didn’t pertain to us, were summoned to meetings that no one with a normal job can make it to, and then received fines when we «failed» to show. Sometimes we received less than a week notice for meetings. For people who travel a lot, and thus, have to put their mail on hold, it isn’t fair to receive fines for meetings you have no way of knowing about.
I’ve been told over and over again that the issue of my fines would be brought up at the «next meeting». It’s been seven months and probably just as many meetings now. No response and no credit to my bill. The problem with HOAs (besides the overzealous community board members who rule alongside them) is that what they say «goes» and once again, you get the feeling as though you are renting and don’t actually own your house.
