I really don’t know what it is about the Irvine Company wanting to make basic life conveniences difficult to come by, but my experience with them here takes the cake.
Be prepared to have to jump through hoops to get your preferred services for TV, Internet, etc. When you finally do get them, be prepared to go through multiple inconveniences to keep them.
YOU WONT BE WARNED ABOUT ANY OF THIS AHEAD OF TIME…
Also be wary of constant surprises and challenges regarding your unit, billing, etc.
You’d think with the exorbitant prices they charge for living expenses they’d make other aspects of living in their communities easy. Not the case here.

I want to share our experience with Turtle Ridge. Melissa Young, in particularly, has helped us navigate a variety of issues over the last several years that we’ve been residents at Turtle Ridge. We always feel so taken care of by Melissa’s professionalism, expertise, kindness, understanding, and help. Also, the maintenance team here just rocks. Such great people and excellent work. We are very satisfied residents!

I’ve waited until I lived at Turtle Ridge for six months before writing a review. In the time I’ve lived here, I’ve been pleasantly surprised by the professionalism and quality of the staff. Before I moved in, Sadie in the leasing office walked me through all of the paperwork and had everything ready for my move in. I was also able to look at several different units to decide which one I liked best, and was allowed to have the unit painted.
The apartment was absolutely immaculate when I moved in. They’d even left chocolate, popcorn and bottles of water on the counter with a welcome note. What has impressed me even more has been the service.
I’ve had a couple of minor maintenance issues. The button on my microwave stuck — so they replaced it with a brand NEW microwave. When I put in an online maintenance request because my toilet sounded like it was still running, Keith came by within an hour — and this was on a Sunday! One very nice maintenance man — I didn’t get his name — fixed a stuck garage door one morning. Every time I’ve walked into the office, someone stands up and walks over to meet me.
I’m completely satisfied with how calm and quiet my apartment is. I was told I have a fairly rare «carriage house» unit. No one above or below me. And I haven’t heard a peep from anyone living on either side of me. The residents I’ve met are friendly, but tend to keep to themselves. Pet owners do a very good job of picking up after their dogs — or maybe the grounds crew is on top of it.
I’ve heard to rent is on the high-​side, but I did a lot of research and couldn’t find a one-​bedroom with a washer/​dryer and a garage for this price — anywhere, much less one in a gated community with a resort-​style pool, gym and gas grills.
As I said, I’ve only lived here for six months, so I could be in for some surprises. I received a memo that construction work on balconies and stairway would be going on for months — not looking forward to that, and the leaf-​blower guy can go on longer than necessary (IMHO) but based on my experiences so far, Turtle Ridge absolutely deserves 5 stars.

I recently moved from Turtle Ridge after a 4 year stay. I truly loved living there for many reasons, but most importantly, the staff. The Maintenance Crew is beyond exceptional. I felt as if each member of the team truly had my best interest at heart in every situation. I do not have the space to write about each encounter I had with these fine people, but in my eyes, the best compliment I can give is that I would be very pleased, and in fact delighted to have any member as my next-​door neighbor. Juan Jose, Maria, Keith, Conception, and Omar always went beyond my request to offer the finest service possible. This ranged from repairing a garbage disposal at 10:00pm, replacing equipment, changing batteries in the fire alarm in the middle of the night, offering to carry recycling in their cart when they saw me struggling, numerous other tasks, and always being unfailing kind. I truly miss each team member very much!
There were so many exceptional occurrences (and I do have a list of them) that I hesitate to mention one, however, I believe this example is characteristic of each individual. As I was returning home about 8:00pm, I noticed that the entire complex was very dark and the garage door did not open. However, when I opened the door to my apartment and reached for the light switch, the lights just happened to come on at that exact moment. Two minutes later there was a knock on the door and there stood Jose with a flashlight in hand. He said they had received many many calls about the outage but he wanted to come by right away to make certain I was safe.
There is no price that can can be put on such kindness.
I also wish to thank the Office Staff Melissa, Kim, and Sadie. These individuals were unfailingly helpful, kind, and generous with their time. Again, I have a list of times when these
lovely professionals went out of their way to help me. On one occasion, I ordered a vacuum from Amazon thinking it would be delivered to my door. It wasn’t; it was delivered to the office in a very large box. When I went to the office Melissa said that she did not think I could manage it and showed it to me. We both had to laugh as it would still be there if not for Melissa’s kindness. She had it delivered to my office within the hour!
I am resettled in another Irvine Community but will always remember the staff at Turtle Ridge with great respect and gratitude.

After doing heavy research to find the perfect location to move to Orange Country, Turtle Ridge takes the cake. The apartment complex is beautiful and the staff is wonderful. Moving out for the first time I wanted to find something that was comfortable, a great community, and safe. Turtle Ridge checked off everything on my checklist. The maintenance team is extremely reliable and assists you with whatever you may need along with the staff. Considering this was my first time moving out and was a bit nervous to start the entire process, Adam R was extremely patient and helped me get acclimated right away. I highly recommend his service. Also, I really love how the staff follows up with you after moving in to check up and make sure all is going well. Although rent is quite high, you are getting everything you pay for plus more (the beach is 5 minutes way) which is a huge perk. With any apartment complex there are going to be a few hiccups but I will say Turtle Ridge from day one has taken very good care of me. I would recommend this place to anyone!

My experience with Turtle Ridge has been, without doubt or reservation, the best apartment-​living experience of my life. I can confidently say that the leasing office team is top-​notch and doesn’t let you down when it comes to making the Irvine Company Apartment Communities motto come true («Love Where You Live»).
My partner and I were celebrating another anniversary together, but I was at work for most of the day, and I wanted to surprise him. So, I ordered a bouquet to be delivered to the leasing office. I emailed Sadie and Melissa, asking if they could have the flowers delivered to my apartment before my partner came home to surprise him. They kept me updated («no flowers yet!»), and even told me when they arrived and brought them out. How awesome is that? I’ve never had such personalized, enthusiastic service.
But that’s just the beginning. My partner and I can be a bit. .. picky, when it comes to our apartments. Whenever we’ve submitted a service request, whether it be over the phone, via email, or through our resident portal account, we get a call from Keith, the maintenance superstar, within hours. He is always on time and wears booties without even being asked! The level of professionalism, in addition to his friendly attitude, cannot be understated. Keith, Melissa, and Sadie go above and beyond to satisfy their residents’ every need.
Beyond the team’s fantastic service, the location is ideal! The property is literally located across the street from Mariner’s Church. Aside from being convenient for church services, every Saturday from 8:00 AM to 12:00 noon they play host to a huge Farmer’s Market! I swear on all that is holy, the blueberry donuts are worth every penny. As well as, you know, all the incredibly fresh produce! Just four miles from Corona Del Mar, this is a great steal when compared to nearby apartment communities– any closer to the shore and the prices shoot up dramatically as you cross into Newport Beach/​Coast. Trust me, I checked.
I can’t say enough what a wonderful community this is. It’s truly ideal for everything that I look for in an apartment– it’s quiet, close enough to UCI to be close to all the good restaurants, and yet far enough away to not house noisy students, and, best of all, the staff truly seems to care.
Thanks, Turtle Ridge team. Seriously.

Excellent experience at Turtle Ridge! The location of the property is ideal, when considering the proximity to Newport/​Laguna and Irvine. The grounds are beautiful and kept in immaculate condition. Amenities are abundant, which results in an exceptional value when considering the overall location. Services personnel perform repairs promptly and efficiently — everyone is very friendly.
My experience with leasing/​management was a 5. First, leasing helped me immediately transfer to a carriage-​style apartment from a standard 1-​bedroom, which turned out to be an ideal layout considering my live/​work needs (praise to Sadie). Second, I was forced into a professional relocation out of state, and leasing did an exceptional job of nearly immediately renting my apartment so that I did not incur double rent (double praise to Melissa).
Overall, renting at Turtle Ridge was a great experience. If renting in OC, I advise that you take a look at this property.
P. S. I would have given a 5 overall rating; however, Cox is the only alternative for cable, and my experience with Cox was awful. Because there is not any choice, my overall rating for Turtle Ridge is 4.75.

I have seen many come and go due to the lease and rate increases at Turtle Ridge.
example– my neighbors lived in Turtle Ridge for 10 years and Yikes this years rate increase for residents are just forcing people out. The Sr Management is not willing what so ever to budge or negotiate an acceptable increase amount, its their way or no way.
So here are my increases since I have lived with Turtle Ridge
1^st Increase was just over 100.00
2^nd Increase was just under 100.00
3^rd** Increase was $ 233.00… WOW, WOW WOW $$$ 2745.00
I was advised in talking with Sr Management that the market value since my new lease was sent to me last week was at $ 2900-​$ 3000 and I am getting a great and wonderful deal. Don’t think so…
That is more of an increase that I have seen the entire time of living at the Turtle Ridge. You will see that Irvine Company is more numbers driven at this time, then to keep it residents long term and to keep loyal residents. So what does that tell you??? I wish Turtle Ridge was the placed I moved into many many years ago (I have lived in the Irvine Communities for over 10 years plus), the people touch is going away and corporate touch is appearing. I am sure all of us like the personal touch and feel we are appreciated. The Irvine Company saying is «love where you live» but last I will say, its on theirs terms and no other. Some times Corporations forget who really pays their pay check, that would be people like you and me. So easily forgotten.
Now besides that. I love the place!!! and sad that I will be moving out.
I just feel its fair that all people that are looking to move in at Turtle Ridge really know whats going to happen when it comes to time to renew your lease.

I toured the property this morning and I am in the process of applying online. Great location and it will cut my commute to Long Beach my 45 minutes!

Too expensive and I didn’t get a welcoming feeling from the community as a whole. Paying high rent for all these amenities (which don’t really get used much) isn’t enough to warrant the extra money.
I like Jessica, the manager but some of the other office staff members could use a lesson in politeness from her.
Maintenance guys were great.

Rented out a one bedroom here for two years and loved it. Expensive but you get what you pay for and the area is really great.

FIRST CLASS!!!
My husband and I sold our home and have decided to rent for a period of time. We looked at many private properties before deciding on Turtle Ridge Apartment Homes. The customer service made our decision easy! We were greeted by Claire Seneca who made us feel immediately at home! She was so accomodating and generous with her time. We have an infant and she made sure she helped us pick a suitable location and took a lot of time and follow up to make sure we were comfortable! She also continues to follow up and check in on us! Anytime we have a workorder they are there that day to fix even the smallest thing and again follow up. It doesn“t stop there… Jessica the site manager is also amazing she made us feel like we were part of a family even spent time getting to know our baby. She is genuine and helpful and always takes the time! Richard is also so helpful and sincere and ready to help with anything if Claire is not working. We have a true sense of community and these three as well as the entire staff really make the difference. Not to mention a beautifully manicured property with all the amenities! We plan to stay here much longer than we originally expected due to the amazing customer service! We couldn’t be happier!!!

I love this place! I love living here. The staff is always friendly and super helpful. The place is quiet, there is always parking, and the pool is never crowded. The in-​unit W/​D is an awesome perk. They have them in every unit here, even the Jr. 1 BRs, which is great because not all IAC complexes have that.
The only drawback is that rent seems to go up a lot each year. I have been here 2 years and will probably be moving soon, I’ll definitely be sad to leave!

rent is a little expensive, we pay $ 2030 for a small 2bed/​2 bath but living here is wonderful. You make one complaint and they fix it immediately. The staff/​management are over the top nice. I was pregnant and couldn’t carry a box that came to my apartment… so they had someone carry it up for me. The hot tub and pool are beautiful and hardly ever busy. Apartments come with a garage, washer/​dryer in home, and private gate key, which make it very private and safe and they have on-​site dry cleaning that you drop off and pick up at the office. There are beautiful grassy areas all over and an outside fireplace for sitting and enjoying a glass of wine on a nice night (including nice outside grills).
overall…awesome place to live.

This complex is definitely newer and cleaner than my previous IAC apartment over at Stanford Court. Guess there’s a huge difference when you’re living further away from campus. Don’t get me wrong the staff and amenities are great. It’s just that rent can be a little steep. I fully understand that rent was going to increase but it was a lot considering the space I was getting. But I definitely love the location off of Newport Coast. I just wish rent was slightly more reasonable.

Great place to live. Clean, well taken care of property. Super easy living. The Irvine Company does things very professionally.

best apartment in newport beach/​corona del mar/​irvine. sure it’s a bit pricey, but in actuality it’s a way better value than any other place out there. there is nothing comparabe in it’s price range. to get the same features as turtle ridge offers, you would have to pay 200 – 300 more a month for your rent. you live off of newport coast drive while having a irvine zip code and you save bucks that way because of living in irvine opposed to newport. the hot tub is awesome and the pool parties on the weekend are fun. this community is clean, vibrant, and alive! the majority of the residents are mid/​late 20’s — mid 30’s. mostly professionals who have good careers and are single or recently married. also a handful of families amidst a move who do short term leases. you get an updated apartment, clean light colors, very spacious, private balcony, washer/​dryer, courtyard, amazing community pool and hot tub, and friendly and attentive staff. you cannot beat turtle ridge. 5 stars all around.

what does all the money you spend go to for living in ‘the irv’? you get a garage, an in home washer/​dryer, a gated community, the ever popular dog path with free, um, doggie bags, public bbq’s, pool/​spa, gym, clubhouse.
you got a noise neighbor? drop a note at the office and youll never hear them again. got ants? ask the front desk and you get a free spray. have a lightbulb go out? changed for you in no time. have a package coming but away on a business trip? the desk will sign for you. dont like apartment numbers? you get your own street address.
i could go on and on about the place. however, to sum it up: you get what you pay for. you pay alot and you get alot. if you need to spend less, expect less. it doesnt get much better than this.
