The Arbors of Las Colinas Apartments

Apartments are OK and decently priced. That’s about the only nice thing I have to say.
I recently moved out and their communication throughout the process has been terrible. I literally received an email TODAY stating that I had to pay TODAY for damages to the apartment. The itemized list is very vague and not clear at all. And this is the first time I’ve heard a damn thing about it. The itemized list which was provided makes no sense. They charged $ 25.00 for «toilet cleaning» which I know I cleaned those damn things before moving out.
Also midway through my lease they made me move so they could work on the foundation of the building I was in. I didn’t mind and I cooperated because sometimes things need fixing. What pisses me off is that they made me move on January 2^nd which cut my holiday short because I had to pack to accommodate them. This was also not the original date I was told when they asked me to move, which was supposed to be a few weekends after. They provided a moving company and acted like it was a huge gesture of appreciation and that it made everything better.
At the end of the day what makes me most upset is the lack of customer service. They are incapable of communicating anything proactively and their default is to blame their system, when you push back on some of the bullshit they try to feed you.
I am not happy with the customer service at all.

My wife lived at the Arbors for 3 years during the time we dated and were engaged. The apartment was modestly priced compared to similar apartments in the area. However, management made this experience and true disaster.
Management on several occasions would tell us one thing, then flip their position completely. On several occasions we were unable to get statements or commitments in writing. One example involved shampooing carpet. We requested to have the carpet inspected to determine if it would be replaced (if it’s being replaced there is no need to pay $ 120 for professional cleaning). They required us to shampoo the carpet… $ 120. THEN required us to pay for the replacement carpet.
Our final bill when we moved out was $ 777 (which was fine). We paid this bill 7 days after we received the final invoice. During that 7 day period of time this bill was sent to collections… 7 DAYS??? We started receiving harassing communications and continue to have unresolved issues with management over a bill that was paid…
Buyer Beware.

First when my roommate and I applied for the lease we were told and received a printout brochure that states application fees $ 50.00, admin fees $ 175.00 dropped to $ 61.50 that’s a saving of $ 113.50 and a deposit of $ 87.50. The agent wrote the total will be $ 199 fee package.
We agreed to the offer and we filled out the application and paid all the fees except the deposit off course. We received the welcome letter, which states that the $ 87.50 deposits is non-​refundable, which is something unheard of. I never heard of a deposit that is non-​refundable. They relied on the word fee that I should understand that the deposit is non-​refundable (1^st trick), the non-​refundable deposit called sure deposit. Another deposit for the amount of $ 500.00. When I asked about that as it was never mentioned the brochure $ 87.50 deposit doesn’t say non-​refundable or it can be higher (2^nd trick), but you only have one choice at this point is to lose the application fees or keep going.
(3^rd Trick) They mandate the deposits to be paid in certified checks separately they will not accept money orders or personal checks, which will cost $ 10.00 at most bank account. That was additional $ 30.00 to get them three certified checks. Maria the manager there and Bridget said that sure deposit will cover us up to the first $ 500.00 in damages in the apartment, which I doubt it. I got to read the converges by that sure deposit nothing states what they say.
The day of moving the apartment supposed to be ready in the morning to pick up the keys it didn’t get ready until that afternoon, I had to wait all morning and most of the afternoon. They refused to refund that day. There were some maintenance issues, but they got those out of the way quickly.
After being here for 10 months the neighborhood is great and safe. The building might be a little old and walls are thin so noises are very common to be heard even to the point due to flushing toilets or using the washer and dryers.
Now that I am moving out in two months I noticed on my renewal notice that I have to evacuate or renew on 4/​28^th/​14. This was a concern on my lease which will end that day. I asked how come you will charge me for the whole month and make move out two days early. Bridget said don’t worry since you are staying for the whole month off course you will stay until the end of the month. This is just an administrative issue because all our leases have to end on a Monday. I call them today and Maria answered me very rudely that If I would like to stay those two days the rate will jump to the month to month rate, which will be paid separately and it was my fault not ask Bridget if there is fees to stay those two days. It was clear that I am paying for the whole month rent at the current rate.
One more thing to add to non-​professionalism in management and poor customer service skills. I received a paper notice and an email renewal notice. There were two different rates on the month to month notice.
Just be careful with these guys and ask about every detail and get everything in writing because they lie and play with the words.

Good apartments. The walls are rather thin. I can hear the neighbor upstairs using the restroom in the morning. We’ve had issues with the rain flooding into the apartment when we have downpour for a couple days. Other than that the staff is friendly, and the apartment are safe.
