For most of my clients, their home purchase is the biggest financial investment of their lives. I offer a personalized service tailored to our clients’ needs and strive to make the buying/​selling process as transparent as possible. I communicate whichever way is best for my clients — in person, phone, email, or text, and I try to always be available. I believe in beautiful marketing and photography for my listings, and I love giving back to the communities I serve in.

A Newton area native and graduate of UMass Amherst, Josh has worked in Boston Real Estate for over 10 years. He combines a deep knowledge of the market with a ‘whatever-​it-​takes’ commitment to customer service. He loves the thrill of helping a buyer find a diamond in the rough, as well as coming out on the winning side of a tough negotiation, all while making the experience stress-​free for his clients. He continues to pursue educational opportunities and has received a Certificate in Real Estate Finance from Boston University. Josh has recently partnered with two exceptional agents, Ellen Grubert and Janis Lippman, in order to offer the most comprehensive service for his clients. I could not imagine working with anyone other than Josh when buying a home. He is the antithesis of ever negative stereotype about real estate agents.
My wife and I were first-​time home buyers looking to move back to Roslindale from the other side of the river, but we never thought we would be able to afford a place in Roslindale. We heard so many rumors about places going to tens of thousands over asking after protracted bidding wars. Josh talked us through the myths and realities of the Roslindale housing market. His knowledge of the market and reputation in the community gave us the confidence to pursue home ownership in Roslindale.
Josh will work with you on every phase of your home buying journey from answering your most basic questions about the process in general, to pointing out things that could help or hurt the eventual resale of a property, to making recommendations about all the other people/​services you need to buy a home. Never once did I second guess or find the need to question Josh’s advice (and I am someone who routinely argues with the healthcare decision made by doctors with decades of experience) during any phase of the process.

I’d highly recommend working with Josh. We were looking to buy a home in either JP or Roslindale, and Josh was extremely knowledgeable about both neighborhoods. He was also very responsive and easily reachable, happy to accommodate our schedules when viewing listings, and provided valuable advice throughout the home buying process, from initial viewings through closing (especially helpful for first time home buyers like us, who did not have any idea what we were doing at first). He’s extremely easy to work with, a super nice guy, and I can’t imagine having worked with a friendlier, more competent agent. Highly highly recommend!!!

Josh did a great job ensuring that the bright lights of the hot market did not overwhelm realism and set my expectations in a manner that the final result was extremely satisfying!
He has a team that provides a good eye with staging and other issues.
He was great during the offer and signing of P&S, as things got complex for a while there.
He works with an amazing attorney as well, and made the entire process feel manageable, even when I started to freak out. «I’ll tell you when to worry» was his mantra, and as it turned out, there was never any reason to do so!

Josh just sold our two family in JP. It had been a rental property for several years and needed some work to get ready for sale. I expected to coordinate and manage the work that had to get done and between my full time job and family was not looking forward to it but Josh did everything from finding and bringing in painters, cleaners, to getting smoke and radon detectors updated to moving furniture. In addition, all documentation was signed via email so it was all done incredibly fast. Our house sold well over asking, closing in just over a month from when it hit the market. This is the third property I’ve sold and Josh outshines everyone I’ve worked with in the past, I would give him more stars if I could. I cannot recommend him more highly. Take my advice and use this realtor, it is money well spent.

Josh Muncey was an amazing agent. He helped me sell my JP condo while I was living out of state and it could not have been easier. He went above and beyond what your average agent would do, including making suggestions on how to stage the house, meeting contractors and painters during prepping the house for listing, and even running to the hardware store with the handyman to fix a cabinet. He put forth a truly amazing effort and I am convinced that my condo would not have sold as quickly or for as good of a price without Josh.

For a workaholic (which he must be, because he is always available and responsive at the drop of a hat), Josh is unbelievably calm and collected. This was important when every condo for sale in JP was going through a crazy bidding war, and I was a first time home buyer. Even more important was Josh’s patience and thoroughness in explaining every part of the process and pointing out each consideration that hadn’t occurred to me, then skillfully negotiating on my behalf.
Josh is personable and trustworthy, which really works well for you as his client and not just because it makes the experience of working with him nicer; other agents know and like him, too, and I saw him leverage that in my favor. In the market to purchase in the JP/​Roslindale area, I found Josh through Unilocal and was convinced to try his services after reading the reviews on his website – they glowed about his patience, his knowledge of the area, and his skill in navigating the labyrinth of the buying process. Well, I can confirm the reviews are all true. I walked into my first viewing with him to ‘scout’ & not really in a position to make an offer at that moment – to my dismay, it was the perfect place («oh great, now this one will get snapped up and I’ll be trying to find something like it forever»). Well, long story short, Josh talked to the seller’s broker (whom he’d worked with before and had a good relationship with… the benefits of experience) and was able to script a deal that worked for me – I’m writing this review from this condo and couldn’t be happier with it. Josh is accessible, outstanding at what he does, and just a good guy. He deserves all the positive feedback he receives.

Josh helped me sell my JP condo while I was living in NYC. If I could add extra stars I would. My experience with Josh was absolutely top notch. I feel so lucky to have found him!
Josh went above and beyond in every way. He organized everything that needed to be done for the sale– from painting to handyman to staging. He not only found people to do the needed work but also coordinated the logistics of letting them in to do it. I was probably not the easiest client to deal with being out of town and very busy, but he was unwavering in his professionalism and patience.
While his practical help in getting my condo ready for the sale was invaluable, it was Josh’s knowledge of the local real estate market that really makes him stand out. He skillfully managed pricing strategy, timing of listing, and, once bids came in, strategies for negotiating with potential buyers. My condo sold almost immediately for above asking price. I have no doubt that it was Josh’s skill as a real estate broker that made this happen.
Also of note, I did not have any personal connection to Josh prior to working with him. He reached out to a Zillow listing I posted when I first decided to sell. It was pure laziness on my part that led me to him.

SUMMARY:
Josh made the sale of our condo — while living on the other side of the country — painless. How is that even possible? Josh is amazing at his job, that’s how.
DETAILS:
When we moved away from Boston, the market was such that we decided to rent out our condo rather than sell at a loss. Fast forward 4 years, we are living in Honolulu, and our life circumstances made it the right time to sell. We knew we weren’t going to make a huge profit — we just wanted to take the long-​distance landlord burden off our shoulders and not lose our shirts. Good old Unilocal led us to contact Josh.
From initial contact, Josh was knowledgeable, helpful and patient. He made genuine (for your benefit, not his) recommendations on timing, staging, fix-​ups, pricing etc but was never pushy. He expertly maneuvered our condo onto the market so that we had multiple offers after the first open house. He then skillfully got the offers up to our asking price. When it was paperwork time, he didn’t just forward and expect us to wade through it, he summarized it and when applicable, made a recommendation on what action to take and explained why. Being busy professionals who are not necessarily fluent in legal-​ese, we appreciated this greatly. Bottom line: we sold for what we were hoping, which was more than we were expecting — which is pretty awesome in this market.
More than doing his job beautifully, Josh truly went above and beyond his scope of responsibilities. He coordinated with our tenants to get keys when they moved out. He forwarded mail to us. He coordinated a contractor to do some cosmetic work. Everything we could not do because we were physically not there, he kindly did for us. Never once did he make us feel like he was doing a big favor for us… even though he was. And most of all, he seems like a genuinely nice guy and was a pleasure to work with. We’d recommend him wholeheartedly to any of our Boston friends.

We recently purchased our first home with the assistance of Josh and would certainly recommend him. One of the things that we most appreciated about Josh was his honesty about the homes we were looking at. He didn’t try to gloss over anything or push us about anything. He would point out both the good and the bad and work with our feedback to understand what exactly we were looking for.
We also appreciated his knowledge about the areas where we were looking (Jamaica Plain and Roslindale) and about the industry in general. He knew the right questions to ask the seller’s agent, which was particularly helpful as first-​time buyers, and we appreciated advice about local restaurants and shops, what developments were rumored to be coming to the area, and what neighborhoods were up-​and-​coming.
Josh was also patient and willing to help throughout the process. We were in a time crunch with our purchase and Josh was able to very quickly and efficiently negotiate a deal within one day. He then used his connections so that we would be able to move forward quickly to have our home inspection and other details taken care of. Josh even came to congratulate us at our closing with a bottle of champagne, a personal touch that we believe shows the sort of care that he takes with his clients.

I have lived in Boston for the past 3 years. This past fall I decided to begin looking at purchasing a condo of my own. A friend of mine worked with Josh in the past and spoke very highly of him. There is not enough praise I can give to attribute Josh’s professionalism and expertise. His knowledge of the area and love for real estate truly reflects his dedication to finding the right place for you. Josh kept the entire process fun and enjoyable even as the stressful parts were setting in. I have lived in Boston for almost 15 years now (wow, that’s scary) and moved approximately once per year in that time. And Josh is the single best realtor that I have dealt with.
About a year ago, I was considering purchasing a condo in Cambridge. Josh kept in regular contact with me and constantly updated me with new places on the market that fit my criteria. He never sent me an annoying email like: «Hey, I know you want to live near Central Square and need parking and want a two bedroom, but here’s a one bedroom in Somerville without parking that I thought might interest you.»
A few times, he even picked me up, drove me to see places, and then dropped me right back at my apartment. He clearly knows a lot of about the real estate industry, because he was able to ask the seller’s agent questions that I would never have thought of. Questions that really informed my decision on whether to make an offer.
But most importantly, unlike other realtors, he never once tried to push a condo on me so he could get his commission. He was always honest about places we saw, often saying that he didn’t think a condo was «right for me» before even hearing what I thought about the place. This is in complete contrast to the realtor I worked with before Josh who, no matter how awful a place was, would instantly say as we walked out the door: «You should definitely put an offer in, because a place like this won’t last on the market.» I wouldn’t put an offer in, and months later, the price would have dropped significantly and the condo would still be sitting on the market. Imagine losing tens of thousands of dollars because your realtor convinced you to put an offer in on a substandard place?
Ultimately, I didn’t end up purchasing a condo, but I keep in fairly regular contact with Josh these days. And he still updates me on what’s out there. I’m glad to see he’s doing so well.
