Waters Edge

When we first moved into Waters Edge Apts the staff were so nice and did everything to suck us in to renting an apartment.
We moved in in late December and by March we had a mold problem. I emailed the staff and they told us there wasn’t much they could do but send the maintenance guy over to clean it up. I cleaned it up with bleach as well as I could because getting a maintenance issue resolved always takes a week if not longer.
Upon move out we turned in the keys and thought everything was good. Little did we know that they were going to charge us for replacing the carpet. The carpet was kept clean because we own a carpet cleaner, but I still expected them to charge the normal cleaning fee. I just didn’t expect a $ 900.00 replacement fee for wear and tear of high traffic areas.

Since my original review I have attempted to contact both Water’s Edge and Madrona Ridge (their parent company) and I have yet to receive a response after 1 week of waiting. Madrona Ridge promises to respond within 24 hours, but I have not heard back after 7 days. Water’s Edge wrote that there are no surprise charges upon checkout? Well, I was very surprised to receive a bill for $ 329.47 after I moved out and had requested that someone inspect our apartment before we departed, but were denied by management. All-​in-​all a VERY bad experience with both the property and parent company.

Do NOT move here. The office does NOT care about tennants. They scheduled a massive residing/​painting project for all the apartments in early 2015, it’s STILL going on and it’s October. The matience crew enters your home without knocking, and the office staff is uncaring toward tennants. I had problems with their contracted construction crew leaving trash on my doorstep and patio, including Gatorade bottles, McDonald’s wrappers and boxes, etc. I was told that they «couldnt believe me» and that I would have to take photos and send them in to them in order for them to do anything about it. They completely refuse to discount rent, even though I haven’t been able to use my patio since June. This entire place will nickel and dime you if you’re late on rent, and their online pay service barely ever works, so trust me — they’ll tack on fees and refuse to take them off, claiming you either never paid or paid too late. We used to pay by cashiers check, but now they demand it’s paid online which is a huge inconvince for those of us with no laptops or computers and the payment portal barely works on smart phones.
On top of all of this we have also had issues with the ceiling leaking and we live on the 2^nd floor. This has happened twice and the matience crew and office team act like it’s somehow OUR fault. Our dishwasher has broken twice, our dryer has broken, the doors have come off their hinges for bedrooms we BARELY use/​shut. We live in a refurbished apartment and the carpet is incredibly dirty, they said they’d clean it before we moved in and they never did.
I complained about my kitchen sink and my dishwasher breaking and it took them four days to respond.
The office team says they’re sorry, but refuses to do anything to help you. They don’t mean they are sorry, they just say it to shut you up.
Seriously, do yourself a favor and do not move here. I spent two years here and have had NOTHING but PROBLEMS that the office is completely unwilling to fix.

Update: changing to a 2 star. When maintenance finally came they were great and took care of everything including bringing us a new dryer (though they totally scraped the floor in process). It just took 2 months for them to come.
I read these reviews before I moved in and figured it was «growing pains,» well I wish I had taken them more seriously.
–Parking is a joke and the contractors are now taking up space in the front of apartments for weeks on end with trailers. They could at least put them in the middle of complex where people don’t park
–I am being billed for a covered parking space that I can’t park in, they told me previously it was taken off my bill as it belongs to someone else… wish I had a space like I was promised when i signed the lease… instead i am billed for one I can’t use.
–It has been more than a month and our service requests are not taken care of. I even told them I had guests coming and they promised to have someone over before Thursday, here it is Thursday morning and nothing!
–I have a cupboard that’s unusable because it falls off (even though its in a «refurbished» unit). So my stuff is on the counter.
–I have no bedroom door! It gets stuck and finally fell off. You know how frustrating it is to not have a door?!
–My dryer stops every 20 minutes so I have to start it 3 times in the course of a load of laundry.
–There are always people smoking on the stairs in our stairwell, gross.
–Our patio is randomly worked on, without notice! Which is SUPER AWESOME when you don’t have a bedroom door. Our patio stuff is always in our living room since this project of there’s has been in process for over a month and its still not painted.
–We have a toilet that has been running continuously since we moved in.
–And spiders, a ton of them everywhere.
Loved my last complex, hate this one. I pay too much for a refurbished unit, lipstick on a pig.

the waters edges apartments is the worse managed complexed i have ever lived in. the new management company took control in february and ever since its been a nightmare, maintances dont have the experiances to maintain the complex, the office staff is BITCHES, there dont have backbone to deal with racial problems, i have a family of latinos and they walk yes walk 18hrs a day from on end of the unit to the other i have ask the management to explore this and they dont give a fuck just pay rent and put up with the shit, liz is the new asst mgr and when she was leasing agent before when it was under holland. she lied about security on site, there wasnt any .now they have a security patrol that only drive thru once a
january they also knew about a suspect prowling the grounds breaking into cars and never did nothing to combat this, never told residents to alert them, this information was never release. we told them about the noise but instead of sending a notice to the upstairs tenates we get a notice to move. the tenate lied and since theyre not black were wrong and now waters edge will put negitive bullshit in our rental history. not to mention the black mold, in the windows they would do anything about. i would advise anyone except someone on low income to live there, oh last they do have low income but dont tell others who is payinf 1800.00 a month for old appliances, nasty office staff and a pool thats shared but the other apartments next door

okay decent apartments but had soo much trouble in those 9 months of living here! The manager a complete BITCh yess you are! Had accused us of being some sicko peeking through windows with stupid papers on our door telling me to move if it continues believe that shit. later on apologized and said they’ll be looking and set more lighting around (never did), before moving out of there i saw the perv of peeking through windows and called the cops .
Another problem was when i had moved out if state like 2 weeks after i called to let them know my fowarding address and to mail me to discuss my current charges (the old lady didnt know jack) that they were charging me. The «lady» never did and never even received a call and sent me to collection agency i called them back they didnt want to discuss my charges and responded with bad attitude (unfair)!! Nobody wants to go to collection and i was looking out for my cred score, as they didnt give a shitt! Everyone there treats /​looks at you like shit unless youre coming for a new lease! Happy hunting ppl dont recommend
