Portico Kirby

New management has really changed this place. I’ve been here since well before the renovations and then after. Since new management took over about 8 months ago I’ve had absolutely no issues at all. Repairs, anything I need is done right away with no attitude. Michelle does an excellent job making sure that I’m satisfied with my experience at portico Kirby. The pool and grilling areas are the best and always clean.

Love the pool and community amenities here! You feel like you’re living at a resort! The property has regular community events including dinners, etc. The exterior of the complex is looking a little rough… Water damage is apparent throughout some of the ceilings in the stairwells. South Elevator has been broken down for a little while now. This being said though, the new management team is hard at work every day repairing and cleaning things up! They are really working hard to bring things up to what a luxury apartment is all about!
This place has some amazing office staff who go above and beyond (shoutout to «Michelle») to make sure everyone’s needs/​concerns have been addressed! I would really recommend anyone who is looking for an apartment near the Med Center to look into this one! It’s close by to the NRG Stadium, shopping and about a 7min drive to the Zoo with exceptional healthcare at your fingertips!

This place is decent. I would say that at the beginning of our lease we had a lot of issues with some of their staff that clearly did not seem to understand what they were talking about. We had constant maintenance issues and they promised things they did not deliver like promising we had a new carpet but instead it was the same old one the other tenants had just vacuumed, the appliances were burned and old so one of the maintenance guy just went in and spray painted them white to hide the wear and tear. I then learned that they changed to new managements both in the leasing office and maintenance. Ginger is amazing and so is Michelle. The two gentlemen that sat in the front when I first signed my lease are no longer there (I can see why). If you have any issues, I highly recommend you speak with Ginger. She is 100% for the customer. I think they can upgrade the appliances in the apartment for what people pay and some stuff in the restroom. Other than that, the pool area is beautiful, they do have a shuttle that takes you back and from the Med Center. It is easy access to highway 610, 288 or the closest, 59. Family, pet friendly environment. Lot’s of diversity within the community. They have events every month for their tenants. It’s not a new apartment complex, but again, the location is great. You are really paying for location anywhere within the area. If you are looking for a temporary place to live while you finish school, finish your residency, you work in the med center. this location is perfect. I gave it a 3 star only based on my experience.

I’ve lived here for a while now and it’s a great spot in town, especially if you commute to the med center. There’s a shuttle that goes back and forth from the apartment to the med center, so it’s super convenient for those who work or go to school there.
The front office staff is great and responsive to needs and the apartment complex itself is well-​maintained. From what I’ve seen, there’s a lot of families and young professionals living here and it’s a pretty chill atmosphere. No crazy ragers that I’ve seen (and if so, how have I not been invited).

My wife and I have lived here for a little over 2.5 years and we plan on renewing our lease again this summer. The location couldn’t be better. Being at the intersection of Kirby and Braeswood makes it easy to get just about anywhere you need to go. The amenities were already nice, but the recent renovations have made them even better. We enjoy the frequent social events put on by staff. Speaking of staff, we have no complaints and have yet to have a negative interaction with anyone in the office. The complex is very quiet so I have no problems studying from home. I would recommend this complex to any student or healthcare employee looking to be near the medical center.

This is one of the quietest complexes I’ve lived in and it’s located in such a nice neighborhood. What sold me on this place, though, is the amenities. The pool with cabanas (which house flatscreen TVs and mini fridges) and the stocked gym really make me feel like a rock star living here, haha. The staff also host regular get-​togethers like dessert night or brunch where residents can just eat and hang out to build a community.

I’ve lived this apartment complex for over 6 months and I like it. The maintenance is usually pretty slow but other things are pretty good. It has pretty good view and also very convenient.

I have lived here for over a year now, and I love it. The location is perfect; I attend school in the medical center and you just can’t beat it. The all the staff members/​managers are great. They’re extremely helpful and take care of requests promptly! They have consistently worked to improve and update the complex during the time I have been here. Also, They’re quick to make any repairs when needed. The amenities are great and there are plenty of monthly social events for the residents to get involved with.

I was really surprised to find such negative reviews about this place, a lot snap judgments or people that don’t quite realize they are in a complex with hundreds of people in a huge city. We have lived here for almost a year and it has been overall a great experience. This area is so close to many great things, Rice Village, Medical Center and Grocery stores.
Remember you are living in a city so crime happens (trust me, we relocated from NY), but in terms of safety this is as good as it gets. Gated, each apartment is alarmed and security walking premises.
We have 2 small dogs, complex has a small dog park for them to hang out and most owners are very responsible. Then there is the pool! Wow. Come summer time this place is just fantastic to have friends over and the cabanas with the TV’s and fridges are great additions.
Staff members and maintenance are always willing to help and quick to resolve any problems. Ginger the new manager really is a great addition. Very approachable, quick to help out if I have questions or concerns. Michelle, Alex and Matthew are always available and often stay past «normal hours» helping residents.

We have lived here in a classic style 2 bedroom apartment for just about 6 months now, which I believe is enough time to form a pretty solid opinion of the place for a review. Since we moved in, the Assistant Mgr Michelle, and other office staff Alex and Matthew have been nothing but great. They’re super helpful with anything you need, and are great people to sit down and chat with as well. Alex went out of his way to come to the apartment and show us the «easy» way to change the light fixture bulbs (instead of taking the whole thing down like we tried to do…), and Matt always has a smile on his face and even let me bring my cat into the office during move-​in so she didn’t have to sit in the hot car.
This is a great, affordable apartment (compared to others in the area) in a location that is relatively safe for a big city! It’s a gated complex, with no obvious way in or out for those who do not live here. We did have an unfortunate incident happen recently, and Michelle was beyond helpful, spending most of the day assisting in resolving the issue. She checked in with us in days following, showing she was genuinely concerned about our well being.
As far as amenities go — the gym is nice, I’ve never had to compete with anyone for the equipment. The pool is great, free coffee in the office at all times. There are grills to use in courtyards right by our apartment, which is extremely convenient.
Bottom line: great location, great price, great staff

I have to admit it’s the worse management situation I have encountered in many years. Emails and voicemails not answered, when you do finally get a response, it’s full of excuses. I would stay away from this apartment complex and management team. Great location– it’s a shame you have to deal with the hassles.

Just recently moved in.
Many thanks to Michelle, the Assistant Mgr. and the office staff Alex and Matthew for their professionalism and patience in helping us getting our apartment ready. After move in, there were few minor issues that were quickly taking care of by Michelle and her staff.
We are very pleased with their hard work and couldn’t ask for a better service! We feel very comfortable in our new home. We are impressed with the new fresh décor of the property, its new pool and the nice gym! We would recommend to everyone looking for an apartment close to Rice or the Medical Center. Shopping is close by and shuttle is available during weekdays.

Just moved in, and have had a good experience so far. Leasing office was always polite and professional, and very responsive considering we were moving to Texas from out of state. Alex and Matthew were both great to work with, and managed our requests in a timely manner.

Thanks to Michelle that she is always take care of the residents needs and as well as the prospects, she is efficient, kind and caring, opposite of the property manager who is so awful, ignorant, extremely rude and disrespectful to the residents and its hard to get her to do anything regarding apt matters. Michelle works very hard and within her power she delivers excellent customer service to the residents, even though I’m disgusted with the manager but, because Michelle is so good I referred a friend to her, who was looking for an apartment and she was excellent in giving him all the information that was needed and helped him to get what he was looking for, he had a very positive professional impression of her.

Unbelievable! My roommate and I signed an application for a 2 bed/​2bath apartment on Saturday at around 4pm and was told it was on the 4^th floor which is what we wanted, it turned out to be on the first floor and they let us know the next day. So after contemplating about it, we decided that it’s not the best choice for us as it will be a 12mon. lease and we don’t want to be stuck in an apartment we don’t want. We tried calling all day on Monday with no luck of reaching anyone. I tried to call back today and they let us know that they were swamped which is understandable. Respectfully, I let them know that I would like to cancel the application (which has not even completed the approval process, but I get it) and if possible, get our deposit back, MICHELLE (the assistant manager or whatever) told me that if the apartment is off of the market for 72hrs, we can’t get it back and didn’t even try to look into the application or help us in any way. Fine, if you want to be impossible then let me do the math for you.

by Monday at 4pm: 48hrs
by Tuesday at 4pm: 72hrs
I called at 10:15am on Tuesday. Then she proceeded to sound incredibly displeased with the most attitude anyone should have in life and let me know «fine, we’ll shred the checks», AND she was trying to find fault in the checks that we wrote and wondered why the application fee check was only for $ 49, it was because my roommate works in the med center and we got a $ 50 discount, she said AND I QUOTE «WHY is the application fee check only $ 49???» ASK YOUR AGENTS MICHELLE! At least Alex was trying to be helpful and understanding, but as an assistant manager, you should show a lot more professionalism towards future residents or just people that are interested in the property and build good RAPPORT!
Meeting Matthew and Alex was pleasant as they were very nice, respectful and helpful, but I can’t say much for the people that manage them. I’m so glad we did not end up here! It’s just too bad because Alex was very patient and helpful with our process, yea he messed up with the listing but it happens. If this event was a lot more pleasant, I would have definitely consider this building in the future given we can find what we want here, but they could build a whole building for me and I still wouldn’t even come back. Good luck to Alex and Matthew for working here!

Whatever you do, DON’T fill out an application & turn in a check. My boyfriend tried to lease an apartment & he mentioned he was changing jobs. Alex, the leasing agent (who is a complete idiot) told him «no problem, just provide an offer letter». He did that, wrote a $ 99 check for the application fee only to be told he was turned down, WITHOUT calling to verify the offer letter!
I had terrible vibes from the moment we walked through the door. What should have been a 30 minute info/​showing with Alex turned into a wasted 1.5 hour because he doesn’t have a clue how to communicate with others.
He also mentioned that the complex is undergoing new management soon-​HUGE RED FLAG.
Don’t waste your time. And it sounds like others weren’t so lucky & actually took an apartment here. My BF cancelled his check & is only out $ 20 for the fee.

Do not EVER live in this apartment building. It is honestly the WORST place I have ever lived in. It has just been a terrible experience. Firstly, it is an expensive place to live and everything in the apartment is so cheaply made it is unbelievable. Also, the electricity and water are cut off periodically. The worst experience I have had with them is that our apartment was leaking water into a lower apartment and maintenance came into our apartment without permission, left the door unlocked, and found black mold in our wall but never said anything to any of us or tried to contact us in anyway. Then, maintenance lied and said they removed all of it when there was obviously still mold in the wall. Management said they were licensed to take care of small areas of mold but I’m sure that was a lie too. It looks beautiful from the outside, don’t let them fool you. Don’t ever live here, it is not worth the headache. I was warned before I signed the lease and I thought it wouldn’t be that bad. IT IS THAT BAD! DON’T DO IT!!!
