Vue Kirkland

I have lived here for so many years and just love it. Why? The landscaping, the two-​story buildings, the many aspects of nature… squirrels, deer at one time, raccoons, woodpeckers, robins, ducks, stream flowing through the premises. The many walkways open to all. I’m real particular about noisy neighbors and for the units I have resided at through the years, no one even lets me think I have a neighbor. The residents are generally so very sweet and nice to say hello/​goodbye to as well as living so close to medical/​dental facilities and even a hospital and shopping area. Through the years I have never had to worry about schools because just up the hill from this property are pre-​school, elementary and junior high schools as well as churches. Both my children ended up going through the whole school system and graduating from Juanita High. They loved it here as well. Very, very convenient!

If given a chance I wouldn’t live here anymore. The new management is so rude and uptight about every little thing… We constantly come home to more notices on our doors saying that people are going to be entering our apartment for this reason or that reason. When we have not requested for anything to be done. The past maintenance requests were jokes. My fan in the bathroom literally fell out of the ceiling and fell to the floor I put in a request and they used white glue to put it back in… Really elmers glue… Really… Guess what it’s dangling out of the ceiling again. Now they are charging us rent which is normal… Pet rent still normal… And now they are charging parking rent too for our cars even though WE DONT HAVE ASSIGNED SPOTS… If we come home later then everyone else in the building we have to park like 3 buildings away… Now there is tow truck signs everywhere… but can you really tow if it’s not your assigned spot… NOPE The water here sucks… The water bill is always through the roof and your clothes come out of the wash smelling like mold and mildew. When you live on the top floor you can here people stomping up the stairs and everytime a door opens or closes in the entry way you can hear it throughout your whole apt. The neighbors in surrounding buildings leave their dogs leashed up strapped to something in the back porches who bark alot and that’s ok? Yeah cause people so enjoy listening to dog barks and walking in poop…
The best part of all is the people in the office really don’t seem to care they took away a rent drop box and then shortened the hours they are «IN» the office although the old hours are still posted on the doors they just don’t show up.
And I forgot the best part of all a maintenance guy recently to me that the waters heaters in the the whole complex are not to code and are ticking hydrogen bombs… That’s what every resident wants to hear…
This place sucks… STAY AWAY
It’s A WASTE of money to live at kirkland vue

This apartment complex was truly a nightmare. Once the new leasing company took over around December 2015 things went down hill fast. Not only was the new management extremely rude, but they also forced us to stay in a mold infested apartment for the last two months of our lease. They told us it was «mildew» and it’s completely harmless. Little did we know when we moved out our neighbor told us the people before us had the same mold problem and all the vue did was paint over it. Truly a shady move on their part and never a place I would recommend anyone to live in. All of the images I posted we’re from our apartment so you can see how bad the mold really was. Please take my advice and stay away from this place!

I’ve called this place home for the past two years, just moved out this past month. I LOVED living here and was almost heartbroken when I asked about upgrading my studio to a 1bedroom and found it was out of my budget price.
I lived in a studio on the back side of the K building and could not have been more content. Outside my patio was the rainwater runoff they mocked up to look like a little creek, complete with big cedar trees and large rocks. I slept with the window open and already miss falling asleep to the sound of moving water. Of all the studios I looked at while initially apartment hunting I liked this layout the best because there was a clear distinction between where the bedroom ended and where the living space started.
I apprechiated the absolute thickness of the walls. Had a neighbor, that I’m pretty sure was special needs, that would listen to music and «sing» along loudly every day about 5:00pm for a few hours. Turning my TV to a low volume would completely drown him out. I myself would crank up the tunes as I showered in the AM and never once had anyone mention anything about hearing it.
I never experienced the ‘not answering the phone’ issue with the front office as another review indicated. I was pretty good at taking care of my own and I think only once, in the half dozen phone calls over 2 years, did I have to leave a message. They called me back before the end of the day so it didn’t strike me as odd. The only issue I had with the management was when I renewed my lease for the second year my automatic payments didn’t continue, resulting in a late fee I was told they could do nothing about. I understand the people in the office and different then the corporation that actually takes my money so it wasn’t an issue with the front office so much as they were the people who had to listen to me bitch about it.
About the only negative thing I can think of is the community dryers run WAY too hot (It CRISPED my favorite pair of fuzzy socks –on LOW heat!!!).
I’ve walked to QFC and Trader Joe’s in my time there. I had a motorcycle under a cover and not once was it messed with. PLENTY of parking out near the K building.
If you’re looking for a place that feels safe, and if it’s in your price range I vote this place.

Note that this review pertains to the management people who were responsible for Vue Kirkland prior to 29^th October, 2015.
This place was beyond a shadow of doubt the worst managed apartment complex I have ever come across. The former management (prior to 29^th October 2015, since the management has currently changed) not only plumbed the depths of ineptitude and incompetence, but were also completely unresponsive and never around. To accomplish anything with them was virtually an effort in futility. To give you an example, I would walk over to the leasing office in person many times, only to find it closed, for the majority of the day sometimes, and at other times, when one called, there would be no answer, no matter when one called during the day. Winning the lottery is probably easier to do than getting lucky enough to have gotten somebody who is *paid* to work there to answer the ruddy phone.
And the woman who managed the affairs was completely insincere, she would say she would get back to you, and would never do so — for weeks! I once had to go there in person after trying to reach her continuously for one entire week without success, and I called almost every hour or so for a whole week — simply beggars belief that any management could be this bad.
If you went to a dentist and voluntarily asked her/​him to pull out all your teeth using only pliars, a hammer and a chisel as their tools, for a whole ten hour period, that would seem like a joyous day in comparison to dealing with the erstwhile management of this apartment complex!
I really hope that the current management can do better — they have a lot of trust and respect to win back from former tenants like me. The apartment complex itself is a pretty decent place, I would have stayed there if the management back then had been even passably good, but alas, they were ridiculously and utterly incompetent.

I would give the Vue at Kirkland zero stars. There is no way this place deserves anything. For starters, the apartments are very small and the walls are so thin you can hear your neighbors’ conversations, etc. The other big issue is the management of the property. I have complained about the pot smokers for over 6 months and the manager has laughed at me, told me there is «nothing they can do», that’s «what you can expect in an apartment» to you can «call the police but they will laugh», or for me «to investigate» as if I am going to walk up to drug users at night by myself and question them. I have said repeatedly that this is a health issue to have my apartment filled with pot smoke. The manager even offered to have my carpet cleaned once because I came home from work one night to an apartment that reeked of marijuana. The offer was only for appeasement. I have yet to see a carpet cleaner or for the manager to follow up on empty promises. There is no common sense or decency with the onsite management. They will lie to you and tell prospective residents that they have a non-​smoking policy in that you can’t smoke inside the apartment and they follow federal law regarding marijuana use. Don’t fall for it! This is not the place for people who care about their health and don’t do drugs. These people are not appreciated. Pot smokers are clearly welcome. Keep quiet, don’t complain, and smoke pot and you will be fine. They will have you sign a non-​smoking agreement but won’t enforce it and then play helpless and shrug if you ask them to do something about the pot smoke. I know of another resident in another apartment who told me about the pot smoking in their building and the complaints also fell on deaf ears. If you complain, they will be punitive towards you. The callousness and disregard for their customers is unbelievable and nothing I have ever experienced.
Another problem with the management is they don’t make repairs. I had open repair order that has been in a black hole for months. The management recently inspected each apartment with short notice to look for repairs but they can’t fix the orders they have. They didn’t even replace a burned out light bulb in the bathroom during their «inspection». That had to have been noticed. It was just an invasion of privacy.
The rent is too high for this and no one should be treated so badly. My recommendation is to stay away from this place.

I’ve lived here for a year and a few months with my boyfriend.
I love it here because its really quiet, there aren’t many kids roaming around (at least in my building), lots of trees, a little creek/​dog play area, lots of parking, a washer/​dryer in MY unit (they are supposed to be adding more to certain buildings – we just lucked out big time that they were putting them in as we moved in the summer of 2013). Maintenance and the office are always with it and polite with answering our questions and fixing the things we need fixed. We feel really safe here and love it!

Pros:
the place is conveniently located.
walking distance to a lot of stores and bus transit.
a lot of parking.
quite neighborhood
seems to be a safe community
Cons:
OVER PRICED
SMALL units
when we first moved in, rent was 1117 seems reasonable… but it didn’t include utilities. now that our lease it up, instead of getting a notice in our mailbox they pin a paper to your door informing you its time for a new leasing or vacate. so much for privacy.
they promised washer and dryers in unit, but it never happened. they do have a laundry facility but its a total waste of money. machines are always broken with no sign so you waste your money and go back to find your clothes drenched in mold scent water.
every time you need maintenance work done it doesn’t happen. our closet doors have been broken since move in day
the toilet sweats causing mold. AGAIN, said they would fix it but still waiting.
my garbage disposal broke, took 2 weeks and a lot of complaints to the office to finally get it done.
management hardly answers phone calls and the offices is empty majority of the time.
all in all… nothing gets fixed. the one bed one bath is 550sqft and they’re going to raise the rent to 1275??? what did they do to the place to raise the rent?! NOTHING!
they do have new management in this past month but thats probably the reason for the rent raise.
personally, i wouldn’t recommend this place. great neighborhood but NOT worth the money!

I have lived here at Totem lakes for almost a year and a half. It has always been very quiet and peaceful. I can sometimes hear my neighbors upstairs, but that’s to be expected in an apartment. My neighbors have dogs but I’ve never really heard them be loud. I have been very satisfied living here (leaving due to purchasing a house). I’d recommend this complex (especially in the back building K).

The walls are VERY thin– for my first year living there, I was blessed to have an almost silent upstairs neighbor… then I moved from a studio in the K building to a two bedroom in the D building, and life became hellish. Constant banging on the floors, and even just people walking up the outside stairs would shake my apartment. Voices could be heard as if they are right there talking to you instead of upstairs. Just awful, old construction. TONS of management changes, which is never a good thing. After many complaints about the upstairs neighbors holding youth group (drums, singing and all), I finally had to call the cops and have them deal with the neighbors since management would or could not. Management also rarely answered the phone.
I did like the pretty pond and the yearly ducklings. The proximity to the hospital and Trader Joe’s was nice, too.

You can pay rent online, you don’t need coins to wash your laundry, depending on the building you live in parking is great, parking lots have great lighting, I’ve been here over a year and it seems to be a safe community.
Trader Joes, Denny’s Pet Mart, Wells Fargo, Ross, Famous Footwear, and Sakura Teriyaki are only a few close conveniences.
Rent is fair for the area, I’m not to fond of them raising my rent when I re-​signed my lease though and I don’t really like that the water bill is shared then split because it seems that I’ve got neighbors that just leave the water running.
The building seems well insulated, sometimes I can hear my neighbors but it’s to be expected in an apartment, I believe there is no smoking allowed inside but that doesn’t stop your neighbor from smoking right outside your window-​yuk :p, the property is well maintained and I don’t know the new office staff very well but they are friendly enough.
I’d recommend this apartment complex.
