Great area close to public transportation pet friendly a little expensive for the square footage of the apartments

I can’t say much about the location of this community we have vagrants come in and out at all hours. Security is not doing their job. My bike was stolen off my second story balcony and reports of people breaking into cars and walking into tenants apartments. Stealing packages that are left in front of tenants doors. It’s not a great situation for the amount of money we pay a month. (2000 $) a month for a two bedroom. It seems that management does not care about the situation! We need this community to b gated and security patrol to b around ²⁴⁄₇ and cameras to prevent people from the trolley coming into our community and using our facilities and stealing from us. The reason I gave this 5 stars is because of maintenance! Alberto is the best, he really cares about the issue in your apartment he always goes the extra mile!!! Every time he has come to fix something he hasn’t stopped until it was fixed and perfect!!!

I spent 4 – 5 months searching for an apartment in the San Diego area while I lived in Portland waiting for my home to sell. I spent countless hours on several rent websites and couldn’t find much of anything in a nice area. It was either low rent in a bad area or high rent in a nice area. I found eaves La Mesa to be the best of both worlds. I’ve lived here since August 2014 and I can say it’s an amazing place. Quite quiet considering it’s located next to a major highway. And I cannot say enough about the maintenance team, especially Alberto. From day one, he has bent over backwards to help me with even the smallest of issues. Both he and Rene are awesome. The entire maintenance team immediately responds to any issue and takes care of it promptly! My only complaint is that I have heard the rent is going to rise exorbitantly, which may force me to move. I signed a two-​year lease and have heard (from others) that their rent is going up $ 200 a month. If that’s the case, they’re going to lose a LOT of tenants including me! It’s sad, because I am so happy here. Hopefully that will not be the case, because I hate moving and love the location and all of the staff! Hopefully, that will not be the case, because I am so happy here!

I’ve been living here for about 7 months now and I am very pleased with it! The property is nice and we haven’t had any problems. The best part about eaves is the maintenance team! Renee is awesome and responds to service requests insanely fast. Our fridge broke on a Sunday night and he replaced it the next morning, while working around my roommates’ and my work /​school schedules. The only issue we’ve had was a car part being stolen off a car — i think this comes with living right next to a trolley stop though.

Clean, quiet and great location! Only leaving the complex as I am moving out of East County.
Rene (Maintenance) is awesome! He genuinely cares about the residents and their satisfaction with their apartment home! He ALWAYS goes above and beyond!
Dabrena (Mgmt) was very helpful with my move in and now with my move out. She always provides great customer service!

sigh. I wish there was something more positive to write here. If you live in unit #367, prepared to have the most annoying upstairs neighbors– fights all night, loud banging on walls, constant dog barking, cops called, etc. Horrible. Management does not do ANYTHING about the problem and you have to take care of it by calling «Go Patrol» nightly– so insanely dumb. When you move they will try and nickel and dime you– i.e. replace carpet then charge you for carpet cleaning. We were informed we could break our lease and move due to the upstairs neighbors and their constant domestic fights. It was hard to sleep or work at home since they were extremely loud without regard for other tenants.

Love being here. Love living here. Staff is so helpful and pleasant. Complex is clean, quiet and feels like home! Love the pool/​cuzzie and gym. Trolly stop here is the most quiet trolly stop I’ve ever seen. I find the price to be right. Thanks eaves and everyone who works here! :)

I lived here for almost a year and was very disappointed when it came time to renew my lease and they wanted an additional $ 135 a month. I found this to be outrageous and when I spoke to the leasing office they said that was the going rate for La Mesa and it’s all about location. I’ve lived here my whole life and know I can live on Baltimore in La Mesa for cheaper and away from the trolley so that logic doesn’t fly with me.
When I realized they won’t work with you to keep their tenants I quickly left. The facilities are nice here but not worth the price they are asking. This isn’t Mission Valley!
There is a big turnover in both tenants and staff at this eaves which doesn’t surprise me now that I’ve been through this. Their corporate office, located on the East Coast, needs some better customer service skills to keep good long term people that care about their property.
I don’t regret living here and I would have stayed if they didn’t try to raise my rent so much when I willingly wanted to resign a lease. Hopefully others will have better experiences.

I really enjoy this complex so far. It has great amenities large swimming pool, Jacuzzi, BBQ area and the Gym. The equipment is new and in general they take care of the place. Its not cheap to be and they increase the rent often but at least you don’t have to deal with crap like other places.

We lived here back when it was an Archstone property. The property management/​overall upkeep of the facility was fine but I was very unpleased when we moved out.
My wife used to work with property management companies to clean apartments before renting them out again. She scrubbed & cleaned her little butt off and they still wouldn’t give us back our deposit. Such a ripoff. We worked our ass off to keep that place immaculate. Totally unacceptable.

I loved living at Eaves La Mesa. Too bad they raised the rent ridiculously high for a one bedroom or we would have renewed our lease.

The more I live in other apartments, the more I realize these are actually good apartments with good management. I miss living at Eaves.

The names have changes from Archstone to Avalon now EVEVES apartment.
1. WATCH OUT when you move, no matter how much you clean they don’t care and will charge you for every little thing.
2. A month fee for a cat /​dog is ridiculous.
3. Yes, there is always noise train on one side freeway on the other, and in between days. The gardener @ the pool area blowing leaves for 30 to 40 mins. Why cant they just sweep it up. I have complain about it for months, nothing was done.
3. Tiffany nice at first, but could do more stop being lazy & slow, She doesn’t realize that if you are in the pool area, voices go up, & up. Why does she speak so loud.
4. Alex duh, you area professional take off the earring. You look SILLY.
5. To the people in charge of making it look nice, For safety please add more lights where people walk, I almost fell twice.

because NOW when I rent I’m more careful.

I have just moved in. So far everything has been wonderful. The place looks and feel like a resort with its besutiful and perfect for swimming pool and variety of palm trees and flowers. The management team has addressed any concerns that had in the best and most expedite manner. Thank you Dabrena and Kristen! I would HIGHLY recommend the Eaves La Mesa complex!

I recently moved to Eaves La Mesa in October and the first contact I had was with Alex and he made me feel right at home from the moment I met him and toured the complex! I moved from a single family home in Spring Valley and was not sure how I would like living in a multi unit complex but my experience has been very positive! The complex is quiet and very well kept and has all the conveniences that I enjoy like pool, jacuzzi and even a very nice gym that I use multiple times per week. Even the maintenance crew here is very friendly and helpful. My experience has been great! The trolley is just an added bonus because I love going to San Diego State basketball games and football games. I’m glad I live at Eaves La Mesa.

I just moved in last week and Alex was really GREAT! I was moving from across country and he made my move-​in easy and efficient. It was last minute, but he did everything to accommodate me. Applying was simple and everything was available online. During my move in, the manager Tiffany, was also helpful. She walked with me to my unit to make sure everything was perfect. The complex is really quiet, clean, and I feel extremely safe! The maintenance crew always speaks every morning when I run into them. Overall, this has been the easiest and friendliest move in I’ve ever had!!!

**IF YOUR MILITARY** DO NOT MOVE HERE!!!
I would first like to say that the management of these apartments say one thing and do the next. You pay over 1700 for a parking spot and a old washer & dryer.
Example. I was told that I could come pick up my kids and wouldnt have to turn anything on because I didnt have my HHG shipment and they understood it wouldnt be there for another month. At the time I was 7mos pregnant. I go to pick up the keys and I was confronted and told that I would have to turn everything on. So at this point Im forced to move in because Im paying rent and utilities. So I live on a air mattress until my shipment came to California.
Its ALWAYS loud and its not the neighbors. They’re constantsly doing yard work on days when you would like to sleep in like saturday mornings.
Example. My son was constantly sneezing after I had him and I myself started to also. I later see a brown substance running from the air conditioner. I reported it and I was told the filters hadn’t been changed in a long time. Now I have this brown line running down my door and I show this to one of the managers and I told them I wasnt going to pay for painting and to make sure to annotate this on the move out slip. I was told no problem after it was time for me to move out I had to pay for the paint job.
EXAMPLE …My friends kids came over and dropped juice on the carpet. it was only near the kitchen so it wasnt a big deal. when I attempt to move out I say can I pay for a cleaner. the manager denied that and said he wanted to talk about getting carpet which I would have to pay 30% of the fees. I later find out that they want 399 dollars because they chose to replace 3year old carpet and I wasnt there for 6mos.
EXAMPLE i overpaid them and was charged only 293 at move out for the 5 days I was there after they deducted the amount I over paid. they later sent this to collections saying I owe them for moveout and for carpet that they decided to install. I had a company clean my house and they are landlords and he is a witness to the carpet and everything else.
DO NOT MOVE HERE… ITS NOT WORTH IT

I have lived here for 3 years and had a really good experience untill moving out. They took our entire security deposit which was $ 400 including charges for a complete paint job. However, according to California Tenant laws if you have lived in a rental home for 3 years or more you cannot be charged for paint as this comes under the normal wear and tear of the place in 3 years time period. Moreover, the managment has stopped replying to my emails as well. All of the move out costs were not agreed upon at the time of lease signing and i cannot believe how can they charge us for the paint job. Anyone renting the place, should inquire about the move out costs and even then at the time of moving out please be aware of your rights so you are not over charged

I lived at Archstone La Mesa for 2 years. For the most part, I enjoyed living at this complex. Nice amendities, nice people, LOTS OF PARKING, and the office staff was helpful and great.
However, after two years, I decided to move back to San Francisco. This is where things got messy… and sorry for the lack of better words… effed up.
We were being told that our carpet was «trashed» and that we were going to have to pay $ 1000+ to get the carpet REPLACED. As I mentioned, we lived there for 2 years so of course wear and tear is going to happen. Most of the stains or whatever were around the door because thats where people first stepped in from outside. Otherwise, the carpet was spotless. No burn marks, no major stains, or anything hardcore. For college students, that place was clean.
I kept calling the office to touch bases, but the Assitant Manager Nina couldnt tell me anything. All she would say is «Sanjai has your files so i can’t help you out.» She’s the assistant manager. She couldnt tell us anything for a week! WTH… really?! Well find our file and tell us SOMETHING! BTW, when I signed out… Nina cut me a check because she over charged me for rent… When i got back to SF… i realized she «forgot» to sign it… so I had to send the check back to SD and she had to send it back up… such a pain in the butt!
Well, anyways, they kept telling us we were going to have to pay about $ 400 to pay to replace the carpet. I was trying to fight it because it was a lie. My roommate even went out and got a Carpet cleaner which made the carpet look brand spanking new. But the manager Sanjai said «You can tell someone tried to clean it… its a good job. but not good enough.» He told us he was trying to get the records to when the carpet was installed. Because if it was older than 5 y ears… we werent responsible. So after waiting 10+ days… we finally got a call and were told «We cant find the records so you’re off the hook!»
ITS BECAUSE THEY COULDNT LIE ANYMORE!!! We were annoyed!
Just because of the move out situation… I never want to live in an Archstone complex. Trying to scam poor college students.

This is my second year living here. It’s a very nice place. There’s new management that took over sometime in the beginning or middle of this year and are way nicer than the previous management. It’s nice inside and out and comes fully furnished. There are three floors, but there is no elevator (can be a big problem if you live on the third floor like me, especially when you are moving and moving out).
It’s very diversed when it comes to the people that live here. There are college students, families– young and old, and some seniors.
Young residents like myself have had parties, but never got any complaint from the neighbors. I guess as long as it doesn’t get too out of control.
There’s a pool and a fitness room, but it is a very tiny gym.
The price is okay, but it keeps going up. But then again that’s how it is for every apartment.
Overall, It’s a great place to live. It’s a 5 minute drive to State, 3 minute drive to Target and Wal-​mart, 2 minutes from Denny’s and it’s across from Albertson’s. Very convenient!
