Wayne is stellar. His patient and professional demeanor was perfect for us. We moved to Laguna Niguel from Salt Lake with particular requests. Wayne searched high and low to find a non cookie cutter 4 bedroom, 3 bath with an actual yard. He coached us through the process and answered questions constantly at all hours of the day. Perhaps, the greatest compliment was upon buying the home and needing references for plumbing and electrical enhancements, Wayne knew exactly who to call. The plumber and electrician were prompt and efficient and love working with Wayne’s clients. Happy in Laguna Niguel.

It’s not customary for me to write reviews unless the service was either absolutely outstanding, and/​or there is a very important message that I want others to be aware of.
I was given Wayne Chang’s name and number WHILE I was in the middle of a contract to sell my home with another realtor! I was so upset about what I was experiencing with this other realtor, that a friend felt a call with Wayne would at least help educate me.
First sign of impeccable character … Wayne did not discourage me from my current realtor! (He plays nice). He LISTENED and explained how he normally handles a sale of a home. Wayne didn’t sugarcoat any facet of my predicament. Telling someone the painful truth, is my second measure of impeccable character … their integrity!
I was so impressed by his style and straightforwardness, that I battled to get my current contract with the other realtor cancelled. From the moment I did, Wayne educated me, asked me to make changes that would help sell my home, and then he stuck with his marketing process that he knew worked.
The sale of my home was definitely not easy on me or on Wayne, but through the entire process his professionalism was unparalleled. You develop a relationship with Wayne, when he offers you any service. He cares about his clients. With every question I had, he either had an answer or he gave me options. So the entire time you’re working with him, you feel you have a say and you matter!
Wayne takes, what I consider to be a person’s largest investment (their home), very seriously. He guides you, as you think he’d guide his own family. To say Wayne is a true, compassionate professional is an understatement. And from my painful 1st experience with the other realtor, I learned that not all realtors are created equal. Wayne far surpasses the majority out there, with his intelligence, integrity and compassion!

My house sat on the market with crickets chirping for over 2 months before I fired the former agent — all the while with her telling me how «great» everything was going. «Once bitten, twice shy,» I interviewed many agents before I hired Wayne. He had the house professionally staged & cleaned, and posted it on MLS on Thursday. I had an offer Friday & was in escrow Saturday. At 99% of the listing price, and with non-​contingent buyers w/​50% cash down. Wayne was phenomenal through escrow (which closed early, largely thanks to him); personally handled everything; met with workers; & was an exemplary fiduciary. What I’ve learned is that its not «location, location, location,» but «Agent, Agent, Agent.» You can’t change the location of your house, but you CAN choose an effective agent. Don’t waste time with «friends» or «nice guys» or your neighbor’s college roommate. If you want a REAL agent and not someone filling her time between PTA meetings, use Wayne.

Wayne was great when I needed to purchase a piece of land in Los Angeles (Mount Washington). He was incredibly helpful, knowledgeable, and quick at correspondence. My escrow was painless and we signed all paperwork via email, it doesn’t get much easier than that. He’s a good guy that I highly recommend!

If you’re looking for a professional and personable realtor then Wayne Chang is your guy! My aunt stumbled upon Wayne’s profile when she was helping me research and literally called me and said «hey I found this realtor and he’s very educated» — haha, she cracks me up! Of course I have to take what she says with a grain of salt… I’m sure you all have that one aunt or uncle. But it just so happens that a few of our friends recently purchased a home too and Wayne was their realtor! They purchased in West LA so I was a little surprised but OC is definitely Wayne’s stomping ground. We like personal references and it’s a plus that he has a good resumé that my aunt approves of so we had to go with him.
We were first time homebuyers and Wayne really took the time to answer all our questions and pretty much held our hand throughout the process. Besides taking the time looking at homes with us and providing a lot of guidance, he really did look out for our best interest. He gave us honest opinions, which is refreshing because you would think he would say whatever it takes to make a purchase but he’s totally not like that. It’s also a big plus that he has a good sense of humor. He’s just a pleasure to work with and you just know you’re in good hands.
Did I already mention we literally have him 2 months to find us a home and close escrow? And we also shifted search areas on him a few times too. He really did step up to the challenge. We closed 5 days before our apartment lease ended — like we were seriously almost homeless!
Another huge plus is what we call «The Wayne-​Mobile»! It’s a medium size moving truck that Wayne offers to clients. We took advantage of this perk and it was really convenient. You pick up and drop off in Mission Viejo and since we moved from Fullerton to Irvine, it was pretty convenient. Just make note that pick up and drop off hours are from 8am to 8pm! We went to pick up at 11pm and had the biggest #fail moment.
We are now happily moved into our cozy little condo and already told Wayne he’s going to have to deal with us again in a few years when we’re ready to get a bigger place.

Wayne’s strong negotiation skills not only helped us get our offer accepted, but also helped us feel comfortable that we were entering the deal with the right terms that would suit our needs.
If you want a deal to get done and done right, choose Wayne and you will be so glad that you did. He is the reason we were able to buy our condo without having to bid against other potential buyers, and better yet, we were able to purchase the property under list price! My «short» recommendation would simply say, «We had a full-​list price offer 3 ½ hours after Wayne Chang posted our house on the MLS. .. and, wound up selling for more than our asking price».
A more complete recommendation would point out that our home sale experience was facilitated as the result of Wayne’s excellent local market knowledge and his totally professional acumen.
Wayne (no pretentiousness need for formality, just friendly and comfortable information exchange) made a through and professional presentation to get our business. We sought him based on our review of available, top local agents. Then, he followed up with topnotch industry professionals for photography, staging and media to insure the best possible presentation of our home.
He and his office personnel were always responsive and available to answer questions and give guidance through the entire process; from offer reception, negotiation and acceptance, to the inspection process to the final closing.
I only wish Wayne were available to guide us through our next relocation phase. .. the acquisition of a new home in Texas!

I worked with Wayne previously in his career prior to real estate. I knew Wayne was an honest, diligent, intelligent, dependable, organized, and overall good person with good character. When I decided to buy in the West LA area, I sought Wayne as my agent. Wayne was able to provide insight and advice when putting in multiple offers. When we finally were able to get an offer accepted, Wayne was able to negotiate a few things for us which helped alleviate the burden for us.
Throughout the offer, counter offer and escrow process, Wayne was on top of everything and always kept us informed and up to date on the status of everything. The entire process was smooth and effortless and Wayne was a big reason for that. I trust him with my matters.

I cannot recommend Wayne enough to represent you for all of your real estate needs. I have known Wayne even before he got into real estate, as we both started working out of college as CPAs at a large international financial services firm. In my interactions with him he always exhibited strong business acumen and was highly regarded as a strong performer around the office.
Wayne assisted me with purchasing a single family residence back in June 2013 and one of his greatest strengths was his ability to negotiate more favorable terms. During the escrow process the appraisal came in higher than the purchase price, so I asked Wayne to go back to the seller to ask for a lower price. Keep in mind this is when inventory and prices were a lot lower than present day, so all the good properties had intense bidding wars and sellers had a lot more leverage than buyers. Despite these unfavorable conditions and the seller’s initial hard-​line refusal to budge on the price, Wayne was able to negotiate a reduction of over $ 10k for a very minor concession in return. I immediately took the deal and Wayne proceeded to manage the escrow to close on time without any hiccups.
Fast forward 2 years to present day and Wayne still continues to deliver excellent client service. He’s always made himself available when I have real estate questions, recommended a great contractor for my kitchen remodel and even got a moving truck for his clients to use for free. For my next real estate transaction I will not hesitate to call him! Thanks again Wayne!

Wayne Chang is an execellent realtor! We are first-​time home buyers. We went out to see houses every weekend and sometimes weekdays for a month and half. Wayne always made himself available and was there on time everytime. He also gave us sincere and professional advice on houses and neighborhoods.
