Serenity at Larkspur

My boyfriend and I relocated to the Bay Area several years ago and have been happily living here for much of that time. Although it is one of the smallest and pricier rentals I’ve had, it is also without doubt, the best I’ve ever lived in. I appreciate the modern aesthetics of the space, with a vaulted living room ceiling, updated kitchen and a lovely balcony right off the living room, with a view. When you walk out the front door, you walk out to a walkway shared with only one other apartment, and steps away is lovely pond and park. Across the street from the complex is the Larkspur ferry and the very convenient Marin Mart, with shops, eateries and a gym.
The management of Serenity has proven to be exceptional and responsive, making good use of technology for communication. Additionally, we’ve never had a maintenance issue that wasn’t addressed promptly and competently.

My wife and I have had mixed luck with apartments in California– Serenity is my 8^th apartment in the Bay Area, and our 4^th together. We’re coming from another complex that was TERRIBLE (review coming, don’t worry…) and were very leery of the process. This review is for our leasing experience and initial move-​in. I will update when we move out at the conclusion of our lease.
You don’t really need to visit Serenity to know the location is outstanding– right across from Marin Mart, great dining, and the Ferry. Beaches are close, as is 580 and 101. Commute traffic in the evening coming from either direction sucks, but that’s not the apartment complex’s fault, and there is a nice back route that I’m not going to go into because I want to keep it traffic-​free for myself: D
The complex looked very well-​kept to us. The grounds are well-​maintained and the sales facilities, gym, various party rooms, business centers, 2 pools and hot-​tubs and grill areas were all spotless. There is a very large park in the middle with some fitness trail equipment, a waterfall near the sales office with a sitting area and firepit, and a stream running to the leasing office. There are a lot of dogs both on and off-​leash on the grounds (we have a dog). There’s a playground as well, and tennis courts. We were impressed with the quantity of amenities and their level of cleanliness. Considering most apartments grudgingly give you a pool to use, this was awesome.
We met with Kelly initially, and was then introduced to Katlyn the Manager and Victor in the Leasing Office. Everyone was VERY nice. Kelly was OUTSTANDING– she asked what we wanted in an apartment, and since they have promos going on and some inventory, they can find something for everyone. We told Kelly about our concerns coming from the last complex and she was very receptive and went WAY out of her way to accommodate our requests. She showed us a couple of units and in general made us feel comfortable. Since my wife was interviewing out of state at the time and we didn’t know if we were staying or going, we weren’t even a guaranteed sale, but the impression we got was that she gives 100% to everyone that walks through the door.
I called her about a week later when we decided to stay in CA, and within a day she had the perfect unit for us and facilitated another site visit and we were able to finalize the lease in like an hour.
The whole experience was great and we really appreciated it. The staff projects an atmosphere of «How can we help?» as opposed to our last complex which projected an atmosphere of «fuck you». Kelly and the team at Serenity went above and beyond, and we’re looking forward to the rest of our stay here.
…and they have bomb cookies in the Leasing Office, FYI.
Once the resident leaving our unit was moved out, they had to refurb some thing like carpet and my wife was able to customize some small details that were important to us and nothing they HAD to let us do, but Kelly kept in touch and my wife saw the unit while they were cleaning and refurbing and put us at ease that it would be what we discussed.
I won’t lie, move-​in was a little difficult– the elevator was at the opposite end of the building, so everything had to go up stairs (about 4 consecutive staircases) which was exhausting, but again, that’s specific to our particular unit. They can’t all be next to the elevator. Once we were in, we found the apartment in near-​perfect condition, exactly as promised. We keep looking for problems because we’re so used to the deceptive sales presentation and shit property management we had at our previous complex, but we can’t find anything to complain about. The unit looked brand new, the neighbor noise is almost non-​existent and everything is clean and in working order. Our view is spectacular and we’re happy.
It sounds cheesy, but I review a lot of different experiences and apartment complexes get shit reviews based on things they have no control over, like raising the rent or having neighbors sharing a wall. I can only speak for our experience, but it was GREAT. We’ll recommend this complex and Kelly to whomever asks.

My boyfriend and I just moved in October of 2015.
Moving in was very pleasant. I only have had two work orders. One — the blinds were the wrong size upon moving in. They fixed it immediately. The other, I pushed the sink drain stopper too hard and got it stuck. They also came and fixed it immediately.
Every office associate and Manager stay on top of e-​mails and are prompt with responses. They are all incredibley friendly and caring. The community is clean. Hot tubs, pools, gym, and clubhouses are awesome. I use all of these amenities. Great location and incredibly safe. I honestly feel like I would never need to lock my front door. That’s how safe I feel this neighborhood is. Also, I love the fact you can walk to the ferry and the Marin County Mart since it is right next door.

The good — The location is very close to the ferry and larkspur landing mall. Very convenient to walk down and catch a ride to the city. Nice public dog park and very pet-​friendly (I think they charge $ 75 per dog for pet rent). The staff is actually very friendly.
The bad — This place has been under construction for 3 months (see pictures) and is projected to remain under construction until November/​December. They will tell you about guest parking but, the work crews have mobile sites set up through the complex. Good luck having a guest find a spot. They might as well park in the larkspur landing parking and walk up (i guess that is a plus having a ton of parking available at larkspur landing). A lot of people don’t have cars, but if you do be prepared to wash it every other day. The construction kicks up so much dust you will have a nice layer the day after you wash it. I don’t drive much so I let my black car turn grey. Just as any FYI, these same places went for 1700 12 – 16 month ago. The new owners have put paint on the walls, added cheap stainless steel appliances and put in cheap granite counters. Now they are $ 3,800 plus. Don’t worry about the paper thin walls, floors, etc. Such is apartment living though. Oh, no one told me about the traffic either. from 6 – 10 AM and from 2 – 7 pm Sir Francis Drake is a parking lot. Obviously not the complex’s fault.
I get construction but, 5 – 6 months? I inquired about a monetary adjustment to account for the inconvenience over the last few months; they offered to clean my carpets. Wow, my carpets are destroyed because there is drywall everywhere. Great of you to offer.
In summary, this might be a decent place next year, but i would stay away until all the construction is complete. They are charging the same price as the city so make your choice accordingly.

So, a ton of negative reviews here, but I suppose you find that with a lot of complexes.
I’m coming into the end of my year here, and I have honestly loved it. My renewal offer was extremely reasonable, and unless I end up having to move for my job, I intend to stay here.
I suppose the things worth mentioning that come to mind this year. Maintenance has always been pretty quick to respond, much better than other places I’ve been (but to be fair, I’ve only had to call them twice). I believe ours was a recently refurbished one, because the only times we have issues with noise is if a window is open — some dumb face leaves their Yorkie on their porch when they leave, and the dog whines all the time. In terms of dog poop, yes, there is a ton, but I do see a yard cleaning service out here one or twice a week in the mornings. So, management is doing their best on that front — there is only so much they can do if residents can’t be bothered to clean up after their own pets.
There always seems to be construction going on. The apartments across from me (different complex) always seem to be building new units or renovating what they have. It’s a huge annoyance to me because I’ve had to have tires repaired from running over nails. However, it’s a different complex, so that’s not managements fault.
The problem is that it is HOT. I would love it if management considered A/​Cs, because the heat the last few years has lead to a lot of sleepless nights and miserable days. It didn’t used to be that way, but you know, the GOP says global warming can’t possibly exist, so there’s clearly no such thing as climate change. To be really honest, though, the lack of A/​C makes me kind of contemplate looking at areas that do have one.
Overall, I’ve been super happy here with my dog and cat. Our neighbors are friendly, and the location can’t be beat. Four stars overall — can’t give a fifth because the lack of A/​C has been pretty tough this summer.
Edit to add — I see a lot of people complaining about management not enforcing things. Well, other than the dog that ends up whining all day, I’ve not really had an issue. I’m in the back, in the 1300 building. Also, in terms of rent hikes that I see in other reviews, our rent increase was $ 60. So consider that — it seems that they give higher renewal offers based on various things (current cost of rent, and it seems also based upon whether or not you are rude to office staff or are considered a bad tenant — that’s what I’ve heard, anyway). My boyfriend and I have more or less kept to ourselves.
Also, in terms of crime, we did have someone attempt to break in last month. They broke our door handle and our kitchen window screen, and didn’t get very far. Maintenance was very quick about replacing the door handle and the screen — greatly appreciated, since its pretty difficult to get in and out of your home with no door handle! (not to mention, we leave the windows open, and my cat nearly ran away due to the missing screen). Past that, there’s not been an issue, but I do agree that security patrol could come around more often to the back apartments — I honestly never really see them.

We’ve been here for about a year and a half…
Hot tubs have been non-​operational for one entire month, and won’t even be close to fixed in the coming 3 weeks (per the manager).
We constantly see irresponsible unprofessional unlicensed contracted workers that are given work on the property, evidently b/​c they can’t find work elsewhere. I just filmed two contracted workers grinding down a sidewalk WITH A HANDTOOL, throwing incredibly damaging cement dust and cement chips all over the cars in the car port and parking lot. When asked what was going on, they said «Oh, they didn’t give us anything to protect the cars»… like its Serenity’s job! Shouldn’t they be using water? Or a vacuum? Even after telling them to stop, and even after making a complaint, they were told to continue by maintenance.
The sales team is uncaring and doesn’t want to stay informed about any issues on the property. Even after several weeks of the hot tubs not working, no one in the Front Office even knew there was an issue, even though I personally told staff about it.
Additionally, if you want to rent an apartment and re-​rent it on Air B-​n-​B THIS PLACE IS FOR YOU! The staff doesn’t care to know about the apartments that are Air BnB… and don’t even go check the Air BnB website… its easy to check, and they don’t… they’d rather just take the rent $$.
We also have several neighbors who are actually running kennels out of their homes. One guy currently has about 8 dogs in his apartment. We also have a neighbor with 3 dogs, two cats, a parrot and a parakeet. Right next door is an obnoxious barking dog and a rabbit…
Another issue is that the security company only comes around once or twice a day. This is a problem because people from the canal in San Rafael and the section 8 housing next door come through regularly to scope out and take whatever they can find in the carports. We saw 4 different vehicles in one night going through the dumpsters looking for stuff… so rentors beware!
Lastly, our apartment is sinking… literally. There is not a flat surface in our apartment. The kitchen table and floor… the living room floor… everything is slanted. When we reported it, maintenance told us it is normal… ummmm… no. Hopefully the hole I found in our subfloor doesn’t fall through one day. Hopefully the cracks in our walls don’t open up one day.
If you enjoy constant frustration… uncaring staff… non-​functional amenities… damage to your vehicle, etc etc… the list goes on… then this is the place for you.

This place deserves 0 stars. I’ve lived here with my girlfriend for a year and we are getting out as soon as our lease ends.
Most of their policies are only enforced when they feel like it. Management called me twice to tell me that my car had been parked in a spot for under a week, but when i called about a car parked in a spot for over 2 weeks i was told that long term parking was allowed.
We have a neighbor who leaves her dog outside unleashed frequently who has attacked our dog on more that 3 occasions. When we called the office to get them to talk to her about it, we were literally told to «Google Animal Control.» I guess having a safe animal environment is not high on their list.
They have 6 exercise machines (2 bikes, 2 treadmills, 2 ellipticals) but usually only 3 or 4 of them are working correctly. We’ve mentioned this to management, but nothing was ever done.
They have had their maintenence people doing work at 8:00 pm, grinding stone (which is quite loud). They are currently fixing up an apartment near ours which they said will never go past 5:00 pm. First day they are working i have to call at 530 to remind them they should be done by now.
They even recently started doing construction on the weekends, so don’t plan for any quiet time at a place called «Serenity.»
There are at least 3 pitbulls in our building, alone. Now I don’t think pitbulls are bad dogs, but they clearly do nothing about their own breed restrictions.
All this place cares about is tenant turnover and raising rent. Once you’ve signed the lease don’t expect them to help you with anything.

Crazy expensive especially as rents are starting to level out and drop in Marin. Walls are SUPER thin. Close to ferry but often not worth it.

Many of the reviews on here portray a VERY accurate picture of what living here is like. We have lived here for almost 3 years and in a 1 bedroom and a 2 bedroom. We have hesitated to leave because the location is so hard to beat. The 1 bedroom was a much better experience than our current 2 bedroom. If it matters to you the 1 bedroom actually has more storage, a larger kitchen and larger closet.
Positives:
Location, Location, Location– close to the freeway, close to great shopping, farmers markets and food trucks, the ferry, great views of Mt Tam if you get a good apartment
Dog Policies– there is no weight restriction, which is cool. They have a few dog breed restrictions BUT they do not seem to enforce them. There are lots of pitbulls and german shepards here, this is definitely place to consider if you have a dog on a restricted breed list.
Negatives:
Noise– there is hardly any insulation between apartments. (I CAN HEAR THE NEIGHBORS PHONE VIBRATE and WHEN HE PISSES IN THE TOILET) Some apartments apparently have hardwood, NEVER move below one of these or you will hear every footstep, toilet flush and movement.
Dogs– this place might actually be TOO dog friendly… there is always a howling, whining or barking dog and the management doesn’t care. There is dog poop EVERYWHERE. Your dog steps in it, you step in it. If you have kids they cant play in the park because they will end up rolling in it and will probably get attacked or knocked over by a rogue off leash dog. There are always dog fights on the property because careless owners do not obey the leash law.
Parking-​each apartment comes with one assigned spot. Sometimes we spend more than 15 minutes trying to find a spot for the other car. The back of the complex is like a dumping sight and many parking spots are taken up by non-​working vehicles. Seriously?
New dumpsters– they decided to put in new dumpsters that are literally half the size of normal ones. They fill up so quick everyone has to start pilling trash bags on the ground. At the back of the property there is a trash compacter and weekly the maintenance people drag each dumpster over to it and dump it there. The rattling of trash and metal is music to all of our ears.
Apartment flooding– many of the 1^st floor apartments flood often because of pipes bursting. So don’t move to a bottom unit.
The Sewer Stench– Don’t overlook the other comments about this. Directly behind the hill at the back of the complex is the water treatment plant. It stinks. If the wind blows in the right direction the stench of sewer is so overpowering and disgusting. You really do have to hold your breath and run for your life.
probably you should not move here. try the ones across the street of the new complex going up by the DMV.

I live in a 2 bed, 1 bath and pay $ 2995
October 2014: Serenity at Larkspur: 700 lincoln village Circle Larkspur, CA 94 939 (Sutro Property Management) raises the rent of every occupant by $ 500 once your 12 month lease is complete. (There is NO RENT CONTROL in Marin County)
The construction is still happening and creating a lot of noise. The deposit is first, last and security (3x your rent). The grounds & facilities are not clean or well-​maintained, especially at the upper pools area. People are generally NOT respectful about cleaning up after their dog and keeping their dogs quiet — ie, this place is filled with dogs.
Community Areas:
— The community grills are NASTY, broken, inefficient.
— Hot tubs rarely work
— People are often caught «doing the woopie» in the lower hot tub
— People who don’t live on the property can easily (and do) gain entry.
— The grass is filled with A LOT of poo
— The grass is overwatered and is always muddy by the upper pool area.
— New dumpsters are small and often full.
Construction: ¹⁰⁄₂₀₁₄
— Watermain break
— Unit renovation
— Parking lot resurfaced — tracks black rock into apartments.
There are a few good things about this place.
— Maintenance requests are taken care of quickly.
— Close proximity to Ferry building.
— Most residents are friendly.

This place is horrible. Let’s start off by the issue of the hole in our living room floor. If you walk around in the living room, your foot falls into it. We call maintenance and they never return our phone calls.
Next is the management at Serenity. I’ve lived here for a few years and the old management was a hell of a lot better than this current one. They are uneducated people when it comes to actually «managing» a building. They don’t return calls. Never take care of issues pertaining to the apartment, and are outright lazy. I’ve asked them numerous times to take care of issues and they say ok, and then I catch them meandering in the office NOT taking care of the issues.
I cannot wait until the lease is up because we are going to leave this place and never look back. I saw new people moving in and I immediately told them how horrible this place is. It’s sad that poor building structures and horrible management can really take away from this complex. All the positive reviews are from people who just moved in, or lived in the complex for a short period of time.
If you are thinking of moving here, think again. Go up north a bit to find a better place with management who actually cares about their residents.

Serenity raised our rent by $ 500 from one month to the next. Literally. I am not exaggerating. (There is no rent control in Marin so technically any landlord can do this. Most don’t because they have values)
When we moved out they immediately sent us a notice that stated that they were taking all of our deposit and that they would be charging us roughly 270 extra because of the condition we left the apartment in. The first bill stated that they would send the balance to collections in 30 days if the bill was not paid.
I had heard of this happening to other people but had not know them directly so I had imagined that the rumors were exaggerated. I found out the hard way that they are not. (FYI: The apartment was left in good condition)
There are actually some upsides to this apartment. All of the staff, every single person I ever came into contact with there was professional and friendly (from the repair person to the gardener to the manager) Great nice people. (Ok so you might ask why if there are such great people working there do they do such uncool things. Serenity is owned by a corporation whose sole purpose is to make $ at all costs)
The Nature is gorgeous there too
Their hot tub and pool are nice and they have salt as opposed to chlorine as a cleaning agent
Only live there if you are totally ok with dogs. Serenity allows dogs and so there are tons of them. People who live their are friendly too.

I lived at Serenity for a year. My apartment was fabulous. The amenities were great and the neighborhood shopping area was awesome.
My complaints are around money, noise, and commute. Please be aware that when you move in the «pet fee» is non refundable. Most complexes in the area charge a «pet deposit» that is refundable when you move out assuming your pets didn’t do any damage. I have one house cat and had to pay $ 250 non refundable pet fee to move in and $ 35/​month to have the cat there. Those prices are reasonable, but again most complexes refund the $ 250 when you move out. Also, they will increase your rent at least 5% every year.
Noise. I am not picky when it comes to noise in apartments. I am used to washer/​dryers, foot noise, TVs, etc. My complaint is around dogs and musicians. Half way through my lease a musician moved next door. She liked to sing and play electric guitar ²⁴⁄₇. To make matters worse she did it with the balcony door open so you could hear her echoing across the complex. I complained several times, but they did nothing to stop it. Also, dogs. The neighbor below me would lock his dog in the bathroom when he would leave. The poor dog would howl and bark nonstop until the person got home. Again the complex didn’t do anything to stop it.
The last thing would be the commute. The freeway is very close so when I was looking at the complex on the weekend I thought this would be awesome it is only about 10 miles to the west side of SF where I work. I was wrong. The traffic backs up on the exit to this apartment complex every M-​F with people leaving and entering the Richmond Bridge. It is a traffic nightmare around the complex. If you live here expect 45 minutes to the city and at least 60 minutes to get home. Most people probably think that is reasonable, but 10 miles in an hour is a lot for me everyday.
I ultimately ended up moving out because the rates went up and I couldn’t take the traffic. I found a new place 3 miles away with an extra bedroom and was $ 400 cheaper/​month.

We have lived here for almost a year and have had a mixed experience.
The Good:
— proximity to the freeway and Marin Country mart is great
— the management has been responsive
— the units have recently been remodeled
— the pools, tennis court and dog friendly park are nice.
— very dog friendly community
— lots of very nice residents
— has the feel of a resort
— management will even change your lightbulbs and they are all extremely nice
— many nice walking paths
— proximity to the ferry
— plenty of visitor parking
— small but well appointed gym
— conference room for resident use
The Bad:
— The place is so dog friendly that there can be significant dog poo around the grounds. That being said, they do have someone to walk around and pick it up. However, if you think you are going to let your small child play in the park here, the poop will change your mind and the numerous large dogs off leash who knock them down.
— lots of big dogs off leash that are not quite under control. Most are nice, some are not. There are enough out of control dogs that we are unable to use the park either with our large Labrador or our small child.
— The walls are thin, you can hear mechanical noises and muffled voices. I don’t think this should be unexpected, but something to note.
— smoking. Despite our repeated questions about non-​smoking and management assurances that it is a non-​smoking community, there are smokers EVERYWHERE in the building. It wafts into our apartment on a regular basis. Management tries to intervene, but they are not effective in this area.
— Heaters are inefficient — despite the nice cosmetic upgrade to the interiors, the wall heaters don’t work very well in the upstairs bedrooms. We have a space heater in our daughter’s room to keep it warm.
— Water Temperature — the warm/​hot water takes a really long time to heat up. It never gets to temperature in the washing machine. If you like cold water washes, then this shouldn’t bother you.
— many people use this as a kind of ‘homeowner’s half way house’ when they’ve either just sold, are remodeling or are looking for something to purchase which results in enough turn over to make it feel like we are living in a hotel.
The UGLY:
— The traffic in and around the complex is quite bad during rush hour. It routinely takes 45 minutes to drive from TAM Valley to our front door. I believe there is construction at the end of the Richmond Bridge that is contributing to the horrible back up. We were so frustrated one day, that we parked at Bön Air Shopping Center and walked home (a beautiful walk along the water!)
— Stench from The Sewage Treatment Plant — I saved the worst for last. On days, like today, when the wind is blowing in the wrong direction, the diarrhea smell from the San Rafael Sewage Treatment Plant is gag inducing. You have to run to your car, keep your nose and mouth covered and keep the doors and windows closed. On some days when they try to cover the smell up, you can literally taste it in your mouth. It’s one of the most revolting things I’ve every experienced. Our friend calls it ‘sweet baby diarrhea’ and it’s a good descriptor for the putrid stench that hangs in the air.

I moved into Serenity in February and there must have been some changes because my fiancé and I love it here. The units are in good condition, residents are great, and management is friendly and responsive to the few minor maintenance requests we’ve had. Perhaps we are paying a bit of a premium to rent with our dog in a spot with great amenities (dog park, pools, gym, tennis court) so close to the ferry and great shopping but I think its a worthwhile trade-​off.
I will agree that the walls are a bit thin as we can hear our neighbors on one side pretty clearly. But this is the only drawback and not entirely unexpected in an apartment building. We came from a flat in the City adjacent to a cable car line so compared to that, its nothing by peace and quiet here.

I was a resident at Serenity for 3 years. In that time, we were robbed twice with over $ 7000 stolen. Management could care less. They told us this was a Twin Cities Police matter. We also had to deal with about a year of constant construction noise. It’s a lot like a car dealership: amazingly kind to get you in and then like the service department, once they have you by contract, have you over a barrel and act like a bully. Look for your rent to go up significantly if you decide to stay. They wanted us to pay an additional $ 500/​month in our lease renewal to stay. We also are not getting our $ 2000 deposit back ($ 1500 deposit + $ 500 pet deposit). (see other posts) I am taking them to small claims court.
This negative review takes into consideration the construction but there is a pattern here experienced by many of our friends and former neighbors. All of our friends that we made over the 3 years have left Serenity. It is not a coincidence.

Just a note to say the customer service here is fab. I needed a place in one day, and not only did they help me select the right apartment, they made it so easy i thought I was being helped by friends, not a business. I actually sent them a thank you card the next week, and I can’t remember the last time I felt moved to do that for a business.
Truly, it made my sudden move almost a positive experience. I really felt taken care of.

I just moved in to Serenity last week. All I can say is that the management is fantastic. It sounds like management may have frequently changed in the past, but right now it’s great. I had a few problems with my apt at movein and the management took my concerns very seriously and agreed to fix everything without resistance. Again, they were happy and more than willing to make the repairs I requested! Amazing!
As for construction noise, there is no more construction so the only noise you hear is the occasional neighbor and a car now and again.
As for price, if anyone has tried to look for an apt in the SF area that has washer/​dryer in-​unit, a new gym, and a clean/​maintained community area, you’ll understand that the prices at Serenity are very reasonable. Not cheap, but well within range for a pet-​friendly apt in the area.

Where to be begin… We had a renovated apartment and fell in love quickly. We soon found the downsides. They are NOT pet friendly in the slightest, in fact we were informed you can get evicted for your dog being out on the balcony. Our neighbor nearly fell over because the railing was loose and they said nothing about fixing it. We moved in over a year ago and they told us the gym and pool (which I might add you are paying for) would begin construction within the month. Over a year later all the lumber and gym shit sit in the exact same place.
Here is the BIG kicker! They let you pay a mere 300 $ for deposit and let you believe when you move out the most they can charge you is $ 1500. They found everything they possibly could that was wrong with our apartment, they even said our deck had to be replaced yet when we were living there they worked on the deck.
