Camden Palisades

I’ve been here for almost 2 years and I couldn’t imagine living in a better neighborhood. Neighbors aren’t always awesome but the leasing agents, Amy, and maintenance staff have been nothing short of amazing to me. Any issues I’ve had have been address quickly and I couldn’t ask for better. It’ll be a sad day for me when I leave Vegas because I know there’s no group of people like the Camden team.

Overpriced apartment complex charges for water, gas, mandatory cable and wifi you can not opt out extra100 $ per month. power… the pool has been broken for the last year!!! maintenance does not repair on time they lie and send you a email saying the repairs are being made and never fixed. My water bill is more than my family members who own a house I pay close to $ 80 just for water per month too many hidden fees… Maintenance has came in my home without my permission on multiple occasions. And the gate has been broken for months. I do not feel safe with the broken gate to my apartment complex can’t wait to move broken gate no pool $ 80 water bill mandatory cable and Wi-​Fi overpriced

My husband and I just transferred from the Camden apartments in Southern California to Camden Palisades, and we are so happy. Jessi is incredibly helpful and the whole experience has been very easy.
The apartment complex is expansive and very cozy. There are 24 hour amenities, like the gym and pool. The entire staff has been very welcoming and we are very excited to live here!

I’ve been living in the Camden Palisades for almost 3 years. I have left & came back & have had to move to different apartments on 2 separate occasions (per my needs). These apartments have been nothing but accommodating. Kimberly Guzman is very helpful, sweet & understanding of your needs. I would highly recommend these apartments & be sure to ask for Kimberly!

The Camden Palisades community has been great to us so far, and we’ve been living here for about 4 months now.
After paying close to $ 900/​month for a 1-​bedroom in Summerlin, my boyfriend and I were looking for a cheaper alternative that was close to both work and school. We found Camden Palisades online, with specials such as 1 bedroom base rents starting at $ 600 and 2 bedrooms starting at $ 700… Please keep in mind it’s an addtional $ 100 for Cox and water/​sewer/​trash is usually about an extra $ 30-​$ 40 (both of these fees are non-​negotiable and included in your final rent each month). We were initially hesitant to come here because of several bad reviews, but eventually saw that the good outweighed the bad.
We were given several options to tour– gas or electric, top or bottom floor, close to the pool, etc. We were shown actual empty/​move-​in ready apartments on both sides of the entire complex (1 side is all gas, 1 side is electric), which was greatly appreciated… When we moved in, we weren’t surprised with any appearance/​layout issues (we did, however, score a unit with a wood-​burning fireplace at no additional charge). All layouts receive a good-​sized patio and outdoor closet. Top floor apartments get their own set of stairs so you don’t interact too much with your neighbors. The apartment is definitely older and not remodeled in any way, so don’t expect granite/​steel appliances, etc… You get what you pay for here. Gates are open during the day but closed at night (you enter using a code). You also get 1 covered parking spot per apartment, but there are a lot of uncovered spots as well. Mailboxes are located near the entrance of each separate complex.
The leasing process was fairly easy– Jessi D. and Dianna W. were amazing and answered the many questions we had. A few things came up in our initial inspection such as carpet and cosmetic damage from previous tenants, but all of them got fixed within the same week (received brand new carpeting and any service requests get fixed promptly). Please also keep in mind that the rent includes Cox internet and cable. We used to pay $ 200 for CenturyLink for the same exact services, so we were fine with switching… Don’t come here if you are already happy with your service provider or don’t need Cox. The leasing team also hold several community events for holidays/​tenant appreciation which is nice at times. You are also given the option to transfer to a different apartment or even within the Camden community if you are unsatisfied with your apartment– not sure what the fees are on this, but it was cool that it was available to us if we needed it.
And while it definitely isn’t in the best location and part of Vegas, I can assure you that we have not had any problems with break-​ins or theft or any major noise complaints as of yet. There aren’t too many streetlamps and lights, so please be aware of how dark it can get at night. Location-​wise, it’s close to a Wal Mart, Sam’s Club, Dollar Tree, and several gas stations. There are plenty of fast food options as well if you know the area. UNLV is about a 3 – 5 minute drive, and Henderson is less than 10 minutes away. The 95 is 3 miles east of Pecos and is never busy.
The only real complaints I have are that the smell of marijuana gets a little strong a day or two out of the week (where doesn’t it in Vegas though), and that the pool area can get a bit noisy during the summer if you live close to the clubhouse. At night, it’s also tougher to find open spots so make sure your covered spot is close to your apartment. Also, if you get a top floor apartment please try to keep in mind that your couches/​large furniture will NOT fit in the tiny doorway due to the layout– it was a bit of a struggle but we eventually lifted our furniture upstairs onto our patio to get it inside.
Overall, I haven’t had any huge issue with the apartments and am happy with what we have. I would recommend it if you don’t have kids and/​or pets but are looking for an inexpensive, basic, and relatively quiet apartment.

This is my first time living in a Camden property. I enjoy living here, it is quite, safe,& the people I do see are friendly. It is perfect for the cost,& the location. If I ever need anything fixed they are pretty quick. I would see recommend this property. If the other Camden properties are this cool, they will def be my first choice when,& if I move. Jessica in the rental office is very helpful,& knowledgeable.

Not The Best Experience Living Here! Poor!

Since we moved in we have had to trespass of the property. Stop a drink guy from crashing into more things.

Some of the residence they let move in here are ghetto as hell.

Yes it is but the gates are left open most of the time.
4. Homeless!
Lots of homeless go through the dumpsters
5. Problems Between Tenants!
They can care less! But yet they don’t want metro called.
6. Cable & Internet Package!
DON’T GET IT! They use Cox and it’s the worst and they won’t let you switch.
Basically I wouldn’t have moved in if I knew all this!

I moved into the complex (Phase 2 from what I’m told) in August 2013. At first, everything was great, the leasing office people we nice, the apartment was clean and on the surface looked well-​maintained.
Soon after, things started to go downhill.
The neighbors above me were extremely inconsiderate. There would be pounding and running at all hours of the night and when I went up there to ask them to be quiet, I would get a blank look. I would also find towels, food wrappers, empty bottles, and other things on my patio, almost like they would stand in front of my patio and just toss it over there when they were done with it. (Many times I found the children sitting on my patio wall (a few times with their electronic devices plugged into the outlet on my patio) and the adults would use my wall as a table when they were using their hibachi at the bottom of their stairs.) I once called the leasing office to complain about the noise and was told straight out «it’s your word against theirs, so there’s nothing we can do.»
Some of the maintenance issues were never resolved, but my request was always set to «completed.“There was always gravel in the sidewalks and candy wrappers in the gravel all over the place. I was uncomfortable opening my blinds because I knew that there would always be kids playing right near my patio, regardless of the time of day, so I never opened them. Countless times I would hear balls hit my patio doors and hear someone come onto my patio to retrieve the ball. I caught them a few times and they just ignored me.
Like a few other reviews have said, it was advertised as a gated community. No one told me that one set of gates would remain open while the leasing office was open. And the set of gates closest to me were often not working and would remain open ²⁴⁄₇. I never saw any security walking around.
I also did not know at the time that I moved in that the water bill was a combined bill. Meaning that it didn’t matter how much water you used, they took the total and everyone who lived in a 1-​bedroom would pay so much, everyone who lived in a 2-​bedroom would pay so much, and so on. So even if I was gone for the entire month once, my water bill was still almost $ 50.
Moving out became another issue. I was told there was going to be an $ 85 cleaning fee and thought that would be the end of it.
I was planning on turning in my keys on the Monday before I flew to my new home (we were going to be leaving on Thursday morning.) However, when I called the leasing office on that Monday, I was told that no, they would not be doing a walk-​through and that they would only be able to do one if they had time, which they didn’t. I wanted the walk-​through to make sure that I would not be charged for wear and tear and that I would be able to fix any issues before I left. When I told the leasing agent on the phone that, I was told that I would need to return the apartment to the condition it was when I moved in and that if I did, there would be no additional charges. I had been told there was a cleaning fee. I didn’t know I needed to completely clean and scrub the apartment myself, however, I was confident that there would be no extra charges tacked on to the $ 85.
After being told that I would be invoiced within a week to let me know if there were any charges, I checked my online account a month later and found that I owed more than $ 200. There was a charge for «power stretching throughout the apartment.» When I e-​mailed to find out what that was for, I was told that it was for the carpets. Now, after I vacuumed the apartment for the first time, the carpet started to bubble. I spoke to a friend of mine who lays carpet for a living and he told me that if it had been done properly, the carpet should not have bubbled. My parents have lived in a house for more than 50 years and the carpet has not started bubbling until about 2 years ago if that tells you anything. So, I felt it was wrong for them to charge me just because the carpet had not been laid adequately. But, I paid it anyway, knowing that I would not recommend them to anyone nor would I be returning.
There were more bad aspects about living at Camden Palisades than there were good. I did have very sweet neighbors for about a year until they moved because their rent had gone up more than $ 100. And because it was close to restaurants and grocery stores, it was very convenient. But I do not think it was worth the amount I was paying in rent. I had rented from Camden before and was quite pleased with the experience, which is why I went back to them. Unfortunately, I will not be returning after this last experience.

Believe or not. This community is just terrible. Dryer and washer do not work well. I had to dry about three time after washing. And they charge u cable fee by force even though you have never used it. I just moved out and they charged me ridiculous moving out fee. I already paid 85 dollars cleaning fee, and they still charged me 25 dollars trash out fee just because I left a chair inside. They charged full month technology fee even though I only have four days in July. The representative — Kimberly. Before I moved in, she was like she knew everything about this community and pretended she was friendly. HOWEVER, after I moved out, she gave me attitude and she told me she knew nothing about my final bill. Just CRAZY. She even forgot I had helped her with her another client who could not speak English well. In conclusion, please never never live here. Staffs are nice before u move in. After u move out, WHO ARE U?

The staff is helpful and courteous 24/​7, around the clock. The facilities are fantastically priced and diligently maintained. A true gem on the west side of Vegas. Highly recommended place of residence!

My fiancé and I moved in February 16^th and moved out by the 19^th… first of all the first 10 minutes in our new apartment 104 the toilet flooded the apartment as we were moving in. The second day the stupid alarm system was broken and going of in the middle of the night. And the third day out apartment got broken into and style my fiances laptop prescriptions video games and money they broke down our door and went through our windows and destroyed the place and camden expected us to still pay for the 3 days we lived there even thoe we have a 30 day satisfaction guarantee. Upon moving out the neighbors informed me that this specific apartment 104 had been broken into multiple times and cars around it and other units around it and camden did not inform us they said it’s a safe quiet community. My self and my fiancé did not feel safe there. Would not recommend to anyone

I DO NOT recommend this place. They are absolutely horrible. They charged me carpet cleaning even after they signed everything was OK before I leave. I cannot change anything about my room after I leave and gave them keys. They said it was smelly when they go in to my room AFTER I moved to Hawaii.
They threatened me that if I don’t pay it goes to correction. So I had no choice to pay for it. Normally any rental place, when they walk through the room before the tenants vacate the room and signed that I had NO DAMAGES they should not charge anything when they find something wrong AFTER that. How Can I damage my room if I gave them my keys and cannot enter the room. I hired professional carpet cleaner to shampoo and deep cleaned my room before I leave, if they tell me before they do anything about my room I could call the cleaner to re-​clean the carpet for free because it was guaranteed that I would get full deposit refund. They never told me anything till after they already cleaned the carpet and charged me $ 85!!! So shady!!!
They are so nice when you sign up to live there but after that not at all. Just do anything to charge things. That was the whole reason I had the office person walked with me before I leave the room and she never said anything my room is smelly. She said there is not damage and I would get full refund. Now they said she was not a manager so it does not count!!! Nobody said anything I had to walk with a manager. Just horrible!!! DO NOT make a mistake to be a resident of this complex. I would not even give 1 star!!!

Been living here off and on for several years. Moved here in 2011, had to break my lease after 9 months, was able to find someone to take over the lease and the location was great with making sure it all happened. Moved back here in 2013 and just renewed my lease for a few more months until I transfer to the location in Orlando. Everything was awesome, paper work went in to transfer, no extra fees where involved. Great little community. So if your looking for a good size apartment for a great price, this is the place to come and check out. I did and I am happy that moving to Orlando is at easy cause I was able to transfer to another Camden Property. One less thing i got to stress about! Oh make sure you ask to speak to Kristine. She will help you out!

Having lived in Camden Palisades for 9 yrs I have a vast knowledge of the complex/​office staff. Weeks after signing my 6^th lease they moved a mentally ill tweeker & her hyper active kid above me. Nothing short of a nightmare, banging all day & pounding all night w/​no peace. Took me 5 nightmarish months to find another suitable place to live. At the time I had a 14 yr old dog who couldn’t do stairs & after living in the MESS I was now in I would never live below someone again.
Phase 2 is ignored by the office. If something goes wrong the only way they know is if a tenant calls. They tell you the area is walked by a leasing agent but this is not true & hasn’t been for yrs. The only time you see a leasing Agent in Phase 2 is to show an apt. They’re helpful when you’re leasing, not so much once you’ve signed on the dotted line.
At one point the office had to print out a letter asking people in my building not to throw cigarette butts over their balcony. It was only my upstairs neighbor doing this. Did they ever check the area to see if the problem was solved? Of course not. If they had even bothered to once walk by the area they would have seen 30 – 50 butts lying there. But again, they’re lazy & there is no follow-​up at Camden. Daily I had to throw cigarette butts off my balcony, & wipe ashes off on my outdoor chairs. For someone who doesn’t smoke this was DISGUSTING. Hey Amy? Walk over there TODAY & see the repulsive amount of butts lying there, that you are doing nothing about. Thanks.
There is dog poop everywhere. This is not necessarily the office’s fault, they do their part w/​doggie stations. People do not pick up, or put their dogs on leashes. The office never walks this area so violations are never given out. Management says there is a company that comes weekly to pick up the poop but the most I have seen them is once a month. The next day poop is everywhere again. If you have kids don’t let them play in the grass, it’s nasty.
”Fees” are high. Base rent is not too bad but once you add in pet rent ($ 25 per pet-​only the high end apts are charging this much, Palisades is not high end), required cable, a water bill that can run as high as $ 70 & mgment fee you are paying WAY too much for an old apt in a bad part of time. New tenants coming in will pay much less than current ones.
The area is bad. Since Michael’s & Vons closed down the whole area seems depressed. The strip mall near Tropicana houses the homeless & there is a ghetto Walmart directly behind (not safe at night). A lot of drug dealers makes Palisades (& nearby extra-​nasty Canyon Willows) their home. The complex advertises itself as ”gated” and ”night security patrolled” but this gets a little tricky as gates are open all the time (or broken) & there is one security patrol for several complexes.
Crime is bad. They recently started installing 3 inch screws when a bunch of apt doors were broken into by being kicked in. They have promised more lights in Phase 1 for over a year now. The area is insane dark at night & not safe. Amy has 4531 excuses why there are no lights but the fact remains that the area is dark & unsafe.
Amy has no idea how to manage. She has her staff totally dependent on her. 90% of the questions you ask you will get a ‘I’ll have to ask Amy.’ which would be fine if Amy didn’t take vacations often. I needed to speak only to Amy on several occasions only to be told she was on vacation. Then 2 weeks later I’d hear the same thing. A month later, the same. (when I questioned this I got snapped at) So if the ONLY person who can help you is Amy, & she’s constantly out of the office or on vacation you are out of luck. Josh is completely ineffectual & most of the information he gives you is just plain wrong. Precious is pretty much a joke as the assistant manager & in my 9 yrs of being at Camden she is easily the worst in this position. Erika was amazing, she knew her job backwards & forwards & was always friendly, & unbelievably helpful. Unfortunately she is also gone.
I walked into the office one day to see Amy lying on a couch in the area where residents are able to watch TV. She was curled up in the fetal position & when I asked what she was doing she snapped back at me ”TRYING to watch TV!” then motioned to 2 kids who were quietly playing checkers at a nearby table. Amy is unprofessional. You never know which ”Amy” you’ll get when you go down to the office. Is she ill today? Is she in a bad mood today? Is she nice today? 50 Shades of Amy is more like it. And because the office staff cannot handle small things on their own you are sent to Amy often.
It took 5 mnths of a living nightmare & cost me over $ 3,000 to move, but I’m glad to be out of the ‘Camden Clutch’ & for the many reasons I’ve listed above I would not recommend them. Unfortunately the SE area of Vegas is pretty much done, but you can look at Green Valley (loads of well priced condos) & your $$ will get you a nicer, & a safer place to live.

The apartment I rented was infested with scorpions, it was in phase 2. I don’t know if the other side has issues but the downstairs neighbor was stung 4 times before she broke her lease and moved out. When told they say «well, this is the desert»… I’ve never lived anywhere with a scorpion problem and I’ve lived here 27 years.

Pro: Staff was very nice and the grounds were close to the airport.
Cons: It was hard to get a taxi there. There were several apartments broken into during my two years there. My car was also broken into. Rent kept going up. My final move-​out bill was VERY unfair and cost more than my monthly rent. I scrubbed the place, repainted, had a professional clean the carpets and they charged me $ 1000. Renter beware.

The apartments are fine. Maintenance staff are very friendly and the front office is friendly. Be forewarned about renting from this company in general. The Camden company gets you hooked in and then tries to up charge you for a lease renewal. Each time we are given an offer that jumps by $ 30-​$ 60 but you can find them advertising the same apartment for much less online. You have to give a 60 day notice so if you sign a lease be sure to read all of the little things that they are going to get you with before you sign.
As far as the grounds go, they pulled out most of the grass and put down small gravel rock which of course gets knocked all over the sidewalks making it dangerous and quite frankly a pain to walk and push a stroller. Lately there has been much more dog poop not being picked up by owners or by grounds keepers so watch your step when you come to check it out. The pet fee has gone up but the dog baggie stations go for a couple weeks before they refill them. The location is close to a lot and convenient to get to the airport and the strip. It is labeled as gated but don’t let the «gates» fool you. They are open most of the time and it is very easy for shady people to come walking in. The most redeeming quality of this place is that they are pet friendly to most sizes.

I like these apartments… its convenient to the airport and the strip. I just recently relocated here from Washington DC and I love the area and the apartments. I haven’t had any problems that I haven’t cause by my own doings.
Meaning, I had my accent walls painted and since I recently relocated I just been back and forth to DC and travelling for my business having family and friends checking in on my apartment and putting things to together. I like the property and neighbors are friendly.
Only problem is there’s a lot of broken gates and fences around the property and you get weird and suspicious people loitering around the property and on the property. A lot of the residents leave the gates unlocked and open and people just wonder in off the streets. I don’t know how often they check the cameras but the apartments should be more strict to their residents leaving the gates open because it endangers other residents.
Other than that and a few minors hanging out at the pool late at night being rowdy… I see nothing wrong with this apartment just understand what you are getting into when you lease. Take care and be well
