We worked with Joe and his Team of professionals from November 2014 to April 2015 to complete a «time sensitive» 1031 exchange. We are from the SF Bay Area and had no experience buying in the Vegas market. Joe and his Team helped to put us at ease throughout every step of the buying process. He set up several visits in a day to properties we picked out on his website and picked us up from the airport upon our arrival. Joe should be given a new title of psychic realtor. He really KNOWS his stuff and is at times brutally honest, which is what you want when making one of the largest purchases of your life. My husband and I had the pleasure of working with Joe over a several month period looking for a retirement home. 1) Joe listened to our requirements, knows the market and the neighborhoods, and pre-​screened the homes.
Joe went above and beyond the canned MLS searches to identify prospective homes that specifically fit our needs. Not just the specs — he formed an image of the style of house we wanted, and had a feel for the particulars of each neighborhood. He has a great sense of the market, and whether sellers & their agents are being reasonable. For instance, for one home we liked, he warned us that a deal was pretty likely to fall through, and that we should keep looking for backup options — and he turned out to be completely right.
2) Joe made effective use of our time when we went out looking at homes. He worked on our search even while we were busy elsewhere.
When we set a date to meet, Joe pre-​scheduled the entire day, making sure we saw a wide range of houses, and every house in which we had specifically shown interest. After the first day, and seeing what we did & didn’t like, he was able to hone right in on houses we’d like. We were living in Chicago at the time, and he went to see properties, took additional photos, and made videos; all to make sure that we wouldn’t miss the perfect home just because we weren’t available to see it on a particular day.
3) Joe is an outstanding negotiator
Joe helped us negotiate a good price, and held the seller accountable for all promised repairs. Joe accompanied the home inspector, and used the feedback to negotiate a set of repairs (some of which were more like free improvements!) without us having to lift a finger. Joe knows lots of other local realtors, and he took the initiative to have the informal conversations to identify what might and might not be negotiable. So not only did he negotiate a great deal, he also made the process completely painless.
4) Joe will support you in considering short sales if you choose
A short sale purchase takes at least 4 – 6 months, and many of them wind up not going through. Joe understands how the process works, and if you have the patience for it, will support you in searching for a short sale, and having a fallback strategy in place.
5) Joe truly loves what he does
Don’t take this for granted. People that love what they do go above and beyond to provide great service — because they actually enjoy it.

Joe Radosta is only going to be a good agent for if you need someone to be brutally honest. He will not sugar coast the housing market based on what he thinks you want to hear. He will not tell you the home you might think is nice is a good investment if he believes it is not based on his information. Most importantly he will not tell you anything you need to hear to close the deal with you. He just wants to make sure your needs, short term, or long term, will be fulfilled.
As long as you are clear with what your needs are, he will be clear as how to fulfill them. As much as I want to keep this guy a secret amongst my friends, everybody deserves an honest realtor.

Being a new home buyer, I had tons of questions along the way and wanted to make sure I was doing everything correctly and in a timely manner. Not only did Joe help every step of the way, displaying an incredibly deep understanding of the process from his many years of experience, but he always got back to me promptly no matter how big or small my question or concern.
I also wanted to be careful to get the most bang for my buck and find a home that provided adequate value for the price. (It’s a big purchase!) When we were looking at potential homes, Joe was always eager to point out not only the pros, but also the cons of each property. And when something was overpriced, he said so. If you’re thinking of buying a house in Las Vegas, this is the go to guy. No question.
Having been on the market for homes for about a year (in various cities), I’ve worked with and encountered a number of different realtors — quite a few whom have left a sour taste in my mouth. Many were not proactive, inept, and did not always seem to have my best interest in mind (like the realtor who told us not to bid below ask in Las Vegas right now.) Not Joe.
The first day we contacted Joe, he sent us a list of houses to look at within 30 minutes of our call. Not just the default entire MLS phone book of auto-​spam listings that other agents would. Joe took the time to listen to what we wanted and sent us a curated list of homes based on his understanding of our preferences. And he was spot on. Once we shortlisted down to 10, he actually took the time to drive around and take pictures and videos of the places for us, and gave us detailed notes about each place.
I was buying into Las Vegas from out of town, but decided it’d be best to see the houses in person. So on NO notice, I arrived to Las Vegas, gave Joe a call, and within 3 hours he was showing us houses. That night, we made offers on two houses, both of which he TALKED ME DOWN from my intended bidding price because he felt we could do better.
Basically within 4 days of first contacting Joe, I had an accepted offer on a house I was excited about at a better price than I would have imagined. And right now I’m finishing this review in the totally empty living room of my new home. Couldn’t have had a better experience on the purchase side. If you want a no-​nonsense, brutally honest aggressive negotiator on your side of the house sale, I can’t think of anyone more effective than Joe.

A couple years ago Joe helped my brother purchase a home in Las Vegas. My brother was very impressed and recommended Joe when I wanted to purchase a home in March for my move to Vegas. I came to work with Joe not to purchase or sell a property of my own but to get an expert opinion on the current market condition, what will sell a property vs. not, what is a reasonable listing price vs. not, etc. for one of my family law cases in Los Angeles that involved a court’s order to sell a Las Vegas high-​rise condo. The other side had hired a listing agent who wouldn’t communicate with me (although this was a court-​ordered sale), who wouldn’t post any inside photos of the unit, who called the market «extremely slow,“etc., all of which did not seem to make any sense to me. I found Joe on Zillow. After exchanging a few e-​mails, I knew that I had found the right expert. Joe explained to the court how the current listing wouldn’t get the property sold anytime soon; what was wrong with the listing; and what needed to be done to have the property sold as ordered. Judge was satisfied with Joe’s expert opinion, and I got an order directing the opposing party’s agent to do exactly what Joe said needed to be done. I cannot praise enough about Joe’s punctuality, professionalism, expertise, and his eagerness to help (even though this did not necessarily guarantee him any financial gain). I most certainly will employ Joe’s services should I be in need of a broker in Las Vegas area. I strongly recommend Joe Radosta.

My wife and I were living in LA and looking to buy a house in Las Vegas; we were excited to find a home there but nervous about trying to do it long distance. We had been referred to another relator but we weren’t really having a good experience or getting a good vibe from them.
We happened to be looking at some new homes and Joseph was there with some other clients. He really seemed like he knew what he was doing so we asked him for his business card. We called him and he met us later that afternoon and spent several hours with us. He actually recommended we look in another area that we hadn’t thought about before and he was so right, we loved the new area and it ended up being where we moved to!

He then helped us get in touch with a mortgage broker, coordinated the home inspection, getting docs from the HOA and making sure that the rules work for us and even did the final walk though inspection for us.
