Where’s my hot water?!
Stayed at these apartments on a 6 month lease, so I’m just going to make this a quick one on pros and cons about the villa we stayed at right near the office.
What I really liked about this place was how quiet the area was. All the villas were single story, the neighbors never made noise, and there was never any activity roaming outside. At some points it seemed to freak me out when I actually heard people roaming the area. My personal favorite was the clean, vacant, rarely used pool! I took advantage of that by working on my tan and getting some relaxation in after work. The staff here was very nice before they got bought out in February of this year.
Now for the Cons. This place was built around 1980 so don’t trip if you have a couple doors that have been painted over about 20 times to the point where you cant get into the restroom at all. Of course they tried to make the place look new again but should have just replaced/​demoed the stained wooden floor along with the whole kitchen with the laminated granite which slowly chipped away. Oh yea, and the hot water supply here takes like. for’evahh to warm up.
The most frustrating part about living here, was the gosh darn vehicle gate. Every time I would come home at the most inconvenient time of 2am, the keypad never worked to save me OR my bladder’s life. Thus, ending up with me taking a nap in my car until someone came out the complex.
So why did I move here, you might ask. Well there were limited choices at the time given and enjoyed the highway location being just around the corner which suited both our opposite commutes. Other than the Pros I mentioned, you’re pretty much paying for the location where the apartments are located in (borderland Summerlin).

I most absolutely agree with Sheenah L. My family and I were tenants with Parc West for two years and for the most part, they were great to us. Well, scratch that. Overall, Dione was the only aspect of that place that was great to us.
Our last year of our lease was from mid-​2014 to mid-​2015, and a few major things started to happen. One major issue was that communication from the management office seemed to cease on very important issues that should have been relayed to tenants. To give examples:
EXAMPLE 1: The complex tore down the one playground our kids could play on and never replaced it with anything else.
No notification was given to any of us tenants and the playground wasn’t replaced. The lot had sat empty for about three months. Our daughter who was 2 at the time now had nowhere to play within the complex, so we decided we would drive across the street to play at Angel Park instead.
EXAMPLE 2: Tenants not being told on two different months that their online payment site was down.
When it came to their lack of communication on the online payment system being down, there was absolutely no communication from the complex that the site was even down in the first place, nor was there any guidance on other forms of payment for those of us modern folks that don’t use checks anymore. These were on two different months and in both months, there were no communication of the errors, no guidance given by management, and then they gave us attitude saying there would be no reimbursement on our money order costs. We ended up having to pay extra on our rent for two different months due to the complex’s lack of managing and communication. They weren’t huge amounts, but it was the principle that mattered. Not only that, but they offered no answers for us on when the site would be fixed.
EXAMPLE 3: Our major reason for leaving was due to how we were treated over very serious maintenance issues and health hazards that were neglected by management over and over again.
We lived in an upstairs apartment and had experienced a handful of ceiling leaks over those couple years due to rain. We also called them a couple times to look at what we thought was black mold in our master bedroom tub. Every time we called for them to fix the bulbous pocket in our ceiling, their maintenance team would just paint over the discoloration of the pocket. The couple times we called them to take care of what looked like black mold in our tub, they would just caulk over the evidence. I asked them both times to make sure it wasn’t black mold because it was toxic and I didn’t want it to endanger our toddler.
My daughter and I started developing respiratory issues in our last year and eventually, I had to obtain a note from my doctor insisting that the complex check our home for mold in our ceilings and tub. Only when we told them we had this note, did the management in the office FINALLY take our concerns seriously. It really hurt honestly because we were always such good tenants, were always catching up with the ladies in the office who loved our daughter, and then we got treated like this. Even then, this younger Indian/​Middle Eastern gal that I think was named Erica (who thankfully doesn’t work there anymore) came with their team on the check of our apartment and kept making snarky comments that my daughter and I probably just have allergies and maybe we need to clean our tub better. This was the nail in the coffin for me.
EXAMPLE 5: After the maintenance issues, the office seemed to obtain a new sales team (Parc West ended up being bought out by another company I believe). On our last day of moving out, I made our place spotless (with the exception of one drawer I forgot to empty of our kitchen utensils), and I asked the front office about our $ 150 security deposit. The new gal there said we would get it back in a check form within 30 days and that it would be mailed to our new address. We never received that check and when I called after the 30 days to verify our address and why we hadn’t received it, the girls there said they didn’t know anything about that and it goes through their corporate office. They didn’t even know who I needed to contact about it. Nonsense.
Overall, since we’ve left that apartment in 2015, mine and my daughter’s health has thankfully improved 100%. Like I said, the only great thing about Parc West was them having Dione. She has become a good family friend of ours that we will hopefully be seeing again on our daughter’s birthday. Now that Dione is in a management position there, our family holds onto some hope that her love and support will help bring that place back into a caring, joyful and ethically operating apartment complex.

These apartments basically suck. They are old, a bit run-​down, and maintenance is very slow. The appliances are loud, old, out-​dated, from the ‘80s. The «fitness center» and the pools are a joke. They try to tout these apartments as luxury, Summerlin apartments when they’re far from it.
Because my apartment is in direct sunlight, it’s well over 80 degrees in my apt even though the AC is set at 76. In addition, I have to live in the dungeon with all the blinds closed to try to keep it slightly cooler. The master bedroom is pretty much unbearably hot.
I have a 2 br/​2 bath apt. While I do like the amount of closet and storage space and the size of the bedrooms, that’s about the only nice thing I can say about the place.
The neighborhood itself is safe and quiet, but I am definitely moving out at the end of my lease.

I’m actually bringing this down another star, the amount of outside noise just gets worse and worse. 1) I get that this place is pet friendly but why on earth would you let someone with a dog rent on the 2^nd floor when I’m pretty positive they have to know how thin the ceilings are. This dog above my unit basically run laps and constantly plays with a ball dropping it and picking it up for hours (at least thats what it sounds like)… Oh, I am currently listening to him bark his lungs out too. 2) WHY WOULD YOU HAVE A LEAF BLOWER WORKING AT 9AM??? I work and go to school so I’m often up late getting stuff done. It is extemely irritating to be woken up by this right outside my bedroom window. It goes on for at least 30 minutes. 3) I can hear the person above me snoring EVERY night. Thats ridiculous. The walls here are just far too thin.
My other complain is the month to month price increase. I am in the process of buying a house so I obviously didn’t end my lease when it was up. My last place which was even a luxury apartment increased there rent 10% for going month to month. It was less then $ 100 more. Seemed reasonable. Here it’s almost $ 200 more. Seriously!!! For this place!!! I really can’t wait to leave to be honest…

It is interesting (read: suspicious) that Ryan S.‘s review is blocked. Like Erika B., I basically agree with everything that Ryan S. wrote. I wish I would have headed his/​her advice before renting!
I am woke up at least two nights a week at 3 – 4 a.m. by my upstairs neighbor because the walls/​ceilings are so thin. The ceilings make a loud creaking sound. Do not lease a downstairs unit. I will not be renewing mine.
I agree with Erika B. that:
By far the biggest issue for me is how thin the walls and windows are, especially having a bottom floor unit. Lately I wake up to whoever may be talking outside my bedroom window which looks out to a small little courtyard and 2 other apartment doors (which also unfortunately means I always have my blinds closed)… Because of the layout of the buildings anything in that area echoes to the point it sounds like people are literally yelling inside my bedroom. I’ve been woken up by people moving stuff at 8am walking back and fourth talking, a few people casually talking at the front door and a barking dog, and multiple times by kids playing even further down the hall. Which still sounded like they were in my room. I can here word for word what everyone says and it’s probably 2x louder than they are talking. I’ve had to move to the living room and sleep the rest of the morning on my futon a few times.
It’s really hard to get natural light into the unit, but it’s also partly that leaving your blinds open on any of the 3 windows feels like everyone can see really easily everything inside. I guess I didn’t think about that with having a bottom unit.

Love how many trees we have in the complex. The buildings are decently spaced and it’s gated. The apartments are next to the fwy for easy access and close to restaurants and places such as Target. I’ve been a resident since 2010. We are under new management now and ownership. I am definitely noticing the difference and not in a good way. The parking situation has yet to be resolved. If you need maintenance done, forget about it, you might as well do it yourself. We had to buy our own parts and fix it ourselves because they never showed up. They torn down our community playground and never replaced it with something else. Security here I think I have seen once. I have yet to receive the upgrades in our apartment as promised. We are still living with fixtures from the 90’s while everyone else has a modern upgrade. Seriously contemplating whether we should move when our lease is up. Oh yea, and their website was down for months we had to pay extra for money orders because our option to pay online was taken away. They have a bug on their website it won’t allow you to sign up for a resident account on their «new» website. This place is just going down hill. I miss the old owner and their management. Maybe it’s time to move on.

They don’t seem to care about fixing repair issues in a timely manner. Charge market rent but there is no gym or garages.

I really like these apartments! They are extremely large and have great high ceilings. Dealing with the office staff has been pretty efficient and they are always polite. Its location is near shopping, dining and highway access.
The only knock… the windows are a little thin because outdoor noise can be heard occasionally. Nothing massive, but enough to notice it.

I’ve lived here for over 6 months and would recommend it. The location is convenient, there is a bus station and freeway access around the corner. Gas station and shopping all near by. I had some issues with my apartment at first but everything was taken care of in a timely fashion. Every maintenance request I’ve had so far was resolved the same or next day. The gates are closed 24/​7, the grounds are kept clean and it’s usually pretty quiet. The staff are really nice as well. During the summer the bugs come out and will get in if you are not pro-​active. I bombed every room in the apartment and put boric acid around my door and patio and have had no problems. I would suggest all new tenants do that. They also have free pest control once a week if you request it.
