Precise Inspections

I have known and hired Brad as a home inspector for over 10 years. He is the true «go to guy» in my book for home inspections when buying or selling a home. I am a real estate broker and I recommend Brad to ALL my clients whether they are a buyer or a seller. I like sellers I represent to have inspections prior to placing their homes on the market so there are no surprises during the escrow period. Brad is very detailed oriented and in each and every case where a seller has hired him, Brad has accurately reported on all significant findings. Not once has a subsequent inspector found one item that Brad missed. This to me is golden and shows how good Brad is at his job. When hiring Brad to do inspections for buyers, he has often found conditions that were over looked by others. In the case of a particular house in Lafayette with an existing pest report provided by the seller, Brad pointed out that the pest report had missed a leaking shower and recommended that we get another pest report. Brad was right on. The pest report we ordered for the buyer (as opposed to the one the seller gave us) found not only the leaking shower, but other pest conditions as well. This saved my client the buyer over $ 4,500 as we were able to ask the seller for funds to address the additional issues uncovered.
Brad was the primary inspector for another company in Pleasanton for over 10 years. That is where I first met him and become impressed by his detailed oriented manner and his work ethic. Since leaving that company Brad started his own company, which is now named Precise Home Inspections. In the meantime his company was named Eagle Eye Home Inspections, but some (still in business to this day) took Brad’s name a started another company using the same name. Hence today Brad is Precise Home Inspections.
I noticed some of the reviews posted on Unilocal by others just do not make sense. The review by Gokham does not make sense to me — Brad has always been early in my experience, he is a one man shop (so there is no «these guys» with Brad), and his business card does not quote rates. So whoever Gokham reviewed was not Brad. The review my Mike O does not make sense to me either. Brad is a good and honest man. In my experience he has returned to properties at no extra charge after his initial inspection with a seller takes corrective action and then includes in a revised report (again at no extra charge) the corrective action that has been taken and the resulting out come.
Brad is the man! Call him if you want a high quality detailed inspection!

These guys are practically thieves. Never ever go with this company. Inspector arrived an hour late, rushed the job, charged more than what the business card and the website states, and still thought he did a favor. A complete rip-​off. There are much better options out there.

Brad recently wrote a report on our home and it fell out of Escrow. He claimed the floors had slope to them and thus the foundation/​structure must have problems. He never went under the house to notice we have a pier and grade beam foundation and exterior stucco. There are no foundation cracks or signs of any stucco cracks or cracks on any of the interior walls. I have a digital 4ft level and immediately measured every room. Not once did it read over 1%. (That’s 1/​8″ in 10 ft) we brought a Structural engineer out the next day and it’s his opinion that the house is sound and will be issuing us a letter stating so.
Brad also said the kitchen faucet didn’t work. It’s a brand new Grohe faucet and works perfectly.
We have a 2 ½ car garage with automatic doors. He said we had no parking? And don’t open the garage door to see if they worked! He suggested a garage be 20’x 20 ft. And ours is! Didn’t he measure it?
We have an outdoor shower, with a drain in it, and he said it was draining into the foundation!
I think he said things without thinking of the ramifications and I think he cost me the sale of my home this week.
I would not use this guy.

Had my home inspection done by Brad. I am the homeowner and I called up Brad to do the inspection. He arrived on time. Overall the quality of the inspection did not seem high quality. He made the rounds into all the rooms but did not seem very detail oriented and seemed rushed. Did not even look up in the attic very thoroughly and did not do much to check the outside of the property much. I probably would not have known better, but just had an excellent home inspection done for another house that I ended up not buying from another inspection company. I couldn’t use the other company because they were not available at this time. Comparing the two services was night and day. Precise is ok if you just want an average inspection, but just not great. Also seemed to care more about keeping sellers agent happy than working fully for my interests.

I just completed another home inspection with Brad at Precise Home Inspections. He arrived early as usual and introduced himself to my clients. He outlined his procedure of going through the property once and then going through all of the potential issues a second time to make sure that they clearly understood the severity of the issues. He has a wonderful calming way about him and always leaves my clients feeling they really know the property. I have been using Brad for several years now and he always does a great job.

We have a large custom home in Livermore that we put up for sale last year and hired Brad to «pre-​inspect» our home. This way when listing we would present his report to any potential buyers. The inspection was professional however there were a number of errors made. For instance, the day he arrived we were having the windows cleaned. The screens were down in each room being washed. He stated on his report that the house was missing screens. He also stated that some of the lights did not work in the garage (they’re on a seperate switch that he didn’t check).
However worst of all he claimed he smelled a gas leak under the house. We immediately called PG&E out. They took their sensors under the house, into everyroom, around the house, by every gas using appilance and put a special meter on the incoming lines to monitor gas flow. PG&E gave us a clean bill of health «no gas leak».
Last year we did not get an acceptable offer so relisted the house this year to try again.
We had an offer the next day and the buyer contracted Brad at Eagle Eye to perform a new inspection for the new buyers.
Brad came out and completed his inspection. However, when we got his new report we were surprised to see the same veribage from his report the previous year. Same thing about screens, lights, and the non-​existant gas smell.
Mind you there was no window cleaning, lights were all working and no gas leak.
When confront Brad admitted he used the previous years report and hastily submitted an amendment. By then the damage had been done and we spent weeks and considerable drama with the new buyers to correct the misinformation.
All Brad does an ok job if focused but this should never have happened and we never recieved an apology.
Go with some one else if you get the chance.

We are buying a home in Livermore. This s a fantastic home inspection. Brad was so thorough though that the sellers even want to use him for the home they are buying in Pleasanton. Two thumbs up. Awesome attention to detail.
