The Hinkens Group Property Management.

Misrepresented their services to get me to sign on the dotted line. I’m looking for another rental and won’t use Hinkens again. Hinkens isn’t taking care of the maintenance as expected. I am so disappointed.

My husband and I both agree that Hinkens group is a great property management group and reliable. They were willing to work with us over the phone since we were moving from out of state and the house we chose to rent is a great little place in a nice neighborhood. It is an old house, so it of course needs maintenance and hinkens takes care of the problem very quickly. I foolishly locked myself out of the house one day and a staff member stopped by to unlock the front door for me. To sum it up, the staff has been very accommodating and we have nothing to complain about. I highly recommend.

I highly recommend renting from the Hinkens Group for several reasons. I am a fifth year in college, about to graduate and have rented apartments from many other company’s in the Santa Barbara area. When I needed to rent a house in Lompoc… I was in a rush to find a place to live since my current lease from another company was ending… so I went to the Hinkens Group for help. They worked very hard to find me a place quickly, that was affordable and ready for move-​in (since school was starting back up soon). They genuinely cared for me and stayed in contact with me about every available option. Now that I am living in this beautiful home… I must say the option to make online payments for rent is a BLESSING for a busy college student like me because it just takes a click of a button on my phone or laptop to get the rent paid! But my most favorite thing about living here is when I go online and write a maintenance service request, I literally get a call that same day and the maintenance is fixed right away! I kid you not… I have NEVER experienced such fast service through a rental company like this before. I really appreciate all of the employees hard work and commitment… you can tell when someone really loves their job! I look forward to continue renting from them in the future! Tom Himkens JR. is say horrific things about my post about his fathers property management company. Suggest anyone go and read what he said and my reply to him.

Since my first review had content that was inappropriate, I’ll change it up a bit… If you’re white, Hinkins Group will treat you right… If not beware, they smile in your face, then take your hard earned money… You can’t charge a tenant for things you told them not to worry about, sending me private messages isn’t changing my mind it’s only validating what I said the first time… I was warned by many not to rent through shady business owners but I didn’t listen and I wish I had… $ 2,260 is what they took from my deposit… Paint, and carpet… I’ve lived there almost four years isn’t that normal wear and tear and to charge me $ 1,200 to paint is insane isn’t, it mandatory for you to repaint before a new tenant moves in, which by the way, was days after I moved? I did everything that was asked of me and trusted both Toms… My dad was right when he said they have no idea how to run a proper business they’re just plain crooked!!! Even called to tell them the problems I had before the two days I had to move out, was even told we don’t know how to evict someone who’s up to date on rent, paid on time, the neighbors just don’t like you so they keep complaining saying I have an aggressive dog, even though I watched them antagonize him daily, told property managers who did nothing but believe the white neighbors because like I said «we changed the complexion of the neighborhood and now people want to throw stones at us «well said Mr. Hinkins, you said everything you needed to!!!

The Hinkens group is the only property manager I have used. Not only are they fair and honest, they are a local family that has been the area for many years.
They understand the town and valley and I consistently refer all my friends and family to them.

I can not say enough wonderful things about Tom Hinkens and his company. The staff is always professional and friendly. This was quite the contrast to the treatment we had received while searching for a rental property with other companies.
We went with a rental through him for several reasons including the excellent customer service (Tom treats you like a good neighbor, not a paycheck). And the price of the rental was very reasonable. We moved across the state and were very unfamiliar with the area. Tom took the time to share some recommendations with us for local businesses and schools. When our house had to be evacuated due to a wildfire, Tom called us to make sure we were OK and to assure us that our home would be safe since it was being used as the staging area for the fire department.
From showing the house, to arranging everything for move in, to fixing things (with a skilled handyman who is great at repairing things instead of replacing, which is great for owners), to renter relations, I feel that we get top notch service at the Hinken’s group.
I highly and enthusiastically recommend the Hinkens Group to anyone who is looking for a place to rent or for someone who is in need of a property manager that finds quality tenants and keeps them happy for a long tenancy.
