DO NOT RENT FROM THESE PEOPLE. THEY WILL RIP YOU OFF WHEN YOU MOVE OUT. They charged me for stretching the carpet when the problem was due to faulty installation. I lived in my apartment 2 ½ years and they charged me for stretching the carpet and cleaning it even though I cleaned it. The building manager did nothing to back me up. Don’t rent at 1734 E 3^rd st. They also did not return my deposit within the required 21 days. They think just because I moved out of state I won’t sue them.

These folks should be named inaction management. But before the inaction they had the audacity to request $ 200 + 35 for credit check. I told them no way on the $ 200 and boy was that a good call. They strung me along for days, never getting enough info until finally I was over it. The way they were doing business no way was I giving them a 2800 deposit.

I hired action management to manage my one single family home rental property. We had just moved out of the house and this was my first experience with renting a property out and having a property managment company. Initially, they pitched a pretty good deal. Once we got into the nuts and bolts of getting the house cleaned up and rental ready, getting it listed, advertised, and rented, the disappointments began.
Inaccuracies in their own invoices, they tried to bill me for an entire month before I’d even contacted them. Delay after delay in even starting to do work, work that they promised over and over had already begun. On multiple occasions they told me that the place had been rented, they had signed leases and deposit checks, only to 3 days later say they still hadn’t received a check or a signed lease. The contractors they hired to paint and clean up my place tried to bill me for material they took from the garage of my house. The painter painted over nails in the walls, etc.
They did not keep a single commitment they made. Not one. Every time something was supposed to happen, it took 2 and 3 follow up phone calls to actually get it to happen. One frustration after another, excuses after excuse. Complete lack of professionalism or competency.

Piss poor management! Disgusting customer service. Unorganized. Does not return phone calls. Racial profiling. Show no interest in providing helpful service. Application based on an unrealistic point system. I will take my deposit to someone more willing to take my money and suggest others to do the same if considering Action Management.

I just started using them for my apartment. So far they have been nothing but great. Very helpful and able to work around my work schedule. The apartment is clean and we’ll kept.

Recently I had to have my bathroom repainted. Action management responded promptly and worked with my schedule so that I could be home while the work was being done. Thanks to Vicky and Lilly.

You can never get ahold of «the right» that you need to speak with. Always feels like they give you the run around by telling you to call back another time, that the person is out of the office/​meeting, or my favorite one «she’s out for the day. Her shift ends at 5.» Me: «but it’s 430 right now.» That happened to me on several occasions and it sucked because I don’t get out of work until 430 so I could never get ahold of anyone.
They will be very nice to you up front to get you in but once you’re in they really don’t want to hear from you again. I’m giving it two stars only because I have had worse but it’s still really really shady customer service.

I had my doubts after reading the reviews but my husband and I moved into an Action Mgmt apartment and so far the service has been really good. I broke the kitchen window with my palm when I tried to open it the first time — it had been painted shut. I sent them an email and the next day someone came out to replace it!
We also noticed a few straggler roaches when we moved in and freaked out a little… so I emailed them and voila! Within a 2 days we got a notice that they were spraying the entire building. We see them every once in a blue moon and if we have any issues we just call and they send someone.
Overall, I am a fan. They seem to care about their reputation now. We had trouble finding a place that would take our dog even when we’d offer a bigger deposit. This mgmt company didn’t require much more for our dog and cats as far as a deposit and we were approved in just two days.

I actually have a great experience with Action Management. I had been under their management for almost 3 years and they were always very helpful and understanding. The renting process was quick and easy. I was able to move in within days. Every time I needed a service, it was taken care of immediately. My contact person was always Rosa, and she was the best.
I am definitely contacting them when I decide to move back to Long Beach.

Action Management is great! I recently had a plumming issue in my apartment. I called the office and they were one it! The plumber they sent was awesome, very knowledgeable and CLEAN! Lol

Possitive help comes when you treat people the way you wants to be treated,
for me this is one of the only companies that wokrs with you whe you need to be back on your feet.
I was surprissed how people comes to the office and ask the management to give them a break to pay the rent, hardly any company does that for any body, I experienced some laid off situation at my job and they gave me a break to pay the rent how ever i can.
once again. we have to give to receive, be possitive and good attitude and you will see the difference in your way…

I was under Action Management and then the ownership just recently changed. I notified Action Management of a possible threat in our building for everybody’s safety. I understand that at time management companies often have little pull if the owner is difficult, but whatever the case on matters of this stature you should care enough to make sure the property was safe. Now the new management has been left to clean up the mess Action Management left behind and ignored.
Why they are given business is a mystery. If you are an owner looking for a management company, if cheap is the draw, remember it is not always the best avenue. If you are a prospective tenant looking for an apartment, use other companies.
I would give 0 stars because that is the level of care they provide.

Absolutely the worst management company experience in my life. I’m a 32 y/​O Navy veteran. First of all, the property manager is never available. When I moved in the apartment was dirty and needed a tremendous amount of repair. The front desk personnel have a non chalant attitude about everything. They always say let me forward you to the voice mail or let me give them your message. They never call you back. The garage was so small and ridiculously dirty! I saw a black widow spider and roaches in the garage door. The trash bin is right next to the garage which is always smelling horrid and infested with millions of flys. Also when I finally got the repair guy to come out he complained to me about wasting gas. Unbelievable! So much more to complain about. I have lived in ALOT of different places due to my military job. But this is absolutely the worst ever management company and residence. Stay far away!

Wow the worst people to do business with, unsavory, dishonest, and basically lazy.

HORRID! Lily in the office is rude. Every time I went in there she gave me a dirty look and every time I called whoever I wanted to speak to was «in a meeting». Like ummmm, the rent I pay employs you please show me some respect. That’s the first thing I must say. Read more if you dare:
We moved into 314 Hermosa. When we moved in we expected it to be clean. Nope. There were dead roaches everywhere, even in the door of the fridge. The drawers in the kitchen were sitting on the kitchen counters, the stove was pretty much taken apart and there wasn’t a screen on any of the windows including the window that lines the walkway that ANYONE with access to the building walks past. There was a thick film on the walls. I was livid! I called them and told them they needed to send someone over IMMEDIATELY. The lady they sent didn’t do a good job at all. We just told her to leave and finished cleaning ourselves. I made them replace the refrigerator and the dishwasher. After meeting the neighbors we were told that the people who lived there before us had the place INFESTED with roaches. So bad they went through the electrical plugs. BUT, apparently they replaced the floors and got all the roaches out because in the 2 years we lived there we didn’t see one live roach, but STILL! We felt so unsafe here we got ADT. The walls are so thin and flimsy that the towel holder in the bathroom wouldn’t even hold a towel up without falling out of the wall. The stairwell banister detached itself. The toilet paper holder in the downstairs bathroom kept falling off. It’s a poorly made building infested with termites.
That night we were trying to close up the house and we had to put a stick in the front window because there was no lock. This never got replaced. We got the front screen put in that week but the other screens took a year. We went through a summer with no screens. SMH
When it rains, it will also rain inside your apartment. They know this, they just paint over it. I’m sure mold thrives in that building. In fact, one of the neighbors had mold growing on his lungs from the water and the management company told him it was his fault. He contacted the owner and they had to fix it but now he’s sick! The termites are horrible. You will also see them in the summer. They never did anything about that. Just painted over the eaten up wood. We had some horrible neighbors that had the police called on them NUMEROUS times. The lady was C-​R-​A-​Z-​Y. She got naked, left her front door open and sang and danced around. They also had a dog, but no pets are allowed. It took months for them to be evicted.
When you call, don’t expect anything to happen. All they care about is the money. I would NEVER rent from them again. They’re BEYOND horrible. We put down $ 1100 for a deposit and got back $ 675. Charging me $ 100 to clean when the place wasn’t clean to begin with is absurd. BTW, rent was $ 1275 and after we moved out they’re advertising it for $ 1395. I wouldn’t pay one red cent over $ 1275 for that hell hold.

I had a really positive experience with this management team!
They were having trouble renting out the apartment I was interested in and I expressed how I was interested in it, but it would totally strap me. They actually worked with me on the rent amount.
My apartment got broken into and they sent a crew to replace the broken window the next morning AND installed bars on the windows. Also, my bathroom sink got clogged and they sent a guy to come unclog it the next day. So they took care of issues right away. I didn’t cause any major damage but I didn’t clean the apartment when I left, and they charged only a cleaning fee of $ 100, that’s it! I pretty much got my full deposit back without any questions asked.
I love the small, personal feeling of the office and staff. They were always very friendly and helpful when I was checking out apartments, applying, each time i’d go in to pay rent, and when I dropped off my move out notice. I have even been back several times to grab a vacancy list… I would definitely rent from them again!

I moved here and within days I caught fleas springing from the carpet. No pets allowed they said.
I signed a bed bug addendum, and when they exterminated for fleas they found bed bugs in the closet. You can see why they would add an addendum.
When I asked for extermination history, an explanation, reimbursement, and cooperation they largely dodged my phone calls and emails. They once left me on hold for 20 minutes. They were clearly panicking that I wouldn’t take no for an answer.
I paid $ 500.00 to exterminate their bed bugs and was not reimbursed. On top of that I had to take two full days off work with no pay. I told Action Management in writing that I just purchased a new couch and bed from Ikea. I told them I had 3 years rental history with exterminations almost every 6 months with no report of bed bugs. Considering all that I had a hard time believing I was at fault for this.
This company has a clearly defined mission and they will bleed every dollar out of these low income apartments cause they can. No way would I recommend this place and I’m entirely soured on working with another apartment management firm again. It’s not fair to take the humanity out of owning/​renting a home. It’s a shameful practice that is probably standard practice in their business. Customer service is just code word for neglect and woefully enforced ignorance.
If you find this post, contact me and I’ll tell you everything you need to know as to why moving here is not in your best interest. This to me is an uninhabitable unit solely based on the type of people you have to get into bed with just to rent it.

Blatantly disrespectful to me and my girlfriend so much so that I was completely appalled while it was happening right in front of me. Non-​existent customer service and clearly playing the money game. If you are moving out, you are SOL because you are no longer valuable to them as a client.
Also, be very wary of charges made against your deposit when you move out as well. Be sure to keep and save your own copies of your move-​in inspection as well as photographs of everything you describe.
Damage that was done prior to move-​in was documented, however we didn’t retain our own copies, and now on move out they refuse to furnish a copy of our move-​in inspection to us and are charging for damage that was done before. Also, we went back to the apartment a month later and the damage is still there, despite having paid for replacement parts and labor? The new tenants said they have not heard about any future repairs planned.
It has been over 6 months since the move out and they have been unable to furnish proper receipts (we got some that were not even for the property and called the vendor directly to verify no work was ever done on our old property). In the end they will win because legal action is difficult, timely, and expensive as well.
This company is abysmal and I am glad I will never deal with them again the rest of my life. I will also recommend to all of my friends and business associates that relocate to Long Beach to avoid any properties managed by Action.
