I’d like to be able to tell everyone about my experiences with this company but I never had the chance to have any. First time I called, I spoke to someone who took my name and number and said that Karen would call me back. Never happened. A couple of weeks later I tried again, just in case they had my number wrong. This time I got voice mail. Left all of my info and asked for a call back as I wanted to start an eviction case. That was a couple of weeks ago and I’m still waiting. Hard to believe all the great reviews when this happens.

Nilufar and her assistant, Karen are great to work with. I had the worst possible tenant you can imagine and Nilufar and her team really got the eviction process going as quickly as possible. She knows the eviction process well, tells you honestly what to expect in state of California, which is awfully TENANT friendly. I know if I never hired Eviction Group, what was an awful experience in my life could have been so much more painful. Thank you Nilufar!

This is my second case with Nilafour and all i can say is thumbs up, she is the smartest and most efficient eviction attorney I have ever worked with bar none. This second case is already resolved without even going to court! The tenants vacated the unit, paid two months back rent and reimbursed me for Nilafour’s legal fees! Not to say that things always go so smoothly but be assured if Nilafour handles your case you will get the desired result.

Nilufar was great to work with and helped me come to a deal with a tenant and his wacky self absorbed lawyer. In the end we were able to settle at an amount which we both agreed on and she took care of all the paperwork. Some of her staff is less knowledgeable, but once your past the initial paperwork stage Nilufar will take over and handle everything.
I highly recommend her, and she is one of the most reasonably priced attorneys around.

I came to Eviction Group in a panic because I have never had to deal with legal matters before. They where great on the phone every time I had a question or new development with my bad roommate. The wheels of justice grind slowly but I had piece of mind knowing that my case was being handled the right way.

If you have a complicated case that isn’t cut-​and-​dry under California Eviction Law, and need representation to make a legal argument when your case is dynamic, this may not be the practice for you. Understandably, Nilufar who herself is great and genuine, which is far from most attorneys I’ve met, does not go to court anymore. She oversees the big picture of your case and her staff do a great job of following this very technical law, but her contracted representation is overloaded. I didn’t know who my attorney would be until the day I showed up in court, and he had limited time to go over my case and was being pulled in all different directions by other cases as well as his son, who he had to drop off at LAX in the afternoon and send him off on his Europe trip. This meant he straight up told me he cannot stay in court all day. He shot himself in the foot the first time around with Judge Ford (handles evictions at the Santa Monica court) by not being present when our case was called. He was dealing with the other case in the breakout room. We missed our opportunity to talk to the Judge and the Judge angrily scolded him like a child and postponed our case to the back of the line. This gave us even less time to work out a settlement with the opposing party. He kept looking at his watch. My advice: Nilufar should have reached out to her attorneys before hand and have them meet with me since my case was not simple. He was confused himself and was not able to make a valid argument. In fact the Judge wouldn’t even hear him speak. He talked about how he use to be an actor and was overall arrogant and the Judge clearly knew this and would put him in check. I was grateful that the attorney fee was only $ 200 but in retrospect, I would have paid $ 600 to have an attorney PRESENT with me the entire day and dedicated to my case. The only thing this attorney was dedicated too was making it to LAX on time. Again, Nilufar did her best, but I think it was a learning lesson for her too as she had to do damage control after the court appearance as things didn’t go as planned at all. She of course was honest and let me know that things may not go as planned, but I did not feel at the end of the day my case garnered the attention it deserved during my day in court and I believe she understood my frustration. I would absolutely hire her again if I had a clear case. Eviction law is very specific and technical. For more complicated cases, I would recommend a solo practice attorney that goes to court. It will cost you triple her price (her prices are very reasonable) — but it may make the difference.

i was very pleased with the outcome and professional service from Nilufar and her office staff. She and her team made the eviction process effortless for us. I hope to never have to go through an eviction process again, but if I do, I would most definitely contact Nilufar. I am going to keep her on speed dial! Like many of you, I had a tenant who refused to pay or leave. I tried to be understanding and negotiate on my own but it resulted in many more months of lost rent. The key lesson is to get high quality professional help right away when you have a tenant issue.
Nilufar and her assistant Monica are responsive and professional. They gave great advice and answered my many questions quickly. They were very clear on how much cost is associated with what option. You will feel confident with this team behind you.
However, my 5-​star recommendation is not based on Nilufar and Monica being pleasant people (which they are). I wrote this review because Nilufar negotiated a settlement I am very happy with. I recovered more rent than I expected with straight forward terms that are quite acceptable. Nilufar is obviously very experienced with dealing with difficult tenants and understands the process well.
I hope I won’t run into this situation again. But if I do, I will call Nilufar immediately.

They do not answer phone calls on Monday during open hours, 2:30pm to be exact!

My brother and I were trying to do our first eviction case on our own. Big mistake that was. We got a demurrer filed against us and we decided to try out Nilufar. She quickly went circled what we did wrong as a courtesy. She offered to take on our case which we accepted.
We called Nilufar throughout the case and she or her assistant Monica promptly replied to us at all times. Even on weekends and holidays. We were very glad for her support and patience since we probably called for things that didn’t really need a reply for.
I would definitely recommend the eviction group and WILL be using her again with some other troublesome tenants I have…

I was having issues with some tenants and found The Eviction Group on Unilocal.Nilufar took care of everything and settled our case before going to court. She explained the process to us step by step and is straight out. She doesn’t sugar coat anything or b/​s you (which I like). She stays in constant contact with you and keeps you updated in everything. Before I used to be skeptical about lawyers. I would think that they’re just there to make money off of you. But the from the very first day we met her she made us feel calm and assured us that everything will be ok. Nilufar and her staff are a great team and have such an awesome personality. The current laws for Los angeles County make it difficult for the owners to get tenants that won’t pay the rents. Its very stressful.

I sought the advice of Nilufar after not receiving rent from my tenant. Nilufar answered the phone right away (and I called at 8:30 in the morning!). Her assistant Monica graciously filled out the 3 day letter (without charging me). Fortunately my tenant responded to the letter. Though my interaction was brief, I found them both to be responsive, professional and approachable.

I would never have imagined that I would ever say that I have found an AWESOME Lawyer until after I retained the services of Nilufar and the Eviction Group. I have dealt with lawyers and they have always left a bad image and have not heard of a good lawyer from any of my friends or coworkers. Her quick replies and updates really set her apart from any attorney I’ve dealt with. My work requires that my attention be focused on the tasks at hand which does not allow for me to follow up and deal with personal matters such as the tedious process of an eviction. After initially speaking with Nilufar for the first time, she gave me the feeling that she was going to be very hands on. With that, I just let her do her thing and she personally provided me with updates and quick responses to questions that I would email to her after hours! Not sure if all of the reviews below are real or not. I have never reached the lawyer by calling the number listed for her. There is a generic message which doesn’t even state the name of the law firm not lawyer. She did call back a day or 2 later and then eventually not at all. She didn’t respond to emails either nor send me a breakdown of her charges per our conversation. Upon not receiving a response to my last email I chose not to use her. I need a proactive lawyer.
