Living in this property makes it very difficult to not feel like you’re «número uno» the service team is outta this world and Larry, the new Manager is simply topnotch talent.

Moved in Last Month, and I must say it was the easiest transition and move I’ve ever made.
This place is super fresh and clean, and I feel like I’m staying at a 5 star Hotel.
This place has all the amenities you need and want.
Larry and Amiee in the Leasing Department are very helpful in every way possible.
Moving can be a huge hassle, but if you want a quick easy move, a fresh clean place to live and helpful staff, IMT Beverly is the way to go!!!

Absolutely enlightening experience about the Los Angeles rental market. For the complainers below, head to NYC and then complain about cheap repairs and bad landlords! Amy gave a great tour and the property was beautiful. Definitely on my short list for my move.

This used to be the best place to live. But until IMT starts to realize that this place should be a priority, look elsewhere! Half the equipment in the gym has been broken for months, repairs are cheap, maintenance workers keep quitting, and the new manager has been friendly to me but the majority of the tenants say he is rude and more interested in making a bonus than helping improve the property. It’s really too bad! This used to be a great property. For now… don’t waste your time.

DONT EVEN THINK ABOUT IT! I was a resident here from 12/​2013-​till an abrupt move on 6÷20÷2015! The unit I rented was on the top floor facing East. It was one of only a handful of «renovated» «granite counter tops» «walk-​in closet» unit. First of all, the flooring is plastic laminate wood. The floors throughout the building are totally not level. My unit was $ 3800 for a 1 bedroom, 1 bath (because if the «top quality» renovations). The kitchen has granite countertops and matching laminate cabinets, whose edges melt off the sides of the cabinets near the oven. Both the oven and the fridge are from 1990 and stick out further than legally allowed. My refrigerator broke, but not after filing several complaints about the faulty thermostat, that was set to the least coldest setting, and my food was still being destroyed because it was still too cold. The fridge finally stopped working, but only after spending a mere $ 450 at costco & trader joes, for which everything was spoiled, and I received no reimbursement. I also did not receive a new fridge for over 2 weeks and was not compensated in any way, even in rent. Don’t make yourself sick even trying to eat the ice cubes it makes either. IMT doesn’t have an updated water filter system, and by no means a water softener! My new fridge arrived and it was half the size as the other, with luxurious wire shelves to replace the glass ones I had. I have only seen fridges like that in Japan! The faucet is stainless and fancy, but the unit is too large for the sink and the backsplash behind, so you are unfortunately not able to use it to it’s full capacity, like simply turning it to hot, physically is impossible! The flood lighting in the kitchen also burns out OFTEN, definitely weekly.
I NEVER was able to operate the «fire place». Every morning I’d hear birds trying to fly down it or something. Plan to hire, a twice weekly maid, just to keep up with all the black mold and filth from the ventilation ducts! The main intake is ancient! There is no filter that you can buy to fit it, so they just squish and cut 2 crappy ones to make it fit. You will need to change your filter twice a month, and you will be disgusted by the filth you’ll see. Just assume that the HVAC ventilation ducts have NEVER EVER been cleaned. It leaves the entire apartment smelling of musty old smokey senior living. I had febreeze plug-​ins in every plug, and it still smelled old!
The «balcony» is 1.5 feet wide, the railing has a height of maybe 3 feet, it’s short enough to make anyone feel totally unsafe! No room for a chair, or stool. If you found something small enough to fit, you def couldn’t then sit on it and have room for yourself and the object.
Oh and you can hear all the other units HVAC running at all times. You can basically hear everything! And all the dogs and the few Autistic children screaming and running the halls at 7:20am. If you decide to turn on your AC, know that, if you want to be cooled in the summertime, you will need to set it at 68. And you’ll need to constantly recheck the thermostats, because it resets itself several times throughout the day, back to a heating setting. Regardless how many times they «fix» it.
The sliding mirror closets, ALWAYS BREAK. The interior closet is GHETTO. No lighting. And the rails are painted wood and oddly shaped shelves that are just painted plywood in white wash. The rails are so wide, only a few hanger hook sizes fit, and in no way does the wood rail make searching through your dark close and easier. The «walk-​in» closets are a real treat for those comedians. Again, more white wash plywood in even more unique designs that literarily prevent you to hang anything. It’s basically a sweater closet, that you can open the door, take 1 step in, and 1 step out.
The built in linen closets and bathroom storage would be nice, if they didn’t completely block off every passage. Don’t forget to close all the cabinets after you open them, or else you’ll run smack into them on your emergency run to the bathroom. The toilet is so crammed into the bathroom, that even as an extremely slender woman, I couldn’t prevent my knees hitting the wall and the shower. The toilet paper is conveniently situated directly behind your left elbow. You’ll allow yourself, to smack your funny bone every time you go for a reach, and then me reminded that you’ll need to actually turn your whole body to the left (10 o’clock), raise the left arm, and with the right arm, pull the paper towards you.
The bathtub shower combo is just a shower, the tub is a mirage. It only fills to 6″. Shower at odd times to guarantee hot water.
The carpet, if you are unlucky enough to have just a patch (only the bedroom, everything else was un level plastic), you’ll need to be aware that it is the cheapest quality they could find, and that with all the filth shooting from the vents, the carpet will turn black, even if you

I’m a harsh critic of apartment buildings but I would be hard pressed to find a strong criticism of the IMT Beverly. The facilities and common areas are always well maintained; maintenance issues are promptly resolved; and the staff make the residents their top priority.
Pros: The 24-​hr gym; the pool, hot tub, and bbq area outside (behind the building). Gated garage access (bonus: no «combat parking» — assigned spaces). After 5p street parking out front really opens up. I think once in the past year have I had a guest struggle to find parking (due to one of the neighbors across the street having a house party). Quiet area that is within a couple blocks in any direction of nearly everything.
Cons: It’s still apartment living. Occasionally you’ll hear footsteps «upstairs» (unless on the top floor). There are single family homes across the street and occasionally someone struggles with a car alarm, but that’s «city living» anywhere.
Overall, the IMT Beverly is a great place to be, and the property manager (Clio) and his staff do a great job maintaining everything and taking care of the residents.

Just made a move from SF and are truly happy to call IMT Arnaz home.
We all know how stressful a move to a brand new environment can be, but Clio and Sophia from the management/​consulting team were very helpful and made it a quick and painless experience.
We went through the entire application process over the phone and online without any problems.
A few examples of how the staff here went above and beyond:
1) Staff was available ~10pm* to give us keys to the apartment after a long drive down on Hwy 5. Thank you Alonzo!
2) Macy’s packages were picked up, stored safely in a lockbox and dropped off at the unit.
3) Had an issue with a minor leak in the bathroom today, put in a request on their online system in the morning, just came home and it’s all fixed :-)
