Station House Apartments

This is the absolute worst place to live. If you do make the mistake to live here at least get renters insurance. We had cockroaches when we moved in, there has been multiple leaks from the ceiling, and our drains continuously get clogged. This is not a good area to be in either. My apartment was broken into while I was asleep inside. We asked management to at least send an email warning other residents to be careful, of course nothing was done. I would give this place zero stars if possible. The staff is nice, but these buildings should probably be condemned as unlivable.

In the Historic Old Louisville Area this is the best place to rent. My husband and I lived in a two bed, two bath townhouse from 2011 to 2012. Very nice community with a firehouse across the street, elementary school across the street, officer always on call, park just few blocks away, University blocks away, gated community, pet friendly and great staff. The residents here are mainly university students, some families but no worries it is quite. One thing we liked the most is the elementary school grass field where a bunch of us owners with dogs met up everyday to let our dogs play. We had Danes, shepherds, pits, terriers and other mix breeds of all ages plus sizes play together. This was a great way to know your neighbors, make friends and have fun. Note though if your animal is not nice, vaccinated, not trained and you can’t pick up after your dog then don’t go because it will ruin it for everyone else. Parking was a little bit hard during college semester but there are plenty of spaces around and its empty during school breaks. We never had any problem with noise from neighbors but we were facing Hill Street right by the bus stop so we did hear that traffic only if we were in the kitchen. My husband and I felt safe here and now that the gate is up I feel it is more attractive and nicer. We felt so safe there was a lot of times our door was unlocked but anywhere that is not a good idea. We were not able to experience the gate because they just started putting it up before we left to buy our first home. That’s one thing I like to point out because since we bought our first house they were allowing us to sublease which made our move easier. Very flexible. The grounds and maintenance work very hard. When we had our dog chew at the wall and our AC unit leak they were on top of both. We got an AC unit in right away and AC being fixed happened quickly. I also note that since our dog ate at the wall it was our responsibility. People get to quick on these websites about how things are not fair to them, any apartment complex knows what that place looked like before you moved in. They document this well and that’s why I agree if you do not write in on your move in day paperwork, yeah you should pay for it. If you do not like the look of Old Louisville then its not a place for you because all these house have to follow the historic district too. Overall this place was a great experience and a 2^nd family. We would rent from them again.

Unfortunately it saddens me to write this review. At one point in time, Stationhouse Square was a fantastic place to live at, but unfortunately that is no longer the case.
To give some background, I have been living here for three years. The first year was in the two floor style apartment, and the other two have been by myself in one of the single floor configurations.
During this time, the management has changed, as well as the property, but none of it has been for the better. Now, this isn’t to say this place is a cesspool, but it does stand a lot to be desired. What makes this matter frustrating is that it’s on the verge of being an excellent property. It’s close to campus, it was built in the mid 80’s, and is a contained complex rather than a house split up into many smaller units (this is common through Old Louisville).
However, there is a strong lack of oversight, and it shows within the property. Many of the units are in varying stages of disrepair, and the grounds are infrequently maintained. Personally speaking, in the two years that I have lived in my current unit two major problems occur:
— I have had my ceiling leak three times, one of which required my bedroom to be re-​drywalled.
— My AC unit has failed a total of six times, often sitting in disrepair for days at a time. When the unit was eventually replaced, it was woefully underpowered, and has been experiencing varying stages of failure.
Outside of my unit, several issues have occurred in the complex:
— A gentlemen fell through the stairs on the western side of the complex due to welds that failed due to lack of maintenance
— Surrounding trees becoming extremely overgrown and completely blocking the paths of sidewalks
— Widespread leaking during rainstorms
Further complicating this situation is an apartment manager who is largely unresponsive. While I am certain they mean well, the quality of their work leaves much to be desired. The majority of calls placed to the office are unanswered, and messages are rarely returned within the same day (if at all). These concerns have also been echoed by a number of tenants.
When you take these factors into consideration of the fact that I am paying $ 710 per month, which is a reduced rate, it becomes apparent that things do not add up.
When the company that manages the complex (Underhill Associates) was confronted about these issues, they were quick to place the blame on the maintenance workmen who had recently left, rather than taking full responsibility for their property. I suppose the opportunity for him to be a scapegoat was just too good to pass up.
As I mentioned at the beginning of this review, I dislike writing negative reviews, but honestly I want the public to be aware. Until major changes are made, I can not recommend this establishment. There are simply too many other locations that offer better service at a much more reasonable price.
