This place needs to be torn down. It is absolutely disgusting. Bird poop everywhere and the grounds are never maintained. The units have never been cleaned and if something breaks, good luck getting it fixed. The staff is absolutely worthless. The rudest and dumbest people you will ever come across. Don’t fall for their bullshit. If you rent here you are an absolute idiot. Every single one of these negative reviews are true. There better places to live in Lubbock.

I have multiple reasons of why I HATE this place and would advise people to NOT live here. Here are the major ones:
1. Garbage disposal broke so we didn’t have a dishwasher for 5 months. Put in numerous maintenance requests and phone calls.
2. We live on the second floor and someone came over our balcony and stole mine and my roommates MacBooks. The sliding doors lock was broken and there wasn’t a bar so we made our own to prevent that from happening again.
3. Fire alarms go off religiously apparently for no reason. And at 3am during finals week or when I was in the shower –_​– all of them false alarms.
4. Our neighbors are the loudest people in the world. Blaring music early in the morning and late at night. Oh and our upstairs neighbors flooded their apartment so we had severe water leaks from the ceiling causing damage to our breaker box leaving us without electricity.
5. Our dryer broke and of course maintnece has yet to come fix that after several calls and requests.
6. My boyfriends car has had its tires slashed twice. Another time he had his side mirror broken completely off.
7. Finally, with two weeks left in this hell, our AC decides to give out. We’ll see if that even gets fixed before we move out –_​–

In saying that, we were warned not to live here but we did it anyways so we learned the hard way. We liked living at the Ranch Apartments better… Also, the grass hardly ever gets cut and it’s very ghetto here. The second «resort style» pool is trashed and isn’t filled up ever. The pot holes are ridiculously huge, my car can’t even go over them and they won’t fix it. This place has potential of being very nice and classy but the managemment is pure shit.

DO NOT LIVE HERE. This is the absolute worst place to live. My roommate and I are transfer students and we signed here despite the bad reviews because we thought «Hey, how bad could it be?» To start, we had our own furniture and we had spoken to management NUMEROUS times prior to moving in letting them know we needed the furniture to be removed. NUMEROUS times we had been told they had taken everything out and it was ready to go. Now, my roommate and I drove 6 hours from San Antonio in a Uhaul and had arranged for movers to be there when we arrived. When we walked into our new apartment there was a CLEANING CREW that had just arrived and the entire place was still full of furniture. This is only the beginning. My room had underwear in a dresser, blinds were broken, and carpet was and still is coming up when you walk into my room. My roommate had NO blinds and there was MOLD around her toilet. Needless to say, this place was FILTHY. As the year went on management changed 3 TIMES and every time it got progressively worse. The current management has let the entire complex go. The weeds are as tall as a small child and they are sprouting purple flowers. When I called up to the office to ask them when they were going to cut the grass all I got was attitude from their staff. It’s pathetic. My roommate and I cleaned our apartment and set 1 trash bag on our balcony for not even 24 hours and with no warning or anything they slapped a $ 25 fine on us. Now this is in the lease and I wouldn’t have had a problem with it if they kept up their end of the lease. But they don’t. Save yourself the problems with the apartment and the miserable staff and live elsewhere. You have been warned. Wish I could give ZERO stars.

This place is no longer for college students. Always a bunch of old ppl. Plus I had nowhere to live for 5 days because my apartment had flooded and the leasing manager refused to move me. I had to move all my stuff out to a friends because my mattress was starting to get damp along with everything else. The reason she wouldn’t move me is because the flooding didn’t effect my room but the entire place was moist and stuffy. when they finally moved me, my new room needs a lot of work and the onside cop left all his stuff in a dresser behind. Office manager asked for me to bring it in but I see it as its not my job or problem. I took lots of pictures of this dirty place and haven’t moved into the new apartment they gave me. Just paying rent for no reason now.

My advice for living here? Avoid at all costs. The interior of the apartments themselves look nice: black appliances and wood floors make them look better and less cheap than they actually are. Signing a lease here, you basically acknowledge your refrigerator, washer or dryer will break and nobody will actually fix it. Our «maintenance» staff is lazy, unreliable and not even present. My roommates and I have put in AT LEAST 10 work orders for our refrigerator over the course of a year. My lease is almost over and it still isn’t fixed. The office staff have answered the numerous complaints simply by saying «we have no record of you reporting the incident.» The amenities themselves sound awesome! However, the 2 pools, gym, and jogging trail sound great on paper, but are abysmal in reality. For months the pools were green, now drained. There’s a guarantee that some equipment will be broken in the gym, and dog feces scatter the jogging trail and accompanying grounds. There’s a reason these apartments are now going for $ 299/​month. Trust me, it’s not a good thing.

Terrible. Called the office 5+ times about the bird poop outside of our door. Finally went and talked to the manager, said it would definitely be taken care of. Three days later, the disgusting mess was still there. My mom had to come to town and see it. She even went and talked to them and they said it would be definitely cleaned up right then. Two days later, my mom had to end up cleaning it herself. How pathetic does that make them look. The grounds are just nasty. There was ice around the bird poop and residents were falling into it, and they STILL did not come. The office apparently «had no record in the computer about any complaints», even though we called 5 times and talked to the manager. Disgusting.

I have only been here a few months and already have been plagued with issues. Piss poor amenities keeps me from using almost everything outside my own apartment. The pool bathroom is worst than most gas station bathroom with no lights, horrid smells, and broken toilets and sinks. The club house bathroom has not been cleaned the entire time I have been here. Their is shit and piss everywhere. The gym has a third of what the cheaper apartments have. Mail is never delivered on time and their are piles of undelivered packages everywhere. Things are not repaired in a timely fashion, and when they are repaired they are never fully repaired. I have had to have my refrigerator repaired three times now and have lost over $ 100 dollars in food. Their idea of repairing it is giving you a downgraded model that has more issues than the first one. They over water the grass to where the grass dies and we are left with mud and pools of standings water. Dog shit is never picked up which makes the idea of using the outdoor grills very unattractive. The top of this crap pile of an apartment complex is they have the nerve to raise their rates every year. Other apartment complexes around town lower their rates for people who renew but not courtyard. Their latest special is for the first 30 people who renew their lease, only they will get their rates to stay the same. Everyone else will pay more to stay in this crap fest.
