Dolejs Property Management

ZERO stars. I asked the person showing me an apt if a collection on my credit (that I attempted to dispute many times but was unsuccessful) would affect my ability to get an apt. He said no. I informed the office staff of the same, they told me they needed to review my credit first. My credit is pristine except for this one collection but they denied me. They took my application fee money even when I informed them of what was on my credit report and they ran with my money. They acted as if I was trying to finance a home. That one collection is why I tried getting an apt with Dolejs anyway. I thought they had the ugliest properties and there was no way I would be denied for their crappy apartments. I have amazing rental history, perfect credit aside from that ID theft issue, and a decent paying job.
When I saw the property it was old, decrepit, and they didn’t even want to spend money on keeping electricity on in order to show the vacant apt to perspective tenants. To top it all off the front desk woman processing my application tried to imply I was lying about my id theft issue on my credit report. She gave me her little prototype story about how when she had ID theft she disputed it and it came right off her report. Well guess what, I am not you and I had my own experience you moron. I wish it had been that easy for me. They charged too much for the trashy apt because when I saw it (by way of a flashlight) it was gross, there wasn’t even a parking lot, and there were people in a domestic dispute outside the building. The management company sucks and so do their properties.

This management company is absolutely horrible! I have reported water leaking in my bathroom over a month ago. I was ignored for a week then told it has to be my neighbors toilet and it’s not their responsibility. I need to go and tell them since «it’s their problem». My upstairs neighbor claims everything is fine so I call management with the same response. Now my celling is soaked in constantly dripping water and falling down!
These people will do ANYTHING to avoid helping you. Now today my upstairs neighbor just came screaming to tell me how I am ruining his life and making up all of this water dripping from my celling.
Dolejs seems to think they know everything without having a plumber even visit the property. Their resolution is to send out a plumber NEXT WEEK?!? It’s already been a month! I can’t even use my bathroom without water dripping down on my head. The damage done to my bathroom in this time is getting quite expensive and vacation plans have been put on hold.
Dolejs is simply the WORST. Now I have a neighbor not only screaming at me, but my 83 year old Grandmother. I will be contacting the BBB and my attourney as this problem is far from resolved.

This company is a slum lord! They don’t take care of their properties and are very unprofessional. The conditions of their buildings brings down the property values of anything around them. Do not use Dolejs Property Management!

They just like to steel the security deposits from tenants!!!
First of all, all workers are really rude, they seem unhappy working there, is sad :(My father lived in one of their nasty apartment for almost 10 years. On March 2015 he gave one of the old men that is always in the front desk the 30 day notice, we went back at the end of April to returned the keys and the gentlemen couldn’t find the notice, he recognize my dad gave him this notice but he couldn’t find it. They couldn’t even find his file at all which to me was really strange. My father finally received a check today and even thought he gave the notice they still deducted a whole month of rent.
It is sad that they have to steel money from people.

now for an update, we have been are rent every week, and they are still on are case about it, why do they have be jerks for, we work with them every chance we get. and there 5 day notes that is a joke

This «company» is a JOKE. Lived in one of their buildings for a year and a half, just leaving after continuous frustrations with dealing with the management. I paid $ 1500 to move in, that’s including security deposit, and from that got back $ 200. This is after I cleaned the apt and even took before and after pictures to show the deplorable condition in which I received the apartment and decent condition in which I left it in. This is a situation I have consulted a lawyer about and can take a while to be resolved. While living there they rarely cleaned the building, the apt was literally falling apart with paint chips from the ceiling falling on me constantly, the appliances were prehistoric, and when it would give problems they hesitated to fix or change them. I always paid my rent on time but they always harassed me like they didn’t take proper records. Lots of spiders and rats in the buildings also. Just take my advice and DO NOT GO TO THEM. Biggest mistake I have made to date. Worst place to live but when desperate and in need we sometimes make poor choices. Just wished I did research prior to going with them

If there was a zero star option I would be hesitant to be so generous to give that. These guys manage a building I reside in (they took over from the previous owner — an individual) and they are horrendous. I’m a positive guy so let’s start with the pros:
Pros:
— they are easy to get a hold of whenever there is a problem (often)
— hmm that’s pretty much all I can think of
Cons:
— where do I start? Ok, I’ll start by giving some examples. The other day I had no hot water coming out of my shower, so naturally I called them and they said they’d be out sometime tomorrow afternoon. I said I’d kind of prefer to shower soon, how about coming today (it was mid afternoon). After much resistance, they finally came — though it took speaking to the owner, who actually asked me «why don’t you have hot water?» I replied «I don’t know, I’m not a plumber, but if I was I def wouldn’t be calling you»; he didn’t find that amusing. I really shouldn’t have to fight to have my landlord come and fix the water.
— my current temp per the thermostat is 84. 84 degrees. And it’s not adjustable. I like going on vacations to tropical places, but my living room should not be a tropical place.
–whenever it snows and ices, good luck getting up and down the unsalted stairs without a c-​spine fracture
— the washer and dryer rarely work and you’ll never get your lost money back
— the storage area is full of spiders. Small, gigantic, you name it. Many different species.
— it is against chicago law to have temperatures fall below 66° at night; the law is very clear about this. A few months ago the temp was 59, and it was freezing. After calling, the dolejs response was ‘that’s a chicago law, we don’t have to follow it.’ Exact words! Nice to have a landlord who couldn’t care less if their tenants freeze to death.
— maintenance came in, broke my $ 80 electric shaver. When I asked what happened, they said ‘yes he knocked it over and it broke. What do u want us to do, buy you a new one?” Ummmmmmm. Yes. Yes I do.
I can prob think of more but since I’m so hot sitting in my living room, I need to hydrate myself. Beware renting from a place managed by this joke of a company.

I am looking at these reviews and quite frankly I can’t agree. While Doljes managed our property they were more than cooperative and maintained the common areas in a professional manner.
If you want to make comparisons, the association hired Vista Property Mgmt out of Villa Park. They really have not stayed on top of problems in the common areas as well as a lack of cleaning them.

Funny that Dolejs has 4 one-​star filtered reviews. This property management company is genuinely horrible. My apartment is roach infested and filled with dog poop on the stair’s carpet. Windows won’t open, bathroom paint falling off due to the fact that Dolejs had painters paint over bathroom window. Also, the supervisors are worthless – and recommend calling the cops if you have a problem with other tenants. Bottom line, stay away.

I called Dolejs to inquire about an apartment in Riverside on Forest Avenue. The person who answered was so rude! He was acting like I was bothering him. I was just asking questions about the apartment and was interested in viewing the apartment. Then, this rude individual put me on hold for about 5 minutes so I just hung up. I thought of it this way, I’m glad they showed me their true colors up front before I got involved with them. This rude individual represents Dolejs and he made a bad impression so I would never want to rent from individuals that are so blatantly rude on the phone! I can only imagine if I would’ve rented an apartment from them and had to deal with them on a regular basis. Thank you to the individual from Dolejs for being rude and unprofessional on the phone. You saved me a lot of headaches!
