Avalon Willow

The management team and maintenance team is top notch. It is quiet, clean and I have lived here for years. Great area and close to the train station. You can’t put a price on peace and quiet.

Ironically when we first moved here we couldn’t understand the negative reviews and we even put up positive reviews! Everything seemed great, cheap deposit, fees seemed reasonable, staff were friendly. I even considered investing in the company. Boy were we wrong. Do not rent here! We have since deleted our positive reviews. Theres is so much wrong with this place, where to start?
Staff change regularly, each have a different story of how deposits and fees work. DO NOT expect your deposit back. They will find any reason under the sun to keep it. We were charged for 2 hours cleaning when we left the place absolutely spotless. We were charged $ 500 to replace 2 vynil kitchen tiles. Don’t bother disputing it either, you will just get an email from someone you’ve never heard of saying they ‘investigated’ the dispute and the charges are correct.
Pet Deposit — It’s not a deposit, you basically give them $ 600 cash which you never get back and still pay pet rent.
Maintenanace is a joke. We knew we were in trouble when our toilet leaked for the first time flooding the bathroom. After 3 hours someone arrived to tell us there was nothing wrong with the toilet. This happened again 3 times, unfortunalty the last time we were not home so it flooded the entire apartment, causing a lot of personal property damage. I can’t believe they didn’t even renew the carpets, we had to sleep with industrial fans going 24hours for 2 days. Can you imagine trying to sleep with 2 industrial fans next to your bed? They said it was taken care of but the carpets where still wet when they left. That’s when the mold started. Mold spreads quickly and can be hazardess to your health. I had to take pictures and get an experts opnion before Avalon staff would even acknowledge the problem. Again they didn’t change the carpet, they had it cleaned and it was back to living with industrial fans. As if that’s not bad enough we still did not get our deposit back.

My husband and I lived at the Avalon Willow for three years. I won’t even go into the horrifying things that went on during our time there.
18 months later my zazzle account did not save my new address and therefore had two Christmas gifts sent to my old address. I immediately phoned the leasing office and informed them. After speaking with Schamad, he assured me he would leave a note for the other workers as well as the concierge and that my package would be waiting for me on Wednesday. I took his word and drove 45 minutes from my new residence to the Avalon to pick up my packages.
When I arrived at the Avalon both women were busy in the leasing office so I approached the maintenance man who was sitting at the concierge desk. I waited patiently for over five minutes as he finished up his conversation about his car that was in the shop. This is interesting to me since 1. He’s being paid to be working and 2. I am positive there was work to be done. Living there for three years provided me with excellent insight into the work ethic and lack of professional behavior. Anyway, I patiently waited and when he was finished with his mechanic I kindly explained my story and asked him to check for my packages. He responded with «the leasing girls can help you have a seat and wait for one of them». I wanted to respond with «don’t sit there if you refuse to help anyone» but I refrained.
Once one of the women was available to help me I again kindly explained my story. She looked at maybe ¹⁄₂₀ of the packages and told me my packages were not there. I emphasized my original lconversation with Schamad so she reluctantly phoned him. He said that he did in fact leave word about my packages. This is also interesting since this lady had no idea what I was talking about. She then proceeded to tell me that UPS sometimes says it’s delivered when it’s not-​ummmmm never the case. I then asked her to take down my information so that Schamad and I could discuss this further. She did and I left the Avalon.
I then phoned UPS and they informed me that one of my packages was shipped back to it’s sender. Obviously this made me upset since these are gifts for Christmas. They had not located my second package yet. I then called the Avalon and left an assertive message again requesting someone call me back.
The next morning at 10:30 (the leasing office opens at 9:30) I still has not heard from the Avalon. I called back and Jasmine answered the phone. Jasmine knew my name right away and what my concern was since she clearly received my morning message. She informed me that she had no idea where my packages were and that there was nothing she could do about it. She also told me she has no idea who works the concierge. I began to question why Schamad did not return my calls and she began to shout over me telling me that Schamad was not in again today-​I by the way need Schamad’s job since this man is never at his job. Clearly very frustrated at this point, I began to shout back. Jasmine proceeded to call me a f#%*ing idiot who should have changed my address for zazzle when I moved. Jasmine also proceeded to hang up on me.
I don’t know who does the hiring or firing for the Avalon but Jasmine is the rudest piece of garbage I have ever come into contact with and I would never allow her to represent any type of business or function in a public place. She is rude, nasty, and flat out idiotic. Her grammar is atrocious and her obnoxious tone must deter potential customers.
The Avalon Willow is the most unprofessional establishment I have ever been in contact with and count my blessings each day that my family and I no longer live there. Do NOT move to the Avalon Willow if you don’t want to deal with people like Jasmine.

I have lived here since June 2014 so thought I’d give it a few months before I did a review. Love the community and both office/​maintenance staff are fantastic, can’t speak highly enough of their professionalism.
Great access to the train and restaurants in the village. Fun neighborhood with pretty good tenants. I’ve never felt unsafe walking around even late at night alone and people in the general neighborhood are pretty nice (the car wash next door is the bomb for a great clean). I’ve found the day workers at HESS (gas across the road) a godsend when I want to move furniture or need help with heavy stuff and walking to A&P for the staples when I can’t be bothered driving to DeCiccio’s or Wholefoods is a great convenience.
I honestly haven’t noticed noise as an issue but maybe that’s just that my regular neighbors are really considerate? Then again I’ve lived in cities a lot and noise is pretty normal. Except in Summer when the pool is open (my appt faces the pool) — I’m all for fun and most kids are great, it’s just a couple of people so you have to realize you live in close quarters with lots of people and they weren’t all raised like you.
The appliances could use an update, but my concern with this is really around energy efficiency and green concerns rather than cosmetic — they work fine. I’m happy here and love that so far I still haven’t had to put the heat on and it’s December –strangely my appt is a constant 68 degrees! I use the fireplace most nights for ambiance and love having a balcony that I can grill on year round (electric only) — critically important for an Aussie!
The community is clean and well maintained with friendly approachable responsive staff — can’t ask for much more than that! I’d recommend it to others. If you want to get an overall feel, I agree with another reviewer that said talk to people in the visitors carpark — we all have different needs for a living environment. I have no plans to move any time soon unless work requires it.

These apartments are horribly dated and generally just worn out. Our carpet was badly stained and nearly worn through in many spots when we moved in. The fixtures including the bathroom sink and the bathtub are oddly small as are the incredibly narrow drawers and cabinets in the kitchen. The materials are of low quality — Formica counters and linoleum flooring. The appliances in the apartment were at least 20 years old.
We always heard so much noise from our neighbors — the five year old sprinter above us, the dementia patient across the hall that never recognized her poor husband and yelled at him like he was a stranger breaking in, the loner next door that listened to loud movies late at night, and the neighbor that liked to have her most intimate emotional phone calls in the hallway outside her apartment…
The neighborhood is rough — not all of Mamaroneck — just the part that Avalon Willow occupies. If you cross under the metro-​north tracks, you find a much nicer Mamaroneck. I never felt comfortable with my wife walking from the train to the apartment at night. In the morning, if she walked to the train without me, the day laborers that congregate outside the Hess gas station (on the way to the train) would sometimes harass her which made both of us very uncomfortable. The restaurant next door to the complex is abandoned and the houses in the neighborhood are dilapidated with furniture in the lawn and often smell of marijuana.
They will not warn you when moving in that the garage can flood and in case of heavy rain, you have to find somewhere else to park. Even when you do park in the garage, the bird population which roosts on the fire sprinkler pipes is so bad that you are unlikely avoid a stripe of bird droppings painted across your vehicle.
When you move out, do not expect to get your deposit back. I was warned that Avalon Willow would find a way to keep the entire thing and they proved that to be true. I have always left my apartments clean and in good shape when I move out. I have always been refunded 100% of my deposit. While I left the apartment spotless upon move-​out, Avalon found a way to keep the deposit and charge me additional funds. In the end it is a tough fight — they can damage your credit, what course of action does a tenant have? I guess honesty on a review board is all I have.
The apartments are bad, the neighborhood is rough, and I consider the whole multi-​billion dollar Avalon organization to be dishonest and corrupt (though it could be isolated to the Avalon Willow location). I would caution anyone considering living here to reconsider. You will regret having signed a lease with Avalon.

Please note that I have never lived at Avalon Willow, I am only commenting on their absurd price increase within ONE MONTH of my visit.
I visited the grounds of Avalon Willow at the beginning of April, 2014 when a 1 bedroom apartment was about $ 1750. After speaking with a representative and reviewing all of the extras (parking, trash, amenity fees etc.), he said that the total for the specific unit we looked at was a little over $ 2000.
Last week, when I checked the website, the 1 bedrooms jumped to about $ 1950 per unit, and when I last checked TODAY, they started at $ 2060! I emailed a representative and asked why the prices have changed so drastically within just a few weeks, and their excuse was «due to high traffic and leasing». Typically when business is good, you don’t hike your prices up just for fun.
We saw much nicer upgraded apartments closer to the city that were less expensive than these. I am horribly disappointed about this borderline extortion.

My fiancé and I looked at these apartments and were very hopeful as everything about them seemed great online. The girl who took us on a tour was very nice and gave us all of the necessary information. However, here are the problems with the Avalon Willow:
1. The apartments are very small and the prices are much higher than what they’re listed as online (the one we saw was a one bedroom one bath with a fireplace and it was over 2,000). Which leads to the next problem…
2. They charge you for everything possible and it’s absurd! You get billed for water separately and heat and there’s even a garbage fee (even though you bring your garbage to the garbage room). In most apartments water and heat are included, especially when the rent is already so high. If you’re considering renting here, I would watch out as I also heard from multiple sources that they’re known to charge you for every little thing more than once.

Great place in a great neighborhood.
After reading some of the negative reviews here, I was a bit hesitant to take up the lease here. But after about 4 months, I am very satisfied with this apartment. The staff is extremely courteous and friendly. Maintenance is very quick and prompt. We have indoor parking, walking distance to train station and downtown, and many more.
The best part for my family, in particular, is that this is a great neighborhood to raise a family. There are several schools and play grounds in the same lane. My son loves to bike down and see all other children play. I have made so many friends among other parents, that it has turned into a network of sorts. This is an extremely friendly neighborhood by NY standards.
on the flip side, I agree the building is a bit old, and you can hear though conversations clearly as you walk down the hallway, but for us I guess it was not such a huge shortcoming given all the other benefits this place offers. My suggestion would be that if you are considering renting here, just stop by the visitors parking and talk to s handful of people living here, and you should get a first hand idea of what people feel. I am very happy here, the management has been fabulous.
I was used to extremely high prices in the city and Brooklyn with very small spaces, crappy landlords, noise, pollution, so this was a great change! Love the space, light, washer/​dryer in apt (LOVE THIS! no more dragging my laundry to a laundromat every weekend!), tranquility, Mamaroneck is a very cute town, commute to Grand Central is great for me as I work two blocks from there and the amenities ie pool, gym and common room are great. I guess the only complaint I would have is that sometimes tenants smoke which is annoying and I pay parking even though I dont have a car (rent sometimes from Enterprise which is just up the road so very convenient). Apart from that, I love it!
