420 East 80th Street Apartments

DO NOT MOVE HERE! Seriously, or you do so at your own risk. For starters, this building is run by THE WORST management company ever. Jennifer, Brian, Beth… all the building managers are terrible. The building is mostly filled with rent controlled tenants who are basically lawless. The building is non-​smoking accept for rent controlled. So, smoking in my unit is a violation of my lease, but my rent controlled neighbor’s smoke entering my unit is perfectly acceptable. We had a fly infestation on my floor and instead of extermination or other means, they hung up curly strips of tape with thumb tacks from the ceiling. They charge tenants for water use of the whole building, except for rent-​controlled tenants. So, the tenants paying «market rate» split the total water and utility cost for ALL tenants and at least once a month there is some issue with the piping and the water is shut off for a day. The fact that they label the building «luxury» is a joke. I mean they have two elevators and only one that works with any regularity. The other one is always out of service. The place is run down, poorly managed, and gross. Save yourself the headache and hassle and find somewhere else to live.

Clearly nothing has changed since we lived at 420 E. 80^th St. in the days when Ann London owned and ran it. When we left she sued us, I can’t remember what for, and in doing due diligence at the court house prior to defending and counterclaiming I discovered that she sued dozens and dozens of tenants, even a UN diplomat who had to interject his diplomatic immunity. Her husband was her lawyer so what did she care; I represented my wife and myself. In the end it was a standoff: she let me take my refrigerator (I’d brought my own with her consent) which was all I wanted, and she abandoned her case. Then she got mad because I suggested a replacement tenant for her. (Why mad? She had only to say no, which she did.) Said she wanted the apartment for her niece coming from Israel. Turned out to be a lie. But why lie when the truth is valid in law: she wanted to rent it furnished for more money.
All that said, the staff were great the location good and the apartment nice, although we did have a neighbor down the hall who gave loud parties once in a while. We left to buy our own place on the West side. Today we live in London … England.

Since new building manager Brian Pickard entered it has been a very disappointing experience. They keep raising rent above market price for a building with ZERO amenities and they charge for every little utility including water and heat. Also, walls are very thin and i hear everything from neighbors and above. Do not live here. Not worth your money.

A disappointing experience! My boyfriend and I were looking for a nice apartment to spend the next few years together in. The place itself is nice and sizable and the doormen and maintenance staff are excellent but the management leaves a lot to be desired.
We have been the subject of continued harassment by a tenant 2 floors above us. Apparently she is know throughout the building and to the staff as «they crazy lady.» We have sent a number of letters to the property manager as well as certified letters and have been told she would not be able to contact us again, however, the management company has done nothing to stop it. They will acknowledge receipt of their letters however nothing has ever been done.
Additionally, the rent increases are unreal and way above market or what our friends in other luxury buildings have been paying. The company is also now charging for central boiler and HEAT!
As one staffer put it, Equity would rather have an empty apartment for 6 months than work with their current tenants to make sure those who pay on time and don’t cause trouble are happy.
