Worst people to rent from! Do not rent anything from these criminals! They prey on military and will try and hold you to everything. They charge 60 dollars in labor to replace a smoke detector battery so be warned.

As a multi-​state property owner who works with three different Property Management Companies I would like to commend Emerald Property Management on their professionalism in following the laws, ethics in dealing with situations, and maximizing owner’s equity. When tenants damaged one of my properties they were able to quickly get it repaired, rented, and financially whole again meanwhile keeping me informed of the legal process. Between there staff, accounting technology, and having a company repair team (quicker and less costly than a handymen) they have become my gold standard of management companies. This list of Emerald’s accolades can go on and on from quickly replying to emails, knowledge of the local market, ability to reduce tenant turnover, etc, etc, etc. Regina and her staff is always truthful and straight forward to the point whether I like what they say or not. They have always been right with their assessments of repairs, rent questions, and recommendations to maximize my income. I only wish there were a national company in many other markets!

My husband and I have worked with Emerald Property Management for four years now, and have been extremely satisfied with all that they do for our property. Emerald has demonstrated attention to detail, excellent records, and timely communication from all parties not to mention keeping the house rented with wonderful tenets at a fantastic rate. Emerald makes it easy for us as a military couple to own property remotely! We wish there were an Emerald in every town in which we own a home!

Major issues during move out as well. Although I agreed with some of the charges there is no way we should have lost our entire deposit and still owed $ 20. They charged us for minor things such as $ 20 for tightening the toilet paper dispenser… I am also in the military and fully believe they prey on military personnel because we cannot contest the charges easily once we PCS’d. I did not receive an itemized bill for our charges until three weeks after I left Riley. They manage some nice properties but beware what you are getting into!!!
