Eugene Kopman

‘Time often proves whether a decision was the right one or wrong one. Last year, on the advice of Mr. Kopman, my husband and I purchased a coop in the East Village for my son to live in. In retrospect, this has turned out to be an excellent move. With Mr. Kopman’s guidance and hard work to put the board package together, we were able to purchase a studio apartment.

Eugene was incredibly knowledgeable and patient with me during my rental process. This was my first time signing my own lease with out room mates and he was great at answering all of my questions AND telling me information that i needed to know that he could have just as easily left out. Even after I moved in to my new place he helped me solve an issue I was having with my building. You can tell he has true integrity and chooses to do his job thoroughly. He’s a straight shooter and great at what he does. I absolutely recommend working with him if you are serious about getting a place in NYC.

First of all, this review is very long overdue. Never the less, better late than never.
Eugene is both a friend as well as a great broker that was instrumental in securing our apartment in the Upper East Side. In our initial search for apartments with Eugene was saw an apartment in a building that we really liked, never the less, just as we were about to get serious about renting it we learned that it had already been swooped up. Eugene had always been blunt and honest with us about the reality of real estate in NYC, which is truly not like anywhere else. Though we were disappointed about the apartment, Eugene continued to have a very positive outlook and he was confident that he would find something for us. Sure enough, a few days later Eugene informed us that another apartment in the same building had opened up. Eugene was able to get us into the apartment before anyone! We were the first and only people to look at it and it was even better than the first one! I truly believe if it was not for Eugene we would not have secured such a great place. The best part about working with Eugene was that he knew and understood what we were looking for. He did not waste our time showing us places that were not in the price range or area that we were not looking in. Also, because Eugene is a friend and had been to our previous apartment he wasn’t about to show us a place that wan’t a positive step in the right direction. He knew what things we wanted to change about our living arrangement, and made sure we accomplished them.

Eugene is honestly the BEST broker in NYC! I found him 3 years ago when I moved into my studio on the UES, and he was so great that I used him again this month to rent a new apartment downtown (my DREAM apt!). I have referred many friends to him, and will continue to do so. He is honest, real and actually listens to what you want (what a concept!!!), which is more than I can say for mostly every broker I have ever dealt with (and I have dealt with A LOT in my nearly 8 in NYC). He truly takes care of his clients, and gets them the best possible deal/​apartment for their budget.
He also has a very impressive knowledge of the city, and what you can get for your money. Seems to know the entire real estate landscape, for both buying and renting in the city. He has great relationships with landlords as well. He has become a personal friend of mine over the years, who I can always use as a sounding board for apartment advice. He’s also just an all around great guy — really pleasant to deal with. Whether you are looking to buy or rent, he’s your guy!

Eugene was the sellers agent for an apartment my girlfriend and I rented. While I realize that he was representing the seller and not us, there is still an expectation that the broker will try to make the experience positive if he can do so. We had a terrible experience and we strongly dis-​recommend him. If you can work with another broker, I would recommend doing so.
Our issues fall into two categories:
1) He will not lift a finger to help you:
— He wouldn’t wait 20 minutes for my girlfriend to get back from work to see the apartment, so I had to put down the deposit without her seeing it (otherwise we would have risked losing the place): My girlfriend and I were planning on moving in together, but I had the day off of work so I could see apartments during the day. I really liked the apartment so tried to convince him to wait 20 minutes after his last showing so that she had time to check it out, but he was «tired» so he refused. I had to put down a several thousand dollar deposit without my girlfriend seeing the apartment to avoid riskng losing it.
— He didn’t bother calling the super to get the apartment painted the color we preferred, which will cost us $ 700 to get it repainted: The super was planning on having the empty apartment repainted the day before we signed the lease (a few days after I saw the apartment), so I asked Eugene to help us make sure the apartment was painted a color we liked instead of sterile bright white. I offered to pick up the paint and paint brushes and drop it off in the apartment, so it would be zero extra work for the super and the painters. Eugene said he would look into it, but he didn’t bother and the next time I spoke with him about it he said the painters had already repainted the apartment white. We’ll have to pay $ 700 to repaint the apartment, and this doesn’t inlude the hassle of having to move all of our furniture now that the apartment is no longer empty.
2) Not completely honest
— He was not truthful that an identical apartment upstairs with a much nicer, renovated kitchen being rented for less money: Just before we were about to sign the lease we saw an old listing on a website for an identical apartment to ours, but with a renovated kitchen, being rented for less money. I asked Eugene about this, because as the exclusive broker to the management company he was very familiar with the building. He insisted that was not the case. After we moved in I got to know the person living in the apartment upstairs. It has a much nicer and renovated kitchen, and he confirmed that he was paying less in rent.
Overall, I would recommend staying away so that you don’t feel the same way we did after giving thousands of our dollars to Eugene after we were treated the way we were treated.

Honest, helpful, and enjoyable to work with! I felt Eugene was looking out for my best interests throughout the apt search process. Whenever I needed help with any of the logistics, he was available, knowledgable, and very responsive. He certainly made my transition back into the city a much easier one and thanks to him, I have an apartment that I think will be a good fit for me. Thanks Eugene for everything!
