Forty55 Lofts

There’s a lot to like about Forty55 Lofts – the apartments are spacious and modern, the pool area is like something you’d find at a boutique luxury hotel, the gym is convenient, and most of our neighbors are really friendly. That said, there are a few things that anyone thinking about renting here should really consider before signing a lease.
–Lack of peace and quiet. The building is currently in the midst of a major painting project that has caused serious disruption to the lives of residents on a daily basis for the past couple of months. It is LOUD!!! The noise from power washers, painting equipment and work crews has made it extremely difficult for residents like myself who work from home to be productive during the day. Construction regularly begins as early as 8 a.m. and runs until the evening. As I type this review, there is a power washer running underneath my window that is extremely loud even with all of the windows in our apartment tightly closed. This afternoon, I had to conduct a conference call from my closet in order to avoid disrupting my colleagues’ conversation with the noise. We need to keep our windows closed at all times due to the noise and paint fumes, so our power bill this summer has been crazy.
–Poor communication from office staff. I do understand that improvement projects are necessary for the long-​term maintenance of the building. However, office staff have not kept us well-​informed of the work schedule. For example, we were not given any advance notice of the dates that our apartment was to be painted. A work crew that came to our door at 8 a.m. one Monday morning and told us that our patio needed to be cleared of all furniture so that painting could begin that same day. Great, thanks. We have no idea when the project will be over, and communication from the staff has been very, very minimal. Rather than apologizing for the inconvenience we are all experiencing, we are told «there’s nothing we can do about it.»
–Large yearly rent increases. While you may get a good deal when you move in, expect to have your rent raised 6−10% each year. Rent increases are NOT negotiable and determined by the corporate office in Texas using an algorithm rather than by local office staff who understand how poor the current living conditions are in this building. Trying to negotiate? Sorry, computer says no. At this point, it feels as though we are dealing with a faceless corporate entity that is concerned only with its bottom line rather than the quality of life of its residents. This is inexcusable given the amount of money we pay to live here (in the past year alone, we have spend over $ 40,000 on rent).
In sum, Forty55 Lofts has the potential to be a great place to live but just be prepared for lots of noise, apathetic staff, and a bait-​and-​switch pricing system.

I enjoy the office staff here. Everyone is so friendly and helpful! Resident events are really fun and I love the pool and other amenities in the building. Building is clean and very well-​located!

Everything is perfect!

The staff here has been amazing! Super impressed with Matt and Larry for bending over backwards to make my move in timelines work and responding to inquiries at all hours. They’ve taken care of everything I’ve needed and the maintenance staff has been great.
On site security has dealt with the one noise complaint I had within minutes. Some of the residents could be better about picking up after themselves but the cleaning and grounds crew do a great job up keeping things.
Really the only complaint I have is that the windows, although double paned, really have little to no soundproofing to them. Luckily it’s not generally noisy here but I live near an elevator and can hear even people’s conversations as they walk by. Hopefully we get some window replacements in the near future, even if just for the bedrooms!

Five stars for the cleanliness and polite staff here. It’s a welcome place to visit my friends. My friends really seem to like it here.

I think its great here, I’ve been here over a year and i continue to enjoy my apartment. The rooftop gym is great, it’s really convenient if you are always on the go. The pool is nice as well and I have no complaints so far. I always seem to run into maintenance, whether it’s early in the morning or on the weekends, they are always busy doing their job which is great. I can say the same with the security guard, I have witnessed him be helpful several times, with visitors and delivery services etc. I think he really does look out for who enters the property (considering I lived in a building where the exact opposite happened). Security is something that stands out to me. The reviews that call out the management staff seem incorrect as I’ve only had positive interactions with them.
Overall great place to be in the Marina area!

I lived @ forty55 for 3 years and I am going to miss it.
The apartment are spacious and in general not loud. The only neighbors I could hear were the ones up stairs and not frequent.
The maintenance team is great and were always trying to help.
The facilities were awesome and I think they have the best pool of the Marina.
I would recommend this place to anyone.

This is one of the most disturbing places we ever have stayed.
Our apartment did face the pool area which is on both weekend days EXTREMELY loud and busy.
People are mostly drunk after 5pm during the weekend, they scream and behave like animals with the lowest thinkable language.
We had THREE FULL ARMEND police investigation in only ten month.
You smell pott on a daily basis.
The garage area is for sure not a safe place– every thing which we placed there was stolen.
It a low class community with a high end price!

Not all that it is cracked up to be
A brand is not what you say on your website, it is what others say about you. At the moment, very few people have any good things to say about your brand and property. You must keep the promise of your brand story and the current staff has failed to do so, especially Larry. I will say there is one bright light and that is Roberto. He is the only person of value at your property.
You really need a full restaff and reface of the brand and common areas of the property. You also need to look at what you are charging for rents. You are well over market rate for this area and your prices need to be adjusted.
You have one responsibility to your investors, keep the community full. Happy residence mean they will stay longer, which means more revenue for you. Right now, I count that you are loosing $ 40k a month on empty units. Units are staying vacant more then 30-​days and talking to residence they are not going to renew the ones that are occupied.
We would love to stay here, but a not with the current state of the property, nor at the above market rates you are charging. This is not San Francisco and yet you are charging $ 3400 for a 1-​bedroom & $ 4,000 for a 2-​bedroom. Yes, we had a new ²⁄₂ in the City near AT&T ballpark for $ 3300.
If you want help with your brand and property all you need to do is ask the residents.

Please don’t be deceived by the term «luxury» living. We have lived here for 2 years now and this property has very much gone downhill since the time we moved in. When we first moved here, there was a sense of community, fostered by the property management. There were weekly yoga classes, organized social events and the property was well maintained. They even offered amenities like changing lightbulbs for all lighting fixtures within units. Now, the only emails we receive from management are about rules and regulations, the yoga classes and all social events are gone, the management is often discourteous, bordering on rude. The outside windows are constantly dirty. And yet they keep raising the rents every month. It’s sad that what was once a very special property has become just another LA apartment building.
The units — especially the top floor ones — are spacious and light with faux hardwood floors. One thing to especially watch out for: They placed upstairs drains directly over your downstairs neighbor’s patio, so if you like to keep flower pots or if you want to wash your terrace make sure you have neighbors who don’t care if a little water gets on their patio. Why they didn’t put the drains on the other side of the terrace, where there is open space, is beyond comprehension.

We’ve been living at Forty55 for over 3 years and we’ve always been satisfied with everything but now with the new management we really feel like home. The apartments are spacious and the amenities are great but what makes it really special is the management and staff (Rebecca, Natalie, Lorena, Carlos and Roberto) they really take good care of you.

I’ve lived at Forty55 for 3 years now. I love the place and for LA it’s close to everything (not within walking distance but that’s LA for ya)! Our unit is spacious, with a great balcony, washer/​dryer and condo style kitchen finishes! The pool is beautiful; Vegas style, there’s always something going on down there on a nice day! The greenery is pretty well kept and brings a ZEN like feel to the space. I especially enjoy the waterfall running outside my building! The outdoor gym is cool, they have free coffee everyday and this place is very dog and kid friendly (whatever your persuasion is) !
The equipment in the cardio room has been broken for awhile and they’ve been talking about another elliptical for years. :-(Major Con is our rent payment. its $$$$ ! Our rent is really high but they say we are getting a discount?
All in all, this is LA, & things aren’t cheap. We stay because of the friendly staff, neighbors, location, overall amenities and view (we probably have the best in the building!) plus its just a lot of work to move.

My husband and I lived at Forty55Lofts for just over a year and loved our apartment, the location, the complex facilities and staff. Our one bedroom apartment was modern, huge and good value compared to others we had seen. It had hardwood floors, a massive stainless steel /​granite top kitchen with a ridiculous amount of storage space, large capacity washer and dryer (neatly hidden in a cupboard), aircon and heaps of natural light. The pool area was like a resort pool (gorgeous) and my husband loved the outdoor gym while I never had a problem getting access to a treadmill in the cardio room. We had a few minor maintenance issues, eg. changing a tap washer and out of reach lightbulb (the ceilings are extra high) and they came the same day. On site security is available during the night but we never had any need for it. Our neighbours were friendly but quiet. It really was a great experience for us. The only reason we left was to move overseas and if we find ourselves back in LA one day, we would certainly go see Forty55 again. Our thanks to Theron and the team!

I lived at Forty55Lofts for 2 years and really enjoyed living there! I recently moved out only due to a corporate relocation to Michigan. The units have nice touches like hardwood flooring, stainless steel appliances and granite counter tops, but what I loved the best were the massive floor to ceiling windows and the sliding glass wall on my 2^nd bedroom. Those touches really made the place feel like a home rather than the standard drab apartments in the area. I have very few maintenance issues (2 in two years) and they were handled promptly. I found the entire staff to be very courteous and helpful and would have loved to stay if it was possible. Definitely check out Forty55Lofts!

If you’re JUST looking and aren’t looking to put the money down THAT day, the leasing agents will pick up it right away and give you a half ass tour. Not to mention their units aren’t even that nice/​spacious. Not that creative of a space for the price.
GREAT amenities like the pool, jacuzzi, outdoor gym and bbq pit however, I understand that the pool shuts down at 10pm, that’s fine, but I was told you can’t even sit in the chairs in the common area after 10pm? the common area can be «walked through» after 10 and that’s it… really?!
