The Tides & Waters Edge at Marina Harbor

This place is the nosiest community in the world. The building style is more like a recreation area than a normal residential community, there are pool and tennis court or outdoor gathering between all buildings everywhere and therefore there is not a quiet place anywhere in this complex. As all the buildings are in a long block and all are parallel to each other, the noise is echoing and becomes louder, this can be experienced in a firework time in 4^th of July which is close by and sounds repeating multiple times in each court yard because of echo effect. There is no even a quiet moment in this complex, early in the morning the waste trucks are everywhere, during the day (from 9am to 10 pm) people are in pool area and everywhere, the very old style Jacuzzis which are original with the building (over 50 years old) are super noisy and they work like a diesel engine. After 10 pm until morning the very loud sea lions start screaming until morning.
These crappy apartments have no air condition and even in the fall season inside the unit is very hot. Also there is no natural ventilation inside the apartments as one side are windows and the other side is a super long corridor and you always feel hard to breath and uncomfortable. By the California mechanical code (CMC table 402.1) the corridors have to be ventilated for 0.06 cfm/​sq. ft but the only exhaust fan in corridor at each building that could create some ventilation for corridor and inside the apartments are illegally out of service to save some money for the owner. New security company is horrible, every time you call them for even an emergency situation, they ask you tons of questions which takes about 15 min to go to actual subject, the only thing that they don’t ask you is your social security number, and then they connect you to the guard in duty and again a lot of questions and finally they never show up. There is only one security in entire 500 plus apartment complex which causes a lot of robberies all the time. The previous security company was much better but as usual management for saving more money they have switched to the crappy one

Long overdue review. I’ve been a tenant for about 6 months now. Great experience that started from the beginning with my leasing agent, Allison. Incredibily helpful and she dealt with my back-​n-​forth on which unit to go with… thank you!
Also, the staff is 5-​star. Any issues are quickly handled and process through their intranet site which makes everyone that much easier and trackable.
Con — The only one, no AC. This past summer was brutal but nothing a portable AC can’t fix.
If you want to live in LA without feeling like you live in LA, this is the place. Awesome grounds and amenities.

If Allison is the leasing agent you are assigned to, ask for another! She’s not very helpful if it doesn’t suit her or requires a little extra effort.

We have been living here for two years now and so far we love it! Our leasing manager Janine was great! Also the management here is very good! Adam Gruber is awesome, always with positive attitude and happy to help, and what is more important with solutions!
Pros:
1. If there is an issue (like broken sink, dishwasher, or paint stink) it get fixed very fast.
2. The amenities are clean and always taken care of, as well as gardens and landscapes. The gym here is like real gym here with all basic machines and stuff. Pools are great. Coffee and tea in the mornings are great.
3. So far we had very nice neighbors, so it’s quiet most of the time, and luckily nobody is smoking on the patio near us.
4. We love that here you can go on a nice walks around, looking at boats and the marina… Also the ocean is in 7 min walking distance through the nice neighborhood.
Cons:
1. No AC, so it gets really hot in the hot months. We bought portable AC and it helped a lot! But it cools down only one room.
2. Carpet floors… I wish it was hardwood floors so much easier to deal with and looks better.
3. Thin walls, you can hear well tv in another apartment or an arguement or loud sex… Yes it is awkward sometimes.
4. Thefts. This is the biggest problem here. We got our bikes stolen from the garage. And later our neighbor’s paddle board was stolen. And seems like they should do something about it — like a security camera in the garages.
I mentioned some pros and cons. But overall it’s a great and beautiful place to live. So five stars it is!

This review is primarily for Allison, the leasing consultant. My boyfriend and I have been on the hunt for a perfect place to move for a few months now and Allison is by far the best we have dealt with! She is extremely knowledgeable, helpful and friendly. She answers emails right away and has been patient with us as we are waiting for the right unit to open up for us.
I don’t live in this community so I can’t review that-​but Allison has been beyond terrific!

Bottom line: Thin walls with unhinged chain smoking neighbor that management has not helped with.
Full story:
We have been here since May and it had been okay outside of main issues. It took some time to get used to the thinner walls as we can hear neighbors TV, people walking above, people in hall etc. Not the worst.
The problem is that 2 weeks after moving in we had an unstable neighbor move-​in. The first night moved in she hammered until security finally came at 11p… We had called security around 10p after speaking with her at 9:30. She agreed to stop for night after our face to face talk– she did not, continuing to hammer 20 min after our friendly talk (red flag somethings not right).
Now the big issue is she chain smokes cigarettes all day which goes in to our window and gets in our place and endangers our now 7 month old… These units also DO NOT HAVE AC, meaning we have to close windows to avoid smoke and deal with warm room with only a ceiling fan… We complain, guard comes and says that it doesn’t smell that bad… This of course after 15 min later when the smell started.
It gets worse…
After our first complaint, neighbor start banging violently on door, screaming at wife while I’m at work to not try to control her life. My wife explains that we have a baby, to which neighbor exclaims «YOUR BABY’S HEALTH IS NOT MY PROBLEM!» Management says neighbors out of line but does not take action as they say they will. The neighbor is obviously unstable as I’ve even caught her opening our Amazon package… To make matters worse she’s also been blasting her tv until around 2am…
We’ve complained numerous times with management which seem to be now ignoring us and not returning calls. Originally they said they’d take ‘serious action’ against her, but nothing other than letters to her which likely have only angered neighbor further, as it seems she goes out of way to blow smoke when we open sliding door and blast television in the middle of the night… Not to mention the hall always reeks of cigarettes since her move in… We’ve spoke with neighbors that agree that she is a nuisance as well.
**7/​19/​14 Update**
I’ll continue to update. The latest is that the neighbor has now gotten aggressive with security after 3 visits, as she refused to lower her blasting television that woke our infant from 1 – 3 am… She has violated numerous occupancy rules on lease agreement so we will see what management does this time… I’ll update what happens.

We lived here for only a year and initially had a good experience, however that changed when we gave our notice. After the walk though with Richard we were quoted prices for general cleaning and painting etc. and we agreed with all of them. However when we got the final paper work, which we assumed would include a check for the agreed upon balance of our deposit we were shocked to see that not only were we not getting our deposit back but they wanted over 500 dollars in addition! We assumed it was some kind of error but when we contacted them Richard said he never quoted us those prices! We were furious and they eventually came down a couple hundred dollars but we still had to write them a check or face collections and a negative report to our credit! If for some reason we did owe that money I would pay it happily, but to be lied to is unacceptable. Do yourself a favor and rent somewhere else.

Best place to live in Marina Del Rey. I have enjoyed living here for over a year. Great people, great amenities, great staff (Adam is AWESOME). There is a reason you have people who have lived here for over 15 years — its a fun place with LOTS to do. The shuttle service and monthly events are the BEST to include amenities like bikes, kayaks, tennis courts, pools/​spas.
I can’t say enough about this place– I’m glad I moved here

We’ve been here for a year and are sad to be leaving. The area is remarkable and unique. Being right on the ocean, it is obviously a little colder than inland. The staff here keeps everything very clean. Last night I saw some scraps of paper in the hall. When I opened my door at about 7:30 AM, the floor had already been cleaned. The people in the office are always ready, willing and able to help. We have had no reason to call for any kind of service. However, there are constantly people driving around in golf carts on some task or other. A daily email comes with information to keep us up to date and is also a place where people post messages about things needed or for sale. There is a courtesy patrol and even people on foot all night long, although I’ve heard of only one break in. One of the nice features are the monthly activities. These always involve a meal of some sort and an opportunity to meet the neighbors. All in all living here has been a great experience.

Moved here in March and currently live on this property. I love the space, the amenities, the DirecTV in every room, the staff is great! However, there is no AC and tenants are allowed to smoke on their porches. In order to keep my place cool, I have to open the windows. I have a neighbor just below me who smokes on her porch all day long. The smoke carries up into my place. It’s incessant. Had I known someone could blow their smoke into my unit, I would never have moved in here. Horrible. My girlfriend lives in a smoke-​free building at 13 900 Fiji Way. It’s so much better… although they don’t offer DirecTV

Just a terrible experience. The management doesn’t care enough to fix the problems here, does not answer the phone most of the time. Broken elevators for months at a time. They installed clothes washer and dryers on the deck, so now you get to smell everyone’s laundry and dryer exhaust. At least the common area laundry room had vents.
They also demanded I buy renter’s insurance through thier ‘approved agent’. I wonder how much of a kickback they got.
Anyway, skip this place, I’ll be moving out next month, after a year. Too bad, ita a great location but I just can’t take the abuse.

We live in one of their properties of Bora Bora Way now for a little more than 6 month. Overall everything is in good shape over here. All units get updated once a tenant leaves. People living around us are not too noisy, which helps keep those noise levels down within the building.
The reason I am only giving two stars is more complex :)
For one there is always some kind of commotion here. It’s either the gardeners that come every other day with their horribly loud leaf blowers or dogs are barking in the courtyard, or the garbage trucks are making loud noise again and again. If there is no commotion here in our community, you can be sure that the neighboring properties are at it. Quiet and peaceful doesnt happen that often. I wish they would synchronize their workers and trash removal.
Also, there is more traffic noise than we ever expected. I cant leave the window open when my child naps. (and we moved here for the better air… :)
Then one of my main complaints is that they perfume everything. From the trash cans to the long hallways to the elevator to the laundry room. And it is not a subtle job, it reeks! If it wouldn’t be so toxic I wouldn’t care, but it is well know by now how bad this is for your health.
And apropos health, our neighbor smokes. The second hand smoke makes its way into our bedroom and the hallway sadly smells strongly of it too. As a non smoker this is very annoying (and again: toxic.) We complained many times to no avail. They sent smokers by to check the hallway who then tell us there is no smell…
Then we discovered that the whole property is getting covered in some kind of pesticide that they spray. It bugged us a lot, for one, yes… it is toxic… And if we would have known this is common practice here, we wouldn’t have allowed our baby to play on the grounds here. It is upsetting to think she was exposed to so much of this nonsense…
And last but not least, be aware of all you do. You leave your broom on your balcony the wrong way, you will receive a write up. You have the wrong kind of furniture on your balcony, you will get a write up. Your stroller is parked there, again another write up. We stopped counting how many letters we received, but it really gets annoying! Especially since they ignore emails to them with questions.
