Quality Property Management

Avoid this company if at all possible! Super dishonest and unprofessional. Reputable companies will charge only after they have shown you a property and you want to proceed with renting. The fee is supposed to go toward credit/​background checks and the cost of paperwork. Quality Property Management took our application fee on February 9^th, told us they would apply our application when a rental we were interested in became available. The owner told us he would hold the application for 3 weeks. We called repeatedly to check on properties and our application status and finally went in to the office after receiving no replies to calls or emails. As it turns out, they had canceled our application, they hadn’t run the checks until we demanded to see them and were in the office on the 16^th… a full seven days later. Even then, they didn’t run all of the necessary reports. Mind you, they had no intention of returning the money. An honest company would have refunded our money since they had not done their job or the checks that we had paid for until it became apparent that they would lose $ 40. The office staff and owner were rude, duplicitous and none were the sharpest knives in the drawer.

I want to start by putting some context in to my experience with this PM company. Let’s start with the face of the business… His name is Robert Rood. Seriously… his last name is «Rood.» How I failed to see that initially is beyond me, but hindsight being 20/​20, it all makes perfect sense now.

Due to our economic climate, PM companies have the upper hand and they are placing it firmly around the necks of renters. Property management companies, having a bevy of renters to choose from, raise rental prices on homes that would be considered to be ramshackled before the collapse of the housing crisis, to exorbitant rental rates due to the reality of supply and demand. Unfortunately, this is business.
However, the real problem begins when they know they have you over the coals and they begin the shady practice of collecting fees to make money. Due to the high number of applicants on a finite number of properties available, these companies are collecting fees from 25 – 50 applicants on the same property knowing fully well that they can only rent to one. And who’s gonna stop them? There’s a need and they’re just there to serve that need, right? Besides, who is gonna take a company to court over $ 40?
But QPM is different. This company is outright nefarious. They collect this money and don’t even do a screen. They take your $ 40 and pocket it. After all, who’s checking to see if they are doing what they charge you to do?
I paid my $ 40 screening fee to Robert «Rude» and decided that night that I wanted to pass on the outrageously priced property that didn’t even have a closet. After all, he told me that if I changed my mind that I could transfer my fee to another property. So I called the next day when they opened and told them my intention to move on to another property. (They had already run my background check and would not be able to return my payment). Fine by me as long as I was able to transfer it. At the time, they expressed that would be no problem.
After a week or so, I got to thinking… Did I get duped? I decided to contact the office via phone and email asking to see the findings of my report. After numerous unsuccessful attempts and multiple opportunities for them to respond, I finally got in touch with someone at the office. I demanded to be shown proof that my report was actually run.
I was told that due to confidentiality purposes that I would need to come into their office and show ID to receive the report. When I showed up it was waiting there for me. The woman behind the desk gave me an open envelope with my report and never asked for my ID. The report was dated as THE DAY that I picked it up in the office, meaning: The report was never run until I demanded to see it. Additionally, the report was incomplete. Furthermore, it stated that the report was canceled by me. (Who pays for a service that can’t be refunded and promptly cancels it?)
Conveniently, they used the excuse that I canceled it as a way to explain why it wasn’t complete.
To sum it all up, this company is full of villainous liars who are out to steal your money. Don’t do business with them unless you’re looking to empty your pockets.

Negative Stars. Quality Property We have been dealing with the owner (Robert Rood) of this company for the past 2 years. The property he manages is in disarray. The MONSTER size tree has destroyed our back yard, the roots have knocked over our fence and has cost me $ 800 to put metal posts in. It has cost me 3 pool pumps and cannot plant a damn thing because of the horrible roots (LOGS) coming into our yard. The renters can’t even mow, they have to weed eat their grass. We take pride in our landscaping and this so called manager will not do a damn thing about it. He has ignored all phone calls and today he has instructed his employees to not talk to us anymore. What kind of a property manager does this. We have been nothing but NICE… Not any more! Time to take legal action. DO NOT RENT FROM ROBERT ROOD. He lives up to his name… RUDE! He has done nothing but LIE to our faces over and over! He told my husband last week that there are bids to have it removed… again he has lied! Piece of SHIT! **************************************************************** Reviews from others: DO NOT rent from this company! Most people I think are having problems with their house rental but my problem is with a storage unit. I turned in my key in person and closed my account (so I thought) a week before September… Yet I still got charged on the 1^st for a full months rent for the month of September! I called ASAP and the lady told me that I would receive my money back when they sent the deposit check to us, but we did NOT receive it. So I call again, pissed, played phone tag for over a week and finally talked to someone who told me that I didn’t turn my key in until September 18^th!!! You’ve got to be kidding me. So I paid for a whole months rent when I wasn’t even using the storage unit. This is very poor customer service and I am not satisfied AT ALL. She told me if I had documentation that I turned the key in back in August then she could help me but of course when I went int QPM to close the account I wasn’t given any paperwork. This is very unfortunate that a business will lose customers over something so easy to fix. I will not EVER recommend this company to anyone! ************************************There should be an option for negative stars! This place will give you nothing but trouble & unnecessary stress among many other things! They are rude, unprofessional & will take your money regardless of any proof you have. With all the complaints they have had you would think that they would stop & think about how they are running this business. Their response to every bad review is basically they same just worded differently. They are never at fault for anything & all these people are liars? There is not another property management business in the valley as poorly rated as them. Take a step back QPM, the problem is your business not all the tenants that you screw over. Such an overwhelming majority of people are talking about our horrible experience with your business, step up & make it right, stop doing this to people! It’s pretty sad that the owners /​managers obviously have no morals & values, you should be ashamed if yourselves, how do you sleep at night? Start doing the right thing. If not the future of your business is a very bleak one.

These jokers are the biggest rip off artists around. I rented from them and payed my rent on time for 4 years. When we did the initial walk through they gave me a form to list all the problems with the property. I ran out of room on the form. When I turned it back in the girl in the office (that week– since they have a revolving door there) said «don’t worry it will be fine» !!! Yeah, then I moved out. I had the house professionally cleaned for $ 500.00. In fact one of their subcontractors commented that he «never saw one of their rentals left so clean»?? But when I got the poorly itemized statement explaining why I got $ 700 of my $ 2000 deposit back I saw 6 items listed with one price entered, Things like replaced two light bulbs and a screen and a window lock for $ 500.00 plus!!! I asked another «girl» in the office if I could leave firewood there for the next tenant, since there is a wood stove. She said «sure» then I got charged $ 200 to haul it away??? They even charged me for their inspection of their property? Since when? DO NOT RENT FROM THESE CROOKS! YOU WILL NEVER GET YOUR DEPOST BACK1

The property company returned my entire deposit. They even included a nice note of thanks. Although during the course of normal business they were not always the friendliest group of people, in the end I had no issues. My only recommendation would be that the ladies in the office smile more, and try and remember the names of people who keep them in business.

I’m an out of state property owner. QPM has provided us with the worst property management possible. They ignore our request for information concerning repairs that need to be made to our property until 30 days after the tenant moved out. Through QPM’s negligence, the tenant was allowed to the time to buy their own home and to move after they destroying ours.

Re; Quality Property Management in Medford: DO NOT DO BUSINESS WITH THIS COMPANY!!! There is nothing «quality» about them, as indicated by their reviews on line (not one positive, conratulations in consistency!). They absolutely screwed us for weeks in their little «who’s on first game». They told us we were in first place, then somebody else was all of a sudden in front. We got that squared away for a couple weeks, then when we checked back in, someone was miraculously in front of us again. We finally got past newbie Chelsea to Manager Amy, who was a completely condescending you-​know-​what, but she assured me that she had found Mom’s application & it was in first position. I swallowed my frustration at the situation to try & do what was best to get the place for my mom. It was no surprise that when I showed up for the uncomfortable dog & pony showing, someone was again in front of us. When I questioned that with who I believe was Rob (owner?), he got Amy on the phone who again denied that we were in first. As I questioned this some more, Rob told me to «F*&^ Off», & that he did not want to do business with us. I’m guessing this scenario plays out a lot for them with this screwed up system. That was certainly fine with me, as I would NEVER give them one penny of my money. I wonder if their clients who trust them with their properties know how horribly they represent them? I repeat: THESE PEOPLE ARE ABSOLUTE GAME PLAYING CREEPS with no customer service or grace whatsoever. Avoid them like the plague. Rant complete, happy to hopefully steer someone clear of the same treatment.
PS: They also sent out an e-​mail with all applicants e-​mails showing, a violation of privacy policy. So if you want a really crappy experience where they publicly share your contact info, call QPM!

We had an awful experience with Q Property Management! We live 5 hours away from Medford and had made an appointment to look at a home we were hoping to rent when we relocate to the area. We were only to be in town 2 days and I explained this to the agent on the phone. I applied for the property and it was our best prospect. We then recieved a phone call the morning we were to leave town to view the property saying someone else had rented the house we applied for and that the appointment was cancelled! We were so disappointed but still decided to make the trip to scope out the area. We drove down the street where the house we had applied for is located and just loved the area. I called the property management co. to see if there was any way we could still take a look, just in case the other applicant fell through. I was told that we could not even look at it now and they would be in touch if it became available again. We drove home the next day-​10 hours round trip! I got an email the next business day telling me the property was now available! I called immediatley and said we were ready to pay screening fees to secure the property. (which we would have likely paid the week before when we were in town) The agent said that we had to pay cash and we had to take a tour in order to rent it, I explained that we were just there and they had cancelled our appointment and it would be another 10 hours round trip which was not possible. The agents I spoke with were both incredibly rude. Nobody was willing to work with us even considering the circumstances. Finally, the last agent I spoke with-​Chelsie put me on hold and when she came back on the line she told me that the owner of the house was now gonna be showing it to his friends! She emailed the next day to say that the other people had rented the house. What a tease and upsetting to say the least. Nobody EVER apologised for the inconvienience or acted at all empathetic. These people are total assholes and amazingly unprofessional.

There should be an option for no stars. My family and I began renting a house through them over 5 years ago when we moved to the area. The process was painless, and the owner at the time, as well as the staff were courteous an professional. Throughout the years, the staff changed, their owner changed, and so did their location. In 2011, we decided to move to larger house because our family had grown. Once again, the process was painless, and the staff at the time were wonderful. Unfortunately, the larger house did not work out, but thankfully Tiffany (the office manager at QPM at the time) worked with us so that we could move right back in to the same house we were in before. Shortly after that, all the staff changed again (no idea if the owner did, but he doesn’t seem to be the one making the calls anyway). In December of 2012, when it was time to sign the lease again, we received a month-​to-​month instead of our normal 6-​month lease. We called and talked to them to express our concerns. We didn’t want to have to move again, especially on short notice, so we were wondering why the month-​to-​month. They assured us that we had nothing to worry about. On February of this year, we received the 60-​day notice to vacate. When I called to find out why, they told us that the owner wanted the property back. That was it. We were not financially prepared to move again so soon, and now we suspect they knew this was coming when we talked to them in December. Regardless, we did everything by the book. Did the exact same thing we did when we had to move from the house temporarily in 2011, but this time they decided to keep almost $ 600 of our security deposit. We received the statement after the 31 days because they decided to wait until the last possible minute to send it, and when I called to find out what exactly all the hours of «cleaning» they had to do entailed, I was told to leave a message and they would get back to me. When I called yet again that very same day, the office manager was reluctant to speak to me on the phone and simply relayed the message to me via one of the secretaries to «put it in writing». After explaining that I had questions about the statement, and much waiting, I was greeted by an office manager who acted like she had no time to deal with the likes of me. When I asked her about the charges, she responded very rudely, practically yelling at me, though I had kept my voice calm regardless of how angry I was. I was promised pictures of the so-​called damages, so that I could compare them to the video we took of the state we left the house in when we turned in our keys. We never received the pictures, and the video clearly shows the house was absolutely clean when we left. We are debating whether to pursue this in court, or speaking to our state representative regarding making walk-​throughs mandatory for all property management companies, so that way they can’t keep taking advantage of honest, hard-​working families. Don’t waste your time with this one. I thought they were great in the beginning, but with a high employee turn over rate, no one there will care about you.

I’m an out of state property owner, and Quality Property Management has managed my Oregon property (22 units) for over 6 years. I’ve found them to be fair, responsive, organized and reasonable with both owners and residents. In fact, they’re excellent. Yes, they won’t put up with deadbeats who don’t pay their rent or meet their other obligations. But they also fight for residents to ensure that the rented units are properly maintained to a correct standard. I have the repair bills, and have personally seen the improvements to prove it!
QPM really has their act together. They are clearly the best in the business in the Rogue Valley area.

Why isn’t there an option for zero stars? DO. NOT. RENT.
This is the most unprofessional, rude, lowly rental company my husband and I have ever dealt with in our combined 13 years renting experience.
Rented for a year, improved on the property out of our pocket (put in garden beds, planted, put up expensive glass shelving in the otherwise completely bare bathroom, etc).
When our sink broke, it took two weeks to get someone to fix. When our stove broke, that also took two weeks. When our HEATER broke in November, with nightly temperatures getting below freezing, that ALSO took two weeks to have fixed. We found out through one of the many HVAC companies they got quotes from that, if our heater hadn’t quit working, we would have died in the night from Carbon Monoxide Poisoning. Which explains why we had both been throwing up and getting massive headaches for a week beforehand. When we told them that the space heaters with MELTED PLUGS that they gave us were blowing the breaker in the house every time we plugged ONE in on the lowest setting, we were told to quote, «Deal with it». Also, if the pipes were to freeze and break, that would also be considered our fault. After spending the first week without heat in one, blocked off room of our house with our freezing cats, (interior temp of 39 degrees, according to the house thermostat) we finally had to go LIVE IN A HOTEL OVER THANKSGIVING. We were sick, broke, and completely miserable. And we got zero sympathy from any worker at the company. Also, THE OWNER REFUSED TO MEET WITH US.
We took the cost of the hotel out of our rent for the month (legally!) and guess what? That money came right out of our deposit when we moved out! They came up with BOGUS charges for taking more of our money, even though we scrubbed and scrubbed and scrubbed that house, made vast improvements, and even replaced the house’s filter when we left. which had obviously not been done in YEARS.
In summary, THIS IS LITERALLY THE WORST COMPANY I HAVE EVER DEALT WITH. And I used to work with hundreds of companies involved in the BRIDAL industry! Just thinking about all the ways they effed us over makes me so insanely irate.
