I would definitely stay here again (I booked as a hotel, not apartment). I was passing through Memphis on a road trip and decided to spend one night. Booked a room here and was very happy with the place. Even though I only needed one bedroom the place is all suites. I had two nice clean bedrooms with big windows and plenty of natural light. A living room, kitchen, and bathroom are all there as well. The kitchen had everything you would expect, a stove, microwave, refrigerator, sink, plates, bowls, silverware, cookware, even a dishwasher. It was more like an apartment than a hotel room which had the pleasant effect of making me feel like I was at home instead of at a hotel. The suite was on the 14th floor which gave views of the Mississippi River from both bedrooms. The bed was comfortable, pillows were comfortable, and the style was pleasant and bright. There was a thermostat in the room that allowed me to control the temperature and since it was winter I did turn up the heat and it worked nicely. The staff was nice at check-​in and check-​out and when I called down one evening for a shower cap for my wife which they provided for free.
The location is great, pretty much in the center of downtown Memphis. Bars, cafes, and restaurants, including Beale Street, are all within walking distance. The only drawback was that the building doesn’t have its own parking facility. However, I had no problem finding street parking that is free on evenings and weekends and if needed there was a garage one block away.
I also checked the tv in the room and was unable to get any channels to work although this didn’t bother me since I wasn’t planning on watching anyways since I was too busy exploring Memphis.

Don’t believe the pictures. I only gave 3 stars because pillows were comfortable and it was nice to have kitchenette. Nothing matched in room, tables had big chips out of them, linoleum was coming up in several spots, towels were possible the cheapest towels you can buy, no TV in bedroom or alarm clock. Suppose to be no smoking but, since also has people’s apartment distinct smoke smell in hall ways. You get what you pay for…

Good location. Not too far from Beale. Everything is old but not terrible. Old mattress and TV which was not really visible from bed. Wi-​Fi only worked in the kitchen area.

We had a great time! It definitely has more of an apartment feel instead of a hotel feel. If you want a hotel atmosphere then I could see where you would be dissatisfied. Personally I felt like I was coming home and it was great! Close to Beale and lots of other fun stuff! Staff were great and friendly!

I booked 2 nights based on the pictures of the hotel provided by hotel tonight app but the pictures can be misleading
The building is not air conditioned well, there was a non working A/​C unit on the living room and just a fan on the room, it was warm!
After complaining we moved to a different room but after 30 minutes the A/​C unit broke down and there was a weird smell coming out of the unit
We decided to leave the hotel after that but we still had to pay the full day fee!
Besides the A/​C problem the bathroom is dated and ugly, the pillows and linens are very cheap
Is not worth it!

I’m giving the Exchange 4 stars. It was a great 2 bedroom for 6 of us to visit Beale Street and Über to Graceland. We had an amazing time. Room was cool, clean and we had plenty of towels we got from front desk. We did not encounter any homeless or unsavory people on the streets while walking to and from Beale St. We had a beautiful view of the park with a wedding going on and looked upon old glory the other way. There are no amenities but we didn’t need any. We came we saw we partied like no tomorrow.

I paid $ 136.42 for 2 nights which s a great deal for a 2 bedroom hotel with a kitchen and living room! BUT I was charged TWICE, in addition to a $ 50 security deposit which is fine if they mentioned that when I was checking out instead of letting me find out the next morning. Danny Jones was extremely rude over the phone and refused to refund me for the second charge even after I sent him screenshots of the two charges! He told me that only one charge was shown on his screen and so he was sure I was only charged once! I sent him proof that I was charged twice! There is also no parking for this hotel, and the WIFI is horrible. Of course there are about 18 floors of people so that is to be expected. If you stay at this hotel PAY WITH CASH!

Another half off Expedia deal led us to the Exchange «Suites». I think had I not been misled on what to expect I wouldn’t have been so disappointed but Expedia HIGHLY oversold the place.
I don’t know where the pictures advertised came from but they were most certainly not an accurate representation of the actual accommodations. Our room was, quite honestly, reminiscent of my old (OLD) college dorm building. No hotel feeling at all.
The mattress, blankets, pillows, and bath towel are also not those you would expect from a hotel either. The mattress we slept on was literally the most uncomfortable I’ve ever been on… the box spring really gave under my husband so I was sleeping on an incline all night and could feel the springs underneath me. Needless to say at 8 months pregnant I woke up (multiple times) with some serious back and hip pain.
The staff is very kind but the hotel is just. not a hotel. Feels more like a dorm or a hostel. Not unlivable, but if you’re going to pay money for a hotel, I’d recommend going with an actual hotel.

Stay away… Far far away…
This is not a 4* hotel as it was sold to me on Hotwire.
It’s more like renting a college apartment for a night.
No amenities at all! None.
Small A/​C to cool an entire apartment style living arrangement is not acceptable.
I am pissed that Hotwire has this listed as a 4* hotel and will use them less in the future based on this stay

The lady at the desk was very nice. Seemed to try to help all she could. I never got to actually stay on the property. They have NO PARKING. I was asked to park in a parking garage down the street. When I got there I couldn’t believe how unsafe I felt. It was to dark, to dirty and to many unsavory people on the street back to the apartments. Sad! I was looking forward to staying.

OMG this place SUCKS, and it’s in the middle of crackville! I booked this place on Expedia, where once again they have these great pictures, but when you get there it looks noting like what you saw on the net. This place smelled bad, I was afraid to even get out of my car! Well, I had to at least look at the room to see what I was going to stay in, when we got to my floor the girl boasted about the tile on the floor being original from the early 1900’s, I asked her if the smell of death was from that era as well. It took her literally 3 minutes to get into the room, she kept giggling the key, and nothing… finally she got in and it was hot and muggy. The bed felt like it was full of hay and I told her that there was absolutely NO WAY that I was going to allow my family to stay in this crack den! I tried to leave a review on Expedia, but they refused to put it up, I guess they only want to have positive ones on there because they don’t want to offend their client, what a joke! DON’T believe the pictures on the net, you would be safer sleeping on the street somewhere downtown, if you stay here you will end up murdered in your sleep!

We booked a 1 bedroom for 3 nights and after reading some reviews we were a little hesitant however we opted to stay anyway. Upon check-​in we had a doorman greet us and assist with loading our baggage. Please note he was not around when we checked out nor was a cart! First appearance of our room was ok but very very basic. No mirrors, lamps didn’t have light bulbs, no hair dryer, no dresser or night stands to unpack and only 4 hangers in the closet. We were forced to live out of our suit cases. Coffee but no coffee maker and No spatulas. We decided not to even attempt to cook in the kitchen so not sure if the electric stovetop worked or not. We also experience plumbing issues from a backed up toilet to very low water pressure and NO hot water for showers. It had snowed and rained so a hot shower was so warranted. It took hours for the front desk to send us up a plunger. They just dropped it at the door. They didn’t attempt to unclog it at all! We asked for a extra blanket and they sent us up a child’s thin blankie. That is NOT a blanket! We also asked if room service was included because we needed fresh towels. Needless to say housekeeping that was promised never showed up. Four hours later they dropped off 2 small bath towels. Overnight parking is available 1 block away for $ 8 And Beale street is 6 blocks away. Don’t expect too much and keep in mind it’s a very old building. We would like to return to Memphis however we will not be staying here again.

I got what I paid for. $ 166/​night on a Friday night during spring break is a good deal. We got a two bedroom with one bathroom unit on the 14th floor. It has a kitchen and living room.
The good: WIFI seems to be dedicated to this unit so signal is strong and internet speed fast. Its walking distance to beale st, fed ex and baseball field. Convinience stores also walking distance. It’s somewhat clean and livable.
The bad: No place to leave your car while you checkin. No parking for the building but there are two parking garages to the left or right of the building. I only had a handcarry with me so no big deal.
The bed is small and pillow so old and used. usually hotels double or triple cover the bed and pillows but this one only had one piece.

I moved into tan apartment here on the 14 th floor. The morning and nightly view is amazing. I have been enjoying the evening walks and occasional night life. The staff is very helpful and fulfill my few maintence needs. I am very satisfied with my new location.

Well first we drive around 3 times looking for the front entrance. It was confusing. No parking. No signage. Checked in and it’s a gorgeous lobby. But that’s where it got poor. Full kitchen in the room is a bonus, but just a big window unit for a 3 room hotel was uncomfortable. The tv was small and was permanently set on energy saving mode which shrinks the screen down further. The bed, was small. Lumpy. Very uncomfortable just like the pillows. Some stuff was broken (floor pieces) or seemed like it would break if you used it (furniture)

–it was low cost compared to others in the area
— the 2nd day we were informed that the heat and ac (window unit) had to be off for the day, What? It was 45 outside and heat was necessary. But don’t try and find anyone in the lobby to answer questions and God help you if you need help between 11 pm and 830 am. They are unstaffed and locked down during these hours. In fact on Thursday afternoon around 3 pm we could not access the lobby at all from outside. The lady was staring right at us but refused to move, we had to walk around to the other side of the building. She was too busy bitching at her coworker out loud about another guest of the hotel.
Could be a really cool place
Oh yeah. You get no washrags or towels so bring some from home.

I am being generous with the second star only because the doorman and gentleman at front desk were so helpful assisting my family in locating services in the area.
Hotel room we stayed in had amazing views of the river and bridge and location of building was ideal.
Now to the unfortunate stuff… Condition of our room and beds was sub par and I seriously considered leaving immediately and trying to get in the Holiday Inn two blocks away.
Pillows are flat and lumpy carpet totally disgusting and I will not use shower in morning. Old coffee had been left in maker by previous tenant rendering it useless to my parents who are avid morning coffee drinkers. This unit needs a full blown remodel and even though for a group of six it was cheap to stay here it was not worth the large compromise we had to make of comfort and cleanliness.
We planned on staying a second night originally and that will not be happening, this hotel has soooo much potential, maybe in a few years?

This building is amazing. I have been staying at the Exchange building while having late nights downtown as the price and the location are perfect.
Watch a Grizzlies game, head to Main Street for after game drinks and wander over to Rayfords! Just outside I check into this awesome hotel.
It is way better than any chain hotel! It is the total downtown Memphis experience! Extremely accommodating!

The exchange building is a cheap place to stay. When I moved in the unit was in mediocre shape at best. It was very dusty, windows were painted shut, some spiders here and there, lots of scuff marks on the walls and other minor damages. On the floor I stayed on the halls were torn up like they were still in the process of being built. Only one elevator worked. It wasn’t in great shape, that was about May 2014. All of that said the price was fair for the condition of the building, it was very liveable and a convenient location.
I stayed until November 2014. In that time I saw great improvements to the building itself. The lobby was renovated, the elevators fixed and hallways mostly repaired.
So if the stay was overall nice, and the condition was fair for the price why two stars? When I moved out I emailed them and called them a lot in an attempt to get my deposit back. For the longest time they just ignored my emails and calls. About 2 months after I moved out (legally this is required in 30 days), I was informed that my deposit was used as a cleaning fee. This seemed like just a lazy way of saying we never planned on returning your deposit and thought you would forget about it. Because of this I would never stay there again and can not recommend the place to anyone else.

This building has a lot of past to overcome, but I think that it’s working its way up in a really good way.
First off, it’s a ‘hybrid’ building of sorts. Around 1⁄3 of the building is being used as a hotel/​BNB. The remainder of the building is for long term apartment residents.
The building was recently bought out a few years ago and has been in the process of renovating and reviving since then. The apartments can feature hardwood laminate flooring, stained cement, carpet, new appliances, faux granite countertops… pretty much anything that you can think to add or change, they can do it.
The staff are friendly and ready to help. The apartment offices are only open Monday through Friday, but the hotel offices are open throughout the weekend.
While there is still quite a lot of room for improvement, I think it’s safe to say that the property owners are hearing concerns and requests and making moves to change and update the building. Definitely worth a stay, and if you are in the market for a downtown apartment, it is worth checking out.
Right next door to Court Square Park… that’s pretty great in itself.

Great new up and coming hotel with European feel in historical Exchange building! We stayed here for a night so we wouldn’t drive home after partying in downtown. Not your typical hotel, felt very European with ton of space, we had 1 bedroom apartment with updated details, great Contemporary lobby, housekeeping brought us toiletries in less than 2 min. Love the non white linens and bedding. Great view of downtown memphis from 12th floor. Definitely will be back. Very good value!!!
