This company makes you give them your credit card before even seeing a rental. I confirmed my appointment 3 times via virtual emails. Tried to call and email directly and no reply. When I reply to the confirmation emails they are forwarded straight back to my inbox. Then, no one showed to the showing appointment. I’ve read a lot of people having problems with this company. Sucks I wasted time to go to a property across town that no one was going to show up to.

Yup, still awful. Sent many messages to the «president» and general office, no response. After our last emails (July 4^th), I told the agent to please email/​call me as soon as the home was genuinely available, so that we could go see it.
I emailed that agent again several days ago, because I noticed the home had been taken off of the sites like trulia and zillow. So I emailed him and asked if the home was still available. I just now got the response of him saying «Yes, I’ll be there at 3 to show it.»
Really? I don’t even know if we’ll go. We want the house, but it would kill us to rent from this company!

I’ll tell right now. My first experience with this company was in regards to a rental listing in Gilbert. I was dealing with a woman named Lynette! To be 100 percent honest with you, she was really not available! She was basically really hard to get a hold of to answer any of my questions regarding the property I eventually moved into.
What changed everything for me was when I went though my final walk through prior to moving in… I walked in and noticed that the house was still dirty! Called Lynette and again she was nowhere to be found? But!!! Maureen was there a 100% percent, and assured me that even if she had to do it herself she would get the place cleaned, and «she» did! She wiped the walls, and even cleaning the floor boards! Basically went out of her way to make sure I was happy before moving into the new place! Now That’s real customer service!
Also, I was having a couple of issues with the back gate that wouldn’t close properly… The maintenance man didnt have the right tools to fix it at the property… So Chris Nelson (maintenance guy) took the door off of the back gate, took it home to repair it, and installed it the same day! That is thinking outside of the box! Awesome job rpm that’s real service! Thank you both!

They overcharge on the deposit, and clearly dont use it to fix anything. Roaches roaches roaches. Whoever painted before us got paint on the glass, door, tub, mirrors and anything else. Maintenance doesnt respond, our neighbors dogs have been getting in our yard due to a hole in the fence that we fixed ourself after two weeks of being ignored. Washer dryer hook ups apparently dont include a heat vent, fire hazzard. Smoke detector didnt even have batterirs in it. Empty fire extinguisher. Toilet was leaking, also took care of ourselves due to lack of acknowledgedment. Electrical issues, and overall lack of proffessionalism. We were emailed our lease signed and dropped it off. No witness and no notary. Violation of az reg z properly explaining the papers.

RENTERS BEWARE! Wish I could give 0 stars. Where do I start? They don’t return calls. If you can get them on the phone they don’t solve your problem and either say they will call back (but never do) or pass the buck to someone else who will follow the same routine. They include illegal provisions in their leasing contracts. I have waited months for maintenance issues to be resolved. Today, an employee hung up the phone on me. I have to say, I’ve never dealt with a worse company. I have contacted the owner directly and if he resolves my issues, I will consider revising this review. If he doesn’t, I will revise it and go into detail about the MANY problems I’ve had.

I hope my review helps other new landlords ask the right questions before wasting time and money. RPM is cheap for the owner. I have since learned that we only get what we pay for. I am not an investor, I just needed the house I moved out of rented out. I don’t even want to imagine what it would be like to be a renter at their mercy. I have saved all emails, text and paperwork so if someone wants to contact me for proof/​references, feel free to direct message me.
1) I first contacted a sales agent who wouldn’t wait for 5 minutes to meet me when I was delayed. I did catch him when he was leaving, and he gave me a earful on how he had no time. He was a sales agent trying to earn my business, so I should have let him leave right then instead of being reprimanded like a child. He also kept comparing my house in a desirable part of town to his own property much farther out and insisting I wouldn’t get the rent I was seeking. But he sounded knowledgeable, so I swallowed, handed over the keys and signed on.
2) I had to be out of town for a month after signing on. An agent emailed me to tell me she had been assigned the property and could she please have keys? I tried to call her hurriedly since I had already given the keys, and wondering if there was a communication gap. I also had to rehash every single detail with her once again, so the meeting with the sales agent was a waste of time.
3) She does not answer the phone EVER. You have to listen to a LOOOONG greeting before you can leave her a voice message. The first lesson in sales is you need to answer calls within 15 – 60 minutes. It is the age of instant communication, people! She never calls back, always only emails or texts. From what I am reading from other reviews, that is the case with renters as well, so I was sure that she was going to lose all interested parties. I was particularly miffed when once I had replied to an email agreeing to lower rent and there was no response for 4 days or change in the ad.
4) I had mailed her multiple times asking for a link to the MLS ad, and she never addressed that. After 2 months I found out from a friend-​realtor that an ad was never made on the MLS. The manual lockbox has a number code that can be shared but does not register realtors. So no one was bringing their clients! The cheap placement fees suddenly made sense but this was never disclosed. She mentioned she would place an ad on craigslist, and a search every two days showed no ad. When asked, she sent us a link so we could make an ad! Zillow and Trulia would never show any photos of the house, and the only true resource to check out the house online was their website, which as you might imagine is not all that famous. The pictures were all at an angle, dark as night and unappealing — apparently opening up the blinds to get some light in photos is too much to ask. Uh, Photoshop, you say? Ha ha!
5) RPM «managed» our house for 11 weeks. In this time, there was no formal report on how many clients were showed the house. I had to constantly ask her and she’d always reply «I have three calls on my phone about your house» which I now realize means nothing. I don’t trust she really called back any of those interested renters in time (why does she not pick up calls in the first place??? That is her job!) She occasionally said «a realtor showed it» but considering the MLS and lockbox situation, it was a flat out lie. We got three applications, two out of which involved bankruptcy and unemployment — for a house that was advertised for $ 1500 rent, no less. The third, she rattled us out by texting us a million times about how her renter was moving in in just four days and the house had to be spotless all the while giving no info on whether the lease was signed. We were thinking maybe the renter had moved on, she finally told us she had gotten the lease date wrong and it was actually the first of the following month. After another two weeks, she let us know that the renter had withdrawn application. If your leasing agent gets the lease date wrong, run!
6) When we finally sent an agreement termination notice, there was not an eyelid batted, either by agent or the company. No inquiries about what went wrong, not persuaded to stay on. Good riddance!
EDITED TO ADD: We ended up using another realty that was recommended bya friend, and he rented out our house in 3 weeks flat from listing date, and at a rent higher than what we advertised with RPM. I know that sounds unbelievable, so again, if you need proof, DM me and I’ll give you the zillow listing so you can look at the history.

First of all, I am a property owner, not a renter. I have been meaning to write this review for a couple of years but just never got around to it. I hired RPM East Valley after a horrible experience with another property management company. I live in California so it’s very hard to manage a rental located in Arizona. Fortunately, RPM takes care of completely everything! At one point I received a phone call from the HOA telling me the police were at the house because the front door was wide open and the property had been deserted. I immediately called RPM and they handled everything. They immediately went to meet the police and had a locksmith there within hours to secure the house. It turns out the tenants left a great deal of damage as well and RPM quickly had their contractors repair it so that it could be rented as quickly as possible. Carrie Janeal is the listing agent for my property and she has always been on top of things. Her communication with me has been awesome as well, keeping me advised of everything along the way and always gets it rented quickly. Everyone I;ve had contact with at the company has been professional and helpful. If you are a property owner, you will not be disappointed with the service RPM East Valley provides.

I have worked with Rae Steele for some time now and have been thoroughly impressed with her dedication to her customers. She is firm, fair, and consistent. I know that when dealing with multiple rental properties it can be difficult to keep everyone happy, however Rae is great a juggling all the different issues that arise. If you are looking for a property to rent or are looking for someone to manage your investment properties, give Rae a call with RPM.

I really love the house and location we are in (in general), but RPM is absolutely RIDICULOUS. I will just post what my roommate said on their FB…
«We have a broken washing machine (has been broken since we moved in), clogged sink, and a backed up sewage system that has not been repaired. Our house and garage smell like sewage. They do not answer the emergency line (why even call it an EMERGENCY line?!), do not return messages left on the emergency line, and do not return phone calls in general in a timely fashion. Our house has become unlivable and they are doing nothing about it. Do NOT rent from this company.»
I will only add to this to say that, at this point, it’s as if they WANT the house to get damaged so that they can pin it on us. Maybe it’s the fact that we are younger and look like we could be taken advantage of. Who knows. However, nothing that has happened has been our fault — but the damage is still piling up because 1) it’s not our owned house and we can’t fix it and 2) they won’t help or even TALK to us. Honestly, we’re all scrambling to stay at different places lately because the house is, as stated above, unlivable right now. I truly do not understand how a company, or any person at all, could treat customers and clients so horribly.

alright i have to admit i ignored some things since at one point they did redeem themselves, but i can no longer ignore the shit that pisses me off about RPM. here we go:
first off when we moved in NO mail key. went about a month before we even got it. at one point we had to literally wait 3 hrs outside to catch the mail guy since it was the only way to get our mail. on top of that they made US pay to get a new mail key. bullshit right??? Also we were told we would get a pool key as well. i didn’t complain to hard since it was still cold when we moved in, but still to this day no pool key and we moved in during November. Were told today we would have to buy our own pool key also. which is around $ 50 they think. COMPLETE b/​s if you ask me. on top of that the owner lives in our community and can easily give us her key to go make a copy if that. its little things that the management company is supposed to do to make our lives easier and these little things just have not been done. When we moved in, things were not cleaned like they were supposed to be. (luckily im a clean freak and prob did a better job of putting that place together then could have, but still) moving is stressful enough and should not have to deal with crap like this.
i absolutely love where we live, so i ignored little things, but these things should not go unnoticed, and it sucks they have to be so shitty with things that should just be done with the property.

My roommate and I rented a gorgeous house from RPM or Real Property Management East Valley in late September. We moved in the house’s smoke detector’s batteries, and a majority of the house’s light bulb’s were dead and the toilet in the downstairs bathroom did not flush, it clogged constantly. Dead bulbs are fine but they had told us the batteries had just been changed. Two weeks after we reported it, a plumber came out and snaked the toilet. He said it was working but unfortunately it was not.
It took another two months worth of emails and work orders before the plumber came out again and snaked out an s hook that a previous tenant flushed. In January they charged us for that plumber’s visit. They blamed the s hook on us even though we had been in constant communication with them. We thought the issue was resolved.
In February we found out it wasn’t. For the last three weeks I have been trying to communicate with the office. They have been taking a week to return an email or a call even when they have told me when they would call, when they chose the day and time. They have offered to only make us pay half of the plumber’s bill and we have given up on fair treatment.
They are very pleasant people if you can get in touch with them. Just be willing to not get timely responses or sincerity.
