Red Hawk Property Management

Red Hawk has been a very pleasant experience. I appreciate the time and effort Jerry has put into finding a tenant for me. He was referred to me from a friend and every time I have spoken with him or the office they have been very friendly. I’m also impressed with how fast they got my place up for rent. The first couple ended up canceling their lease before they moved in because of a personal issue but within a week Jerry ended up finding new tenants! WOW! Even after they cancelled, Jerry called me personally to let me know what happened and I told him no worries as I was NOT worried about it since I have my 100% trust in him. Thank you !!

I managed my 2 properties with Red Hawk for about 8 months, and the owner Jerry seemed a reasonable person at first. But then, they dragged their feet on a collection job for the entire 8 months. Did nothing about it…
Then i got word that he was very rude to my tenant during an inspection, and threatened to evict her (without my consent)… he said my property was «in the worst condition out of 500 they manage» and suggested i leave it vacant for 2 months for a complete overhaul. When he understood that there is no money to be extracted from me he gave me a 30 day notice… great job Jerry — you and your company SUCK!

Jerry helped me buy both my houses and Red Hawk now manages one of them. Jerry has always been incredible to me. He is very kind and trustworthy. The staff at Red Hawk has always responded in a timely manner to any concerns. I would highly recommend using this company.

Jerry takes very good care of his customers both owners and tenants. In an industry filled with disappointment we have always been taken care of and the properties have always been managed to our expectations. I have referred many friends and family over to them and they have all had similar experiences.

Jerry with Red Hawk realty really redeemed my experience and it was almost three years after it happened. He personally reached out to me to apologize for how his staff treated me and informed me they have made many changed to improve the customer experience. He offered a gift card to me to make up for all the troubles we had. Although I told him it wasn’t necessary, he still sent it to me. It was the first time I felt valued by this company and I’m not event a resident anymore. If they continue to treat their clients with this type of respect, I know they will be a successful company. I wish Jerry many years of success if he can train his staff to offer the same type of service and empathy as he showed me.

I will start by saying that Jerry is attentive and accountable, two traits which are very admirable. However, we came on as tenants after being homeowners for 18 years and had to become renters. We chose a home that fit our needs primarily based on location and price and safety. The home met those three standards. However, it started off poorly when we moved in and the lease stated that the house would be given to us in «maid clean» condition. Mind you, we had no in person move-​in inspection which at the time seemed ok. When we entered, it was not my definition of maid clean and so I sent an email to the Office Manager who is one who makes this company look inferior. Her communication skills are sorely lacking. I asked what Maid Clean meant and never got a response that was adequate. Fans had thick dust on them, blinds were filthy, all pot shelves were extremely dusty and the tile floors were filthy. Dead bugs in the bathtub. The tile floors were so bad that when you walked around barefoot, your feet were black in a matter of steps. Maid clean.
We cleaned the house thoroughly and soon thereafter we heard rats in the attic. They were not disclosed on the lease yet when we brought it to the attention of Redhawk, this is when I began my relationship with Jerry. An exterminator came and found 5 sprung traps with dead and decayed rats in them so someone had to know. To Redhawk’s credit, they did handle this issue and the rats were eradicated. However, this was not ideal to start with these problems.
We took great pride in the house and treated it as if we owned it. Over the 18 months we had to have multiple service calls and overall the response was positive after this initial set of issues.
Then when it was time to move out, we had had a recent inspection (4 weeks prior) by another employee of Rehdhawk. He told me that «this is one of the nicer inspections I have seen». Only weeks later we were told we would need to move and had about 45 days which was ample. However, I assumed I would get some sort of move-​out checklist which I proactively asked for but never received. Perhaps this is not standard but in my opinion, should be. Why wouldn’t a company want to tell a tenant what is expected and how to get the most deposit back? Maybe because they don’t really care about tenant accountability? Later I reviewed my lease and all it stated was to return in «maid clean» and have carpets professionally cleaned.
Again, Jerry was very good about communicating to us but I cannot say the same about all the rest of the team. We were a family of 5 with a dog and lived in the house. We hung things on the walls. Things had some wear and tear and we did have some very minor «damage» so I am not saying we were not accountable either. I did return the house cleaner than we were given it and was going off of common sense and what we felt was our responsibility, again with no move out list. I knew that there was no way we would get all of our security deposit back and assumed the list of items could have been addressed for under $ 500.
This is where I have my major issue. I am not in property management but it stands to reason that when you have many properties, you should be able to get very good prices for volume with subcontractors. Yet, we were completely gouged on the items we were being charged that went against our security deposit. When I saw that a one-​time yard clean up was deducted $ 100 (when it was costing $ 80 for 4x per month service), fixing two pullchains on fans was $ 70, «resurfacing» a cabinet was $ 150, cleaning carpet was $ 125 for less than 450 SF (Which I had done myself upon move out but did not rake the pile-​that is all it truly needed/required)I completely believe they did not care about getting a fair price on getting things repaired. This entire review could have been avoided had RedHawk done a better job and found a way to get only $ 145 more back to us. Yet, with all of this presented to RedHawk and admitting we had a part to play and conceded it would be fair to expect $ 500 deducted, they stood by their charges. They did not take into account any of the move in conditions we corrected to make it «maid clean.»
I have since moved into a new rental managed by a smaller company and we now have something to compare RedHawk to. The current management company is better run and more attentive. All employees we have come in contact with are professional and treat us with respect unlike some of the staff at RedHawk including the Office Manager. Although RedHawk did improve over the 18 months we lived there, the lack of considering all the facts and making a small financial concession on the security deposit leaves me with a very bad taste in my mouth. Perhaps they are good to owners but they didn’t leave this tenant feeling good.

This place is a Joke. Spoke with someone about renting a house on Friday afternoon. We sent a photo of our drivers license and they sent a four digit pin number that was supposed to open the padlock to obtain the house key. We drove an hour out of our way on Saturday to go see the house for rent. The code that they gave us did in fact not work. The place is closed on weekends and there is NO one to get ahold of. Huge waste of time! They told us on Friday that at the moment nobody was showing interest in the place. We told them we are very interested and would fill the application out as soon as we saw the inside, seeing as the application fee is a steep $ 50 a person. The people knew our names and our numbers and decided that they really don’t give a crap to follow up with potential renters. We left a message Saturday telling them how the code was wrong. We never got a response for our message so we call today and they inform us that the place has been rented out by someone else. A call, maybe a text, or a email would have been nice. The right code could have really helped us out. These people wasted a big chunk of my time and didn’t even have the courtesy to let us know the situation, or to apologize about their confusion with lock codes. Are we too busy to follow up with customers or do we just not really care? I would hate to find out how these people treat tenants.

Had lunch with the owner today Jerry. I have interviewed a few different property management companies most of them just have you fill out a form online and you never get to talk to a human being. I showed up at Redhawk to see what kind of operation we had. The owner happen to be going out to lunch and invited me to come with. I only have 3 rental properties but he treated me like I had 30. Their fees are comparable to everybody else and so far their service is much better than what I’ve seen. I would have given them 5 stars but I don’t believe in perfection.

My parents bought a home from Red Hawk’s, now Associate Broker, Rod. I just wanted to start with, my mom can be a handful and anyone who can answer all her numerous questions and specifications, is someone who knows how to please their client. He send us multiple listings in the Tempe area to review in the weeks before making out trip to the Phoenix. When my mom was not happy with the first round of homes we went to see, he sent my family a whole new list to review that evening. We were short on time to find a place for my brother and I to live during our time at ASU, but after a weekend of looking at houses we found the one. Thanks for the awesome customer service and finding our home away from home Rod!

Update: After posting this review, I emailed the owner of Red Hawk Realty. I received a phone call from him the very next morning, bright and early. Jerry was very helpful in resolving the issues I’d experienced and he also apologized profusely for the whole situation.
Jerry worked with me to resolve my issues quickly and professionally. I ended up being credited the late fees mentioned in the review below, although there was some mixup with rent the following month (the late fees magically re-​appeared, but Red Hawk quickly fixed it).
Through dealing with Jerry, I can tell that he’s a stand-​up guy who loves his business and wants to serve his clients and their tenants as best as possible. I do feel that Red Hawk could improve when it comes to intraoffice communication, but pretty much every organization struggles with this at some point.

On 4/​30, I called because I saw a completely random charge on the online portal when trying to pay rent (their «Tenant Portal» does not allow partial payments). I offered to pay rent and let them sort the differences out later, and an employee named Melissa told me not to pay rent because it’s harder for them to sort out an overpayment than it would be for them to reverse late fees. She assured me that the $ 61 charge would fall off at midnight, because they were transitioning between computer systems. I tried to pay on 5/​1, and the charge was still there. I’ve had to call them multiple times per day, every day since, to get this figured out. I spoke to Barbara several times today. During one of those conversations she assured me that the $ 140 in late charges I’m now seeing were just applied automatically and I wouldn’t be charged. She later called me back to inform me that the $ 61 overcharge I initially called about was because Red Hawk undercharged me when I paid my deposits. I said I would be paying the rent as soon as the late fees were removed from the Tenant Portal and was informed that I am actually on the hook for the $ 140 worth of late fees. When I reminded her that I was told to not pay rent AND she told me the late fees weren’t going to be applied, she said that she couldn’t do anything about but she would have Becky call me. Keeping in line with her previous track record, Becky did not call me back. I called back and surprisingly was able to speak to Becky, who told me that they record all of their phone calls, and that she would be listening to the calls I’ve made to determine whether Melissa ever told me not to pay rent. Becky even insinuated that I was lying about what Melissa and Barbara had told me, and to me that’s a pretty serious accusation.
Sidenote: All of the good reviews here are from investors and home owners who are paying Red Hawk to maintain their properties… It’s no wonder they’re happy, since Red Hawk keeps their pockets lined while giving renters the shaft.

The owner of this company contacted me, came to my home (!), addressed each concern personally, and got things done. I’m genuinely impressed with this man’s willingness to step up and make things right. My pool needed attention, and repair.
He brought the pool company with him, formulated a solution and got it done.
So, on occasion there are miscommunications, crossed lines, etc., those things are inevitable. The owner of this company upon learning of an issue with a customer, came out personally to address it and resolve it; THAT says everything about him and his business.

I am updating this review after contacting Red Hawk multiple times-​they have fixed the problems that were requested for repair. I still think their response time for repairs is slow, and that several the maintenance issues should have been addressed prior to occupancy as Freo Arizona LLC. owns my property and closed on it in March 2014 and since I didn’t move in until June 30-​there was plenty of time to repair the rental for tenants. The previous occupant of the home-​whether it was the previous owner or perhaps they rented it out left it in a destructive condition, and as a child of previous landlords, I think there are certain expectations for rentals to be tenant ready. I blame the company, Freo Arizona LLC. for these problems as they should have assessed the property, but they did hire Red Hawk Property Management thus, Red Hawk should have properly assessed it prior to occupancy, especially because they had 27 days from the time I placed the hold payment and application until the move-​in date. My only understanding was that the grass was dead and could be revived with some water. Another discovery has been the amount of dirt and grime in the home that was not cleaned prior to my occupancy. The backyard was finally repaired after multiple attempts; however, the owner of Red Hawk Realty did demonstrate better customer service and visited the home for the first time. I appreciated his taking the time to consider the tenant and to visit and assess the home. I only wish that had been taken care of in the months prior to a tenant occupying the home. Truly that is my only major issue-​it seems that Jerry, the owner, does care about his tenant and wants them to be happy and enjoy their time in the rentals. He is very hands-​on once he is involved in the rental. I am only giving three stars because while I am pleased that they are finally fixing everything that was broken, destroyed, or incorrectly installed be previous owners, it should have been done before I moved in or at least completed quickly as they took nearly a month to repair all requests that were discovered in the first week of moving in to the home. Otherwise, they are caring and concerned about making sure both renter and owner of the property are pleased.

I have been worried about retaliation if I posted this review but I have had it with them. DO NOT RENT A HOME FROM THIS COMPANY!!! I don’t care how much you like the house… RUN! This is the WORST property management company that I have ever dealt with. WE HAVE TO CALL THE HOME OWNERS TO GET ANYTHING TAKEN CARE OF!!! WE ACTUALLY HAVE THE HOME OWNER ON SPEED DIAL! Red Hawk is UNPROFESSIONAL… RUDE…FEES AND FINES coming up everywhere.
We are forced into paying unreasonable HOA fines almost every month. We were told that we had to pay $ 300 in HOA fines BEFORE they would accept our rent or we would be evicted!!! We were not allowed to dispute the fees at all. I don’t even think that that is legal! Red Hawk will lock us out of the payment system and refuse to let us pay rent until the fines are paid! My husband has even had to leave work EARLY to because Red Hawk said we had to drop rent off at their office by 5:00 to avoid a $ 100 late fee AFTER THEY LOCKED US OUT OF THE PAYMENT SYSTEM AGAIN!!! He has to drive the 68 MILES ONE WAY to drop it off and avoid eviction!!! UGGGGHHHH!!!
We are getting HOA fees like this almost every month!!! I don’t even have a copy of the HOA rules so I know what I can and can’t do. We have asked for them several times but never receive them, We always pay rent on time, fix the majority of problems ourselves and treat this home like it is our own. The major repairs that we have to report to Red Hawk take MONTHS to be taken care of.
I am looking to move out ASAP, even though we really like the house. This is the third home that we have rented and this experience has been a nightmare!!! I wish we could just get rid of Red Hawk and deal only with the homeowners.
If there was a NEGATIVE 5 I would give them that rating. STAY AWAY FROM RED HAWK!!!

I have been extremely happy with Red Hawk Realty & Property Managemeent! We have used them for investment property aquisition and management for the last 3 years. They are extremely responsive, professional, and honest in their business dealings.
Based upon the relationship we have built we feel comfortable buying property sight unseen based upon their recommendations. I completely trust them with my properties and know they will be taken care of.

Being an out-​of-​state investor, I’ve had to rely on property management companies. In the last 6 years I’ve been through 3 different PM companies. One larger firm didn’t care about my property, didn’t market it aggressively and yet charged extremely high fees. They also weren’t responsive to my tenants or me. I tried two smaller firms and they ended up not being honest, transparent and one actually stole from me.
I was lucky to find Red Hawk. They set themselves completely apart just on their customer service alone. They ALWAYS answer the phone, they communicate regularly (discussing marketing strategies for my properties regularly); they manage the properties as if they are their own. I also like the fact they are transparent. I can log onto their system and see all of my monthly bills, current rent rolls, etc.
I’ve also partnered with them to buy properties. Jerry, in particular, has worked with investors for years and understands the needs. He is direct, honest, and a heck of a negotiator. I highly recommend them!
