Flamingo South Beach Center Tower

I absolutely love living in The Flamingo! I’ve lived here for two years and fall in love more everyday. The grounds are beautiful and you really feel like you’re in paradise. I highly recommend The Flamingo to everyone!

We love living here. For the price point, we found this apartment complex provides more than can be found at most of the other buildings in terms of amenities, actual apartment size, and location. The Flamingo used to have a strong reputation about the types of residents it houses — it used to be known as a party spot filled up with all of the nightlife personalities for which South Beach is infamous. But, in our (my husband & my) experience, we have found our neighbors are mostly young professionals who have dogs and young children. We are now expecting our first child and plan to upgrade to a 3 bedroom if possible just so we can stay a little longer!

Best place to live on in Sobe, pets are allowed, parking is available, pool, gym, maintenance, basketball, volleyball… Laundry, market… Nothing is missing !! :)

We have had a great experience! Miami Beach is a very unique place, a tropical paradise, and the Flamingo is a great place to live. Perfectly located within walking distance to the best that SoBe has to offer. The apartments vary in size and price. They are a good value in comparison to other buildings in the vicinity. We recently upgraded to a high floor with a downtown and bay view and it is absolutely stunning. The management office is very helpful and responds quickly to any concerns you may have. After reading through some of the existing reviews, I understand the people might have certain issues, but that is usually because they did not read their lease or understand the process. Nothing is hidden. Take care of your business and it will be a flawless experience! This is a large community and Aimco does a great job. The grounds are perfectly maintained with good security. They have a big job to do and do it well. I highly recommend The Flamingo Center Tower and want to thank the leasing and management for a job well done!

This place is truly a mixed bag. I’ve lived here 3.5 years now, and I’m still not sure if I live in a luxury high-​rise or some ghetto mega dormroom managed by an incompetant and awkward 22 yo.
The good: Outdoor grounds and amenities are great. Center Tower apartments are nice and have huge balconies (It’s worth getting a higher floor for the view). They are very good with service calls (surprisingly).
The bad: Absolutely zero security. None. Gates are just turnstyles. This lets in undesirables and clogs up the pool which we pay lumps of money for. There are constant nagging problems that have existed for over 3 years. First, the elevators are extremely outdated. They are slow, always broken, and make heard-​stopping jolts and noises. They seem completely unwilling to invest in decent elevators.
But the ABSOLUTE WORST, completely inexcusable, is the FIRE ALARM system. MAY I HAVE YOUR ATTN PLEASE. MAY I HAVE YOUR ATTN PLEASE. A FIRE HAS BEEN REPORTED IN THE BUILDING. If I was in the North Tower, I would have moved out already. It goes off multiple times a week, sometimes multiple times a day. Nobody is pulling false alarms, these are clearly technical problems they are unwilling to address.
AIMCO: The residents treat the fire alarms like a joke. This is what happens when you «cry wolf» every single day. I can sense a HUGE lawsuit for negligent homicide if a real fire kills a lot of people that don’t take it seriously. Get your act together.

The flamingo is pretty awesome and everyone is very friendly from the people living here to the community management! Thumbs up!

The apartment is beautiful. Huge balcony, closets, bathrooms, etc. Granite countertops, hardwood floors, and nice appliances. Nice gym and pool! The only bad thing so far was a very poor greeting (to say the least) from the guard at the front gate when I first arrived. All around so far the apartment is great!

1. Infested with rats now. I’ve seen about 20 in the last week.
2. Management are all fucking dickheads… Seriously worst people to deal with.
3. Parking is $ 160 a month. LOL. They also tried to tow my vehicle after I had paid for the parking. I received no apology at all just an «oh didn’t know you paid, we didn’t put it in the system».
4. Nasty ass people walking around EVERYWHERE. Definitely not residents.
5. Overpriced apartments.
6. Security officers are there only to be a pain in the ass. They do absolutely nothing for security to the building. Motorcycles are stolen each week, apartments broken into, and crazy people over dosing on drugs that are not residents.

Love the location and the action and the eye candy at the pool deck. Non stop action. Lots of great residents that we have met too. Some of the staff is wonderful!
I wish the pool stayed open until late at night. The apartment is pretty good with great views. Some perfecting by aimco of the elevator experience and this place would be a 10.

waiting on copy of purported lease since ⁷⁄₃₁. never took possession of unit due to water intrusion, blatant drug use in all common areas, shoes thrown over adjacent balcony during «future» neighbors’ domestic dispute, dog poop and vomit in hallways, lying sales staff, absentee management with random hours. still awaiting return of deposit from a unit i refused to occupy. despite having worked real estate in south beach since 1999, have never seen worse property or customer service. one kind, bright, honest receptionist – hope she moves to a new job where she doesn’t need security to protect her from rightfully disgusted residents. renters beware!

The basis of humanity is to act decent to your fellow man. The basis of Flamingo management is to belittle every resident and create arbitrary rules, and then police them as if you life depends on it. You have to question whether you want to live in a police state, «ie the flamingo compound». Where its them against us. I am convinced at what they do is completely illegal but try getting enough residents together to fight big brother! and if you did you would be asked to leave anyway. If you want to see what the Miami mafia is like than spend some months here. How do they get away with it? well if you don’t have to deal with them then you will probably enjoy the swimming pools, the park, the amenities, the location but as soon as you do you have to question your choices in life. I’m sure they have less rules in Russia and is a more comfortable less combative place to live. Flamingo do not do humanity or dignity. They do as they please.
some examples:
— Security see you every day, at the same time. If you do not have your card with you on one day they will refuse for you to come in. Yet the scantly clad girl behind you is waved in when she provides a big smile
— They will give you a violation notice based on whatever they decide upon
— Car parking at an additional $ 150 per month per car. Your car will be towed even if you show that you have paid but have not displayed the pass on your car correctly
— They will try and keep the whole of your deposit regardless of how long you have stayed in the condo. After 5 years in one apartment thought that it was perfectly ok to charge for painting and carpet replacement (its called wear and tear and there claims are illegal)
— If you lose your pass or its not in the condition of their choice then you pay $ 100 to get a new one
— Charge $ 150 to open your door (outside of business hours)
— Office staff snarl at you when you ask them just about anything. As if you are disturbing their relaxation time

My experience with Aimco and the Flamingo has been not only terrible, but has destroyed my credit so much that I’m unable to even rent anywhere else. When I moved into the South Tower, I loved the property. Everyone said it was like a dorm and they were right. I loved the diversity. Then I decided to stay long term and moved into the Garden units right by the volleyball court. I loved my home and met lots of great people.
When renovation work began on the sea wall and volleyball court, that all went out the window. I lived on the first floor in a corner unit. I had workers looking into my apartment, heavy equipment parked on my patio right outside my sliding door, noise all day long and absolutely no care or consideration given by the staff there. I couldn’t go outside my back door which faced the bay, an amazing view taken away by a solid green nylon fence. My lease was coming to an end in 2 months and I asked the management if it was possible to vacate early and end my lease. It was becoming unlivable at this point. Everyday it was noise, machinery and workers all around my home. I had to keep my blinds closed all the time and made my home more of a shelter than anything else. I kept in contact with management and saved all of my emails.
Who knew they would stab me in the back so bad. I was given permission to leave my lease early by management and they asked me to bring my keys into the office. I did so. 2 months later, I learned they had placed an eviction on my credit report AND a LIEN for unpaid rent that they agreed to!!! I willfully left WITH permission and they still reported me as a failure to pay the remaining lease. This destroyed my credit score.
Be aware, this property WILL find a way to take your money, your freedom and in my case, your ability to find a new home if you’re extremely unhappy.
I see a Flamingo rep respond to a lot of these posts and say how sorry they are and offer someone to discuss their issue with them. I’ve posted here twice, been in contact with AIMCO directly and interestingly enough, NO ONE HAS BOTHERED TO FOLLOW UP WITH ME. Why? Who knows. Hopefully they’ll be caring enough to admit fault once in a while and take care of my credit score like they should have in the first place.
I wouldn’t recommend this property to my worst enemy.

Flamingo is a great place to live. There are many kind residents and it is a very animal friendly community. I love the location and the employees are always available and ready to help! I am very happy with my decision to move into the center tower. Beautiful, maintained grounds and amazing people that live here. Also great gym and pools!

I’ve lived here 3 years and I love this place. It’s convenient to everywhere on the beach, and with a cab stand in front, it’s easy to get to the airport. I sold my car 3 months after I moved in. There’s a Deco Bike station right in front too. Yeah, it’s noisy sometimes, but so are all the other apts. here I’ve lived in. I’m not an all nite party person, but it makes for some great people watching when I go out for a run at 6am. or hang out at one of the pools. And, it’s the only apt I’ve ever lived at where I could order a drink by the pool. Having an on-​site market is priceless, and the espresso there is the best in South Beach. They do have a gym, but it keeps typical «rockstar» hours, so if you’re serious and workout early, go to Crunch.

The flamingo is a ok place you just have to have the energy and desire to want to deal with it, it’s more like a expensive hotel, I rented a car from redlineluxury and it made me fit rite in. Now driving a Ferrari 458 and staying here ain’t that bad lol

When I was moving to Miami everyone told me not to move at the Flamingo as too many young noisy people. As I am in my 50s I was thinking that maybe this would not be the place for me. How wrong I would have been, I love living here, I have been living here for almost one year now and I have hardly experienced problems, it is a lovely place, great location & great service. You are 2 blocks from Lincoln road and in the middle of everyghing, I don’t need a car to get around in South beach, outside our gate there is a taxi stand, bikes that you can rent for $ 15 a month, in the building you have a car rental service by the hour if you need, 2 beautiful pools, a great gym, what more can you ask for? I feel like I am on vacation every day of my life !
I would highly reccomend it, if you compare the rent out there for other similar places, you will see that livig in a place controlled by a company and not a private owner has its advantages, the cost is fair to what the market is and the apartments are fresh and look like the model you see, no surprises. Great maintenance service too.

The only thing good about this place is the view from the pool. Everything else is horrible! Where to start… How about the smell of dog poo and piss everywhere you walk in the facility. Or the fact that even though I’m 9 floors up I can here the gate slamming closed and the conversations of cab drivers and passer by as though they are IN my apartment. Then let’s talk about the parking. .you can either pay an EXTRA 150−250/month to park in the garage (on top of the already ridiculous high rent) oooor, they say you can park on the street in which there is only like 20 of those spots. Forget getting a miami beach parking permit because anyone with this address is aloud to get a permit… then they advertise that they have a gym… yeah for an EXTRA $ 50/person…guess this is my welcome to Miami…

The flamingo definitely has it’s pros and cons. It’s used to be a nice property, now it’s going downhill! There is dog poo in every inch of the grounds, on the grass, on the side walks. The entrance way to every building reek of dog pee. miami-​dade has a law against having pit bulls in this county, yet the flamingo has several residing on property. I loved this place when I moved in, and it still has great aspects too, but not really worth the cost of rent to live in a place where u have to watch every step u take because u might step in dog poo. The pool is nice, security is friendly, and location is great.

I chose to live in Flamingo South Beach when I first moved here from NYC because it was easy… no realtors, gym, parking, laundry all on site and because a friend lived in the North Tower. So for me it made relocating easy.
The apartment was very spacious, with a huge balcony, in apartment stackable laundry. The only thing I didn’t like about the apartment was that there was no hall closet and the kitchen cabinets were cheap… like cheaper than Ikea cabinets.
The gym which is an additional $ 55 a month was great and worth it. The first year I lived here one of the pools was under construction. I moved in March and they said it would be done by May… it wasn’t done till several months later.
The negatives of living here is that the rent is ridiculously high. I was paying the same amount I had been paying to live in NYC. And then they charge you for EVERYTHING… parking, trash pickup, pest control and etc. All things that in every city I have ever lived in… it was always included.
The office staff are rude and incompetent. They never answer their phone when you call and if you so happen to get someone on the phone… it is like you are bothering them (I am sorry you had to come to work today and actually do some work). Calling AIMCO in Colorado just makes you realize why these people were hired because dealing with them is just as bad.
The security of the building is a joke. Countless times people have just walked in the gate and ended up knocking on my door. No call from security asking me if I wanted them to come up. They tell you to carry you resort pass at all times but I have had friends that have lived there for 2 years without a resort pass because they lost it.
There are also a lot of people renting out their couches and spare rooms to randoms that never get a pass either and apparently don’t need them.
The weekly dog owner allowing their mutts to piss and shit throughout the building with no recourse would be my only other complaint.
Location, amenities, and apartments in Center Tower… great. Staff, security, and extra charges are ridiculous. I eventually moved to the North Tower after my rent was increased by $ 400 after my first year there…

Same gripe about the security deposit. I lived at the Flamingo Center tower about 5 years ago. It’s useless try to clean the place when you leave because they hold all the cards legally regarding your security deposit and will never give you much back.
My only suggestion is you take pics of every inch of the place on move-​in day and upload them somewhere to verify the date. Then when you move out, make sure to be at the exit inspection and have those pics ready in case they try to blame you for something.
