Terminated my lease and paid a fine just to get out of this disaster of a building that is so far from a place you would like to call home. Not sure if the ladies in the office are still working there but I am guessing so bc it is run by a bunch of morons. Elevators are always broken, lobby smells like crap, bums everywhere, traffic due to arena and other venues is unbearable. AC sucked, water would only stay hot for a bit. You have to use the worst cable company on the planet (see reviews for Hotwire communications). I could go on and on. Any positive review on here I assure you is a friend of management or a broker trying to sell a unit.

Let me begin by saying that this building has the best staff both in management and the front desk.
I am going on my second year here and am looking forward to living here in the years to come. Whenever there is a problem, management is quick to fix it. I honestly do not understand the negative reviews on Radha or Debbie because ever since moving in they have both been nothing but kind and helpful. The halls are repainted on what seems like a monthly bases and the amenities are very well maintained. I have been thanked multiple times from management for being the resident that informs them when something is wrong verses complaining about it to other residents which makes no sense to do. 900 is a very large building that is split into two towers and the residents are the eyes and ears for the most part. The hallways do not smell like garbage contrary to another review. I have only experienced that once and that was due to someone who threw something down the trash chute that needed to be taken down to the first floor to be properly disposed of.
Besides the management being wonderful, the building itself is in an amazing location that is transforming. The gas station being torn down as eliminated the shady characters of the area which is typical for a gas station. We have a wonderful park across the street, the art museum, and soon a science museum.

do not move here!!! management is disgusting. they are jealous of the tenants so they treat them like crap. they are always saying that there is a «water leak» in your unit when they know your not home and its considered an emergency so they can enter your unit if no one is there. if you move there please make sure you dont forget to lock your jewlry in your safe. the elevators are always out of order & my time living there the pool was under construction for almost 2 years. the unit above me had a leak which caused my unit to mold and stink i had to hurry and hire a moving company so that my furniture wouldn’t get messed up. now its been 6 months and o have been fighting to get my security deposit back which i still havent got back. im in the process of taking them to small claims court for my money. i lived at the marina blue for a year and loved it its more of a younger building though i went to the 900 for a more mature feel and it was the biggest mistake of my life.

This post seems to have dropped off the 900 Biscayne thread, so I am updating.
First, it appears that many of the positive posts are either paid or possibly made by brokers or owners who are concerned about value and selling/​renting units.
Over the last two years, I have spoken to a number of people who live at 900. Universally, they complain of the same problems that I originally wrote about.
The pool, elevators and amenities that profoundly affect quality of life are still an issue. With so many great buildings in Miami, there are much better alternatives.

I recently purchased a unit at 900 Biscayne and can say with confidence it is by far the BEST condo building in downtown Miami. The amenities are world class, the quality of the units/​building excellent, and the overall views from the units are simply breathtaking!

If I could give this place no star, I would. If you are looking to purchase or rent here, please do read through these review thoroughly, even the ones «not recommended». Those seem to be the most recent and frankly, most accurate. We moved into this otherwise beautiful building almost a year ago now and thankfully decided to rent our currently on the market condo first to experience living in the city prior to making the long term investment in buying. From day one we have experienced issues with management. From reserving the elevator to valet to guest elevator usage. We thought, hey, we’re new, maybe we need to sort some of the kinks out. TERRIBLY MISTAKEN! To date, our guests are treated poorly when visiting both by valet and security. At times being stuck on an elevator ride multiple times after multiple requests to unlock and allow them up. Our vehicle has been crashed by valet, when placing a claim to the incompetent RHADA in management, it took 2 months to address. The best is their final verdict, handed to us in an open envelope (clearly RHADA has no business degree, frankly I doubt anyone in management does) by valet stating the «cameras were fuzzy» and therefore our claim denied. Wish I had done some research myself prior to the move, I would have seen DEBBIE, RHADA and LIZBETHS name all over these reviews. When attempting to address an issue with these uneducated, unprofessional girls, all you will get is «send us an email» or better, they will laugh at you or the best is when they swear at you over the telephone. Clearly, they forget that they are nothing but uneducated minimum wage workers that only WORK here, do not live here, could not even come close to being able to afford to live here and forget that they work for us residents.
Caution to anyone looking to reside or invest here, do your research!

One of the best buildings to live in Downtown Miami. World class amenities and professional well trained staff. Units offer more bang for your buck in terms of sqft. Great building.

These reviews are totally weird. Radha is the nicest person I think I have met in Miami. Seriously. If that girl cussed you out, you’re either lying about it, or you acted like a vile pig.
Whoever does the hiring of staff here is brilliant at it, because everybody is unnaturally nice … all the time. Always happy. Always friendly. Always respectful. And yet it seems completely genuine. They offer to bring packages up to my unit and never once complain or do anything but smile when something comes up. Miami has a reputation for being full of d*cks who don’t know how to act right. Maybe they’re the ones writing these bad reviews.
Elevators have nonstop maintenance, but hey — the building has 12 friggen elevators. Stop complaining people. Its barely a 20 foot walk to the next elevator on any given floor. If you are going to live here, make sure you have a white noise machine in your bedroom unless you can sleep with very vibrant city noise at all hours of the night.
The gym and spa area are some of the best I have seen (outside of the icon) in Miami. Biggest gym I have ever seen in a residential condo building in Miami. I have lived here for 3 years and would recommend it.

Worst building ever in downtown. I lived at 900 for 3 years and let me tell you the place is a complete dump. It started out as an amazing building and quickly spiraled into the disaster it is today. Liz the manager and her lackey Debby are a complete joke. The building is falling apart and you can’t even use the pool due to the numerous ongoing construction problems. I have since moved to Marquis and can tell you this is how a high end building should operate, not like the 900 disaster ! All the negative reviews below are absolutely correct. 900 Biscayne is a disaster and falling apart. The Management Team is just as terrible as the building’s construction. Do yourself a favor and avoid this place like the plague. It really should just be demolished and the entire staff retrained on how a true high class management team should operate.
Quick Update: I was recently (⁵⁄₂₀₁₅) contacted by 900 Management about wanting to charge me $ 50.00 for causing damage to the elevators when I moved out of my unit. They said i needed to pay since the damage was incurred when i moved out earlier this year. The only problem was that I moved out of 900 4 years ago. The level of incompetence at KW Management is truly remarkable.

The whole building smells like garbage. The building manager, Debbie is an incompetent creep.
My car was broken into by some of the local homeless guys and they took my stuff to the pawn shop across the street.
Fortunately, these things apparently happen with some sort of frequency, so we received a call shortly thereafter from the local sheriff who promptly returned our things.
The building sucks and the neighborhood is shady.

I finally decided to write a review for where I choose to live because I am shocked at most of the reviews. This is only the second condo building I have ever lived in, had single family homes prior. For several reasons we have decided not to buy any real estate just yet so we have been renting a unit in this building for three years now. We have just signed our 4^th year because I am so happy here, which is normally not like me at all. Meaning I love change and get bored easily therfore I enjoy moving frequently.
I do believe you get treated the way you treat people.
The management, valet, and the entire staff in this building our wonderful. They ALL go above and beyond for every tenant. I hear and see people complain all the time about how much they dislike something about this building. Well guess what you have the option to move then. It so disappoints me to see how the staff get treated here. We have some of the rudest people living in this building with no tact, no respect, and well just complete utter jerks. Why cause you are wealthy or cause your a drug dealer who has three Ferrari’s in the garage. Give me a break!
Lisbeth the Property Manager, is excellent at her job. She is very professional. I laugh when others complain about her. You try making every single tenant of over 600 units happy and to top it off being a female. She does her job with an Iron Fist because that is what it takes. Radha, the recpetionist is an absolute sweetie who is another great addition to the staff. Cristian the Concierge is awesome at his job and one of the nicest gentleman you will ever meet. There are so many staff members that are amazing and make living here ever so enjoyable.
The units are very modern, high end appliances, etc.,. We have a private elevator which I love. Sure it breaks down from time to time. The lap pool and outside construction has been a challenge. Parking, AAA events but I still love living in a very safe building that is such easy access to everything beach, I95, gables especially with the metro. The building is very safe with proper amounts of security. It can be like getting into Fort Knox at times. And this is OK with me.
Yes I love this building very much! For me it does not get any better living in downtown.

Been here 2.5 yrs. Owner of my unit has been trying to sell, can’t.
Its a beautiful apartment with a great view, but the building just sucks.
The people that work here mean well, but this place is a mess.
This property deserves a world-​class management team, but the operation here is unacceptably sub-​standard. They need to get some people who know what the fuck they’re doing in here.
I’m moving out this year.

I have been living in this building since December 2008. At first it was excellent. As the years have gone by it has gotten worse and worse. Now, in 2013, it is unbearable. The elevators are always broken and it’s a major inconvenience. They fix them and they break again a week later. There is some sort of design flaw with the elevators and it will NEVER be fixed. It is a major pain in the ass. I have waited in the hallway for 10 – 20 minutes before until an elevator comes when one of them is down. Sometimes they are all down. Right now only 1 out of the 4 elevators on my floor is working and that is nothing for a 63 floor tower. Also, the pool area is a warzone. It used to be beautiful until stucco started falling off the pool side of the building and the pool has basically been almost totally shut down for almost 2 years. It’s a WAR ZONE. The management in this building is COMPLETELY INCOMPETENT. The worst managed building I have ever been in. They don’t care for the residents one bit. The parking situation is a nightmare. They used to give you as many spots as you needed and friends weren’t charged when visiting. Now, you only get one spot so if you have an additional car you have to pay $ 125 per month to valet it. If you have a nice car then you should be concerned as I’ve seen valet kids driving people’s cars very fast in the garage, which is supposed to be 5mph speed limit. Also, now they charge a lot of money to park. If there’s a Heat game or some event at the AAA your guest will be charged $ 25 for visiting you. Overnight parking is $ 50. It’s a nightmare. I have to pick up my girlfriend every time she sleeps over and wake up extra early to drive her home in the morning. Otherwise I’d go broke paying $ 50 each time she slept over for overnight parking. This building is a DISASTER. My lease ends at the end of this year and as much as I despise moving I am out of here!!! When all the problems in this building come out NO ONE will want to ever buy a unit here. If I was an owner of a unit here I’d dump it as fast as I could before all these problems become well known to everyone. For a building that was completed in 2008 and is almost brand new it’s absurd how terrible everything is. I’ve lived in buildings built in the 70’s that never had any of these issues. There’s damage and there’s permanent damage, this building has permanent damage. A lot of these problems will NEVER be solved. Don’t buy here and rent at Marina Blue, Ten Museum, or Marquis if you desire to be in one of the 4 condos across from the AAA and close to the 395E ramp. Trust me!

Pros: Best views in Miami; Great units; Great floor plans
Cons: Management (Specifically, property manager Liz Bustin). Not only is she entirely incompetent, she is rude and disrespectful towards residents. I have not met one person who likes her and she has no clue how to run a property.

This place is a piece of shit all of the staff are assholes I have yet to have a pleasant experience. Also the air conditioning never works

900 Biscayne was my long time home in Miami, and I quite enjoyed most of it. I lived on the 49^th floor and had beautiful views all day long: I got the sunrise off the beach in the morning, the sunset in the evening, the people watching on the 47^th through 53^rd floors of Marina Blue, the cruise ship port view, the nighttime lights of Doral – I could see all the way to the 821. I could go on forever. Honestly, there aren’t many bad views from this building. Even the lower floors have excellent views.
Slight noise from the nearby Discotekka can be heard even on the 63^rd floor on Saturday nights – there’s no getting away from it. The bass travels up the building and sort of echoes inside the terraces.
My unit had private elevator access but I found the need to use elevators ²⁄₃ many times because elevator 1 frequently went out of service for various reasons. One occasion, the elevator opened several times during the late night for no reason and then got stuck. It’s not very comforting to hear «going down» and «doors closing» while you’re asleep! When the elevators are working, they’re fine, and they’re high speed. Elevators 2/​3, which are the main elevators for the three one-​bedroom units on the east side, and the backup elevators for the two two-​bedroom units are horrific. One serves as a freight elevator and is frequently dust and is considerably banged-​up; the other is a regular service elevator. If the private elevators go out of service during the day, the wait times for ²⁄₃ can be 30 – 40 minutes. I was late for work many times because of «elevator traffic!» Try that excuse next time you’re late in Miami!
The units bathrooms are excellent. The Vola water fixtures and shower head are truly luxurious. Bidets, toilets, and sinks are all Duravit and of exceptional quality. The kitchens are all Miele and I was lucky enough to have one of the few units that also had a Miele microwave instead of the KitchenAid one. The refrigerator is SubZero, although see if you can find a unit with the larger refrigerator (you can tell it’s the larger one because it has two cabinet-​faced drawers underneath.
The washer is an excellent HE model, but the dryer is a ventless model which always made my laundry room humid as Kendall. If I was drying clothes, I had to leave my laundry room door open to the common hallway. Security would always call me to let me know that they locked and closed my laundry room door – although inconvenient for my humidity level, it was quite comforting to know that security walked every floor 4 or 5 times per shift.
The units are very well designed (layout wise) and the décor is largely dependent on your pre-​sale selections or the selections of the owner before you. My unit was excellent and featured all dark wood doors, dark hardwood floors, and grey marble floors. The kitchen was the standard Grecian grey marble counter and back splash as were the bath counters. Throughout the unit, there were some 55 halo 4-​inch recessed lights.
Common areas are excellent and very well-​kept. The entrance alone is worth its own review. The small glass-​bottomed pool on the 15^th floor is visible from the oval shaped entrance, it’s quite a sight. The gym is mostly TechnoGym and is quite premium. There are many televisions in the gym, and it offers an excellent view of the Marina Blue’s parking garage and units!!! 900 Biscayne towels are rolled-​up on a silver platter near the door – nice touch. The spa is wonderful and is almost always deserted. There’s a sauna, steam room, and a soaking tub on both the women’s and men’s side. Inside the soaking tub area, there’s a shower area, television, and iPod dock.
Once the doorman and front desk staff (upstairs or downstairs front desk) get to know you, they will greet you by name. «Welcome home Mr. Example, have a pleasant night sir.»
Please warn your guests that there is an angry sentry ²⁴⁄₇ at the valet parking entrance. They may receive a terse welcome, but the attitude will change quickly once they know they’re a true guest. 900 Biscayne’s location makes it a target for people trying to park without legitimate business there. There was once a problem with residents selling parking for the AAA! That problem was abolished in short order!
Unlike the buildings surrounding 900, guests do not pay for parking. You yourself can park any number of cars you like in valet.
There’s way too much to cover in a single review. Schedule a tour and see if there’s something you like. Try to ignore some of the unfortunate units whose previous owners had poor taste!
900 is an excellent place to call home and it’s truly luxury unlike many of the impostors using luxury to fraudulent lure clients. The Marquis (1100) is also quite luxurious. Look it up! I think it might be my future home!
Just writing this review makes me miss my old home.

900 Biscayne is the most prestigious building in the Biscayne Corridor. The quality of building, amenities and the views — not to mention location is clearly above the crowd and better than any other building (50 biscayne, blue marina, marquis, 10 museum park) out there. If you are looking to buy or rent in downtown Miami, I would highly recommend 900 Biscayne. They have got huge size gym, water, internet, cable and all amenities are included in the rent. You save ton of money by renting there… not to mention top class concierge. I know some well known celebrities are living there as well and I have personally seen movie and commercials shootings inside the common area. They have got two restaurants in the building, I enjoyed both of them and they have got great service. Also inside the building they’ve got kids play area in case you want to leave your kids there to enjoy private time.

900 Biscayne Bay is a luxurious and centrally located building. It has a very friendly staff, helpful concierge and very courteous front desk /​valet personnel. Their management office also seems to be running well. You can always expect to be pleasantly greeted and the doors opened for you when you arrive home. It is conveniently located directly in front of the American Airlines Arena and Bicentennial Park, within a couple of blocks to the entrances of highways i95, 395, and 836, and also walking distance to Bayside Marketplace and Bayfront Park. It has two, and soon a 3^rd restaurant opening in adjacent lobby area. Currently residents can enjoy Chinese (Miss Yip) and Brazilian (Botequim Carioca) cuisines, and a sports bar & grill (Hoops) will be opening soon. There is a metromover stop on the block right behind building which allows easy and no hassle travel around Downtown and also connecting Brickell. You can enjoy forgetting to deal with parking problems at bars, lounges and clubs within the area. There are many celebrities and athletes that enjoy the convenience of living so central and the luxury of 900 Biscayne Bay. It is quite the coveted and prestigious building boasting breathtaking water and city views and 5 star amenities. There is a nice size gym with spinning bikes & aerobics room, a full spa with steam room, sauna and separate hot tubs, a theater, two pools, BBQ/​bar outdoor area, party/​business room for residents including a pool table, bar, and piano. I do recommend this building to my fellow Unilocalers.
