Camden Brickell

I have lived here since June 2013 and will be moving out February 2016 to relocate to another city. If I were writing this review a year ago I probably would have given it 2 to 3 stars based on a couple things that have since improved.
Cons:
— Walls are thin, loud neighbors can be annoying
— Pets, unfortunately there are irresponsible dog owners (but I assume every building has that problem). Also, the dog area is tiny.
— Broken elevators were a problem early on but it seems to have been fixed in past year
— Pulling out of the driveway on to S. Miami Ave is terrible, it is impossible to see oncoming traffic and is an accident waiting to happen
Pros:
— Management/​leasing staff has definitely improved since I started living here, Johnny and Rachel have been incredibly helpful
— It’s hard to beat the location, you’re minutes from the train to get to the airport (a $ 2.25 train ride as opposed to a $ 30+ cab ride that gets you there in the same time depending on time of day)
— Easy access to other public transportation such as bus system and people mover
— Walking distance from Publix
— Tons of restaurants and entertainment around and a short driving distance from many more (Wynwood, Midtown, Coconut Grove)
— A very nice pool area with outdoor grills available for use
— Workout area is very clean with recently upgraded machines that are well kept
— Maintenance staff is really responsive and quick to fix problems
Overall, it has been a very positive experience here and from what I have seen in the Brickell area, prices are reasonable. I would recommend anyone looking at moving to the area to check out this building.

I’ve been a Camden resident for almost a year now and I’m very happy I made the move here. I moved from Fort Lauderdale and didn’t know much about the area. I’m really happy that I chose a building right in the middle of everything! I can literally step outside and walk everywhere. The convenience is amazing. Also, the management and the maintenance staff have always been super pleasant to deal with and any little issue I’ve had in my apartment has been taken care of immediately. They just added brand new barbecue grills to the pool area which look amazing and I’m excited to have a few friends over to grill and hang out. I highly recommend living here if you’re looking for that cool urban/​city living environment and convenience is key!

I’ve lived in Camden Brickell for 3 years and love it more and more every year… I love the fact that we are a community in the middle of this busy Miami life. The maintenance guys are on top of things in and out of the apartments ²⁴⁄₇. I would like to recognize (Maikel and Senior Luis) for the great work they do in the building and for being so nice!
Management (Johny) is also sharp and professional, they take care of everything in a timely manner. I’m happy to live here thanks to the team!

Really, really, unfortunate experience. I hate to write a bad review, but sometimes it needs to be done. Management doesnt know whats going on, you speak to one of them and they have no contact amongst one another. The woman who originally signed my lease quit working at camden halfway through the year and no one told me or my roommate and we were left with no reminders of when our final move out date was, payments, basically anything important. It wouldve been nice had someone else in the office taken her leasee’s and contacted them. They screwed me over when it was time to move out with charging me an obscene amount to move my moveout date to a weekend date, and charged me without telling me only to be left with the amount to pay (people work, how are they supposed to move out on a thursday??) Also have fun with their ridiculously expensive late fee for any late rent. Concierge was great, but the leasing team was awful… high turnover rate. hmm wonder why?
Dog friendly building, which is awesome, but not when I had «gifts» next to the elevators on my floors everyday and having my hallway smell like straight up DOG all year long.ew. I have a dog and that is just not something I want to have where I live, not sure about you. And «dog park»? it is a 2×4 of fake grass… please.
p.s– I wish i knew that the pool gets absolutely ZERO sunshine for the months november-​april due to the placement of the building. Not controllable– but would’ve been nice to know ahead of time…

I must admit, from previous reviews, I was hesitant about signing a lease here. However, my wife and I sold our home in Key West and moved-​in on May 9^th. So far, we love it! If this sentiment changes, I’ll update this review accordingly. The entire experience from the initial lease signing (Rachel Leonard was our Leasing Agent) until today has been very positive. We’ve had two minor maintenance issues and they’ve both been fixed immediately. All maintenance requests can be submitted and tracked online via the
website…very easy. You can pay rent and communicate with the staff via this site, as well. Each unit is provided one parking space in the attached garage (access to building from garage is through a magnetized key FOB). Pool is pleasant and fitness center is nice (equipment is on par with a smaller LA/​24 Hour Fitness). The area in Brickell can’t be beat. Apartment building is located within easy walking distance to all needed amenities… Publix, restaurants, dry cleaning, etc. Shops of Mary Brickell are directly across the street. Not sure what all the negative reviews are about trash in common hallways as I’ve seen no trash bags anywhere that there shouldn’t be. There are trash chutes at the end of each hallway on each floor. Disposal of trash bags couldn’t be easier for an apartment building. Recycling could be easier, however. For a building that touts itself as «Green» recycling materials need to be had-​carried down to the first level of the garage and placed in bins that are located in a far dark corner of the parking garage. As much as a recycler that my wife is, she wouldn’t recycle here if it weren’t for me taking materials down to garage myself as she doesn’t feel completely safe in that area of the building. That said, at least, the building does offer proper recycling bins for residents to use. Haven’t had any problems with noise levels, thus far. We’re on the 12^th floor and haven’t been bothered by any outside noises or by noisy residents above, below or beside us. Vast majority of tenants seem very friendly (always say Hi and Good Day in elevators, etc) and responsible. Speaking of elevators, they do seem a bit slow at times for a building of this size but do always work. Receiving packages is easy. All packages are delivered to the concierge desk that is manned ²⁴⁄₇ and are logged into a computer system. The tenant then receives an email notifying them that the package is ready for pick up.
Overall…we’ve been happy with our experience, thus far. As stated earlier, I’ll update this review if that changes. However, if you’re looking for a rental residence in the Brickell area, this place may fit the bill.

Comfortable living.
Safe and secure, you need magnet to get into building, parking and gym.
Modern up to date apartments.
Close to everything in downtown.
Many residents are pigs, leave garbage in the hallways and such (can’t hold that against the company, they clean it up right away).
Nice gym and all equipment works.
Nice pool.
Front desk team is awesome.

This is a really nice building. Location cannot be beat, tons of restaurants, metro half a block away and Publix around the corner. We had some issues when we first moved in but the manager was very competent and accomodating. The maintenance staff resolves work orders quicky and efficiently. We love our apartment and neighborhood.

Comfortable living. Safe and secure, you need clicker to get into building. Modern up to date apartments. Close to everything in downtown.

Here we go again…
Second time our apartment floods within a 45 day period… Because a pipe burst… Seems the be the same pipe.
Not sure what the excuse will be this time.
The maintenance team reacted very quickly and is doing the best they can.
Management has been very helpful, trying to accommodate us the best possible way.
The owners of the building need to check all pipes asap.
Elevators will now be down for 3 more weeks.

Where to begin…
Here are just a few of the issues with living in this building.
1. It is common to see and smell dog urine and feces throughout the building… including when you open your front door.
2. Trash pile ups are common at all trash chutes.
3. Both roaches and worms live with you in your apartment.
4. There were a group of prankster fire alarm pullers for a while waking you up and having you exit the building at 3am.
5. A neighbor’s vehicle was damaged due to garage leaks.
6. The leasing office is very unhelpful, usually having doors closed and a high turnover rate. On the other hand, the concierge team is very helpful.
7. The noise level is horrendous. From construction next door to the chickens that are literally also next door to the loud music from the bar in the same building, it will keep you from sleeping.
I’ve never lived in such a hell hole as this.

i lived there for just over two years but moved out a couple months ago because i wanted to move to a different part of the city. anyway, i ordered something on amazon and by mistake sent it to the camden address. rather than send me an email or call me (as none of my contact information had changed) they just returned the item to sender. rather than be professional and polite towards a former resident they made absolutely no effort to be the least bit kind. this is the type of people who run this property. cut throat and won’t do something nice for free even if it doesn’t cost them.

My husband and I moved here for work about a month ago. We live on one of the higher levels, and in the very last apartment on our floor, with a pool view. We have no complaints about noise and everyone seems to be pretty nice from what we’ve experienced, so far. The gym and pool are very nice! The location, in the heart of Brickell, is wonderful! I love that everything you need is within walking distance. We feel very safe here, too.
Most of the bikes in the garage look like they haven’t been touched in months, so locking my bike up on the rack seemed like no big deal, like no one would bother with it. Last week, I noticed (after checking on our bikes every time we drive by them) that someone jacked with our lock and twisted the chain up, making my bike basically stand on one wheel, with the back wheel in the air, and my seat was turned around. I’m not sure if they were trying to steal it, I mean, it’s a $ 60 bike from wal-​mart. really? There was plenty of room around to store other bikes if need be, and ours were not in the way of anyone needing to get their bike out, so I’m still a little confused about that mishap. Nonetheless, we really like it here. I hope with time that I can still say the same thing.

While there were definitely some hiccups with living here, I’ve got to say that they are making some amazing strides forward. The new management is making a lot of efforts to make it a better place and I think at this point any problems with the place are the tenants. My complaints have been that the dog owners take no responsibility for their pets and that the area is noisy (I live towards the bottom floors, right by a bar so it’s a get-​what-​you-​pay-​for thing). In the last few months, management has been a lot more responsive and reasonable. I’ve had some issues with my next home and they’ve been ridiculously accommodating with me. They’ve helped me with extending my lease, having any times they’ve needed to enter my apartment on my time, and didn’t charge me an outrageous amount like they could have. Also, I doubt you will find a better group of concierge staff, they are amazing. Any time I need anything they are on it. If you want to live in the heart of Brickell, this is the cheapest place you’ll find and I think it is really moving towards being a fantastic place to live (just live on the higher floors!).

I moved here really excited to be living in the heart of Miami, but I must admit that living here has pretty much ruined the experience for me. When my room mate and I were shown the apartment, the lady working there at the time lied and told us that we wouldn’t be able to hear much noise. Let me warn you, if you move here, you will constantly hear noise. There are bars, clubs, construction, drunk people which have all contributed to my lack of sleep for the past year. Construction seems to be starting earlier than 6am nowadays. Even with earplugs I can still hear noise. If you’re looking for peace and quiet after coming home from a long day at work, might I suggest you move near the water or away from construction (that pretty much eliminates Brickell all together unless you can afford Brickell Key or buy a condo in Latitude.
The apartment itself is infested with ants. No matter how much I try to keep the place tidy and ant free, they just keep coming back. The sink constantly leaks and the showers aren’t made very well. The walls are paper thin. I hear my neighbor’s music constantly. The elevators break on a weekly basis. Parking is a nightmare late at night so good luck trying to find a spot.
Pets– I have a dog, but it’s digesting that people just do not clean up after their pets in the designated pet area. Honestly, how hard is it? If you took the energy to get down from the elevator to walk your dog to the first floor, you can find within you the energy to be respectful. Oh, wait, it’s Miami, no one is courteous.
Rent prices are ridiculous in this building and quite frankly you are not getting what you pay for and they will continue to go up. You are much better off hiring a realtor and renting from a nice building.

Not a smoke free building. Hazardous second hand smoke not dealt with in a timely manner. I have been reporting cigarette smoke in my apartment for over 3 weeks now and the issue is still not resolved. When I initially reported it, I was told «well we don’t exactly have a policy against it». So that means what? I have to deal with the stench? So I kept calling and letting them know the smell wasn’t going away. They closed my first maintenance request without any action. When I went down to ask about it, they said that it was a matter of catching the culprit so I should let them know when I smelled it so that someone can walk the halls and try to figure out who it is. Really? So I called that same day to let them know and they had maintenance clean my vent. That didn’t help. The smell was so bad I had to sleep with my window open and a pillow over my face. My roommate and I both spoke to the assistant manager, Rafael, and he came up to our apartment about 5 times to smell it. I don’t really understand how that was helpful. It took my roommate telling them she would report it to the board of health to get them to have a third party check it out. They found that the exhaust was broken! They supposedly ordered the part last week, but it has yet to come in. I spoke to the new office manager, Anna, and she said she can’t tell me when it is going to come in or when it’ll be resolved. She was apologetic, but that doesn’t change the fact that I have second hand smoke stinking up my room and bathroom. I have an air purifier on blast and I can still smell the cigarette smoke seeping in through the vent, especially when the A/​C turns on. Anna claims that they were proactive in resolving the issue so she can only prorate my rent starting today through whenever they fix it. So Camden is not taking responsibility for 3 weeks of second hand smoke. They are only willing to offer compensation after 3 weeks of breathing carcinogens and endangering my health. This is a serious issue that they neglected to give attention to and they won’t even take financial responsibility for it. My roommate has bad allergies and was told she has to have surgery for her sinus infection that came about when we started smelling cigarettes. Coincidence? And in all this time, they have not sent out anything asking people to not smoke in their units at least temporarily until this is fixed. God forbid we inconvenience smokers.

Watch your bill each month before you pay. Camden charged us an extra 50.00 bucks a month for cable, however we never received any cable from them. Now they will not reimburse our 600.00 because we didn’t «catch» their mistake while living there. They also are trying to charge us extra days and we had even moved out. Simply put, the managers/​finance people are a little dumb;). Watch your rent.

Dog waste (pee & poop) around the property, homeless persons sleeping right outside your door on the property, broken elevators, a parking structure that offers little or no protection during rain because it leaks, trash in hall ways and a rude staff. These are all traits that Alexandro Bolanos and the staff at Camden Brickell think are ok and need little or no attention. REVIEW ALL PHOTOS ABOVE
I have lived in the building for almost a year and a half and since Alex has come on board as property manager things have only gotten worse. He is always making reasons as why things are the way they are (bad).
Floods, fires and all the above listed are common daily events at Camden Brickell. If you make noise about the issue management will only say that they are working on it however the work never gets done. Carpets are dirty and dont get cleaned. Fire alarms go off all the time and so when there is a real fire (three since I have been here) you begin to think it is yet another false alarm. Camden is the pit of Brickell and it is not getting better any time soon. Alex and the staff are seeing to that. Management has security staff doing follow ups with residents/​customers and will not do it themselvs.
The walls are so thin we even hear our neighbors have late night affairs daily. It is as if we are hiding in the closet.
The location is great and the neighborhood is fantastic with everything close and within walking distance. Here it comes at a price. Other buildings in the area do not have the same issues.
On a positive note I guess we do not need to live here forever. All bad things come to an end and the good news is that this will not be an exception to that rule.
Trust me you do not want to be here. Run away from Camden Brickell

Update: I’ve noticed that they’ve made efforts to improve security here since the break ins. They’ve also improved the cleanliness of the place, and the fire alarms have been getting better.
I also just had a meeting with the Manager, and he informed me of all the things they were doing to improve previous complaints and asked me if there was anything else I had a concern with that he did not address. I appreciate that he met with me and was so receptive to my ideas and concerns. I understand he’s a busy man, and he apologized for not getting back to me sooner after my previous review, but I think meeting face to face and seeing the efforts being made around the complex made me feel better about this place.
It’s still not perfect, but what place is? At least I feel like he cares about what his residents feel, which was my major problem before. That and my sense of security. Keep up the improvements.

Update: I just received a call from our building manager, Alex, and in fairness of my review here wanted to mention what we spoke about.
There’s actually a lot of plans going forward for our building this year. A few new positions/​employees will be starting up next month (which will help to quicker resolve complaints and work orders), and Alex addressed my issues mentioned:
Work is currently underway on dirty and damaged floors (he stated carpets have been ordered, and we should start seeing that issue being resolved soon).
On our apartment’s sound proofing issue, Alex is working with us to see how best he can alleviate the noise levels, and we worked with a fair time line as to when this will be completed.
Our garage is even going to be addressed (in terms of a overhaul). . our garage is actually one of the safest I’ve been in (imo), and apart from someone stealing my bf’s motorcycle cover, I haven’t heard of any other issues. It turns out that Alex has even beefed up weekend security there and also has security patrolling during the weekdays (which I didn’t know about).
Gym Equipment has been ordered and from what I’m told is already in the fitness center. In addition to that, we even have new pool furniture. (I also didn’t know about this)
We’ve also complained about how some residents don’t even care where their dogs use the bathroom (in fact up to this morning I saw one lady take out her (unleashed yorkie), open the south side doors, and watch it urinate all over the walls before walking off.. . I can’t blame the building management for people like this, but there was in fact a mini doggie park put into place for such an issue. And while it’s not the most fun place to visit while taking the dog out.. . for residents such as the one I encountered this morning, there is at least an amenity for it.
Alex and I spoke for over 20 minutes. He’s really trying, but I think the other issue at hand is that as residents we don’t know everything that goes on. So, as I stated earlier, it really does seem like there’s a lot in place for the upcoming year, but it’s not always communicated to the residents.
