Worst Apartment Complex & Management EVER! Don’t be fooled by the photos, it doesn’t look like this anymore.
1. Odor– If you like the extreme smell of Curry then this place is for you, if you want to smell anything else, don’t move here. Even when we moved in our cabinets reeked of curry. When you aren’t smelling Curry, you’re smelling BO (Body Odor). People here don’t take baths, and they workout in the gym in full clothes and everything smells gross. Elevators reek of BO during the day.
2. Trash– Totally overflowed on every floor. Trash bins are in garage, smells all the time, and people put couches and all sort of things by the trash and block it.
3. Dirty– Everything is dirty, hallways, gym, pool, bathrooms, EVERYTHING! And I’ve also seen mice here as well. When I complained was asked if I wanted a free extermination? Umm… exterminate your WHOLE building. I saw a pile of throw up in the garage for over 1 week before someone cleaned it. You will see piles of dirty growing in the halls before they get touched.
4. Security– There is none. They switched companies 4 times in the last 8 months. They don’t pay for good security, instead you find them asleep in the hallways or clipping their tow nails in the stairway (yes we saw this). Plus doors are propped open all the time, and so are the gates, so DONT MOVE HERE FOR SECURITY, there is none!
5. Parking– There is none, you get 2 spaces if you have a 2 bedroom, but there is NO GUEST PARKING, so good luck having people come visit unless they come on the VTA. Plus you will come home to people in your spot, and there is no one to call, so park at the mall and walk home. People just park anywhere even in your spot. And if you do have a spot, good luck getting into it with one whip, the spots are so small, and hard to get into.
6. Garage– People speed thru the garage over 20 MPH all the time. I’ve almost gotten hit several times. I’ve witnessed several cars get damaged. There are no security cameras watching and no one policing. They put in speed bumps but people fly over them without stoping. Management does nothing but sen out notices. Someone will get hit and hurt!
7. Deliveries– You can get no food delivered to your door, you have to meet them at the office downstairs. And regular packages at times will come to your door, but if they leave them at your door you run the risk of things being stolen. Someone stole a $ 300 carseat form my front door within 30 minutes. AND, if you have the office accept packages, which sometimes they do because the delivery folks don’t want to go up to you apartment, they will NEVER tell you you have a package. So you have to know all your deliveries and when they’re coming and go down there. (Had a package in the office for 1 month before I went down and got it bc I didn’t know it was coming)
8. Loud Neighbors– Besides the regular apartment noise when people vacuum or talk loud next door you have inconsiderate people who talk outside your windows at night. Sometimes 2/​3am and no one does anything. Again, no security. SO good luck with your kids sleeping. And when they talk on their phones in the hall that is fun too. Most of the people on our floor have 6+ adults per apartment, just over-​crowded and thats why they end up in the hall.
9. Smoking– They do this everywhere. It’s supposed to be a smoke free community. I can’t open my windows at night because people smoke outside of them and it comes in. They smoke in the garage, in the hall, everywhere! You can tell by the littering of cigarettes that never get cleaned.
10. Management Does nothing– Feel free to live like a slum here, because you can basically do whatever you want. The only repercussion will be a letter on your door. They will tell you not to do it and they will fine you then do nothing. Because they do nothing! The office staff has turned over several times in the last 8 months, and do nothing to address the health, safety or satisfaction of their property. After all they don’t have to live here.
11. Costs– The rent is ridiculous, but on-​top of that, you will pay PGE (electric) as well as community electric (AUM) which is basically split amongst all the residence, which is another $ 100+ on to your monthly rent. Ridiculous, and basically covers the lights they leave on all the time, and heating the hallways in the winter. Probably the pool, etc. Make sure to figure that in.
Run! This place serves a very particular demographic, you can figure it out when you take a look. If you’re looking for luxury living like they say you won’t find that here. If you’re used to living in rundown, slum places this could be for you. If you want to feel clean, enjoy your apartment, relax at a pool, this isn’t for you. (Pool water is gross, oily and slimy looking) Counting down the days to get out of my lease! There are way better places to stay in the area, much cheaper too. DONT COME HERE! You will immediately regret it!

So even after I moved out and contacted their head office about the unfair bill over a year ago, I am being haunted by their head office about my charge. Had a few email discussions and they said the carpet was changed and I had to pay for the change. I said nothing was discussed and I was not informed before the change. They were kind enough to give me a $ 100 off to make up for it.
How is it fair to change the carpet and charge me for it and cleaning when the inspection prior to the move was good??? It was done your management and I was giving the ok.
Beware folks they keep haunting even after moving out to a nicer and safer place. For the price and money they are not worth the headache.

The building is now more consistent in providing services expected from a luxury rental building.

Management is disorganized and rude. Repair requests must be repeated before an order is put in. Any type of repair, no matter how simple, takes 5 days before they show up. Garbage is strewn in the parking lot, sometimes for days. Odor is particularly bad in the summer time. This is a ghetto in disguise.

Worst place to live, Im finally out this place place where you find people walking and smoking outside 24 hrs a day, management is really bad very unprofessional and rude, too many people living on units with management consent, lots of roaches and bed bugs, those piles of garbage by the doors on parking garage are bringing all kinds of bugs, management can’t enforce the non-​smoking policy because the manager is always smoking in front of building, i wonder why the corporation is letting this management take this buildging to the ground feel sorry for the investors this used to be a nice place to live and with this management is going down the drain quick, management is allowing too many people in units in order to
keep it full. too much traffic day and night there is always people with suitcases (luggage) coming in or leaving in groups this is the worst place i ever lived. please STAY AWAY!!! from this place.

The amenities and the apartments are pretty nice.
However, they need to clean trash more regularly. Trash is on the way from your apartment to the garage and it is disgusting to see trash piled up almost everyday. Also, it would be nicer to clean the hallways more often, they are dirty.
I would love to change this review to 5 stars if they make the apartments cleaner.

Overpriced for mediocre onsite customer service. Not to mention their prized amenities either being out of service or having issues. NO parking! If you have more than one car, prepare for hours of frustration hunting for parking at the end of each day. The gym constantly smells and residents regularly go shoeless and bring their small children. This isnt daycare folks. If you’re looking for a diverse community where you can get to know your neighbors, this is Not the place.

I have lived here for 5 months now and it has been a nightmare. I don’t even know were to begin.
First if I were you I would re consider moving inn this place.
Second this place is really unsafe to live in, any body can get in and out, there is people sleeping in there cars, apparently too many people live in one apartment and there is no space to sleep, and it feels like zombie building there is constantly people in the middle of the night walking around the building.
Third you cant use the amenities. The pool is always full, the movie theater never worked, is currently all ways full of people hanging around. space is too small for the kind of people that live here. or all the buildings around know they can get in, so they just come here to use it. when you come to check out the place make sure to come on a Saturday or Sunday you will know what I am talking about.
Fourth The trash yes I repeat the trash. The trash is the most disgusting thing I have ever seen, It is the worst place to put the trash shout, right in front of the door witch you come in from the garage witch you will be using every day, be prepared to step over trash every day when you come inn, and it will never get solved because it is on the wrong place and people that live here are disgusting.
Fifth and last. don’t believe nothing that the management tells you, strait up lies. they don’t know what they are doing…
Don’t live here unless you like living in this dump.

71 days after our move out, we finally received an itemized statement for losing our entire deposit plus some (expected from APEX) — from the collectors! Apparently, they stated that the statement was sent August 10 — NO it wasn’t… We requested a copy well after we moved out because we still hadn’t seen anything in the mail.
This place is still haunting me…

I’m still giving the same rating, but here’s an update after living here for over a year.
The elevator is finally fixed.
There is finally less poop everywhere.
People are finally more aware of how they cook = No fire alarms
Garbage is still bad sometimes, but not as bad as before. I blame the lazy ass tenants.
I’ve seen the gate still open all day.
Once in awhile there will still be asshole neighbors outside talking late so it echos or you smell smoke. I see people smoking on the rooftop. I can understand if you’re smoking in your own balcony, but i think you’re not suppose to.

Definitely regret signing the lease here. We were definitely fooled by the amenities. I don’t leave a lot of Unilocal reviews, and I often even get lazy to put on bad reviews. However, I just got my move-​out statement today, and I feel very obligated to share this.
I know some of these problems came from old management, and while new management has improved some stuff. They also introduced some new problems as well.
1. I moved out in July 2015 after a lease of 13 miserable months. I got a bill a few weeks later that I was charged about $ 800 for carpet replacement on top of $ 180 cleaning and $ 140 painting. We didn’t even leave the carpet that dirty. We don’t walk into the apartments with shoes on or anything gross. Carpet cleaning should suffice. I emailed them. Hopefully they’ll respond with something soon. (This came from new management)
2. Parking lot is horrible. Speed bumps are completely unnecessary. I know they don’t want people to speed inside the parking lot, but they could honestly make the speed bumps smaller so that they won’t hurt my car so much. Another choice was to add those convex mirrors at all corners of the parking lot, at least test that out first or something before adding these hellish speed bumps.
3. Parking itself is also horrible. No guest parking, so despite the nice amenities on the roof. It’s super difficult to invite friends over.
4. Leasing office takes a very long time (more than a week sometimes) to respond your email. (This is also with new management.)
5. I have a light in the hallway in front of my apartment that has been broken for a while. It took maintenance about 3 – 4 months after I submitted my first request to change a bulb. (Also with new management)
6. Garbage everywhere near the trash chutes.
7. Elevator problem is definitely annoying. You really don’t even feel safe anymore inside those elevators. They break quite often, so don’t hope to rely on them. Granted, at any time there should probably be one that is working, and it is probably the one at the far corner from your apartment.
8. Someone parked in my parking spot several times. There was a time I came home around 4 am, and I was patient enough to call security. They said that they are about to take off, and there is a transition period until 7 am that they can’t tow cars. I was supposed so just hope that no one tows my car until I wake up. (Happens in Feb I think, so with new management)
9. Before I move out, I remember that to continue the lease, you still have to sign a 10 month lease minimum to get a decent rate. Signing month to month would up my rent by about 30%.

Two stars for this complex is only for facilities at roof top and reasonable cost, although the BBQ and gym is always full.
Things that suck about this place is parking, it’s awful. There is no guest parking or extra parking, we have to walk all the way to other side of the road to park our other car and our friends always face issue with parking.
Another problem is all maintenances they have, so many water outages, fire drill, you can’t even relax at home.
I had two of my friends moved in and were told to update them after the move in about referral, when we asked later on they refused and lady shouted on us saying you guys don’t know the process.
It’s not just attitude of people in office but the cleanliness, I have so many flies in my corridor window and today I saw big lines of ants, and stairs are always dirty.
I am just waiting for my lease to get over to move out from here.

This is my experience with Essex Apex, but it looks like others have had the same. This place is not worth the headache and money. I saw Unilocal stickers in the leasing office so I am giving my honest review. I’m glad I moved out.
I lived here for 14 months and it was great when it first opened as Apex Lyon Communities. Then Essex management took over. I IMMEDIATELY wanted to move out. Please read all the reviews of this place before considering a tour/​signing a lease.
1. The Essex Apex leasing office. What a mess. They need to train their staff better in the details of their building community, customer service, and how to communicate with paying residents. My suggestion if you still live here… Get EVERYTHING in writing, signed and dated! Don’t bother trying to call the leasing office either. They won’t answer the phone. I tried calling multiple times and just decided to walk in the leasing office. There were three workers in the office next to phones! Cool. Try picking up the phone that’s ringing. Another time I got transferred to security for a maintenance problem. I don’t get it. Why don’t you want to help your residents?! If you live here you better know how to take of your apartment because your maintenance request will never get filled and the leasing office staff will give you different answers all the time.
2. Packages seem to get lost or never delivered or hostage at the leasing office because they don’t call you when it arrives. They decided to let us know our package was delivered once it started to spoil. That was a waste of our money. Another rush delivery we had never made to us on time because there was no one IN the office in the middle of the day during office hours. Where were all of you?!
3. Parking garage doesn’t have enough parking for its own tenants. They’ll give you one on your floor and another if your lucky on the 7^th. There’s a «waiting list» but it won’t do any good. There’s NO parking spaces available and people will take your parking spots.
4. Essex Apex has decided to put speed bumps on every level at every corner of the damn parking garage. Who’s great idea was that? MIRRORS would have easily solved this «speeding» problem instead of 30+ speed bumps. What a waste of time for everyone. Ask them if they’re planning on paying for car damage due to the speed bumps if you decide to move here.
5. Guest parking is on the 8^th floor where there are not enough parking spaces for guests because residents park there. Don’t even bother trying to go up to the 8^th floor (with 4+ speed bumps per floor) just to come down 8 floors (with 4+ speed bumps per floor). That’s 8 minutes of your day you’ll never get back. If you have guests they’ll have to park across the street in the residential areas.
6. Dog owners of Essex Apex have decided to leave their dog shit everywhere. That’s nice to step in. The Pet Spaw on the first floor stinks like wet dogs.
7. Elevators work sometimes. That’s great for people who live on floors 2, 3, 4, 5. Oh, and people who are trying to get to their cars on levels 6, 7, 8. Oh, and to the amenities on the rooftop. That’s cool. Thanks for not getting those elevators to work. At this moment 2 of the 3 elevators are out of service for the whole building. There is no ramp to the rooftop from the 8^th floor parking to the amenities. Sorry handicap and infants in strollers.
8. Gated community where some doors don’t even have locks and some fobs don’t open doors. There’s been a lock that’s been cut and hasn’t been fixed for months. Way to go «gated community».
9. There are also other little things like fire alarms that always go off, changes in their services at anytime without them notifying you, their business center is just a room with electronics that don’t work and/​or outdated, needs ink, no connection etc.
Hopefully this helps anyone considering to move here. If you’re okay with the above, the apartment I was in was actually nice with elevated ceiling rooms with walk in closets. That was the only plus.

You can imagine the immense frustration I’m going through right now, just for the fact that I’m writing this on New Year’s Eve.
This is the third time in one week that someone parked in my spot.
Calling the emergency number they provide doesn’t help, they tell you to call the towers yourself. The towers charge a holding fee till the owner comes and takes his car.
I had read bad reviews about this place, but the management assured me that the management company had changed three months back and they won’t see those problems anymore. I have heard it said that you die twice. Once, when your physical form passes away, and a second time when someone utters your name for the last time.
Well, these problems are still persistent.
The other issues include:
Gating security
Electric consumption from your electric meter in your absence.
I’ll explain these problems in details on my following reviews.

After my comments, Tim Outtrim from Essex management, helped exceptionally well and resolved all problems which I had. They also do frequent followup now to know whether I have any problems or not.
If they continue providing this kind of service, I would say this community is worth of 5 stars.

My experience with Apex Apartments has been filled with surmounted frustration to most recently, a pleasantly surprising offer of premier customer service; here are the details…
When I rented with Apex Apartments, I was about resident number 4 and signed an 18-​month lease. This was a new property, which was still being built and was controlled by a corporation called Lyon Communities. Ah yes Lyon Communities, it’s definitely a fitting name since many of our handful of «first» residents were simply lied to. I can’t decide if the entire Lyon’s community treated their customers that way or if it was simply the management team at this particular location. In either case, they have ruined it for me and I will be extremely cautious to ever do business with Lyon’s Community ever again.
With that said, you should all know that after about a little over a year; a new company took over Apex called Essex. Having gone through the growing pains of a new apartment complex and the runaround, impertinence, and disorganized way that the previous owners of Apex (Lyons Communities) conducted their business; I had little hope for Essex to impress me.
First the way the ownership exchanged hands was handled extremely poorly. I don’t believe we should blame management for that, but rather the corporation between Essex and Lyons.
Second, I’ve read all the reviews on Unilocal,and frankly it’s hard not to disagree with many of them. But let’s remember how we got here, our previous management team. Essex inherited many of the issues that a lot of us faced from the previous owners.
Third, seeing that I’ve literally seen this place be built from the ground up and been part of this community, there have been many improvements since Essex took over.
1. Speed Bumps: So many folks complained about residents driving in the parking lot at high speeds and wondered why they were never any speed bumps installed. Especially since many of our residents are young families with kids. Well guess what, Essex took care of that, Lyons didn’t care or listen. Yet I still read reviews of folks complaining about that — personally, I’m glad someone finally used common sense and added these speed bumps.
2. Garbage: Many of the reviews complain about the garbage, but did you guys know that we had to pay extra as part of our rent with the previous management team to get our garbage picked up whether we wanted this service or not. Essex took care of that by getting rid of this silly service. As for folks leaving garbage on the floors, grow up and be responsible for throwing your own garbage in the chute. That’s not a management problem, that’s your neighbor’s problem. Additionally, not sure if you guys noticed, the art work that Essex hired to beautify the parking lot area. Our previously management never took that type of initiative.
3. Parking Issues: Yes, I totally agree, parking here is awful! Especially if you have two cars. But remind me again how is that the current managements problem? Do you want them to start construction and build additional parking space on the roof? Once again, blame the original contractors for the poor parking design. When I first moved in, we didn’t even have assign parking and there were folks constantly parking in my space. It was Essex who finally got security and a telephone number that we could call if someone parked in our space.
Lastly, for those of you who didn’t care to read the entire review, at least read this part. The customer service that I’ve received at Essex has been extremely favorable. One particular team member has been exceptional in his diligence, his display of being sincere and empathetic toward the frustrations and issues left behind by the previous management company does not go unrecognized.
Richard, I commend your loyalty and commitment towards providing stellar customer service. You should know that you are making a difference and it’s because of you and many of your considerate staff members that we continue to have hope that things are turning around for the better at Apex Apartments.
Now if only Apex could bring daily happy hours with wine and horderves — we might be heading towards the right direction for a quicker turnaround ;-)

I would have given 0 stars if Unilocal allowed me to do so. The old management Lyon was good and the new management Essex sucks a big time with no sense of responsibility, urgency and friendliness towards the residents.
My personal bad experience was there was some leakage in my assigned parking spot which made my car dirty on numerous occasions. I asked for a different parking spot but on the first occasion they said they can’t see any leakage and didn’t respond on the second occasion.
Cons :
1. Good luck with the elevators that break quite often! Get used to climbing stairs :)
2. Good luck with getting the maintenance requests done on time. Too lazy!
3. Ask guests to use public transport while visiting you at Apex since these guys hardly have any guest spaces with around 20 odd spots on the 8^th floor which you hardly find vacant.
4. The valet trash was a good service under old management since you don’t have to worry about the big boxes getting trashed. They would dispose it for you. But the new management stopped saying it lead to filth in the area. So now people leave the trash bags and large boxes lying outside the disposal bins which leads to more filth and unhygienic conditions (Good Job!!) :p
5. The bumps are a nightmare specially if you have to park at higher levels. I agree the parking garages require speed breakers but as huge as the one’s installed at Apex.
Pros:
Just the location. With the new Essex Management they hardly keep the amenities clean so that’s worthless!

The new management (Essex) would rather spend money for someone to paint lame and childish murals at the trash chutes instead of fixing elevators, doors, gym equipment, cleaning the building, etc, etc… you know, stuff that an apartment management company is supposed to do. Hell, I didn’t even know there was a NEED to make the trash chute area prettier… It’s all about perception. The complex has a bunch of issues, yet management has time to plan this little art project out. Priorities are clearly out of whack.
And for goodness sake, if you keep burning your food, YOU DON’T KNOW HOW TO COOK! This has been the reason for the 4 false fire alarms the past month.

Dont be fooled by fools gold. This place looked like a beautiful amenity rich luxury apartment community which is more of a death trap waiting to happen. Fist off we get locked out of our own floors because the door locking mechanism would not work. Then, the elevators would break down. So if there is a fire and the fire doors close you have very little ways to get out or check on your family. Sounds like a far fetch idea or some kind of plot of the walking dead??? Yeah, To bad this has happened twice now. I have only been living here 5 months. So the chance for something catastrophic is extremely high.
Maintenance issues. Lets just say that I have now been living here 5 months and The elevator which access the roof top amenities. Has been down for the last two months with no repair in sight. Dont let management fool you because they dont even know when it will be repaired. They will tell you well there is another elevator which takes you to the roof parking lot and you can cross it to access the roof top amenities, but why would you want to pay over $ 2650 in rent plus fees and have things constantly breaking down on you all the time.
Trash: The reason I signed my lease here was because of all the amenities they paraded on us. Great roof top access, FALSE elevator breaks down more than a tween at one direction concert. They offered Trash valet, new management got rid of it due to pest problems, they complained that tents didnt get there trash picked up by the 3^rd company who was hired to pick trash up. However if some of the idiotic renters read the trash valet agreement they would see that there are rules and regulations for the trash valet.
They got rid of it. Fine, not a big deal. What pisses me off is the amount of money we pay and as we pull into the complex you see piles of GARBAGE that have over flown in all of the trash shoots. How fitting that in Milpitas which is known for its landfill and trash smell that we now have to see this same landfill and trash smell in our very own apartments.
Parking: This is the worst parking garage in history. There is DOUBLE PARKING in the ROOF TOP area… They sometimes leave the gates open so that means anyone can come in there has been breakins and windows busted and they wonder why??? Why do they even claim that it is a safe and secure complex when clearly it is not…
They recently installed speed bumps which is another great idea POORLY EXECUTED. They are not a standard size so they will mess up the tenants suspension in the long run but they do not care about there tenants so they dont care about the piss poor job that was done. BTW great way to throw away money… How about instead of wasting money there you fix THE ELEVATORS!!!
