Worst management company ever!!! I wish there was an option for negative stars because they don’t even deserve 1 star. They are unprofessional, they respond to any inquiries or maintenance requests whenever they heck they feel like it, and they will do whatever it take to keep your deposit for themselves! DONOT trust this company or anyone that works for them. They are truly scumbags, every single one of them that works in that office! We had nothing but problems with them while renting a duplex in West Allis. I’ve been a renter for 8+ years while serving in the military and this is by far the worst property managers I’ve ever seen. I seriously have no idea how they’re still in business… oh wait, maybe because they F**K you for your money so they can stay in business.

This is my first experience attempting to see a property shown by this company. They use an automated system, which gave contradictory times for when my showing was to occur, and there is no way to actually confirm with a person. I have been waiting for 15 minutes. If you are the owner of 314 W Washington, they have already lost you a few prospective tenants, since people have left when no one was here at the scheduled time to show the unit.

We hired Performance Asset Management(P.A.M.) in Nov 2015 to manage half of our portfolio, over 30 units. At the same time we hired another PM company to manage the other half. The results and experiences between the two have been night and day. After only 5 months we left the other PM and gave everything to P.A.M. to manage. I genuinely feel that P.A.M. treats my units like their own and their ability to take over a large number of poorly preforming units and turn them around quickly has been impressive. My interactions with every staff member has been fantastic! I never have to ask about anything twice and they have taken a lot of my plate because I can trust them and that their choices are in the best interest of me and my business. Now I can focus on growing my business instead of managing it.

I have been using Performance Asset Management for 3 years now ever since I moved to Los Angeles. They have done a great job managing my West Allis duplex and have been really responsive. I like them because they always to communicate and communicate timely and they don’t charge me for every little thing like other management companies do. After being a landlord and managing my own properties for over 20 years in the Milwaukee area, I moved to Chicago and knew I needed to find a firm to manage my properties with the same high standards that my tenants had become used to over the years. I interviewed several companies in the area, and hands down, Performance Asset Management and Jim Miller were clearly the right choice based on their experience, tenant base, maintenance department, and relationships with the cities that they do business with(the latter being critical as the city of Milwaukee requires a local contact for investment properties). Rent is collected and deposited on time, maintenance issues as reported by my tenants are dealt with quickly and efficiently and I like that I am not«nickel and dimed» to death for every little maintenance request. I also like that when a unit opens up, they have pre screened, high quality tenants ready to move into the unit which keeps the vacancy rates low. When problems arise, Jim and his team are quick to work through it and keep me informed of the progress. I also liked that their system is efficient for the tenants as well as they can go on line to get assistance and a copy is sent to me to approve. And their rate is competitive with other management companies in the area. Given many of my tenants had been with me for many years, while I was pleased with the new management company, I wanted to make sure my tenants were as well. I did a survey of my tenants after the transition and to a person, they were pleased with the rate of responsiveness to their needs, the humanity of this management company, and the overall maintenance of the properties. Music to my ears as a remote landlord! Performance Asset Management has been working with me for 3 years now and I can’t imagine how I functioned without them in the past. My tenants are happy and I am happy…now that is what I call a «win– win»!

Performance Asset Management has been managing my duplex for the last year. I had been managing the property myself until I moved out of state. To say I had high standards would be an understatement. Jim and his team filled two vacancies with great tenants at competitive rates promptly. This is something I couldn’t have done easily across the country. Rent has been collected and sent to me on time via direct deposit every single month. Also, the work orders that do come in are addressed promptly by Jim or his staff. Any disputes, on my end, in terms of work order charges are addressed promptly and professionally and I have yet to be upset with the result. One item that has been a value-add to me with a multi unit property has been charging water usage back to tenants. Living out of state, I continue to know my investment property is in good hands. My tenants haven’t had any complaints about PAM over the last year either.

I purchased a duplex in 2008 and I fumbled around trying to be my own landlord for over 3 years. I always had trouble finding suitable tenants for the other unit, getting repairs done in a cost effective and timely way, and getting rent paid on time. This led to me losing money and the other unit sitting vacant most of the time. I then had the opportunity to move to a new house and keep this duplex as a rental property. I knew I needed help and luckily I received a letter form Performance Asset Management in the mail describing their property management services. Jim Miller and Performance Asset Management have now been managing my duplex for the past 2 and a half years and I couldn’t be happier. PAM found great tenants in a short timeframe, did research to help me set competitive rates, took care of all the tenant paperwork, and continually addresses tenant and property issues in a timely and cost effective way. Most months the only reminder I have that I own a rental property is when the rent checks get deposited into my bank account! Working with PAM has allowed me to have a profitable rental property with extremely little effort or stress on my part. Jim is a very nice and honest businessman. Whenever any issues have arisen we have been able to solve them in a mutually amicable way. I highly recommend Jim and Performance Asset Management to anyone who needs a dependable property manager.
