Camden Crown Valley

After renewing my lease once for an additional 15 moths for the first time I have chose not to do so again. My rent is increasing an additional 10% and the mandatory technology package, that now includes expanded HD cable, has been raised from $ 62 to $ 103 dollars so I have decided to look elsewhere. As an additional heads up, Camden requires a 60 day intent to vacate notice, not the standard 30.

I have lived in the Camden Crown Valley apartments for a little over a year. I have found that there are far more positives than negatives. Some of the positives include generous number of parking spots. Both for guest and residents. The complex is clean and well maintained. The maintenance staff is extremely friendly. It is very convenient for shopping, schools, and fun. It’s pet friendly and I own two dogs. Parts of the community are forced to pay for a valet trash service. This service is supposed to come between the hours of 8−9pm Sunday-​Thursday. They rarely come on time or don’t come at all. The biggest negative is the increase in rent from lease end, to new lease agreement, but even I renewed so I can’t complain too much.

Where do I even begin!!! The only good thing at this place is Nassarin in the front office. Other than that do not waste your time with this disgusting place.
1. They will let ANYONE live here, there was a murder here last year, people getting arrested for domestic abuse and still being allowed to live here! Camden’s moto is as long as you can pay rent we don’t care what you do while you live here. Murder people, abuse your girlfriend, sell drugs, hey whatever pays your rent.
2. This place is DISGUSTING!!! Bugs everywhere, the day we moved in there were cockroaches all over the kitchen, 3 sprays later they have finally gone away. There is also dog poop everywhere, which is part of the problem with the people that live here but also Camden not keeping up with dog shit.
3. It is supposed to be a «gated community» none of the gates ever work and the doors next to the gate are always unlocked so anyone can come in whenever they would like.
4. The cops are always there because of something, cars get broken into.
5. The office is no help at all, there are always new people working there, or they will be out of the office for a week at a time. None of the staff knows how to communicate with each other.
COUNTING DOWN THE MONTHS TILL OUR LEASE IS UP!!!

This place is a total tragedy. I would not recommend a Camden property to my worst enemy. Might I add I work in the Property Management Industry, and work for one of the most successful Residential Management companies in California.
If you try to call the Management office, you get directed to a call center in Texas. How could some lady IN TEXAS understand my situation over the phone from MISSION VIEJO? Awful service, awful leasing agents, awful all together.
FILTHY beyond words. The maintenance team is great, however, there must not be a cleaning crew. This place is TRASH, there is so much junk everywhere, not to mention the endless piles of dog poop on the stairs, parking spots, hallways, EVERYWHERE. There are hardly any trash cans throughout the property, therefore, everyone leaves their trash on the parking garage floor.
A car was broken into, and the shattered glass remained on the ground near the entrance to the dog station for nearly 3 weeks. Broken, shattered glass all over the ground where tons of dogs walk by everyday. Lovely. I reported it multiple times before anyone did a single thing about it.
When the leaky pipes in the parking garage dropped rust onto my car, the leasing manager told me to provide proof that it was coming from their pipes, or they will not entertain the issue.
Camden advertises they are a secure property with gated access. Please take a minute to walk the property, you will notice none of the pedestrian gates close /​lock properly. Anyone can enter the community at any time of day or night. I don’t feel unsafe, however, I do feel scammed by false advertisement.
Has anyone mentioned the $ 8.10 monthly HOMEOWNERS fee? Please notice I said homeowners. We are not homeowners, WE ARE RENTERS. How is there a homeowners fee for NON HOMEOWNERS. This place is whack, they will nickle and dime you any way they can.
Not to mention the basic cable package that you are REQUIRED to pay each month, for services that would be cheaper if they were not contracted through Camden.
The finishes truly do look nice, until you realize how poor the quality is. The «laminate flooring» they advertise is really just one big vinyl sticker that is stuck the ground to mock wood flooring. The cabinets are extremely old and cheap, and have also been covered with a vinyl like material to hide the old finish.
My lease is up next month and I have never been more excited. Camden needs a real awakening, do they not read all the terrible reviews on here? There is major competition going up in the area, get it together Camden, you are not fooling anyone anymore.

Just trust me… Don’t move here. I wish I kept a written record of all the issues I’ve had with them. Upper management is horrendous, when your lease is up expect a enormous increase in your rent. When I say enormous, I’m not talking a modest seasonal increase. I’m talking a are you f’n serious increase!!! Rent went from 1780 to the fantastic renewal price of 2175. On top of that, while on deployment this past year I get an email from my girlfriend telling me they are charging us late fees and and threatening eviction for non payment (check was dropped in the box the day before rent is due). My girlfriend goes into the office to speak with the manager and is told she’s a liar and that she did not put in the check and we are responsible for all associated fees. Well after going to the bank, getting a receipt ect ect and showing the manger proof of payment they STILL say she’s lying. Now here’s the best part… This is the third time this has happened, does this drop box link to the trash chutes or what? I’m sure Julia or Norris will comment on this post saying something along the lines of «I’m sorry let us help you come in to our office» um no thanks I don’t feel like going into cardiac arrest today.
On a bright note the maintenance people and hard working and get the job done right the first time, couldn’t ask for a better crew… too bad the managers never pass on requests to them until you double check by calling the number that’s never answered.
OH I forgot, my girlfriend has witnessed a vehicle break in, packages have been stolen numerous times (complex won’t hold packages in the office), and our cars paint has been ruined because the pipes in the garage leak rusty water.

The worst apartment complex I have ever dealt with. I have had many serious issues and have not heard anything from management. Every time I’ve called the corporate number, I’m switched back to voicemail.
My neighbor’s plumbing backed up into mine, three times. Resulting in their waste coming up through my bathtub and kitchen sink. To repair this, management had to replace the pipes in my unit. The wall was ripped out for two days and they ran an industrial sized humidifier in the middle of my kitchen for three days with no utility reimbursement. On top of me calling to have them pick up the machine because maintenance forgot, they also failed to replace the baseboards under my cabinets, leaving exposed nails. Which my husband stepped on and went straight through his feet. Pictures posted above.
Finally, because all of the plumbing is rotten, the pipes in the garage where residents park are damaged and leaked onto my car. Because the pipes are rusted, the leakage ate the paint off of the panels of my car. I have been trying to contact management for two weeks and have been given the run around yet again.
Please save yourself and read all reviews before considering this mess.

Horrible business ethics. They tried to explain that there were back utilities owed, but if you are late one day for utilities then they will post a letter on your door that you will be evicted. Therefore our utilities were always paid currently from then on. So how could back utilities be owed? Not only that, they will take your deposit even if you leave the place as clean as when you found it. On top of that there have been shootings at this property and police routinely come through. The security guards have been extremely aggressive to residents even when I was taking my father to the hospital. They will raise your rent to force you out for some cheap upgrades and rent it out for a ridiculous amount of money. I have never seen a more poorly ran business. Business is all about personal relationships. They do not know about this basic business principle. The community message board constantly resounds of community discord and lack of management’s ability to take care of it’s residents. The elevator barely ever works and there is not enough bad things that can be said about this property. That’s what happens when you rent from a multinational property trust company. Soon enough no body will want to lease from them. You’re better off renting from a smaller property management company.

I’ve had my living situation ups and downs with certain issues, including bugs. But in regard to face to face service, the office really did me a favor, and I wanted to drop a review for that. I had a package catastrophe regarding packages being wrongly delivered, and Nazaren and Allie (I may be mispelling) went out of their way to assist me. They made multiple calls, held a package for me, and checked in later. I have a small business, and those packages were very important, and they took it seriously.
As a system of apartments, I would give them three out of five, but as people, five out five. Thanks, guys!

Do yourself a favor and know when you move in here that they are going to try and take every dollar of your deposit
even if you professionally clean the carpets they will replace them and claim that there are stains under them.
They might have even stained them and then took pictures after the fact! I wasn’t there, I’d moved out.
Even if you leave the place clean as can be, they’ll «professionally» clean it, at cost to the customer.
The office team has the best intentions. They’re great people. Above them are crooked money hungry managers.
This business miscommunicates, this business will take your money after the fact, and add fees/​service/​trash, to the tune of 100 – 200 after your move out.
Know this before you move in. They’ll stack a case and take your deposit.

NO… I didn’t enter some stupid contest although I did read that some people do that, I read all these terrible reviews before I moved here but you know what, more people review when they get upset than when they’re happy, so here’s a pretty satisfied tenant review…
Am I reviewing the wrong Camden or is everyone else’s experience here horrific?
We’ve been here for over 5 months now and loving it. The only reason I’m giving it 3 stars is:
–The dog area could be kept up better and more lighting at night. Sometimes it’s so stinky we don’t even bother taking our puppy there.
–The «vent» on our kitchen hood isn’t a vent… a vent blows air OUT so your apartment doesn’t get smoky, ours is a fan… it blows up towards the ceiling, for what? Hahah it’s soooo stupid, not sure why it does that but it’s pointless. We have to have the window fans on when we’re cooking and all windows and fans on full blast.
–They must let rhinos or elephants sign a lease and live upstairs to us that love to move their furniture around at 2am or 6am, depending on their mood. It’s SO loud, I thought I could get used to it, but it still annoys me and wakes me up.
Other than that, it’s been good!
1. We live on the resort side so the underground parking is awesome to keep your car cool from the California heat. We’ve never had a problem not finding a spot near the stairs/​elevator or ever had to park outside.
2. None of our friends have ever been towed… they park in the designated spots where visitors are supposed to park.
3. Maintenance has been really good at solving our issues promptly, within 2 days usually.
4. The staff has always been nice and friendly, they even brought my package to my door that was stupidly delivered to the office.
5. The fact that everything is upgraded AND we have a washer and dryer in unit was what sold me, oh and the price.
P. S. I haven’t seen a single roach… *knocking on wood* that must be on the garden side? LOL.
We shopped around for A LOT of apartments before we came to decide that this was the place for us and right when I saw it, I was sold. More sq/​ft than the other places, in unit washer and dryer, upgraded everything and TWO parking passes included.
We’ve got a 15 month lease so I’ll update this again closer to when our lease is over to keep you in the loop whether my view of things have changed.

Everything is great at Camden. Expect for the fact that my apartment has been infested with cockroaches since I moved in (even though I asked when signing my lease if there was any cockroaches to please let me know and I was assured it did not have any) six months ago. I see 10 – 20 a day and the pest control does not help. When they come to spray they stay for 5 minutes and that night I will find more roaches. They are in my fridge, dishwasher, sink, countertops, cupboards, pantry, food, my couch, and my bathroom. Very disappointed that I am not offered a higher quality pest control or any sort of compensation for living with cockroaches everyday.

So I’ve been living here for a few weeks now and I’ve gotta say… It’s not terrible. The apartments, management and maintenance are pretty much on par with other apartments in Orange County. The bummer is it almost seems like they have some units for low income housing… There are definitely some ghetto people here and I’ve already seen cops here twice. If never seen cops anywhere I’ve lived before. The pool and spa are pretty cool but they are always crowded and always a ton of kids around.
It’s super rad that they have a dog park in the community… My boxer loves running around here. The bummer with the dog park is a lot of people have s**tty dogs that try to attack other dogs. These people think it’s cool to use the dog park as their own private park and yell at you if you try to enter. It’s a dog park… You shouldn’t bring s**tty dogs to the dog park. A lot of people don’t pick up their dogs poo either so there are a lot of land mines and it smells pretty bad.
There’s a lot of potential for this place. Just a bummer there’s a lot of s**tty people that live here.

Unless you enjoy living in a cockroach-​infested facility, do NOT live here.

So after reading all the other reviews on here, I’m definitely not alone with my opinions toward this place…
1. The staff is very unfriendly and rude. Your «safety deposit» will never be refunded to you at the end of your lease. They will make any excuse to use it. The staff is EXTREMELY RUDE. Very unprofessional.
2. THE NOISE IS UNBEARABLE. Noise echos soooo much and you can hear everything even if you’re on the top floor with your windows shut. The guy who empties the trashcans SPEEDS through the speed bumps which makes a terribly loud sound that startles me and my family every time. They turn on loud leafblowers for HOURS and you just want to go down there and stick the leafblower up his ass.
3. Parking is terrible. When there isn’t parking around your apartment, get ready to climb some hills! Oh and they tow.
4. The atmosphere is very unsafe. I’ve heard of many criminals and drug addicts living around here and it makes me so nervous to walk home from my car to my apartment at night. Which is a long walk because parking sucks!!!
5.They charge a stupid mandatory tv fee even if you have your own bundle…
overall, Camden will ruin your goodnight’s sleep, give you anxiety about suicidal meth addicts living in your building, tow your car, take all your money, AND STILL BE RUDE ABOUT IT.

Alarms are going off by malicious pranksters. Considering how much I have to fork over to live here you would think that they would have security cameras. I don’t know what is a false alarm and what isn’t. My pet is going crazy and so am I. I am seriously considering getting my attorney involved as this is as serious safety issue. I don’t know what to believe with the alarms. I don’t want to get caught inside during if the real thing happen and everyone thinks it is a false alarm. Super hazardous and I am not happy at all.

Resided at Camden crown valley for less than a year (broke my lease).
Here’s the reasons it’s rated low:
Ceiling Leaks
Broken water heater
Pipes in garage leak causing rust spots on vehicles
Late Night Parties hosted by teenagers (parents co-​sign)
Poor communication from management

Rent prices fluctuate wildly within just a one– or two-​day period. That’s not fair market pricing — that’s taking advantage of people. Be careful when you’re looking at unit prices.
They charge $ 50/​month for a pet — same price for a small cat as for two large dogs. Ridiculous! And no, that’s NOT a pet security deposit — they have ANOTHER charge for that. The $ 50/​month is just greed. I don’t endorse lying or filing fraudulent paperwork to claim you have no pets, but I also don’t endorse greedy pricks charging unfair pet rent just to rip you off further.
Management is generally lousy. They’re bad at communicating and don’t really address community issues. Don’t expect your unit to actually be in the condition their paperwork says it is when you move in. I wonder if they’ll rip us off on security and cleaning deposits when we move out? They absolutely SUCK at telling you things you need to know when you move in. Everything was a problem — their website is a mess, their paperwork is inconsistent, etc.
They lie about cable being included in rent. It isn’t. It’s a separate fee, and you pay full price for it. It’s only «included» in the sense that you’re REQUIRED to buy cable (again, at FULL PRICE) to rent a unit here. They don’t offer a discount or anything — the $ 60+ is Cox’s normal charge. So Camden colludes with Cox to force residents to buy cable, doesn’t give them a discount, and then lies and says the cable is «included» in rent? Oh, bugger off.
The community is lousy. Garbage everywhere. Broken glass and garbage left in the parking garage. Cigarette and weed smoke everywhere. They installed speed bumps (probably because the obnoxious community speeds around the complex too much), but the speed bumps are poorly placed and don’t really stop the speeding — they just annoying everyone.
They constantly have people showing up to do work. Today, for instance, there’s a time window given from 9:30 to 4 where your water may not work, you’re not allowed to flush your toilet (could damage the pipes), and your pet must be secured all day (in the case that you’re not home) so that people can enter your unit — any time between 9:30 and 4 — to check your water.
I repeat: For basically the ENTIRE WORK DAY, you’re not allowed to flush your toilet, your water may not work, and if you’re not home, your pet must be secured.
This is a constant problem with Camden. They do NOTHING to give residents an acceptable time frame for things like this. Secure your dog ALL DAY, and don’t flush your toilet ALL DAY, and also, when they spray for bugs, EVERYTHING has to be out of your cabinets and away from the walls and off the floors and covered ALL DAY and then you have to be out of your unit for 3 hours after they spray (which could happen any time during the day), because they cant be bothered to actually work out a schedule with workers.
THIS IS LOUSY MANAGEMENT.
On Halloween, there was a murder-​suicide here. Nice.
The fitness center, supposedly revamped, still had old equipment which is damaged in various ways and the treadmills constantly break. The community does a lousy job taking care of things — morons leave the weights out all over the place and don’t wipe down the equipment when they’re done, which means you can find crusted-​on body fluids on many of the machines. Of course, it doesn’t help that the wipes Camden provides are absolutely horrible, and requests that they replace them with something better go unanswered. The wipes are sometimes dry (they hang out of the dispenser) and even when wet they’re only barely wet and barely useful for wiping anything down.
Oh, and speaking of lousy communication: The people below us moved in on a day when the pest control paper said their unit would be getting sprayed. No one told them. That means they were moving in the same day they were supposed to remove everything from the cabinets, cover everything, etc. I’m not sure if they actually were visited by pest control — the pest control guy’s list of units didn’t match the list of units on the paper that Camden handed out.
AND, the pest control guy was pissed, because they’d scheduled way too many units to be done in a single day.
Camden recently bought new gate openers for people. Apparently they didn’t bother testing them, because multiple residents have complained that it’s almost like the openers have dead batteries in them — you have to walk up immediately next to the gate and hold the button down sometimes. Absurd. The replacement they gave me is ever so slightly better than the first.
Let’s talk about the units. If you’re lucky, you’ll have a view that isn’t of a parking lot. Make sure you know exactly where your unit is and what it overlooks if you’re moving here.
The toilets are tiny round things, and they’re not properly installed, so that I had to do my own plumbing to get the thing to flush properly not long after moving in.

When trying to call the leasing office, the number you call is in Texas, which isn’t really helpful when you need to speak with a leasing agent right at that moment.

I was just sent an email, asking that as a resident of Camden Crown Valley, would we be so kind as to share a review on Unilocal… Hmmmmmm, well they asked for a review, and I’m going to give them a review.
Truth is Camden has become a FRAT house!!! We are surrounded by college age kids, who have little to no respect for their neighbours. I have had everything from cops outside my door with drunken boys at 2 in the morning, to daily pot smoking wafting through my home all day long!
Oh yeah… I can’t forget about the morning that I caught one of these punks peeing off their balcony almost hitting me when I had to walk to my car, since all the spots reserved for the tenants were taken up!!!
You must be asking yourselves why I haven’t complained yet!!! Well, we have over, and over, and over, but what are we told??? That they are taking care of it, and that the pest are moving… Well, that hasn’t happened yet! Have we called the cops??? YES! Are we going to move? Yes! Do I recommend you to move here??? Only if you enjoy, any of the above mentioned.
Please let me be clear about myself. I’m not the type to complain or even involve myself in others choices to live their lives as they see fit, but when you lose sleep or your underage children are breathing in pot smoke daily you may do the same thing.
Camden with what you charge you should protect your community!!!

My parents lived at Camden for almost 7 years, and overall I have to say that I was very satisfied. Their Staff, especially Nasrin H., whom was there the entire time was EXCELLENT when it came to Customer Service and making you feel good about paying rent there. She was my primary contact person, and like I said, I could not have been happier with her efforts. She is TRULY a wonderful person, and very pleasant all the way around.
During the last stage of their tenancy there, I also dealt with Kistern and Joseph, and again, both were very professional, pleasant, and very nice.
They do a nice job with the upkeep and the maintenance, and overall were very responsive when things go wrong.
The only reason I am NOT giving them 5 Stars, is because I feel where Camden falls short, and really way short, is because of their Corporate Office and policies that seem to be forced down to each community. I feel they could and should do a much better job of valuing AND rewarding loyalty from Tenants. This I never got from them, and whether we lived there 7 years of 7 days, I feel like they don’t see the value in that. I just don’t feel in this day and age,“1 Size Fits All” works, but then again maybe it is the only way when it comes to Apartment Renting.
